Hi,
My name is mohit and we few friends invested in expat properties by buying land and paid all emi's to expat. Project passed commited lines and after 5 years expat told that projectis getting delayed. So we asked them to refund money and they agreed to refund by aug 2017. After lot of follow up they paid 20 % in dec and gave post dated cheque of of dec end. Cheque bounced and due to lack of funds in expat account and after that every time expat is saying that they will pay in one week and till date they have not made payment. Today after getting frustrated i have decided to take legal action and will post alert in social msgs not to get trapped by expat and loose money.
My number is [protected] and u can call me to see bounced cheque of expat and their false communication related to refund. All this time we cmmunicating with berlyn but it seems he cannot do anything as expat has no money and they are not able to refund people money

    My family members and I booked 5 plots in Expat Pragati. We were told that once 70% payments were made the AOS (Agreement of Sale) would be signed. However, it has been 1 whole year now, and I have sent Expat numerous reminders. The response I get over the email is "it will take 3 to 4 months more". Today, Expat replied dt: 15.02.2018 saying they will be stopping all NEFT payments till AOS is signed, but neglected to provide photos of the work going in the project nor an update. I have already made over 83% payment. I have no idea when will the Agreements be signed, when will the plots be handed and what is the status of the project. When I call the helpline[protected] all I get is a monotonic voice response stating "your call is very important to us". No one answers the phone. I am planning to send Expat a legal notice and if I don't get a response and proper update with latest photos of the Pragati project, I will be left with no option but to file a winding up petition against the company and its Directors and also complain for the non-deliverability of the promised plots.

      I have invested in nikash project in borghar raigarh in 2009. I had paid the entire amount through ecs over the period of five years. I had finished my payments in 2014. I was told by the company that the registration of the land will begin from 2015onwards. Three years have passed since then but no information from the company. Infact the customer services are so pathetic that no body responds and provide correct information. Planning for. Legal action against the company.
      I had invested in nikash borghar project in 2010 and paid whole consideration of Rs 3.8 lakhs through ECS over period of 5 years. Initially, I was told that project is delayed and possession will be given in 2017. Subsequent email correspondence revealed that the project is delayed and possession will be in 2020. There is no response from any of the customer relationship managers and attempts to reach them goes futile.On being enquired about refund, they simply are giving reference if RERA law and states that due to this Act, the company has revised policies regarding refund and i can only shift my invested money to another project. I am frustrated and contemplating legal action against them as i have maintained all correspondence between myself and the company reps since 2010 till date. Anyone who have done so in the past is welcomed to guide me. In my opinion, the company doesn’t deserve any star rating as it is an organised scam to dupe and defraud people of their hard earned money.

        I had purchased a block of land in expat utsav but had to back off due to unforeseen circumstances. I had followed the right cancellation procedures and had accepted the fine structure. This was in january 2017. It is january 2018 now and the people at expat have been giving various reasons like rera, demonetization, etc to state that they have no cash to provide me my refund. Sitting in australia i have no way to start legal procedures against that company and i believe that is true for most of their investors (The company is called expat for a reason).

        They are sitting on 7 lakhs+ of my hard earned money and are causing financial hardships. As a company they think this is expendable cash whereas the quality of life for me and my family is getting affected by this.
        I have invested in Expat Taloja project in 2014. Expat is delaying Taloja project to indefinite time. Earlier they said that the possession will be in 2016. They are just postponing by a year after asking them. We are in Jan2018 and till now there is no possession. What sort of company is this?

          Hi,

          I had booked plot with expat near bangalore in expat crest 2 phase 2 project. However due to some legal problems i had to cancel that.
          I have been following up on refund of my 3 lakh booking amount since may 2017.
          Firstly no response to calls, mails. Multiple follow will earn you response that also will not be proper. False promises. They gave the dates for refund twice and both the dates passed without refund.

          This is the one of the worst company to get involved with. Do not plan to invest with this builder.

            Have buy 1 acre plot i n c 2011 at expat anahita project but till date not got registration till now but all other friends who had invested with me have got the registration done, have sent mail but no reply, every time i call some new relation ship manager gets appointed for me and all are having same reply your registration will be done next year and now 6 year has gone.

            Thinking for legal option on this matter.

            Now i think it was a wrong company i have selected for investment in land.

              I had booked quarter acre n. A. Plot through mrs. Mitchelle of mumbai office on 15th september, 2012this plot is in village kudali project name garv. I paid rs. 2.50 lacs, under unique booking id: b1204885, customer id: c1205145 relationship manager: chandrika at bangalore.

              Thereafter, i paid all the stipulated instalments under the agreement. I paid the last instalment of rs. 1, 20, 833 on 15th september, 2015. The plot was supposed to be ready by this time.

              To my utter surprise, like any other land developer (Like disha direct who is a fraud), i was informed by ms. Chandrika, on 18th may 2016, that the project is delayed and it will be handed over by sept 2017. They will pay interest @ 10% p. A. From the agreed date to the date of possession.

              Now, even the deadline of september 2017 is over and there is apology from the company side that they are still not able to deliver as promised. When i call there offices in mumbai, mitchelle does not come online and chandrika is mostly in a meeting. Even mr. D'souza is in a meeting.

              Now, i wonder whether i would ever get the n. A. Plot as promised?

              I would suggest all prospective buyers to be warned of such unscrupolous companies in real estate sector.

                I have invested in 1 acre n. A. Plot at roha sundew heven in 2010 and i was promised to register the plot in 3 years, i was following till 2016 with them and received only false promises. Investors should be careful while investing with expat properties.

                Expat property directors and not coming out clear with investors and providing correct information.

                Managers working at expats are only sweet talking personnel and they do not have any information to share with investors.
                Hi All

                I also have 2 plots in Sanaya project- which is in Mahad. me and my dad took 1 acre Land in 2009. It been 9 years - i went to their office in March 2018 and asked for refund - they refused doing so . They want us to reinvest in their Goa project which i said no as we dont want further investments- after that we have written lots of mail but no reply.
                Can we go against them in RERA . Shall we all form group and File and register compalint against them

                  Worst people, cheaters and fraudsters expat properties is.
                  I had invested in 2010 and they did not give any status update for last 3.5 years. When i followed up, it took berlyn 40days to find out the status from their "operation team" and the status was "they won't be able to complete the project" and offered me alternate studio apartment in goa.
                  They are cheaters and are like vultures eating on dead meat. People are waiting for their refunds for over 2 years. Their directors hide behind 2 sweet talkers, mr berlyn & mr agnelo.
                  They are running a ponzy scheme and are looting innocent investors of their hard earned money.
                  Mr berlyn can not deny knowing my investment or a single word that i have wriiten here. He is unable to fix asimple meeting with any of his director as if they are pm of india. Cheaters enjoying in dubai on our sweat & blood.

                    Like a number of the gentleman on the forum ; i have a similar experience with the expat group on the wisdom tree project in hennur that is now delayed by almost 3 years. After waiting patiently for more than a year after the initial delay ; i wrote to them requesting a refund of my payments that amounted to over 90% of the flat value. After an initial acknowledgement of my request and a mail stating that they have moved to a "dynamic relationship model to facilitate faster response times"... There was silence for several months. When i contacted their dubai office, the excuses and extension of re payment deadlines began. I had a couple of meetings with ravi & elton (Dillon) as well to no avail. It was always a case of "give us another month or so" but not surprisingly it's now been yet another year and still no progress on any front. And to add to this one of the reasons i received from dillon for the lack of communication was he was away for several weeks in london meeting clients.

                    Delays and hiccups are part of parcel of more than a few projects in bangalore & other parts of india but the sheer miscommunication or lack communication and blatant lies are quite unacceptable. Please let me know if anyone is taking this up legally in bangalore so i could join you in the same

                      The company has been duping all the buyers in a similar manner...I am also struggling since last two years to get the payout from expat. Every commited date just passes by without any output and new date is offered but no payout...going legal is the only option left... aggrieved customers can watsapp me on [protected]...let's go legal and ensure they are taken to task not only in India but also in Dubai... Although they must be used to it as they have duped a large number of buyers but presently with emphasis towards buyers issues, there is hope from legal system...let's all form a group on watsapp and plan further course of action.

                        This is darshan. I have invested 1 acre of agricultural land in expat "utsav" project in mhasala on 26 feb 2014. Every month the ecs was getting deduct from my account from last 4 years on regular basis. Now, only few months are left for the payment to get completed. But, since my father got operated for brain tumour and we had to take loan from someone on interest, i now had decided to cancel my this booking and need refund on urgent basis. I have to repay the loan to that person as interest is already increased and that person is sitting on our head. I am looking for refund on very urgent basis but these expat people giving excuse and want time frame of 6 months and that to they will pay in installments. I don't understand why they are having problem to give our hard earned money back. I am not in a condition to hold that person for sooo long. Kindly arrange for refund asap and full amount in one shot.

                          I had invested in one of their projects, wisdom tree in taloja years back. The behaviour of the sales staff looked very professional and promising till the time of sale.

                          After the project was delayed more than what it had promised, i decided to take back my investment.

                          Now its been more than a year i have been following up, but these # dont even have the courtesy to even pickup the call and give an update.

                          Anybody planning to invest in this company, dont even think once!! Infact you can give reference of people like me who got trapped and is repenting their decesion. They wont have any answer to this.

                            Hi,
                            I had booked 2 properties (Aiswaryam trichy and mangalam thindivanam) from expat group. Due to unexpected financial constraint, i had to cancel the bookings. As per the agreement they should return back the amount deducting the cancellation charges within 3 months from the date of cancellation (Also there is a clause here - subjected to availability of fund). This literally means expat properties will refund as per their wish. It has been almost an year i cancelled the bookings, no refund has come yet. I am following up with expat team, neither they are responding back to my mails.
                            I cannot comment on the legality of the land they are selling but can say they are quite unprofessional while dealing with such cases.

                            I have been sending mails to all the above guys several times, but no response. Finally mr. Ansari told me they would refund in 3 payouts, the first one should be last week of may 2017. No payout received yet. I have been contacting then every week on this, but no response.

                              As per agreement they have mentioned that by cancelling the plot they will refund the money in 90 days but its more than 150 days still they are making excuses in refunding my money.

                                Expat Properties India,

                                Please answer below open questions I have with your company. You have destroyed my hard earned money.

                                1. You sold dove project at tutocorin at price 3.5 lacs per acre around 9 years back. Current market price is around 1.5 to 2 lacs. Why?
                                2. Did you fail to do proper market analysis since after 9 years of investment, price is 40% negative.
                                3. Did you sell land by taking very high premium from investors. Was market price per acre was less around 50 thousands only 9 years back and you charged 3.5 lacs from customers?
                                4. Why any investor should trust Expat Properties when you terribly failed and put your client's investment in 40% negative that too after 9 years of investment.
                                5 Also, you being wrong, you threaten your clients of legal action when they question you.
                                Dear Mr Naik,

                                This is in response to the multiple posts that you are posting about us in various internet forums and that has come to our notice

                                Mr Naik, in our last written communication with you on Jan 13th, 2016 we had requested you once again to kindly take possession of your property. We have still not heard from you on that. Till date we have been looking after security and maintenance of your plot and we have not levied any charges for the same on you.

                                You purchased Dove as a project at 3.5 lacs for 1 acre of NA land inclusive of road area. You purchased this out of your own conviction, there was absolutely no coercion from Expat for you to buy this property.

                                The property has also appreciated significantly from the time you bought this plot with us. Currently, the Government guideline valuation for plots in project Dove is Rs. 340 per sq. mt., more than Rs. 12 lakhs per plot. You can verify the guideline value online on the Tamil Nadu govt’s official portals. We have completed the development of Road access to each individual plot and corner stone demarcation as per our commitment and the project has been ready for hand-over to you for almost 3 years now.

                                You have still not accepted the handover, NOR have you come forward to register your plot in spite of our regular follow ups and reminders.

                                Land as an asset class comes with a long term appreciation horizon and apart from the value adds to the property itself, it also depends on a whole lot of economic drivers that lead to price appreciation. Expat has taken up this project due to its strategic location and future benefits it offers investors keeping in mind the news reports about government plans and industrial initiatives planned in that region. As you can see from the above, the Govt guideline value itself on Dove has appreciated significantly.We have on multiple occasions requested you to register and take possession of the property keeping in mind your interests.

                                As a land investor, you are aware of the factors that causes a price appreciation in a given region and while we present those facts(supported by articles in various publications) to clients at the time of making the investment. Clients are aware that all of those drivers when materialized will lead to a price appreciation.

                                Price appreciation is not in Expat's control nor have we claimed it to be nor has Expat offered you any written guarantees to you of the timelines within which the external developments will materialize.

                                Investors make their buying decision fully aware of this fact and the potential wait involved with this decision. In addition, while we help clients to re-sell their plots, re-sale was never a commitment made by Expat. A re-sale for you is also not possible as you have yet to Legally register the land in your name, which you have not been doing in spite of repeated requests from our end.

                                Therefore I humbly request you to avoid making comments that come across as defamatory and hurt the reputation of our organization. Should this continue we will be left with no other choice but to take a legal recourse. Trust your understanding and cooperation in this matter.

                                Having completed all our commitments, Please know that our organization is not out to cheat you as you seem to claim in your posts.

                                I request you once again to register and take ownership of your plot.
