I had invested in one of their projects, wisdom tree in taloja years back. The behaviour of the sales staff looked very professional and promising till the time of sale.

After the project was delayed more than what it had promised, i decided to take back my investment.

Now its been more than a year i have been following up, but these # dont even have the courtesy to even pickup the call and give an update.

Anybody planning to invest in this company, dont even think once!! Infact you can give reference of people like me who got trapped and is repenting their decesion. They wont have any answer to this.

    Hi,
    I had booked 2 properties (Aiswaryam trichy and mangalam thindivanam) from expat group. Due to unexpected financial constraint, i had to cancel the bookings. As per the agreement they should return back the amount deducting the cancellation charges within 3 months from the date of cancellation (Also there is a clause here - subjected to availability of fund). This literally means expat properties will refund as per their wish. It has been almost an year i cancelled the bookings, no refund has come yet. I am following up with expat team, neither they are responding back to my mails.
    I cannot comment on the legality of the land they are selling but can say they are quite unprofessional while dealing with such cases.

    I have been sending mails to all the above guys several times, but no response. Finally mr. Ansari told me they would refund in 3 payouts, the first one should be last week of may 2017. No payout received yet. I have been contacting then every week on this, but no response.

      As per agreement they have mentioned that by cancelling the plot they will refund the money in 90 days but its more than 150 days still they are making excuses in refunding my money.

      Please don't invest in expat properties they are big fraud

        Expat Properties India,

        Please answer below open questions I have with your company. You have destroyed my hard earned money.

        1. You sold dove project at tutocorin at price 3.5 lacs per acre around 9 years back. Current market price is around 1.5 to 2 lacs. Why?
        2. Did you fail to do proper market analysis since after 9 years of investment, price is 40% negative.
        3. Did you sell land by taking very high premium from investors. Was market price per acre was less around 50 thousands only 9 years back and you charged 3.5 lacs from customers?
        4. Why any investor should trust Expat Properties when you terribly failed and put your client's investment in 40% negative that too after 9 years of investment.
        5 Also, you being wrong, you threaten your clients of legal action when they question you.
        Dear Mr Naik,

        This is in response to the multiple posts that you are posting about us in various internet forums and that has come to our notice

        Mr Naik, in our last written communication with you on Jan 13th, 2016 we had requested you once again to kindly take possession of your property. We have still not heard from you on that. Till date we have been looking after security and maintenance of your plot and we have not levied any charges for the same on you.

        You purchased Dove as a project at 3.5 lacs for 1 acre of NA land inclusive of road area. You purchased this out of your own conviction, there was absolutely no coercion from Expat for you to buy this property.

        The property has also appreciated significantly from the time you bought this plot with us. Currently, the Government guideline valuation for plots in project Dove is Rs. 340 per sq. mt., more than Rs. 12 lakhs per plot. You can verify the guideline value online on the Tamil Nadu govt’s official portals. We have completed the development of Road access to each individual plot and corner stone demarcation as per our commitment and the project has been ready for hand-over to you for almost 3 years now.

        You have still not accepted the handover, NOR have you come forward to register your plot in spite of our regular follow ups and reminders.

        Land as an asset class comes with a long term appreciation horizon and apart from the value adds to the property itself, it also depends on a whole lot of economic drivers that lead to price appreciation. Expat has taken up this project due to its strategic location and future benefits it offers investors keeping in mind the news reports about government plans and industrial initiatives planned in that region. As you can see from the above, the Govt guideline value itself on Dove has appreciated significantly.We have on multiple occasions requested you to register and take possession of the property keeping in mind your interests.

        As a land investor, you are aware of the factors that causes a price appreciation in a given region and while we present those facts(supported by articles in various publications) to clients at the time of making the investment. Clients are aware that all of those drivers when materialized will lead to a price appreciation.

        Price appreciation is not in Expat's control nor have we claimed it to be nor has Expat offered you any written guarantees to you of the timelines within which the external developments will materialize.

        Investors make their buying decision fully aware of this fact and the potential wait involved with this decision. In addition, while we help clients to re-sell their plots, re-sale was never a commitment made by Expat. A re-sale for you is also not possible as you have yet to Legally register the land in your name, which you have not been doing in spite of repeated requests from our end.

        Therefore I humbly request you to avoid making comments that come across as defamatory and hurt the reputation of our organization. Should this continue we will be left with no other choice but to take a legal recourse. Trust your understanding and cooperation in this matter.

        Having completed all our commitments, Please know that our organization is not out to cheat you as you seem to claim in your posts.

        I request you once again to register and take ownership of your plot.

          In india it does not happen at a professional level at all. Its a big fraud happening. Will someone at the top level look into the matters here specially under brylynn from bombay. I am fighting for my refund since august, firstly its only promises, secondly they do not revert back, and now i discover that the ecs deductions done from my account is going to someone else property.
          Its a big fraud company.

          In India it does not happen at a professional level at all. I had invested in their Hiranya Project near Saswad, Pune. I have paid 5, 30, 000/- and in 3 years, I dont see any kind of development happening there. Hence applied for a Refund in April 16. as per the agreement they are supposed to refund after 3 months, which has not happened till now, and to top it now I see that they have a messed up account. The ECS that was deducted from my account has gone to some other property. This clearly shows that no proper records are being maintained, and they do not even revert back to the mails or phone calls, I really have to chase them for updates. Its a big fraud happening. Will someone at the top level look into the matters here specially under Brylynn from Bombay. Prashant from Pune is the person concerned.

            We had invested in expat – (zephyr - dighi) project in 2010 and still we have not got the possession or at least a confirmative deadline for the same.

            Every year you are making false promises and new deadlines, but failing to fulfill it every time.
            We are waiting patiently from last 6 years but nothing is happening in this project, all we can get is a new deadline every year and a false promise for the possession soon. this is really frustrating and unaccepatble.

            I invested my hard earned money in expat with a trust, but now i am feel cheated by you. is this the way you deal with your investors and where is your company ethics and integrity.

            Really now i don’t have any trust in your company at all and i do not trust even a single person in your company.

            (when a loyal investor is making some allegations you really need to consider it seriously!!)

            The company has been duping all the buyers in a similar manner...I am also struggling since last two years to get the payout from expat. Every commited date just passes by without any output and new date is offered but no payout...going legal is the only option left... aggrieved customers can watsapp me on [protected]...let's go legal and ensure they are taken to task not only in India but also in Dubai... Although they must be used to it as they have duped a large number of buyers but presently with emphasis towards buyers issues, there is hope from legal system...let's all form a group on watsapp and plan further course of action.

              Expat properties is bangalore based company having their projects in various states of india. This company is totally fraud company. I had invested in expat properties 1 acre n. A. Plot in project sundew haven-i in roha, maharashtra state during nov. 2010 from qatar for total amount of rs. 13 lacs (In 4 installments) and i was supposed to get possession of the said plot in april 2013 but even after continuously follow up with them till date i am awaiting possession of my plot. Suddenly now on 24/05/2016 their head of customer relations mr. Berlyn d'souza realizes that this sundew haven project is falling under forest zone. Hence they are not in a position to deliver the plots in the same project and alternatively they will allot same 1 acre land in some other undeveloped project for which details are still awaiting.

              I urged all the prospective investors (Especially nri) beware of expat properties while investing in their any project and those who are already invested in any of their project and suffering can whatsapp me on [protected] as we formed a group of investors to fight legally with expat properties.

                I have invested in one project with Expat Properties. I was provided various details, etc to showcase that land will yield higher appreciation in coming times.

                Nothing seem to have worked out and current land price is less than the price I purchased it 7 years back.

                Also, it looks like they have sold land at very high price comparted to market. I'm publishing this thread here to see how many people are facing such issues with this company. I'm planning to take legal actions and preparing ground for it.

                I would recommend that before you buy anything from Expat, make full market research on whatever growth they say and also check for the prices. They can pickup any cutting from newspaper and show it to you as govt plans but actual ground realty could be different.

                I have invested in expat properties called expat GARV and there is no update on the progress. i have been asking for refund of money since last year. After extensive followup I got approx 50% amount so far but there is no response from the company and its employees despite several emails and phone calls.
