My name is sanjay i had invested in expat parkview roha for 1 acre plot in 2012 as per the expat the hand over time for it was 2017 all the payments are done from my side. On calling and mailing expat properties representative would say me the registration will happen soon, but from past 2 months the concerned person is avoiding my call when ever i call they are busy in meeting or the receptionist will say will call back soon but till now there is no single call from expat representatives. There are more complaints related to this it seems to be a bigger scam in plot dealing.

My customer id is c1313777, invested in mystickhill project.
Installments completed in feb 2018. These people have taken money and now they are not responding to my calls and mail, whenever i call receptionist pickup call and forward to some body and after that no response from any body. Fed up with these people. I want my money back as per agreement

I had invested in 4 proposed development since 2012 and they had promised to had over the plot by 2016.
Till date no details have been shared.
Repeated calls to their mumbai office have not been replied.
Emails are not replied and if at all replied after nearly 2 months.
Now when we are demanding refund there is no response.
Projects invested are mangalore elara, mystic hills, mountain abode and garv.
None of the projects have been handed over till date.
We are now demanding refund of our investment with interest.

I had booked a na plot in expat project called as paradise city in the year 2015-16, they promised to hand over plot due na registered in the year 2018, taking payment installment every month, which was completed in year 2017-18.
No registration done, no response from their office, concern person keeps on changing, starting from scratch. If they are genuine, they require to respond to every individual who has invested in their schemes.
My request is to keep me updated on the project from time to time. Also make us aware of the actual status of the formality going on. Delays to be compensated immediately.

I bought a na plot from expat properties in 2012. They supposed to register our plot in 2015. But till date there is no clue when registration will be done. The are changing office and contact persons very 2/ 3 months. The people who are handling has no clue about the project. When we request the money back they are saying they dont have money to give. We verified that land is already allocated in there name, but the reason they are delaying is not know.

I had bought a 1acre plot in their tala valley project in feb 2013, under emi scheme for 5 yrs, which completed in feb 2018. However, the registration of plot is not yet done. And they are saying that the project has been cancelled. When asked for money refund, some receptionist lady in mumbai office said that it cannot be done before jun 2020.
Need to file a legal case now against these fraudsters.

I am one of the frustrated customer of expat who lost faith with expat after i realized that they don't care about customer after they get money.in my case i got multiple false commitment but i relied on the rm considering the property market changes, but after paying the money the same executives are not coming on phone and not bother about the promises for registration where i traveled to india for registration. No communication many loop and holes identified now preparing for legal battle with expat.
I invested more than my capacity and get my money i am preparing for some more investment but will expose this company.
Many name with me where no higher management or staff cares about investors. After paying my hard earned money this company not making any communication or discussion which shows clearly its a fraud.

I have invested in green fields projects phase 2, customer id c1202528, booking id b1203268, 4 plots / units 154, 155, 175 and 184. Completion date was august 2017 but later i was informed registration would start in dec 2019.
Agreement of sale was also signed in 2015. But now no update about the progress and unlimited delay. Want company to provide alternate investment option to save my money.

Expat properties – alcrest meadows, plot no. 76

Date of investment: 14th dec 2010. Agreement executed at the same date.
Date of promised delivery: within 2 years
Intimation sent to expat regarding cancellation of agreement as per clause 3c of the agreement – july 15, 2016.
Acknowledgement received from expat regarding cancellation: july 18, 2016.
Email from expat regarding compensation calculation: july 20, 2016.
Email from expat informing that refund will be processed by 1st june 2017 after i have furnished all relevant details: july 21, 2016.
Email from expat requesting bank details for refund processing: sept 30, 2016.
Till now no refund received.

I have 2 plots booked in green fields roha booking id b1204557 and b1205263 in the year 6th sept 2012 and 24th sept 2012 respectively.
As per token reciept agreement the handover of plot has to be done before sept 2017. But till date the transfer of plots not been done. I have recieved a mail in the month of march 2019 saying that it will take another 3 monthes to fineish process of tranfer. Sorry to say no communication from your side. So i would like get the transfer done immediately or else please refund my hard earned money with interest as per your agreement... Dont compell me to go for legal action against you.

I have made booking of plots at expat nidhi (Customer id c1320113 booking id b1308666) during february 2014 and have completed payments for the plots in feb 2016, with good belief with their sales team. However, i have not received the plots and the money is not refunded to me. I am following up with expat properties for the past 3 ½ years for the refund. I have only received note that they are unable to even give me a date of the payment as they are "very much in distress over funds and would need some more time to revert on payment schedule". I can see that there are many other people out there who are facing the exact same issue.
To wait indefinitely for the refund is not acceptable to me at this juncture.
In view of the above, please advise expat properties to refund the amount at the earliest.

Expat properties is the worst company to invest in as per my experience with them for the past 8 years now. I have invested in expat property in 2012 at celestyn project - Hosoor Dist. which is at the border of Tamil Nadu for 6.3 Lakhs. When expat sold the property it was guaranteed to me that the development would finish in 2 years i. E., 2014 and would be handed over to me for registration, but till january 2018 there was no development taken place at the project.
I have been regularly following up with expat team whose names are ms. Anuradha h, ms. Anupama, ms. Zeena menezes, ms. Komala jennifer, mr. Anil kharat, ms. Sowmya, ms preethy, ms philomena vaz, Ms. Nandita P Naik and Mr. berlyn d’souza, regarding the development of project and hand over dates for property, but none of the above people gave me the right information. Every time I called or emailed them for updates they used to reply saying that development has been delayed and will resume shortly.
When I did not get a proper reply I asked for an appointment to meet the director or owner of the company at Bangalore office only then I was informed that celestyn project in tamilnadu is on hold and the Tamil Nadu government have kept all the registrations on hold since june 2016 and no delelopment has taken place on the project. Even after following up with Expat Properties representatives since January 2012, they always used to say the Project was in progress and the plot will be handed over to me shortly. They have been telling lies to me since the beginning.
I requested for cancellation and refund the invested money. It was agreed with mr. Amit kumar and ms. Preethy at bangalore office to refund the money with interest as per the clause in the agreement in september 2018.
But till today July 15, 2019 I have not received a single penny back nor have received any confirmation when the refund money will be returned. I have been calling and sending emails but nobody is replying back. Very rude and unprofessional people i have been dealing with.
Till today I have been emailing and calling Expat people at Bangalore, Bombay and Dubai office but no positive response.
I have been emailing for refund money to nandita p naik; berlyn dsouza; philomena vaz; denzyl dcruz; ravi rangarao rajan; stephena prakash; preethy prema latha; amit kumar; mozammel ansari but no response yet.

So friends be aware in investing at expat properties - this my honest request and dont fall a prey to this company

As an nri, i had booked a property with expat via in the year 2016. We were asked to make intial payment for booking plot followed by installement in intervals. The flat was supposed to be completed by the year 2018. However the construction did not begin up until end of 2017. Reason being their property blue print was not approved by the government. But their installments and regular follow ups with us were on.

Finally we decided to give up on the property in oct 2018 that we intended to buy due to the delay and some other commitment that came up and needed immediate funds. Ever since i have been struggling to contact them and i havent been receiving any response on the cancellation process. The last email sent by them in nove 2018 says that they have initiated the cancellation process. But there has been no communications ever since. I have been following up over and over again and they havent been responding.

I had purchased half acre plot from expat in their project "harmony" located in maharashtra, sawantwadi district - sindhudurga near to goa borde (Mopa airport). The plot was purchased through the overseas office of expat in bahrain (Gulf) in october 2013 and we were promised the plot would be handed over latest by october2017. Till today they tell us that the "layout map" needs to be first approved after which the project will be submitted to rera.

Expat has collected inr-9 lacs, but till date when i visited the site, there is no development of land. Project: 265-ind-mh-har harmony". Moreover the mumbai office does not reply to any our emails and phone calls.

Please help in resolving the case.

I have also been cheated by this company and the people who have been giving me false assurance are Mr Berlyn D'souza, Mr. Wilson Macwan since Aug 2015. I have invested in three projects namely, Taloja Vida ( for a 2BHK flat under investor offer and paid Rs. 25 lakhs in 2015/2016), Mystic hills near Music city ( a piece of 5000 sqft land and paid Rs. 6.5 lakhs) and Carnival ( twp plots of half acre each and paid Rs. 12 Lakhs). Totaling up to my lifetime savings of Rs. 43.5 Lakhs.

They have till date not given me any of the promised projects and repeated follow up is going in vain. The only option left now is to take legal course of action against this fraud company and get back my entire Defence service life's savings before my retirement.

Non-delivery of 2 acre agricultural plot in Chanasya Phase-II Mahad project, sold to us by Expat Group company Expat Projects and Developments Pvt Ltd.

We stared making payments in early 2009 under commitments of delivery within 60 months. Now, even after 10 years, no development in the land property even started.Now they verbally say that they do not have Legal Title of the land properties they sold and even do not have any money to refund.

Have been following up in writing seeking delivery or refund with interest 2014.

I am in touch with approx 60 resident Indians as well as NRIs who have been duped in similar manner. The total value of fund invested by this small group of 60 people is running to over Rs. 30 Crore. Let me inform that there would be at least 100 times more people at the background who are wondering yet.

We want to file suit against this fraud company. Please advise.

I bought 2 plots in Samruddi 2 project, Nagothane in 2013 from Expat properties. As per email communication from expat customer service, it was communicated that the project would get handed over by May 2018 but it didn’t happen. After enquiring I was told that due to RERA implementation in India all Expat projects have been delayed.

I along with my 5 friends (who have plots in project Garv) met Mr. Santosh Shetty, Chairman of Expat group in Expat office in Dubai. Mr. Santosh assured us that for Garv project registration will start November 2018 and for Samruddhi their representative will contact me by September 2018 to provide latest updates on development and handover but nothing happened.

After October 2018 I followed up 4-5 times on email but no response at all, I also copied Mr. Santosh Shetty in my last email but still no response. I had contact number of couple of their Dubai office staff but they didn’t pick up my phone either. Expat’s Dubai office number + [protected] is also not working (I’ve been trying this number since last 3-4 months). Recently I contacted Expat through Facebook but as usual no response.

Hopeless company and worst customer service I’ve ever come across. I wouldn’t recommend Expat to anyone.
