Gaursons Realty Pvt. Ltd — Non transparency - frauds | |||||
Hi I have been allotted a flat in Gaur saundaryam on Top floor i.e. 21st floor in Bluebell block on dated 26th Feb2016. I have been forced to get signed off all the agreement documents which are not even justifiable & transparent . Following are the major issues which need to be highlighted & resolved at builder end a). During, i was filling application for booking an apartment at said location "No Common area maintenance charges & power backup charges (fixed charges /month basis ) were declared by the Builder in the booking application form . But when I had been called to sign off agreement documents, I got shocked when I read CAM charges were INR @3.25 per sqft & INR 300/- /KVA per month that cost around INR 8500+ service tax extra per month on each individual. (if i consider only blue bell). That is huge burden upon monthly earning & EMI There is no proper clarification given by the builder's support staff. I had already deposited 10% amount of the flat value under M/s Gaursons reality pvt. ltd., i.e 6 lacs, but when i requested them to cancel my booking as i am not agree with the conditions of this property agreement & i am not able to pay INR8500/- per month, they refused my request to surrender the property under their surrender or cancellation clause with a statement, 15 % of the flat value will be forfeited . Under such circumstances i was forced to get signed off agreement documents. b) Now i applied for Home loan through top most Indian bank i.e. State bank of India on 19th March . I had submitted my all necessary documents to SBI, but during verification, bank representatives rejected my application.I asked them for the reason of rejection . They clarified me that, Gaur soundarya had not t taken any approval for 21st floor, which i have been allocated. (approval is only up to ground+20th floor). I requested them (bank )to advise me alternative solution, & they suggested me, either i have to ask the builder to take necessary approval or shift my apartment on 20th floor (which is not possible ). Now I am totally frustrated just because of this Builder, as there is no transparency in the process & builder terms & conditions before booking . I request M/s Gaursons reality pvt ltd to cancel my allotment without any deduction or change their terms & conditions . I am mentally harassed by the builder as i am suffering with my Job a lot Kindly take strict action against the the Builder under such discrepancies and non transparent in T&C be obliged to get refund my 100% payment through builder . This is very unfortunate if anyone faces this type of problem from the builder. We all spent our hard earnings to buy a home for our self and after that if we face this kind of problem that is very painful for us. But luckily I did not faced such issue with gaursons, i am also living in gaursons since 2 years but fortunate to did not face such problem with my flat.

You are right mr. vats this is unfortunate if someone facing this kind of problem. and we are also living in gaursons and never realized that there is so much problems in the society. even i never heard from anyone residents from our society facing problem apart from small issues and that's are common in every residential locality. we should not spread so much negativity about our own builder. but yes this is very unfortunate for anyone who is facing such problem.
