BACKGROUD HISTORY :
 Dec’ 2010, booked 1 Bedroom Furnished Prelaunch Villa inPARADISE SKI RESORT-II, PORT BLAIR by Infratech Real Estate Pvt Ltd, Nagpur through a representative agent of Infratech, Pune office (on advice of my friend Dr. Mihir Suryavanshi who visited Port Blair as he also booked one for himself with 12.25 lacs : 6 lacs as cash), Amount Paid for Booking : 1 lac, within a month another 5 lacs TOTAL : 6 lacs, Possession in 4 years- Dec’ 2014 (CV : 35 lacs).

 May’ 2011 paid another 6.25 lacs, TOTAL: 12.25 lacs.

 Jun’ 2011, booked another 1 Bedroom Furnished Prelaunch Villa in ORCHID SPA HOMES, HAVELOCK Infratech Real Estate Pvt Ltd, Nagpur through same agent, booking amount: 5 lacs, TOTAL : 17.25 lacs. Possession in 18 months- Dec’ 2012 (CV : 33 lacs).

 Till Dec’ 2012, no payment asked by the Developer, as no Government approvals taken for both the projects by Developer.

 Dec’ 2012, paid another 4.35 lacs (no payment receipt provided, even after several reminders), TOTAL : 21.60 lacs, Infratech Pune office closed, open in Mumbai (Bandup).

 Feb’ 2013 Dr. Mihir’s 12.25 lacs, due to financial issue transfer full amount to my Havelock villa (no transfer details provided, even after several reminders). Developer stop booking for PARADISE SKI RESORT-II, PORT BLAIR project, I decided to transfer all Port Blair funds to Havelock project, TOTAL: 33.85 lacs.

ISSUES :

 Developer starting paying ROI on 33 lacs (after TDS) at 10 % per annum from Sep’ 2013. Each month have to remind several times to deposit the ROI. (Previous 6 ROIs : Mar-Aug’2013 pending not paid till date, excess amount of 85, 000 INR not willing to pay back).

 Till date no ground work started at Havelock or Port Blair, still government approvals pending.

 Developer has illegal cut trees in plot area (heard from other investors).

 Few investors backed out, developers did not pay back full amount.

 Until 2014, Infratech Real Estate website have both the projects displayed - PARADISE SKI RESORT-II, PORT BLAIR & ORCHID SPA HOMES, HAVELOCK. Now none of these projects can be seen.

 Developers no ready to do any kind of agreement.

 Not providing TAN / TDS certificate for my IT filling.

 Not providing actual site photographs / any development done. Some investor were taken for site with air travel, accommodation & food free of cost, these investors never bought any unit. Till date no site visit provided to me only “words”.

 No direct contact with Infratech (only through agents), no response to telephone calls / SMS / emails.

 Last ROI paid in Nov’ 2015.

 Builder is willing to move the total amount paid to some other of his projects in Nagpur / Andaman & Nicobar.

 In month of Aug’ 2016, meet Mr. Vijay Shelke & his team in Nagpur. Mr. Vijay Shelke promise all dues to be paid within 2 weeks, till now nothing has been paid.
