Nestaway.com — Notice Period charges

I'm a tenant for Nestaway.com. I applied for a move-out on October 9, 2020. I've two concerns here:
1. The current valid agreement states that the agreement can be terminated by either party with an advanced notice period of 10 days. Also, the agreement states that no modification of any provision of the agreement is effective without mutual consent. But Nestaway is asking a notice period of 45 days. Why is the agreement not considered here? The agreement loses its sanctity here since it's not being followed.
2. As per 45-day notice period, the date is 23 Nov 2020. I want to prepone it to 28th October. As per Nestaway, "if preponing reduces your notice period to less than 10 days, deductions will be applicable as per policy". But here I am not violating the terms but Nestaway is stating the notice period breach charge of Rs. 10897. I demand immediate resolution of this problem.
