My details are as mentioned above, i have completed my full payment 2 years ago. Still there is no communication regarding transfer of title or status of my purchased plot. Their website is also in beta stage since more than 7 years. Need my complete money back with interest.

I have booked 1acre land in chimbave nyasa project of expat properties in 2009, till date i have not received the possession of the land.

Now it is understood from their representative that they couldnt acquire that land hence they want to give me swap option after 11 years. This is also only on phone nothing on paper.

Earlier they asked me to submit 7/12 extract on my name so that land registration can be done, which i have submitted immediately and after that no response from the company or their representative berlyn dsouza.


Many times i called to their office and spoke to mr. Berlyn dsouza, but every time false commitment was given by this fellow.

Please help i'm very poor person and cant forgo my money in such a way.

We had been promised delivery of properly by expat property in taloja project in mumbai, however they were to process refund with interest in my account which is not done for long time now, expat property office does not reply on email, they don't call back unanswered calls, inspire of repeated reminders payments are yet to be received.

What is the way forward?

This is regarding the investment we did with expat project and developments private limited in the year 2013 & 2015, for which the possession was supposed to be in may 2018. However, "m/s expat projects & development pvt. Ltd." has defaulted possession despite receiving payments of almost 100% of the plot amount.
After the completion of tenure for payments, we have continuously been following up with expat project and developments private limited team for registration or update on the development however there is no response from them.

I am a nri and invested my hard earned money in harmony project with expat properties bahrain (A subsidiary of expat properties india). I have opted for refund of my investment in harmony project for which they agreed in november 2016. But due to some or the other reasons they have postponed the payment and till date i haven’t received the amount. Now they stopped replying to email also they don’t respond through telephone calls. Its been 4yrs i have been following it up with them but they are not giving any satisfaction reply or refund.

Please be aware and stay away from expat. If you have invested please stop making your payments as expat is just a fraudulent company. This is to inform about expat properties their mumbai office is based in kurla at kohinoor mall. It claims to work from karnataka as well. Our agent from navi mumbai is nina kotian. I have invested in expat properties in 2012 and nothing has been delivered (No property /no registration) till 2016 as promised by this company. I requested for refund of my money in 2016 and till now (2020) no update from their end. I have followed up the case in their dubai office. But no use. I have issued cheques from india / uae banks for the payments.

Setting up a office in abroad and cheating the people and spoiling the country's image. This is what expat is doing so far. Kindly arrange to ban this type of companies to protect indian expats in other countries.

Its been 2 years now we are asking for the refund which we are not getting from expat team.

We are really worried about these investments and would like to get an update asap please!!

We have paid approx 15 lakes to expat already with no update.

One of the project (Samrudhi) was supposed to be handed over by last year november but no update yet.

Like wise harmony was due for handover this year. We don’t have any update on the same.

My account has not been debited since october/november 2016 for the installment payments of this project.

Frankly, we are very disappointed firstly with the service from expat and delay in getting the project approvals.

I m complaining about my land which was supposed to be delivered by jan 2018 however not yet delivered.

Made multiple calls and written multiple emails however no response from expact.

They have looted my father hard earned money plz help us to get our money back.

There are more than 1000s of people who expact trapped and looted the money wisely.

I request indian government to take quick action and get our money back

This is with regards to the registration of my carnival malewad registration. I have submitted my documents, cheques and power of attoney (Poa) over to lloyd almost a year and a half back.

Lloyd had assured me that my sales deed would be sent to me within 90 days. This has not happened. We are finishing the second year since then.

I am deeply concerned and need my sales deed for my unit at the earliest.

Please do not buy properties from expat properties as they have taken full amount from thier customers and have not delivered the property/flats for around over 2000 customers.
I have invested at expat celestyn project shoolagiri, in january 2012, which is at the border of tamil nadu. When expat sales sold the property it was guaranteed to me that the development would finish in 2 years i. E., 2014 and would be handed over to me for registration, but till january 2018 there was no development taken place at the project.
I have been regularly following up with expat team whose names are ms. Anuradha h, ms. Anupama, ms. Zeena menezes, ms. Komala jennifer, mr. Anil kharat, ms. Sowmya, ms preethy, ms philomena vaz and berlyn d’souza, regarding the development of project and hand over dates for property, but none of the above people gave me the right information. Every time i called or emailed them for updates they used to reply saying that the development has been delayed and will resume shortly.
When i did not get a proper reply i asked for an appointment to meet the director or owner of the company at bangalore office only then i came to know that the tamil nadu government have not given approval for celestyn project and the project is on hold since 2012. I requested for cancellation and refund the money that i invested in the project and it was agreed by mr. Amit kumar - director and ms. Preethy at bangalore office to refund the money with interest as per the clause in the agreement in september 2018. A written concent with spread sheet with interest calculation was given to me and the release date for refund will be september 2018.
But till today january 30, 2020, i have not received my refund nor have received any confirmation when the refund money will be released. I have been calling and sending emails but nobody is replying back. Very rude and unprofessional people i have been dealing with.
Expat sold the property without approval from the government and i have also heard that the land also in not in expat properties name, but is in the name original tamil nadu farmers.
I have been emailing for refund to santhosh shetty, ravi rajan, nandita p naik; berlyn dsouza; philomena vaz; denzyl dcruz; stephena prakash; preethy prema latha; amit kumar; mozammel ansari but no response yet.

So friends be aware in investing at expat properties - this my honest request and dont fall a prey to this company.

I have invested Rs 20, 40, 000/-, on 07 Aug 2014, for a 2 BHK Apartment at the Vida Building at “The Wisdom Tree Community - Taloja” of The Expat Group. Subsequently, I was sent a number of emails by the Expat group stating that there were delays etc. and making promises of flat allotment. But nothing was done.

Like me, I find that there are hundreds of NRI investors, spread around the world, who have been thus victimised...

I am an nri in doha, qatar. I applied for a plot in sundew haven, roha, maharastra state, india, beginning of october 2010 and paid in installments until march 2012. The company promised to deliver the land soon after the payment. They made us believe that the project is on schedule and then kept on delaying giving multiple excuses. They lied to us that development is taking place and arranged multiple site visits, even after knowing fully well that there were problems. As an nri i visited the site and their offices in mumbai with my family, during our annual vacations, because of which we not only had to spend more money on air tickets, but also unnecessary waste of our time and precious holidays. Expat properties always promised us that the project will materialize. Now even after nine years, we do not know what is happening with our investment. Their office in doha, after numerous meetings and promises, have stopped even answering our calls. We do not know if their office is open. Expat properties are cheaters swindling crores of rupees. I suggest anyone not to invest with them

We had booked a land piece for lavanya project in pune from expat properties. We have paid the full installment of over 8 lakh rupees. It's been more than 7 years and we have not yet got the land nor our money back!!
They keep saying they will give it's alternative option but nothing yet.

We need our hard earned money back asap!

I, basil dias, residing in bahrain, have invested in "whispering waters" project since year 2013 and have paid approximately 7.5l and i have been asking for status on this project since past 2 years with several reminders, but i am extremely disappointed that there is no answer or reply from expat properties.
I have tried calling up their various regional offices, dubai, goa, bangalore on contact numbers that are listed on websites, but there is no reply & some of the numbers are invalid.

Saga of expat properties false promising continues. I too got into the same problem of investment in taloja project. My customer account ID is C1205491 and Booking ID is B1309348.

I have invested in march 2014 as early bird offer with the confirmation that expat will deliver project by end of 2016. After one year I realize that nothing is getting started, even for allotment I made follow up with them. As nothing was starting properly, I opted for refund of my investment with 12 % interest in may 2016. Many followup made with no result. I filed complaint in MAHARERA in 2019 and they registerred the project in MAHARERA with different name hence MAHARERA forum dismis the case.

I'm keep follow up with them and recently along with me group of people file the complaint with EOW in Mumbai.

I have booked na plot in variou projects (Garv, mystic hills, paradise city, mountain adobe & the wisdom tree taloja) with expat group in the monthly investment scheme of expat with a commitment of various sizes of non-agricultural land after completion of installments now its over 7 years are i'm waiting for registration/handover or to get refunds. After completion of investments i had no reverts from expat group on the land or my investment and on my persistence and followups (Mails & calls) i got them to commit to register/handover or refund my money which they have failed to fullfill. The company have very cleverly used my investment in all their other project, i personally feel that it was never their intention to honor the projects and my investment scheme. I need to know how such companies are getting away with such bogus schemes.

We have invested in the monthly investment scheme of expat with a commitment of 1 acre agri land after completion of installments now its over 10 years are we have still to get our refunds. After completion of investments we had no reverts from company on the land or our investment and on my persistence and followups (Mails & calls) we got them to commit to refund our money before 2020 which once again they have failed to fullfill. The company have taken all o[censored]s for a ride and very cleverly used our investment in all their other project we personally feel that it was never their intention to honor this investment scheme. I need to know how such companies are getting away with such bogus schemes.

I am residing at dubai and my expat client id is c1322966. I have invested into following expat projects since 2014 onward:

1. Expat carnival - plot no. 97
2. Expat paradise city - plot no. 25
3. Expat woods - plot no. 109

I have made almost 70-80% payment towards the purchase of the above plots. I was supposed to have registration and possession of all of the above plots in 2019, however, until now there is no news of registration of these plots. Moreover, i have not received any communication from the expat properties in the entire 2019 and i am totally clueless about registration of my plots.

I have been trying to contract their dubai office from some time but no phone numbers are working, either land line or your employees who were based in dubai office. It seems their dubai office is closed down.

I want to know when i will have registration of my plots and will get possession.
