I bought 2 plots in Samruddi 2 project, Nagothane in 2013 from Expat properties. As per email communication from expat customer service, it was communicated that the project would get handed over by May 2018 but it didn’t happen. After enquiring I was told that due to RERA implementation in India all Expat projects have been delayed.

I along with my 5 friends (who have plots in project Garv) met Mr. Santosh Shetty, Chairman of Expat group in Expat office in Dubai. Mr. Santosh assured us that for Garv project registration will start November 2018 and for Samruddhi their representative will contact me by September 2018 to provide latest updates on development and handover but nothing happened.

After October 2018 I followed up 4-5 times on email but no response at all, I also copied Mr. Santosh Shetty in my last email but still no response. I had contact number of couple of their Dubai office staff but they didn’t pick up my phone either. Expat’s Dubai office number + [protected] is also not working (I’ve been trying this number since last 3-4 months). Recently I contacted Expat through Facebook but as usual no response.

Hopeless company and worst customer service I’ve ever come across. I wouldn’t recommend Expat to anyone.

Me and my friend invested in plots in Maharashtra, for the past 6 years and we were never allotted these plots at SASVAD and LAVANYA . These were agricultural plots sold to us mentioning that these will be converted in to NA prior to registration. We were informed later after collecting more than 50% money that the plot cannot be allotted. We than asked them for a refund and its 3 years now and we have not got any intimation about the same . We had booked these plots from their office in Dubai, UAE and when we recently visited their office in Dubai, the staff their informed us that the company has not paid, even their salaries. When contacted their office in Goa, the representative their, Ms. Nandita responded that they are cash strapped and that there are many refund request which they are trying to sort out. Even their Mumbai office GM, Mr. Berlyn is not responding to calls.
This is a fraud company and I will be lodging a complain with RERA.

Please do not invest in this fraud company.

I have two properties with expat abd this is a clear fraud.
Now i am given pherfar and documents for sell nir they are registering the land in my name.

It has been more then 2 years i have paid 100% amount .
I paid off the amount and still non-registration of RUCHITA and Dighe project in Maharastra

Either give my money back or register the land.

All the aggrieved people lets take joint action as this fraudulent company will not understand individuals plea.

My name is Manoj have invested in Expat properties in Mumbai and almost a year i was following with them to return my amount they are saying they dint have money to return so i told them give me the property even that they didn't do and now they are not picking the calls, Berlyn from Mumbai not picking my calls, this company is cheating the people and playing with people, Need to take action either they return the customers money or the property

Ihave invested with expat in multiple projects in mahad and two others, in 2008 than last year they clubbed all three and alloted one bhk which is under construction at goa called vida uptown .I have also invested in one golden greens. There was this lady called chayaputar at expat who was dealing with us. Ihave paid close to 20 lacs to them without any reurns. Now thwy dont respond to callsor mails.This is clearly a fraud company duping people of their hard earned money and i being fro army have suffered.

I am Praveen Sharma and I am an investor in 2 projects of expat and i am tired of pathetic services provided by expat.

My properties - ruchita and zephyr

1. Basic documents like ferfar, goan map
2. Visiting the land location is not happening.
This is from past 2.5 months and because of which the buyer could not finalise the deal

Now I want my land to transferred to my name via registration and Expat is not ready for the same.

Please help me get my investment liquidated so that i can pay my debt.

I booked a quarter acre plot of land in the project garv (Kudali) through payment of inr 2.20 lacs in sep'12 under booking id b1203282 and customer id c1202650.

Balance payments under the agreement were made as per the agreed schedule with the last payment being made in jun'15.

As per the agreement, the plot was to be handed over by sep'15. However, company advised of some delays initially.

With persistent delays, in june 2016, i requested for a refund of my investment in line with the terms of agreement. Since then, i have been exchanging emails with the company officials interspersed with one to one meetings from time to time.

However, my request for refund (Which is allowed as per the agreement) which was made in my first email sent in june 2106 remains unresolved. The company has been giving excuses for the delay in resolution.

I suspect foul play and an attempt to defraud me of my rightful investment by company's continued dilly-dallying on my request for refund.

Moreover, despite lapse of 3.5 years since the scheduled delivery time no development on that front has been intimated as yet. I wonder if the company is currently pursuing the project or not, as no update is available on its website.

I stay in dubai and met expat representatives in one of their events.

I invested in a teak wood project with expat where they were supposed to plan teakwood 3 years back.

I have already paid the full amount. But no plantations yet and they have stopped responding as well.

Beware guys, expat properties is a complete fraud.

The most unresponsive and unfriendly real state company till date. You beat all records in frustating and making the customer feel helpless. Your customer care numbers are not picked up. Your relationship managers don't pick up the call. I seriously doubt your genuineness now. Ppl beware before investing!!!

My whole family has invested in your unnati project and yet nor relationship manager ms chhaya does not respond.

This company sells properties that are priced more than market rate and takes easy installments, once you finish total payment they will not respond and on email they will say your investment is safe and land is taken by midc etc..

I invested in ruchitha dhakane "promised with roads by dec 2018". As on now they are telling it is taken by midc at a fair price, but on enquiry there is no such company named expat-properties that is holding land near by dhakane area..

Its fraud company and please dont trust these marketers running marker on our money and cheating us.

No the ruchitha project is not showed in their website either.

I, jaya rajagopalan, had signed an agreement with expat properties pvt. Ltd., carlton towers, a-wing, 3rd floor, no-1, old airport road, bangalore-560008.. Call support (India):[protected] /[protected]+[protected]+[protected] [protected]@expat-group.com as per agreement of nov. 2011 they were to handover possession of plot no.22 in golden meadows, lonere, mangaon, maharashtra within 60 months, failing which they were to return the money with interest. We have reminded them various times either to give possession and conveyance or refund money with interest. They have failed to do so.

We want our money of rs.7 lakhs with interest as per agreement.

Over 2 years ago, we informed expat to return our monies to us for various reasons. Someone or the other has written to us with the terms in which payments would be made. However, till date not a penny has been returned to us and we are still waiting. The last time, we visited their office in kurla in october, 2018, none of the management staff were on duty - all on holiday (How nice! Good way to use our money). One of their staff members offered yet another scheme instead of returning the funds to us. As it is, we are left feeling that we were caught in some ponzi scheme and the staff are trying to convince us to take part in some other deal?
Expat are you listening? This is our hard-earned money. Just return it to us, without us having to resort to desperate measures to get it back.

I think you guys are really scammer or you guys think runing away with people hard earn money will let you in peace.. I have invested in Nagothane project when your marketing person visited me invested money and since then till now you guys have been lieing on RERA, I request you since you guys are big in doing scams tell me why on earth and for whom and whoes benifit you cheat person.

I really wish to be heard and problem to be resolved if anyone wish to resolve my query b4 i take extreme steps and go to media with all the papers and email and call conversation which i have with me from expat.

Return my money with interest or give me the same land inregistration with differe interest paid for delay.

No recourse, money paid by me for expat mangalam more than 5 years ago, no response from expat, no land given to me

My customer id with expat is c1204056 and am a customer from chennai. We have booked two 1/2 acre plots in expat mangalam project
During 2014 and 2015 with booking numbers b1308546 and b1204462 with a total consideration of 535, 000 inr per acre.
We have paid the monies and we have payment receipts.

We have been chasing expat ever since, to register the plots. There are so many people who we were in contact with, and no one
Takes responsibility or accountability to answer and resolve our queries. And now no one responds to phone calls, in chennai, bangalore or pune offices.

Finally when we understood we are not getting responses, we sent cancellation request as well in 2017. Refer attached images

Following are the names of people we have corresponded with over the years. Sandy wilson, preethy prema latha, komala jennifer from bangalore office, prashant, mozammel ansari, chaya bolar from pune office. The last contact in chennai we have is baskar.

Next steps:
When will we get out money back?
Who is the relation manager?
What is the escalation path of customer queries if they dont get resolved.

Expat has delayed the handover of this project for over 3 years. I think this is looking like a scam. They had promised registration a month back and till now no documents from their side till now. They have no clue as to what they are doing and do not provide an credible updates.

August 2018 i requested for refund from expat investment citing severe personal emergencies and medical issues. I need to withdraw from the carnival and harmony investments.

They are in delay and in breach of contract terms and conditions.
Sad state of affairs. They rush to collect money and when we are in need, they cheat and disappear. This is a fraud organization that steals money from customers.

Luckily when they came running to us for "fixed deposit schemes" i did not invest again - otherwise would have been trapped even worse situation.

Have been dealing with berlyn d'souza, nandita naik, william fernandes. No help whatsoever. They are forcing me to take property and seel if i need the money. Which is a fraud trap. The land has no value.

I need my refund back.

We invested for a plot in harmony 2 on 15 dec 14 located in village sindhudurg and were told that with the mopa airport opening the investment would more than double. We clearly set forth our expectations that we would exit before possession and the agent jason agreed that expat will take care of the sale. Its been more than 4 years now and there have been contacts in bahrain changing. The new person states that we cannot sell and have to wait for possession and is not in a position to support. Not sure, why would things change when our intention was clear from the beginning?. Also, there has been an overcharge on monthly installments as per the agreement and is totally a breach of the contract. I have to call up to ask and reconcile with the company accounts but there has been little or no response on my query. Also our calls are declined on most of the occasions.
