I bought a land in mountain dew bodi tamil nadu in 2011. These guys not giving any response for registration till now, no follow up or anything. I have paid in full even for registration. I have been trying a lot to reach through mail or call but no luck. Even the web portal is blocked for login. Need the amount based on the current guideline value or do the registration and close it.

I am a retired senior citizen living in mumbai. I have no income. I live on my savings and use my reserves that i have made during my working life.

I had purchased a plot in andhra pradesh from expat projects & development company in july 2003. The developer had promised to register and hand over the plot to me in march 2015. I have paid my regular instalments till jan 2015 but when they were not going to hand over in march 2015 they asked me to stop payment till further notice.

Ever since then, i have been begging, requesting them in this case. I gave them an option of offering me an alternate plot close to mumbai since i am from mumbai. They did not do anything. Finally i said to refund my money. Till date they are only giving me false promises and delaying my refund payouts.

I am enclosing herewith a brief history of my case. You will observe how they have been harassing me from day one and even now they are only giving me false promises.

Respected sir, i am approaching you with high hopes that you will help me in getting my refund.

Refund of rs. 4+ lakh is not a big amount for such a big company. But it makes a lot of difference to me especially now that i have retired. They only want to delay the payments - that has been their intentions from the beginning.

Hi, I have been cheated by Expat properties. I had invested in Tala Valley project on Nov 2013. After paying 6 lakhs 35 thousand I asked for cancellation as I was unable to pay the rest amount due to financial problem. Since Feb 2017 I am following up for my refund of money but they have denied to pay my money.

I am shri ramesh bhosale from mumbai. We are a group of 13 investors who have invested in the park view, roha project as also greenfieds, roha project of expat properties in the year 2012, the projects being of one acre agricultural land and the total land that was put for sale was more than 400 acres. The total price of one acre land was fixed at rs.7, 75, 000/- including the emi of rs.8750/- per month spread over a period of 60 months. Both the projects were supposed to be handed over after a period of 60 months i. E.in the year 2017; but till date the registration of the plots and the subsequent handing over of the plots has not been done. The vice president (Projects) of the company mr. Amit kumar and the manager mr. Berlyn dsouza are only giving false promises of some future dates about registration of the plots which has never been a reality till date. We are jointly lodging a complaint of cheating and criminal breach of trust against the above named office bearers and the directors of the company with c. B. I. Very soon as this is a big scam the expat properties is involved into cheating hundreds and thousands of innocent investors spread across various states such as maharashtra, tamilnadu, andhra pradesh, goa etc. Of hundreds of crores of rupees. I have booked 2 - 1bkh in expat vida ii in goa and paid amount of rs.1.25 lacs per unit booking amount in the month of april 2016.
The amount of 1bhk flat on the letter of intent in total consideration was 24.20lacs.

Which means the total cost of 2 apartments should cost around 48.50 lacs excluding few extra charges and stamp duties & registration.

The commencement of work was suppose to start from sep 2016 which apparently never started. Being a builder/seller expat never bothered to inform the customer about the delays in projects or reason of the delay.
We didn’t receive any emails or calls from expat saying that the work is delayed and or when the work would start commencing.

Lately in dec 2017 we started receiving letters demanding to pay 20% of the amount which to my surprise the cost of flat increased from 24.20 to more than 35lacs per unit.
Now for 2 apartments we will have pay more than 70 lacs which is around 20 lacs more than the letter of intent.

In this last 2.5 yrs. There was no heads up given by expat that apartments cost will rise from 50 to more than 70 lacs which is irrational.

In addition to this they kept sending letters demanding the money and treating us like a defaulters.

For my knowledge i have also found from internet expat have shuffled the investors money from vida ii to uptown vida that the reason the work never commenced at vida ii.

So many customer complaints about fraud, scam and non re-payments of investors.

The original issue of the increase in price is still not resolved, expat simply increased the cost of apartment by adding all the :

· carpark, infrastructure

· club house, gst,

· organization/society formation expenses,

· electricity and water charges,

· advance towards maintenance for first two years.

To my surprise this cost was never mentioned in the letter of intent, the than sale agent said all this misc. Cost will be around 50k-1lac additional to the total consideration value which was now we know was a pure lie and was a fake selling gimmicks.

Impression of expat until now :

· expat is the most unprofessional builders.

· expat make false promises and lure the investors.

· expat under quotes the value while sales proposal bringing up the bring up the whole real pricing structure (Hidden charges) after the booking amount is paid in advance.

· expat don’t care about investor and think it easy money for investor to shell what ever they demand.

· this looks kind of scam fooling vulnerable investors with pain the investors have to go through.

· even the employees are highly unprofessional, they have no idea what they talk about all they keep asking is money when is come to discussion.

· they never take the calls or face the customer because they know they have over committed, over promised, under quoted and cheated the investors.

· employees also keep changing very often so we have to keep repeating the same story for them to understand the issue and now is to you.

· the drama started with anthony dias, michelle, vaishali, and now chaya who also committed to discuss and resolve the issue within 3 days when we visited expat mumbai office in month of september but still awaiting for more than 2 months to hear from her.

· i have to make atleast 3 calls in a week only to listen that chaya is busy and will call back later. It is so sad and disappointing to have relation or have partnership with so unprofessional and uncourteous firm.

I am anitha sukumar, i had invested on mahika project of expat at karnataka. It was a 5 year project ending 2013. We are in 2019 now there is absolutely no progress in the registration scene. For the past 18 months they have been saying that next month registration will begin. I finally initiated discussion for refund. Everyone at expat are thick skinned and have no value for customers and their struggle for funds. There is only one god called berlyn d'souza who works on the refund. Great quality of him is he never comes on call for any discussions nor does he respond to mails. All he does is buys time indefinitely. Mail trails are going between me and expat for more than 18 months, absolutely no progress. I keep calling the mumbai office and they will put my call on hold for hours together and say that berlyn is busy. They keep giving multiple schedules and never stick to the schedule. I am literally struggling for funds and get such treatment from expat.. I seriously want to raise this concern

All who have plans to invest in expat, please backout as they have no sense of commitment.

I want to bring it to your notice that expat properties have sold us agricultural land in 2013. This land has still not been registered under our name. For all these years there was not one correspondence from them to us. We have paid the entire amount. When we called them early this year they mentioned that it will be done soon but now the tables have turned and they say within the next 6months. We have asked for a refund or another property but that too according to them can’t happen soon

All their promises are all false and their commitments mean nothing.

This company is the most unprofessional one with no moral values at all even in case of my situation there is no compassion. I wish someone could teach mr santosh shetty and his crooks a lesson and make them go through the same hardship so that they realise what they are doing with our hard earned money.

They have given us several payment plans but it is clear that none of them are going to be respected. I will now take my own action and discuss with the lawyers and other investors who are in the same boat.

Warning to everybody that expat properties will make you beg for your own money. They just print stamp papers and refuse to refund any money back to the investors.

Project with grand plans in taloja been delayed for almost 5 years. Launch planned for investors to exit never happened and they trapped investor monies and using demonetisation and rera as excuses to says no money for refunds. Years and months of delays in all their promises including providing any documentation and even to get approvals and clearances. They are doing the same with land deals. Taking money from investors in india and the middle east and to the best of my knowledge, most if not all, projects are stuck.
No one knows where the money is going since its being collected but no progress on any project. Despite making full payments for a 1 bhk by oct. 2015 they have given no documentation, not even a simple allotment letter and after promising this even since oct 2018 they are still delaying. Had asked for a refund since july 2017 which mozamel and berlyn initially agreed to, made false promises for about 6-8 months and then just did not pay!!
This just seems like one big fraudulent act.

Saga of expat properties false promising continues. I too got into the same problem of investment in taloja project. My account id is c1320097.

I have invested in march 2014 as early bird offer with the confirmation that expat will deliver project by end of 2016. After one year i realize that nothing is getting started, even for allotment i made follow up with them. As nothing was starting properly, i opted for refund of my investment with 12 % interest in may 2016. They asked for 6 month time and even after that they asked for more grace period due to fund problem.

After that they agreed to payout me in six months with equivalent amount and in april 2017 they refund 3.5 lakhs as a first installment, but after that again they stopped my refund with excuse of cash problems and till now i didn't received my balance payment of 21 lakhs.

Now also i am getting false commitments from expat representatives mr. Berlyn dsouza, mr. Ravi rangrao rajan, mr. William daniel, mrs. Nadita naik.

The time line for this project is already over and there is responsible person who can give exact details of the same. All money, 10 lacs, is paid, there is no communication from the company about either refund with interest or about allocation of the units.
Should we approach legal authorities? Or what actions can be taken to protect the investor?

I have invested with expat properties from dubai, uae but unfortunately, this company seems to be cheating investors. They will not reply for the emails and dont give any definate answers.

17.7.2012 invested in garv paid rs.9, 80, 000/- so far not registered

9.8.2014 invested in central-the-hub chandapura rs.14, 62, 500/- till now project not even taken off

22.11.2013 invested in aishwaryam paid : 4, 75.000/- not registered

My name is shivani and i want to known if there are other complainents for taloja. I have pd 14 lakhs to agnelo their sr vp for a 1 bed room flat in taloja. There is no construction, no allotment and no response. I want my money back!!!
I have written to michelle and agnello and also tried calling, sending messages etc but they don't respond.
I have paid full amount before construction and is need interest for the same along with my principal back

I paid a cheque in full (14 lkh) to sr vp agnelo in presence of of sales mgr wilson. Some 4 yrs back. Till today neither the flat is delivered nor do any of the office bearers come on the phone. I have been asking for for my money back. There's no response.
I want to know if there's any collective action that's being taken against the company for such fraud which i'm sure others are suffering from too

My request to all possible investors of expat, please check the trustworthiness of the company.

I have invested in Nidhi and Harmony 2 projects of expat. The last instalment of harmony project was cleared in January 2018.

Inspite of investing in three properties alongwith my friends, there is not a single call from expat about the progress on site. We have to call the executive whose standard reply is development would be in last few months of your instalment dues, but inspite of paying all the dues on time for their projects, registration process is yet to start and nobody from the company update the status. If you have paid the money, need to be behind them to get your property on which you paid your hard earned money.

For the past several months, I have been emailing their customer care and Mr. Berlyn also, but no satisfactory reply as on date. They are not able to provide a satisfactory reply to my single query and also not aware of the RERA Registration number on the project, which is compulsory as per the law of the land and the law is applicable for more than two years.

The company executive is after you only upto the moment you complete the initial application formalities and pay the cheque, after which you are made to run from pillar to pillar for any information or clarification.

So my advice to all possible investors just check the standard of the company.

Expat properties is the worst company to invest in as per my experience with them for the past 7 years now. I have invested in expat property in 2012 at celestyn project which is in the border of tamil nadu. When expat sales sold the property it was guaranteed to me that the development would finish in 2 years i. E., 2014 and would be handed over to me for registration, but till january 2018 there was no development taken place at the project.
I have been regularly following up with expat team whose names are ms. Anuradha h, ms. Anupama, ms. Zeena menezes, ms. Komala jennifer, mr. Anil kharat, ms. Sowmya, ms preethy, ms philomena vaz and berlyn d’souza, regarding the development of project and hand over dates for property, but none of the above people gave me the right information. Every time i call or email them for updates they used to reply saying that the development has been delayed and will resume shortly.
When i did not get a proper reply i asked for an appointment to meet the director or owner of the company at bangalore office only then i came to know that celestyn project in tamilnadu had kept all the registrations in tamilnadu on hold since june 2016 and no delelopment has taken place on the project. I requested for cancellation and refund the money that i invested in the project and it was agreed with mr. Amit kumar and ms. Preethy at bangalore office to refund the money with interest as per the clause in the agreement in september 2018.
But till today december 05, 2018 i have not received my money back nor have received any confirmation when the refund money will be returned. I have been calling and sending emails but nobody is replying back. Very rude and unprofessional people i have been dealing with.
Expat sold the property without taking necessary approval from the government of tamil nadu for development of project.
I have been emailing for refund money to nandita p naik; berlyn dsouza; philomena vaz; denzyl dcruz; ravi rangarao rajan; stephena prakash; preethy prema latha; amit kumar; mozammel ansari but no response yet.

So friends be aware in investing at expat properties - this my honest request and dont fall a prey to this company

I have been chasing expat properties for my mystic hills plots since 4 years and have been getting various conflicting answers. Now the emails and queries are not going through.

Something is not right!

They keep advertising new projects in india and marketing them in dubai and elsewhere. I have yet to come across an investor who has taken possession of his property as there is always a delay initially and then the property vanishes from their website and only new ones keep coming up.

This group which is 25 year old company sold us 1 acre land in 2011 and said in 5 yars we give you possision. I kept paying and now in 2018 after folow up for 2 years for refund are not giving the money.
They say due to rera they suffering and not giving thew refund. They didnt have land and right papers. Complete fraud. Dont trust this company.

I had invested in 3 projects of expat group mangalam, aria, hillcrest. Since 2011 i had paid them close to rs. 10 lacs towards bookings and installments. My customer care experience was pathetic with them, even i was not given proper agreement of sale. During all these years they were good at asking money only. It was mis-selling even their projects have no roi. Considering all this i requested for cancellation & refund. After several reminders they acknowledged in feb 2018 and promised to payout from october 2018, but still there is no news from them. Could someone guide how the money can be retrieved from them.
