carnival project goa

We have invested in 1/2 acre plot under carnival project goa since 2015. As per payment schedule, have made all the payments but no update from the company about the status of the project or registration. People who were assigned as relationship manager has left & no one responds to the email sent. We have been trying to get an appointment to discuss about the registration process but it is only delayed.
Have anyone else also invested...

I’ve invested in expat properties for taloja project in 2014 and till today (02/04/2019) there is no progress for the above said project. They have not yet registered under rera. Simce one year i am continuously following up for refund but now they say that refund is possible only after resale for which they need to get rera approval.

I urged all the prospective investors (Especially nri) beware of expat properties while investing in their any project and those who are already invested in any of their project and suffering can whatsapp me on +[protected] as we can form a group of investors to fight legally with expat properties.

    I purchased a land from expat properties almost 5 years ago. I invested in 2 properties namely garv in mumbai and whispering waters in goa.

    Expat properties is a scamster organization. They are cheats. They showed all papers and gave tall promises about refund with interest in case of delay. Now they have neither registered my property nor are they refunding my money as promised. They head of sales and middle east region, mr. William fernandez, is one of the biggest thugs i have come across. He is the one who sold me the property and i was a fool to have bought into the promises of cheap investment and good returns.

    Please be aware and never invest with them. I have suffered and lost and hope no one else looses.

    I invested in Whispering water properties 6 years before and till now there is no sign of any deliveries. my money is struck with them. If we make a call in Dubai office no one picks up and similarly if you make call in Mumbai office no one reply. Sent so many emails copying all including customer service but not even got any reply.

    I too have 3 properties with them, one in whispering waters, nidhi and crest. no news from them, trying to call them but no answer to any of the calls. Can we do something about it?

      1) i was sold 2 plots each of half-acre dimension in may 2011 and now i am being told that i will be given 12 smaller-size sites which when totalled are much below 1 acre.

      2) the agreement doesn't mention the phase of the project and that information was never communicated to me even later.

      3) it is already 80 months now. Full amount and emis were paid way back in june 2016. Now they are telling me that our booking is in phase 4 and they have no clue when this will be ready. As per the agreement, they have to compensate for the delay beyond dec 2016, at existing interest rate+2% surcharge. No clue whether this will happen.

      4) i have been sending emails to customer service and creating service requests online from their website since jan 2019, but no response from anybody even after sending 3 reminders.

      5) the relationship manager keeps changing and we don't get any update on it. Every time we have to scramble to find out the new relationship manager.

      I am now seriously led to believe that there is a massive fraud in this as i can read about expat's dealings in other projects too.

        I bought a land in mountain dew bodi tamil nadu in 2011. These guys not giving any response for registration till now, no follow up or anything. I have paid in full even for registration. I have been trying a lot to reach through mail or call but no luck. Even the web portal is blocked for login. Need the amount based on the current guideline value or do the registration and close it.

          I am a retired senior citizen living in mumbai. I have no income. I live on my savings and use my reserves that i have made during my working life.

          I had purchased a plot in andhra pradesh from expat projects & development company in july 2003. The developer had promised to register and hand over the plot to me in march 2015. I have paid my regular instalments till jan 2015 but when they were not going to hand over in march 2015 they asked me to stop payment till further notice.

          Ever since then, i have been begging, requesting them in this case. I gave them an option of offering me an alternate plot close to mumbai since i am from mumbai. They did not do anything. Finally i said to refund my money. Till date they are only giving me false promises and delaying my refund payouts.

          I am enclosing herewith a brief history of my case. You will observe how they have been harassing me from day one and even now they are only giving me false promises.

          Respected sir, i am approaching you with high hopes that you will help me in getting my refund.

          Refund of rs. 4+ lakh is not a big amount for such a big company. But it makes a lot of difference to me especially now that i have retired. They only want to delay the payments - that has been their intentions from the beginning.

          No one from the company got in touch with me. Mr Berlyn is not answering my calls, not replying to my emails or whatsapp messages.

          Forwarding the complaint to them is of no use. If they were receptive, I would not have knocked your doors. I request you to kindly take legal action against this company

            denying for refund of my money

            Hi, I have been cheated by Expat properties. I had invested in Tala Valley project on Nov 2013. After paying 6 lakhs 35 thousand I asked for cancellation as I was unable to pay the rest amount due to financial problem. Since Feb 2017 I am following up for my refund of money but they have denied to pay my money.

            I can see so many people are having the same issue. Let's unite and file legal action Expat. before that I suggest....

            I am shri ramesh bhosale from mumbai. We are a group of 13 investors who have invested in the park view, roha project as also greenfieds, roha project of expat properties in the year 2012, the projects being of one acre agricultural land and the total land that was put for sale was more than 400 acres. The total price of one acre land was fixed at rs.7, 75, 000/- including the emi of rs.8750/- per month spread over a period of 60 months. Both the projects were supposed to be handed over after a period of 60 months i. E.in the year 2017; but till date the registration of the plots and the subsequent handing over of the plots has not been done. The vice president (Projects) of the company mr. Amit kumar and the manager mr. Berlyn dsouza are only giving false promises of some future dates about registration of the plots which has never been a reality till date. We are jointly lodging a complaint of cheating and criminal breach of trust against the above named office bearers and the directors of the company with c. B. I. Very soon as this is a big scam the expat properties is involved into cheating hundreds and thousands of innocent investors spread across various states such as maharashtra, tamilnadu, andhra pradesh, goa etc. Of hundreds of crores of rupees.               Hi all beware of fraud. I have invested in expat in zenith project in bangalore. At the time of initial days they use to make fields visits and sending their executive door to door for collecting down-payment after all payments is done now they are fooling customer and delaying in registration process. Please don't invested your hard earned money with them. And also without customer consent they have changed the spoc from bangalore office...

              I have booked 2 - 1bkh in expat vida ii in goa and paid amount of rs.1.25 lacs per unit booking amount in the month of april 2016.
              The amount of 1bhk flat on the letter of intent in total consideration was 24.20lacs.

              Which means the total cost of 2 apartments should cost around 48.50 lacs excluding few extra charges and stamp duties & registration.

              The commencement of work was suppose to start from sep 2016 which apparently never started. Being a builder/seller expat never bothered to inform the customer about the delays in projects or reason of the delay.
              We didn’t receive any emails or calls from expat saying that the work is delayed and or when the work would start commencing.

              Lately in dec 2017 we started receiving letters demanding to pay 20% of the amount which to my surprise the cost of flat increased from 24.20 to more than 35lacs per unit.
              Now for 2 apartments we will have pay more than 70 lacs which is around 20 lacs more than the letter of intent.

              In this last 2.5 yrs. There was no heads up given by expat that apartments cost will rise from 50 to more than 70 lacs which is irrational.

              In addition to this they kept sending letters demanding the money and treating us like a defaulters.

              For my knowledge i have also found from internet expat have shuffled the investors money from vida ii to uptown vida that the reason the work never commenced at vida ii.

              So many customer complaints about fraud, scam and non re-payments of investors.

              The original issue of the increase in price is still not resolved, expat simply increased the cost of apartment by adding all the :

              · carpark, infrastructure

              · club house, gst,

              · organization/society formation expenses,

              · electricity and water charges,

              · advance towards maintenance for first two years.

              To my surprise this cost was never mentioned in the letter of intent, the than sale agent said all this misc. Cost will be around 50k-1lac additional to the total consideration value which was now we know was a pure lie and was a fake selling gimmicks.

              Impression of expat until now :

              · expat is the most unprofessional builders.

              · expat make false promises and lure the investors.

              · expat under quotes the value while sales proposal bringing up the bring up the whole real pricing structure (Hidden charges) after the booking amount is paid in advance.

              · expat don’t care about investor and think it easy money for investor to shell what ever they demand.

              · this looks kind of scam fooling vulnerable investors with pain the investors have to go through.

              · even the employees are highly unprofessional, they have no idea what they talk about all they keep asking is money when is come to discussion.

              · they never take the calls or face the customer because they know they have over committed, over promised, under quoted and cheated the investors.

              · employees also keep changing very often so we have to keep repeating the same story for them to understand the issue and now is to you.

              · the drama started with anthony dias, michelle, vaishali, and now chaya who also committed to discuss and resolve the issue within 3 days when we visited expat mumbai office in month of september but still awaiting for more than 2 months to hear from her.

              · i have to make atleast 3 calls in a week only to listen that chaya is busy and will call back later. It is so sad and disappointing to have relation or have partnership with so unprofessional and uncourteous firm.

                I am anitha sukumar, i had invested on mahika project of expat at karnataka. It was a 5 year project ending 2013. We are in 2019 now there is absolutely no progress in the registration scene. For the past 18 months they have been saying that next month registration will begin. I finally initiated discussion for refund. Everyone at expat are thick skinned and have no value for customers and their struggle for funds. There is only one god called berlyn d'souza who works on the refund. Great quality of him is he never comes on call for any discussions nor does he respond to mails. All he does is buys time indefinitely. Mail trails are going between me and expat for more than 18 months, absolutely no progress. I keep calling the mumbai office and they will put my call on hold for hours together and say that berlyn is busy. They keep giving multiple schedules and never stick to the schedule. I am literally struggling for funds and get such treatment from expat.. I seriously want to raise this concern

                All who have plans to invest in expat, please backout as they have no sense of commitment.

                Ms.Anitha Mam, I am Mr.Ramesh Bhosale from Mumbai. We, a group of 13 persons had invested in the projects of Expat Properties viz. Park View, Roha and Greenfied Estates, Roha, Maharashtra in 2012. Till date they are not doing any registration nor are they handing over the possession.                 Sunil here from Bangalore. Same issue here I invested on Mahika in 2011 and till date I have not seen any progress. I visited their bangalore office many times and they just keep giving false promises and keep pushing dates or registration. I had financial emergency for my family and after exhuasting all my savings I went to cancel my investment and ask for refund but they openly and bluntly refused saying due to Demonatazation and Rera rules realestate is going through tough time and hence they cannot cancel/refund the money.

                I suggest we should create a Whatsapp group and find and unite all members who have invested in this project. I can contacted @ [protected]. I will be happy to team up with other smilar people who are trying to either get their hard-earned money back or get site registered.

                  I want to bring it to your notice that expat properties have sold us agricultural land in 2013. This land has still not been registered under our name. For all these years there was not one correspondence from them to us. We have paid the entire amount. When we called them early this year they mentioned that it will be done soon but now the tables have turned and they say within the next 6months. We have asked for a refund or another property but that too according to them can’t happen soon

                    All their promises are all false and their commitments mean nothing.

                    This company is the most unprofessional one with no moral values at all even in case of my situation there is no compassion. I wish someone could teach mr santosh shetty and his crooks a lesson and make them go through the same hardship so that they realise what they are doing with our hard earned money.

                    They have given us several payment plans but it is clear that none of them are going to be respected. I will now take my own action and discuss with the lawyers and other investors who are in the same boat.

                    Warning to everybody that expat properties will make you beg for your own money. They just print stamp papers and refuse to refund any money back to the investors.

                      Project with grand plans in taloja been delayed for almost 5 years. Launch planned for investors to exit never happened and they trapped investor monies and using demonetisation and rera as excuses to says no money for refunds. Years and months of delays in all their promises including providing any documentation and even to get approvals and clearances. They are doing the same with land deals. Taking money from investors in india and the middle east and to the best of my knowledge, most if not all, projects are stuck.
                      No one knows where the money is going since its being collected but no progress on any project. Despite making full payments for a 1 bhk by oct. 2015 they have given no documentation, not even a simple allotment letter and after promising this even since oct 2018 they are still delaying. Had asked for a refund since july 2017 which mozamel and berlyn initially agreed to, made false promises for about 6-8 months and then just did not pay!!
                      This just seems like one big fraudulent act.

                        The time line for this project is already over and there is responsible person who can give exact details of the same. All money, 10 lacs, is paid, there is no communication from the company about either refund with interest or about allocation of the units.
