Dear all,

My request to all possible investors of expat, please check the trustworthiness of the company.

I have invested in Nidhi and Harmony 2 projects of expat. The last instalment of harmony project was cleared in January 2018.

Inspite of investing in three properties alongwith my friends, there is not a single call from expat about the progress on site. We have to call the executive whose standard reply is development would be in last few months of your instalment dues, but inspite of paying all the dues on time for their projects, registration process is yet to start and nobody from the company update the status. If you have paid the money, need to be behind them to get your property on which you paid your hard earned money.

For the past several months, I have been emailing their customer care and Mr.Berlyn also, but no satisfactory reply as on date. They are not able to provide a satisfactory reply to my single query and also not aware of the RERA Registration number on the project, which is compulsory as per the law of the land and the law is applicable for more than two years.

The company executive is after you only upto the moment you complete the initial application formalities and pay the cheque, after which you are made to run from pillar to pillar for any information or clarification.

So my advice to all possible investors just check the standard of the company.

    I indira pillai, had booked in their halycon projet and made the entire payment from 2009 to 2011 and was promised the property in 2013, but to date, nor have i got the property nor the money back. The company is a fraud and their customer care executive berlyn and philomena, don't even answer calls. From my understanding the company is bankrupt. Please keep away. If anyone else invested in the property let know we could file a case

    Has the company sorted this issue? I would like to know so because I want to process my refund on Harmony 3 and would not like to wait till it is very late. Even a few months is too much. They have no updates and do not respond to mails. Pls advise.
    It has not been resolved. I am invested since 2011 and haven't received anything. The company as per my understanding is bankrupt or has diverted all funds somewhere else. A group of over 100 has filed complaint at EOW Mumbai wing. Join hands to get justice. They have not delivered anything but false promises.
    What is update on Harmony project? they were suppose to hand over it in December 2017. As per agreement papers, they were allowed additional 6 months period. But now its March 2020. 27 months past handover date. There is no update on this project. I have made almost 90% payment for it till Dec 2016. Now there is no update. Dubai office number is invalid, Mumbai people cant give proper update. The sales Representative from Qatar through whom i booked this plot back in Nov 2013 is not responding to my massages. Will we ever get back our money or plot? New investors, please stay away from this company. It looks it is big scam. Hope everyone gets their money/plot soon.

      I am a retired senior citizen living in mumbai. I have no income. I live on my savings and use my reserves that i have made during my working life.

      I had purchased a plot in andhra pradesh from expat projects & development company in july 2003. The developer had promised to register and hand over the plot to me in march 2015. I have paid my regular instalments till jan 2015 but when they were not going to hand over in march 2015 they asked me to stop payment till further notice.

      Ever since then, i have been begging, requesting them in this case. I gave them an option of offering me an alternate plot close to mumbai since i am from mumbai. They did not do anything. Finally i said to refund my money. Till date they are only giving me false promises and delaying my refund payouts.

      I am enclosing herewith a brief history of my case. You will observe how they have been harassing me from day one and even now they are only giving me false promises.

      Respected sir, i am approaching you with high hopes that you will help me in getting my refund.

      Refund of rs. 4+ lakh is not a big amount for such a big company. But it makes a lot of difference to me especially now that i have retired. They only want to delay the payments - that has been their intentions from the beginning.

        I invested in their roha project 8yrs back. Never got the land and now they are even refusing refunds. Cheated in broad daylight. People victim of their fraud let's join hands to start legal action. Message [protected]. Can't let my hard earned money go down the drain. Thorough unprofessionals. It takes almost a month to get to mr berlin dsouza if you ask for refund. And he has only no as an answer.

          Project name: roha green fields
          Completion date: august 2017

          The project is delayed by more than a year, they didnt care to communicate to their customers. Its total cheating/fraud whatever you can call.

          Have sent them multiple mails on refund process but no reply.

          Their phone lines and relationship managers are always busy.

          They replied once in nov 2017 saying it is delayed till october 2018.

          Now its oct 20, 2018. Still no response on the progress nor on refund procedure.

          I really dont know what to do? What legal action to take?

          Company owners of such companies deserve a rigourous punishment for cheating people who are investing their hard earned money.

          Anybody, can you please guide me on legal action to be taken against expat?

            Expat properties is not only a fraud company but also inhuman. We invested in two plots of maharashtra and they neither are registering nor paying back our money. We are middle class people, it is a huge amount for us. We had a big medical emergency, contacted kurla head office of mumbai. After 100 calls and 1000 emails, they gave us a schedule of repayment... But never followed it. We had to sell jewelry and complete medical formalities. This inhuman they are. And still we are calling and emailing and even met them... But they are all into false promises.

            So, now we only have two options... Legal / illegal.

            Have spoken to all media houses (Know them as i was in newspapers) and have linked to pm too. So, now we are all set to show them how they can not fool us and be inhuman and still sleep peacefully at night. We will take all its staff on radar.

            Media will be a big place to show their real face... And their sellers/distributors too.

            Wait and watch you people...

              We had booked a property in goa with expats: paid an amount of 1, 85, 000 inr as initial payment in july 2017.

              However since we were not happy with the decision & services provided in the cost sheet, and we had some financial constraints, we withdrew from the investment. We requested a refund and cancellation of the same in november 2017 within 4- 5 months of the initial payment.

              This amount still has not come in and we are given all excuses and delayed responses - we have spoken to faheem, wilson and a few other executives from expats, in mumbai and bangalore offices and we are tired of the same replies. We have an email exchange of more than 10-15 emails between my husband and myself and this company.

              We have a house loan and we have sick patient (Family) and we dont have any funds to back up on. Hoping that someone will be able to help us out as to why our 1, 85, 000 hard earned money is not being refunded to us and we are losing the interest as well on the same.

              Please help.

                They sell the land without sourcing it and divert the funds to other project bunch of liars, looking to form a group to take them to court. I bought at harmony sasoli more than 5 yrs now everytime they give an excuse slow down has impacted n no money to refund. Am planning to file a law suit in their regional gcc office as well as in india any 1 wants to join can email me [protected]@gmail.com

                  Had invested in Expats Mangalam project in 2009. Two years before they contacted me saying that the project is cancelled and has to move to some other project which they offered. (In Goa - Harmony II).

                  Even this is not happening on timeline and I asked to pay me back ! Now the situation is that I am not getting the payback as agreed by them earlier.
                  The compensation was calculated by Expat and they only gave me a calendar for payback but now they are not paying even after waiting for around 9 years !!

                    I too have invested in six plots of Expat properties Lonare Project in Maharashtra 5 years back and more than 70% of the money has been paid. They are supposed to sign an agreement with me for this deal but they are not heeding to my repeated requests. My retirement savings are stuck and am not getting either land or money back. I suggest we should form an Investor Forum and file joint complaint with SEBI, RBI and Writs in High Court against errant Company officials.                         i have invested in Hiranya, Rishika and Carnival Project of Expat.

                        The last instalment of Hiranya was cleared in Jan2018 but and exces installment was deducted.

                        inspite of investing in three properties alongwith my friends, there is not a single call from EXPAT about the progress on site, wee have to call the executive whose standard reply is development would be in last few months of your instalmet dues but inspite of paying all the dues on time for thie HIRANYA scheme, registration process is yet to start no body from the company updates u the status, it you who have paid the money need to be behind them to get your property on which you paid your hard earned money

                        Mr. Berlyn D'Souza is the next biggest fraudster of India. He sells land on paper. They don't own any land on the face of this earth.

                          Invested in expat halcyon (Plot no. 4) project in 2011 with promise of handover/registration by end-2012. Now we are reaching end-2018 (Six years past the due date) and expat never handed over the plot on due date nor refunded a penny till date despite repeated requests, phone calls and mails.

                          Commencing legal action against them shortly.

                          One advice - do not fall for their promises and sweet words ever. Instead, check their reviews online first.

                          After paying up fully Expat come to you and say there is no property! So options to move are worthless. So refund... yes they say. But no answers and puts a lady in front to answer who tries to play the victim!! When I have lost the monies. After agreeing to pay they have a slump and what not in the market and cant pay now!!

                            I purchased plots in expat garv and expat samruddhi in 2013/14 in dubai and till now there has been no delivery of these projects although all the money has been paid on them. On following up with their uae office they always come up with some excuse or the other regarding these projects but cannot answer anything about the delivery.
                            On samruddhi and garv they came up with excuses first that the handover of the project is delayed, then they came up with excuses that they are awaiting permission from the local authorities and now there is no response at all.

                                Please do not invest at any cost. Maybe some customers were lucky with their investments but i see more problem cases than happy ones. I for one am a victim.
                                To cut a long story short i invested in one project in 2014. Launch was planned around the end of the same year. To date there is little or no progress. I asked for my refund in july 2017 which as per their letter of intent should be paid off within 3 months. Berlyn d'souza whose word i kept believing has dragged it till date and now has asked me to hold on for another 3-4 months!!! They have never stuck to a single assurance, promise or timelines so why would anyone believe their lies now? The main excuse they have is rera and slow industry. On the other hand they promise to pay me based on future/pending sales within 3-4 months??!!! Suddenly contradictory to their excuse or rera and slow market they are assuring of payment in 3-4 months!! Obviously its a lie as berlyn gave me this story 3 months ago and i didnt get a single paisa. Vicious cycle. They say they will get money from sale o[censored]nits n then the same strategy becomes an excuse as after 3-4 months they say no sales & no money.
                                Guys please beware. I have put this on fb too.
                                Also since they are assuring me i asked for post dated cheques. They side stepped that request and chose not to address that option.

                                  The company is an absolute scam. They make investment affordable through easy payment schemes and once they have amassed the savings of working professionals they default on their commitment and refuse to handover the property or pay the customer back. It has been 10 years since i invested. Getting through to them is impossible and then they give false promises of remedying the situation, obviously nothing ever happens. I invested with them in Chanasya project at Raigad, Mahrashtra.
                                  I have speaking to various people in the organisation and no one is helping. I was issued an email with the refund schedule that was supposed to begin to be paid back from 25th June 2018, one week before that I received a call saying that do not have any money and will work on the same.I have not received any answers from them since inspite of repeated calls and reminders to the claims team..
                                  Expat Properties customer support has been notified about the posted complaint.
                                  I have paid full amount for 2 plots in Expat Harmony 2. However, till date the agreement of sale is made. Their staff does not have any idea of the status of the project. Everyday I have to interact with new people. Each staff of expat give contradictory statements.

                                    Hello guys, now I really believe that expat properties is a fraud company. We had invested in the nikash project which is a total failure. We asked for our hard earned money back and Expat properties as making us run for our money. Mr Berlyn D'Souza is a total liar. Guys put your money in banks and not in a fraud company like expat.
                                    Expat properties at Mumbai sent us email stating that money would be released in parts. We agreed. They were suppose to initiate it from June onwards but still they haven't given us a single penny. They keep on giving us dates and false promises. Mr Berlyn D'Souza is a complete fraud just like his company. This company should be closed. I hope media houses cover this news and alert all the citizens.

                                      Guys,
                                      I been running behind this group (Expat properties) ever since 2013 for a cancellation and refund process. I had invested with expat ( B1203085), My investment was in year 2010-11 and still running behind them for a settlement. if you see the kind of email response you get from these people, its driving me crazy. I am also now planning to file legal proceedings against them in Dubai and in India. I have all the email correspondence with expat representatives which I copied to our legal firm for a proof.
                                      I have all the payment proofs (Cheque numbers, sale agreement, email confirmation/ correspondence with Expat)

                                        Dear Friends,

                                        Please be aware about any investment with Expat group. Have bought an acre land in Anahita 2 in 2011, with an promise of registration in 2016. Now its been 2 years, have made all the payments but still the property is not registered.

                                        Last one year i have been chasing these guys for some alternate option, refund or swap option (land only) or land registration. as of now noting is happening..

                                        The beauty of Expat is they make you talk to new person each time and it just goes in loop...

                                        So please be aware, its a total FRAUD and save your money
