I have been charged home loan property inspection charge of inr 600 and gst. I do not understand what was the reason behind this. Why bank didn't inform me before charging? Now a days idbi charge unnecessarily without any prior notice. I paid/paying all my emis on time and never defaulted so far. Revert my money into my account else i will take necessary action. This is an example of cheating and fraud on bank's behalf.
IDBI Bank customer support has been notified about the posted complaint.
Same with me. The outcome of this charges is my balance going down and my loan EMI was also affected because of this charges. My loan EMI is linked to my saving account, and I maintain a minimum balance equivalent to my EMI amount. Additionally I was charged with interest for Rs.350/- when my account bal. restored.

Totally unfair.

I have been following with IDBI Grievances offices for explaining what they are doing under property inspection.

Dear Vijay

Based on your reply I feel IDBI bank is doing an ethical transaction and cheating their customers in the name of property inspection.

I definitely need more details from IDBI Bank to know what exactly was done under the your bank's new policy of property inspection.
I want to know if your bank really did a property inspection and incurred some costs for the same which then your bank debited from the customer's account.

I need answers to these questions.

1. Did your bank conduct any siteproperty visits to assess various property risks?
2. Did you get any signature from the customer on the property inspection assessment report when your bank officials visited their property?
3. Did you visit my apartment building and go inside my apartment to inspect any risks to the property?
4. On what date and time did IDBI Bank complete my property inspection?
5. Is the customer responsible to pay for a bank induced transaction which they never asked for?
6. Did you notify your customers well in advance, that you will be taking their money and not provide them any proof of statements or receipts for the money you take in name of property inspection charges?

I expect a large bank like yours to be more transparent with their customers and should be ready provide as much details needed to rule out any impressions of any wrong doings.

They are general in nature & not specific to the issues raised by you .

Ø The property inspection charges are introduced by the bank recently as a part of Banks internal policy. As per the policy, the property inspection to be done once in every 3 years and the inspection charges to be recovered from the customer. The information regarding the property inspection charges are well informed in advance to customers by way of email and SMS, before debiting the inspection charges in their respective accounts.

Ø As a part of policy, the initial inspection charges are debited centrally by CPU for all the existing loan accounts. The subsequent charges will be levied by the respective RACs every 3 years, once the inspection is completed.

Ø The officer / Valuer will be visiting the property once in every 3 years and submitting a report. Subsequently the charges will be debited to customers once in every 3 years

Ø As per the recent policy, subsequent to loan disbursement the property inspection to be done by the RAC once in 3 years and a property visit report to be updated in records/file. If there are any deviations observed in the mortgaged property the same to be taken up for necessary explanation / action.

Ø It is a policy of the bank to inspect the mortgaged property in order to cover various risks.

Ø Since it is a bank induced transaction, Bank is not providing any receipts for the same.

On 01-Jan-2018 an amount of Rs.708.00 was deducted from my account by IDBI Bank. On calling IDBI customer care I was told this amount was property inspection charges against the home loan I have.

I had few questions about this new property inspection process and I have been following with IDBI Bank customer care and Thane RAC via phone calls, emails and online complaint forms for the last 3 months. Till date I have not got any satisfactory replies from any of your banking officials.

Below are the 4 questions about the property inspection process I need answers from IDBI Bank.

1. How does IDBI Bank do property inspection? Do you visit the homebuilding to inspect?
2. Do you prepare any report of property inspection and share with your customer?
3. On what date did IDBI Bank conduct the property inspection of my homebuilding?
4. Does IDBI Bank provide any receipt or statement for the property inspection charges to their customers?

From your email reply it looks like only the IDBI Bank corporate office knows what is being done under the name of "property inspection" and IDBI Bank Corporate Office is the only place to get customer questions answered.

Does this mean the IDBI Bank Thane branch that processed the loan application and disbursed the loan does not know anything about the property inspection process.

Do you know who is conducting the property inspection - IDBI Bank Thane branch or the IDBI Corprate office?

After reading your reply it looks like IDBI Bank has tried to inform their retail loan customers of this property inspection charges via SMS or email.

I never received any SMS or email about this charge and was not aware of it until the amount was deducted from my bank account.

To make sure that I do receive these kinds of information in future, can you please update your records to use email id: [email protected] for Loan account: 117675001147.

Please do send me a confirmation when this update is done on my account.

2. What all property things your people check for?

We have referred the concerns of similar nature ( application of HL property inspection charges) to our corporate centre .
We reproduce here with the reply received from them .

“SRA Product team at Corporate Centre has been receiving queries with respect to property Inspection charges debited to existing customer’s account.

In this regard, this is to clarify that circular regarding introduction of new charges has been issued on 15th November 2017. The intimation for revision in service charges has been sent to the customers vide SMS dated 20th November 2017and Email dated 24th November 2017 for visiting our website www.idbi.com for more details, as per BCSBI norms. The details of revised charges were hosted on Bank’s website also. Once again, communication has been sent to the customers on 21st December 2017 through SMS and Email . Moreover, revision in service charges for retail loans have been displayed on the ATM screen. Please inform the customers that property inspection charges will be levied once in three years as per extant guidelines of the bank.

The charges applied to your account pertains to Property Inspection Charges, which will be levied once in three years .
The charges are debited by the centralized system .
The application of these charges are based on, our circular on Structure of Schedule of Charges for Structured Retail Asset Products Applicable w.e.f. 15th November 2017

I was also charged account id [protected] the same, GST and property inspection charges!!
My account recently debited with 708Rs in addition to regular monthly EMI. On calling IDBI bank they justified it as property verification charges. I took home loan in 2008 and I'm not sure why they are inspecting my property now and to my surpries without my consent! If bank wants to inspect my property for any reason best known to them, they can but why should they charge me for the verification that they are interested in? This is clear case of looting common man. I'm going to file case with consumer forum if I dont get this money back in my account as soon as possible.

I have decided to pull court in this matter.

IDBI bank trying to square up their bad debts that they incurred due to thousands of crores of rupees that they gave to notorious business men, the one like now absconding Vijay Maliya.

We, innocent customers, are bearing the sins made by some other people.

their phone numbers arent working as awell.
I have also been charged INR 600 + 54 + 54 as property inspection charges. Idbi needs to first alert the consumer. They cannot just deduct money from an account like that without any notification or proper consent. Also, the home loan was taken in 2011. So what kind of inspection are they doing now?

All this is to recover money which Vijay Mallya looted from this banks. So now common man who pays tax on time will have to pay vijay mallya's debt.
There is no inspection, still they charged money. When i asked for the report, they mentioned that it can not be shared with us.

    sms charges per quarter

    There is a quarterly deduction for sms per quarter. If india is planning for to digital and the bank is charging members for sms, basically they are taking advantage of the digitization or penalizing their customers for going digital?
    This is one the banks taking advantage but there are more banks penalizing their customers for online transactions....

    I have been charged 708 inr w. R. T hl property inspection charge. (Attached is the screen shot of same).

    I don't understand why this charge has been incurred and what inspection has been made?
    I feel charging anything without informing customer is not ethical. I have been paying all the emies on time and not in to defaulter list.

    Last month i made a payment of 300000 inr towards the part payment.
    I am really not at all happy, after seeing this inspection charge which i feel is unnecessary.

        On 2nd November I had foreclosed some part (INR 2 Lakhs)of housing loan with Account number [protected] with Cheque number 215880 drawn on ICICI Bank, Pune. The amount is shown as received but by EMI had not been reduced as requested. For the last 2 months, I have been talking to Mr Shiv Kumar Behra and Mr Amaresh saha of Parkstreet Branch but these gentlemen had not done anything based on my request. Every moment I hear from them that it will be done but there is no change.

        Is this how your bank works or is this way you behave with your customer

            mobile banking.!!! this user id is disabled!!!

There was no message to my registered mobile no. On 21.10.2017 when i gave a cheque to their chullickal branch i came to know that an amount was withdrawn on 19.12.17.               I harsha hiren visaria an accountholder of idbi bank. I had given shares of mukand limited for dematerialisation on 18th november 2017. But till date the bank hasn't send it to the registrar and when we call in the bank they do not attend the call, the bank is saying they have send it but when i call to the registrar they haven't received any shares from idbi bank. This is heights of carelessness on part of the bank. Please look into the matter and take some corrective measures as soon as possible.

                    I had made the investment in the idbi bank in deep discount bond. The policy was that after the investment of 5’300 in 1996
                    I would get a matured sum of rs 10’000/- in the year 2000 on 1st of august., sum of rs :- 25’000/- in the year 2006 on 1st december., sum of rs:- 50’000/- in the year 2011 on 1st september., sum of rs :- 1’00’000/- in the year 2016 on 1st june., sum of rs : — 2’00’000/- in the year 2021 on 1st april.
                    However the company scrapped the policy on 1st august 2000 & they did not send any intimation at my address. A friend on 12th may 2008

                    Request you to advise the bank to at least give me the interest on my money which was with them till may 2008.

                      I Did a atm transaction from IDBI ATM of Rs. 12000 but from ATM machine I received only Rs.10500 from ATM cash. The money that i received in a form that there were five Rs. 2000 notes and one Rs. 500 note which was in middle of the Rs. 2000 note . I Requested to the IDBI Branch for refund and booked online complaints as well but only I got is idbi telling to wait 7 days even if it is urgent wait 7 days

                            There was no intimation for deduction of 5.90/- each on my imps and on neft transfer on 1st and 2nd december 2017;

                            Idbi bank had not intimated changes in nefta nd imps transaction cost via letter ro email to me.

                            This is wrong and therefore i am reporting this matter to banking ombudsman.

                            Id bi is example of inethical banking and this bank should be closed very soon for cheating people of india.

                                I want to close my home loan account.
                                So i have issued cheque for prepayment on 17/8/2017 but never credited on my account so i suspect somebody misused the amount. Because i have called customer service and drop email no proper response for this issue.

                                10/10/2017 got statement and was shocked until now the amount never credited. I have called and ask the customer service but no proper response.

                                11/10/2017 the amount was credited my account but still now the never do the proper reversal of all interest.

                                Very very bad customer service.

                                simply IDBI says resolved. I could see lot of people struggling with IDBI and lot of issue raised in past few days.

                                even my issue is not fully resolved and always keep on sending emails but not properly response and worst service .

                                Management should be directly involved and rectify the issue's otherwise will critical issue on business. because top management never see on ground level ...pls try to rectify the issue's

                                so RBI should react on these kind of issue's so that bank will change otherwise customer always impact
                                I have highlighted customer service is doing wrong and suspect they might be misusing the funds. Issue should be highlight to management team.

                                So that in future it will not happened this kind of issue.
