I am residing at dubai and my expat client id is c1322966. I have invested into following expat projects since 2014 onward:

1. Expat carnival - plot no. 97
2. Expat paradise city - plot no. 25
3. Expat woods - plot no. 109

I have made almost 70-80% payment towards the purchase of the above plots. I was supposed to have registration and possession of all of the above plots in 2019, however, until now there is no news of registration of these plots. Moreover, i have not received any communication from the expat properties in the entire 2019 and i am totally clueless about registration of my plots.

I have been trying to contract their dubai office from some time but no phone numbers are working, either land line or your employees who were based in dubai office. It seems their dubai office is closed down.

I want to know when i will have registration of my plots and will get possession.

My name is aaron daouza and have invested in two projects in expat.. It’s my biggest mistake which i now feel in investing in expat property.
Customer services team and management are unethical and absolute liars.
We need to go round the bush just to get an update.
Paul the person made incharge for registration process in goa is absolutely useless and good for nothing, just a waste of my time calling him overseas just to receive a simple update.

I regret purchasing property from expat property.

I have raised a complaint in this portal on 9th of December and until now I none of the team members of Expat have responded.

Me and my 9 friends and family members have invested in the above project almost 6-7 years back and have paid the entire amount as per the agreement but the registration and handover of our plots is still pending. There is no response from expat to our emails and calls in last couple of years. All the commitments made by their executives have not been honored. Now they have stopped answering our phone calls at their office.

I have booked a land from doha qatar in 2009, one acre in sanaya plots in pandheri maharastra state. I paid all installments by 2014. But i did not get either land or refund of my investment. When ever i meet their representatives, they say no money in company. They have no plans to refund. I am working in qatar. I visit only on vacation once in a year. They don't have a particular process to settle issues. Every time new person change. I mailed to ceo of company but no response. I don't know what to do. Please help.

Hey guys if any of you have invested in golden green project with expat properties, please let me know about the status of your registration at [protected]@hotmail.com. I have been waiting for the registration of land in my name for the 2.5 years after making all the payments agreed. Now the company is not responding and states that the registration is delayed for some approvals from government. The delay is also not informed by them from their side but we have to call then only they state it. If you are one of the investor please respond my email id so that we can fight it out together.

Invested in a na plot of land (1 acre) near mopa goa in their carnival project. Booking made from their dubai representative office via a ecs payment plan.in june 2019 their sales person (Nitesh george d'costa) called and asked for balance payments since the land is ready for registration, however i wanted to personally see the plot and flew down to goa. Surprised to see that their site person could not even take me to my plot and points to me some land in the horizon that could be my plot. Further surprised that talking to nitesh, he gets aggressive that i should pay the remaining amount from the consideration. (By the way already 90 % paid already and they want the remaining 10% also, but zero development made as per the agreement let alone demarcation of my plots). Immediately issued stop payment of ecs to my bank and upon further follow up meeting at their dubai office, again surprised to find their sales team vanish including nitesh and a whole lot of them left the company siting cash flow problems. Apparently expat mobilized a team in mumbai to "handover" projects, but all they can do is verbally promise and try to buy time. Informed them many times that i understand their "cash flow" situation (Even after paying maximum upfront) and asked for any official commitment but none received very poor communication from their end. Further surprised to find that approx 200+ investors as me have been facing the same issue from years ago. I have paid already 18 lakhs inr and asked them to atleast refund my principal without any interest penalty as per agreement but still no reply. Now inclined to believe that they will close dubai office as they apparently did in muscat. Will be pursing the case with the dubai police as well as the indian authorities for clear suspected fraud from expat projects & developments. Caution anyone and everyone against investing with them. Expat property customer services team and management are unethical and absolute liars, i have been following with expat property team and i have to go in a circle to get an update and i would like to request for the refund of my money paid.

Until today nobody had either shared an update or given a deadline for the handover of the project. Attach is the last email which i have copied about the handover in oct/nov, but no updates from expat despite numerous call to their customer services team in bangalore and their behaviors is atrocious and pathetic services especially their agents (Preethy prema latha).


I regret purchasing property from expat property and would request a refund for both my projects urgently.

The expat property team both in india (Preethy prema latha) the person managing customer relation for my property since the last 2 years. The promise made to deliver the project in 2017 or lastest by 1st q of 2018 is delayed past 2020 with no delivery timeline in place.
No updates until you call them or visit the project site, the team and the management of expat properties are scrupulous and have no ethics or customer service concept in their business.

They are willing to handover the project without the lift installed for a 4-floor building and with cracks in the wall of the flat.

I have filed a case in the courts in u. A. E as they operate here without any commitments and fear of the law.

While in dubai purchased property against buying expat magizines for one years paid rs.29thousand (Per 1 yr magzine) per said land bought property nos75, 76, 77, 85, 86. Paid around rs1, 45, 000 (One lac forty five thousand...29, 000x5nos=1, 45, 000). Paid in dubai in dec the year2009,
Done sale deed dated on 30/may/2013, registration done at dharampur dist. But i done my power of attorney at pune with the expats guys.

After that for patta i was after them i kept on calling and emailing every time new manager was appointed, for this project, in[protected] i send my original documents with rs10, 000 for patta work to be done still now no news they say dharmapur, chennai government some problem with patta, they are not repling since 1 year.

I have booked two plots with expat almost 9 years before and until now the registration has not been completed. I have paid all the installments, including the registration charges. I have bee following up with different people at expat, but no response. The plots i booked are at green meadows and aira. They have shown to me a plot layout for two locations and i have booked the plot numbers based on the layout. After repeated telephone calls, complaints to expat team head... I have been promised last year that the plots will be registered... But until now nothing proceeded further.

I have checked the receipts and there was one receipt in which the clearance date was not mentioned. This could be an error since the receipt is a system generated one.

The clearance date of that amount is 1st april 2013. Other receipts however show the dates of the amount being cleared.

Please note that the kmz file (Fine name: green meadows_recent. Kmz) is showing the first layout and not the sanctioned layout. Also attached the sanction layout and plot number (File name dimensions (2)) screen shot (File name unit 35 and 36 - green meadows) provided to us.

The kmz file extension says "recent", this is also confusion, why they have not over lapped the sanctioned layout in the kmz file?

This will make confusions in the plot numbers, i once again kindly request you to send us the final sanctioned layout over lapped in the kmz file.

I have sent pan card and my passport copy to mr. Ravi to speed up the process.

This is with reference to the above subject i would like to complaint against the expat properties-.

I had got in touch with expat through the property exhibition which is held in bahrain, as i am working in bahrain.

There representative in bahrain was mr charles jayakanth, who is recently in bengaluru, his number is +[protected], i contacted him first but he was of no help, then after i contacted berlyn, althea.

Please note that i had invested in the paradise city, (Plots) in the year april 2016 and have paid a total sum of money 4, 99, 000/- till june 2018, thereafter i lost my job and as unable to pay further.

Then i had requested them to refund me my amount as neither they were handing over the property nor any sign of handing the property.

I was told by berlyn and althea who work there as officers that some one will call me after diwali and will start the procedure to get the registration for the property, but till date nobody has called me.

Therefore i request you to kindly take the matter seriously sir and do the needful.

I (And my family) have invested in 5 real estate projects of expat properties in tamil nadu from 2011 and expat has not been able to deliver even a single project so far. I have not been able to contact any one in their dubai office for quite a long time now. Kindly advise what i action i have to resort to now to get back my investment with due compensation.

My dad purchased property from expat and it's been 3 years since we stopped paying the monthly installments. We were told that a refund will be provided by mr mervin from qatar. Not a single person has got back to me after several years and attempts to reach out to expat managers. I was then given a different land for which i started paying monthly installments as well. On visiting the plot, i decided not to purchase this property as it was completely deserted land out of nowhere. Now mr mervin from qatar has stopped replying to my text and nobody from expat contacted me. I want someone from expat group to contact me and issue the refund that was promised.

Expat properties is bangalore based company having their projects in maharashtra as well. This company is totally fraud company. Just simple example i can tell you, if you are visiting their site and look for their completed and current projects for plots and bungalows then you will find their completed projects are only three, which were started during 2009 and at least 30 current projects which are started since year 2010 onwards and till date registration and possession of the plots are not given to the customers. At the time of selling plots they are giving assurance to the customers that delivery of the plots & in their token agreement also they are mentioning the delivery of the plots will be in 24 months and additional 12 months gestation period. All the project are lagging behind their scheduled as these people are not investing their own money in buying land; they are acquiring land from local farmers after receiving fund from the customers.

I have invested around 15 lacs in *taloja vida project with full cheque payment in 2013. I ts my fathers retirement fund. The falt is 650 sqft. Which is supposed to handover in 2018. But tell you one thind they are still not started construction & telling me things like they are waiting for approval. Now every time they asked to visit office & discuss the things which are useless. *mr. Berlyn d, souza called himself gm of company & his assistant ms. Chaya bolar* who are ready to fool me saying that project is going on. I told him many times that we are no more interested in your project & want my money back what he said to me is *"we are not in the situation to refund your money"* what the hell if this company dont have money into their account to complete the project then why they are taking peoples hard earned money.

Again when last time when i spoken to mr. Berlyn he said *"we dont have liquid (Money) in our company"* one more thing, if you call on the number of *mr. Berlyn d'souza who is gm of expat properties his mobile always came switched off or he is not received your call. Same with *ms. Chaya bolar*, they are sitting their to fool. All investors. Investor will always feel uncertainty of their invested amount as this company is not at all trustworthy.

*conclusion: don't invest your hard earned money in untrusted company like expat properties, otherwise you have to cry like begger for whole life*

I have made booking of plots at expat nidhi (Customer id c1320113 – booking id b1308666) during february 2014 and have completed payments for the plots in february 2016, with good belief with their sales team. However, i have not received the plots and the money is not fully refunded to me till date. I am following up with expat properties for the past 3 ½ years for the refund. They are unable to even give a date of refund as they are “very much distress over fund and would need some more time to revert on payment schedule”. To wait indefinitely for the refund is not acceptable to me at this juncture. In view of the above, please advise expat properties to refund the amount at the earliest. Thanks and regards, Joseph

Hi have paid entire amount for both the project and they have neither alloted either property nor got the stamp duty registration done. When i call them or mail them. They give excuse for next week next month, but there is no proper update. After calling so many time and shouting on them they gave an appointment and i met mr. William and mr. Atif. They promised me that by 15th november 2019. They wiil allot taloja flat and for rishika by january, but now they are neither reverting my mail nor answering my phone call. I wil visit them on monday again and see what excuse they have to give before taking it legally.
