Am writing this email to you regarding the unprofessional and obscene behavior of the lawyer (Mr. B. L. Garg ph [protected]) hired and provided by omaxe for facilitating the agreement execution with the sub-registrar.
I & my father have recently booked two plots (Ocf/a/17 and ocf/a/18) in your omaxe city project in sector 97, faridabad, haryana. We have been making the expected payments as per the agreed schedule, and went to the faridabad district court in sector 12 as per the information from omaxe office for agreement execution.
The following incidents with your hired lawyer have only made the entire process a horrible ordeal to say the least-
1. We were asked to be at the district court by 10am. Once we reached on time, there the lawyer made us wait for at least 1 hour and handled all other buyers. We kept patience hoping it would get fine with time. Got our call after almost 1.5 hours of waiting while watching everyone else getting their job done. It should be noted that the lawyer told us rudely to wait and sit down when we asked him only once after about 30 minutes.

2. When it was our turn, the lawyer called the wrong name (My father's name) for the wrong agreement (Agreement in my name), and the court personnel took the picture. This was completely the lawyers fault and he was not willing to agree. We finally had to resort to make the agreement as a "signed through applicant's father". This was also suggested by the good mr manoj gupta who was representing omaxe builders; and not by mr garg, who's job this really should be. We are still hoping that this is legally okay and not going to cause any problems later.

3.in the end he did not bother to give us our receipt, and threw it, which we had to collect from the dustbin on the floor. On top of it all, he was extremely rude and unprofessional, and hurled abuses to us when we asked him to be polite and do things properly, considering we were paying him a lawyer fees of rs 3500 for each agreement. Mr garg continued hurling obscene abuses at me and my father and then went on to threaten us with dire consequences pointing at the police officers present in the court room no 10.
He went on to blame us for a driving challan he was given by the traffic police on some random day because we had tried calling him on his mobile to clarify a doubt. How is any of this really our fault in any ways? And is this really the kind of behavior an omaxe client should expect?

This was an extreme surprise and shock to us as customers hoping to get a step by step guide from omaxe. Our experience with omaxe has been decent so far, however this experience with the lawyer arranged by omaxe has been pathetic and rubbish to the least. We are hoping that you take some action against mr. Garg. We surely will not want to deal with this person in the future for registration etc.
I have brought this up with the omaxe representatives who helped us with the booking and was told that this is not the first time there are complaints about mr. Garg.

Experiences like these only dent the good image of omaxe builders and you should know surely word gets passed around. I would be pleased (And surprised!) to get a call back from omaxe to discuss this in further detail.

1. Despite my personal call with chandigarh facility team the terrace of 246j is not yet cleaned by them. As a result the water seepage is affecting the walls in my flat.
2. The water tanks of ground and 1st floor are leaking continuously and due to this the water is logged on the terrace and slowly distorting the walls inside...

Dear team,
I am a resident of #278d second floor, omaxe phase 1, new chandigarh - 140901. My name is raina jain verma. Recently, i had an argument with my house help (Name - soni) on 9th january, 2020 after which she stopped coming to work without any information. Also, her husband misguided me when i called to ask about her.
2 days later, on 12th january 2020 she and her husband reached at our house (278d second floor) and started shouting, threatening and abusing us for not giving pay of 5 days... She worked for me in january. Upon knowing that ai was alone, her husband threatened to cause harm to us and the house.
He harassed us by also calling from unknown number. This is a threat that can loom only any member living in the society. Thus i request you to cancel soni's admission pass to the society and see to it that both she and her husband are not given access into the premises.
This can otherwise lead to serious consequences. Also i have reported a complaint against this in the mullanpur thaana where it is still pending.

1. With due regards want to submit that i had booked a flat at 100 percent cash down payment {property ref no crc 521} in aug 2018 with the verbal promise by crm mr tarun nayyar that the same would be ready for possession by dec 2018. From dec 2018 till date i have approached your officials to speed up the balance construction and i was always assured that next two months the possession letter would be issued but no letter / intimation recd...

We booked a shop in omaxe world street by giving 1 lakh rupees we thought we have enough time to think about if we want tu buy the shop aur not but after sometime about 6 months after we changed our mind of buying a shop there so we asked for our money back but your employee refused to give the money back now tell me what to do 1lakh rupees is not a small amount for a middle class person and your employee just refused to give it back please take a prompt and fast action otherwise it will good for both o[censored]s

Dear team,

I am a resident of omaxe plam green society (Bpa-301), sector mu, greater noida. I am sorry to write it to you, but it is extremely poor service that your team are providing for omaxe palm green society.
We (Myself and my neighbour) tried to explain the problems to the maintenance office in society several time but there is no response or action from their side.
Below are some of the major issues for which we need immediate assistance. Can you please look in to these seriously?

• guards strike : from last few days whole security team is on strike (We don’t know the reason as its beyond our scope). Now a days situation is like stranger can come to society any time without any interdict.
Who will be responsible if any loss happen to any resident during this time?
Open water hole : in basement parking many of the drain hole are in damage condition, several iron case are damaged, mainly at car parking enterance. It dangerous while going in basement to park or cars.
• frequent power supply disruption : that’s too without prior notice/information. I personally face this issue, like maintenance team has disconnected power supply of my flat, while my family member asked them the reason they stated the pending bills. But all of my bills are paid up to date. I personally went to maintenance office and asked about pending bill, they were unable to provide the any details about pending bill.
I wrote several email as well asking about pending payment if any to estate manager and team but no one responded over that.
See we are paying you high maintenance charge for these services which we are not getting? Can anyone seriously look in to these issues and resolve?

Hello sir,
I'm amandeep singh lives in omaxe city 2 plot (Villa) number 452. I have complain regarding your maintenance staff. Actually i'm facing some issues in our house like toilet flush is not working, water falls continuously from wall, mosquito net door etc... I complained so many times to your workers and also visit to your city office but they are not taking my complaint seriously and not listening my issues since 3 or more than 3 months. I am very happy in this community and look forward to remaining here on good terms. So sir i request you to solve my problem soon and could you please respond in writing to this letter within seven days to confirm what action you will be taking.

I am to inform that

1) i entered into a land pooling agreement vide registered vasika no. 1066 dated 27/06/2014 with m/s omaxe chandigarh extension developer (P) ltd in respect of my agricultural land falling within the proposed project area of the company situated at village rani majra, sub tehsil majri, tehsil kharar, district sas nagar, punjab. I pooled my land measuring 2 kanal 0 marle.in fulfillment of the commitment i was allotted residential plot measuring 300 sq yards. Details of plot being plot no. 472 b area 305.48 sq yards.

2) on 17/04/2017 the company demanded rs. 453563/- being cost of additional land and various other amenities which i paid by cheque no. 116797 dated 10/05/2017 for rs. 453563/-

3) on reconciliation of account on 11/7/2018 it was detected that amount due against me was rs 4653563.69 and i had paid 4716705.94 that is an excess amount of rs 63142.25.

4) since 11th july 2018 i have visited many times only to be told that the case is pending for want of approvals. I don’t understand why the approvals are not coming.

5) i may bring to the notice of the authorities that i am from rani majra village and a practicing mbbs doctor, practicing in the area for the past forty years. I have been most cooperative with the omaxe company. I gave this land when the company needed it most as it was located in strategic location and was needed for the progress of the project. Not only did i give my land i persuaded my cousin who is in usa to give the land. Almost half a dozen farmers in the vicinity also followed us. These facts can be verified from mr. Sarav mitter 51940611. I have property in itc bearing id ittc/133 where all my payments have been uptodate.

6) rs 63142.25 is a very small amount for a mega company like yours and i would sincerely wish that this does not strain our relationship.

I would like to inform to you, union and office bearers also and wants to bring some informations in your notice regarding the behaviour of D Block security guard Mr pale ram. The points are following..
1 Mr pale ram is nonsense and arrogant type person.
2. He misbehaved and foughting with Mrs Bharati Kedarta unnecessarily many times . Villa No 1731 D Block .
3. He always teasing and harassing. He showing finger always and being a lady I am feeling unsafe and insecure here.
4. Mr pale ram is a chain smoker drinker and splitting here and there.
5. He passing urine everytime side wall of Villa 1731 and between street.
6. He always sitting with strangers and unknown persons and gossiping with them. It looks very occuward.
7. He used to sleep day time in security post as he is sleeping at home.
8. He doesn't know how to behave with females.
9. He behaved in post as he is ring leader or boss not bothering about Villas owners he is not doing his duty and he is coming here only time pass and troubles others.
10. Villa No 1730. 32 and 1735 giving him support and protecting him. We don't know what is going here.
11 . Regarding this we filed complaint against him but manager Pramod Gautam and security in charge mr Anuj Yadav saving him and not changing or replacing him from D Block.
We made many times complaints and telephonically informed to manager but they are keeping quiet and not replacing him. We don't know why they are giving him this much importance.
12. It may be possible he gives secret informations to outsiders and given to them loop pole of villa's owners.
13. Villa No 1730 and 1735 making politics and using this pale ram for their personal work and activities.

13. We know that he talks badly about the villa's owners here and there and playing a dirty game here.
14. We want to know that he is fit for discharging security duty properly.

It is very ashamed matter that after filing of written complaint against security guard, you are failure change to this arrogant security guard Mr pale ram from D Block of OMEX city Sonipat . Now we are going to file complaint in police station and women commission against OMEX Team. Manager of omexe Sonipat and Mr Anuj Yadav security officer of OMEX Sonipat. Personally Mr pale ram also.
This is not a mockery what you people are doing with us. Mr pale ram fought with my wife Mrs Barathi kedarta, HOD CAD/CAM, who is central gazetted officer and he is showing to her finger every time and if she is not feeling secure and safe here then what is duty of you people are delivering . Some people are playing here dirty politics and may be in favouring of pale ram because he is doing work for them as a personal servant and sitting maximum time with them. and you are also part of that. So now matter is reached in very critical stage for us, so for that we have take some strong steps against OMEX Sonipat office bearers.
Yesterday some person called to my wife and told this arrogant security guard Mr pale ram already has been replaced but we seen today he is again posted in D Block. That is mental and physical torture.
Further we want make it clear that we are not going to deposit any maintenance. If you are not providing good service to us so for that why we have deposit maintainance money.
This is an urgent issue so we are going to file public litigation in court and above said persons become a party. This is matter of women security. We will bring this matter in the notice of Prime Minister, women welfare minister and also law minister of India. We further will give this matter to electronic and social media that how much OMEX city is sincere and secure for women safety and security issues and what action you people takes after filed strong complaints. I think You are taking this matter lightly and not bothering about our grievances. That is really surprised for us. Now matter is over and rest the case. This is last reminder for you either you have to change this security post and guard from our Villa front side or ready to face the legal notice.

This is Mrs.Barathi Kedarta, from Villa no 1731, Block D, Omaxe city, Sonipat, regret to inform you that here In Block D, security Sh.Palayaram, is troubling me every time. I am working in a central Gov org as a Senior Officer, having twin babies of 8 months only .So to care my babies I do come home for lunch hour also. Mr.Palayaram is harassing me unnecessarily very badly .Being an only working women from Block D, I feel unsafe uncomfortable and everytime mental torture. Also he keeps smoking and spliting n urinating and making aside of our villa untidy .Also he is sitting always with unknown persons under tree whole day and commenting abusing me at me everytime. Sh.Palayaram is working as a helper for one or two residents in Block -D. So, they want to keep him here permanently. I complained about this to Manager Omaxe city, Sonepat. He committed that he will replace him. Last time also i complained. But till date they have not taken action. Something wrong is going with Security Palayarem. I dont understand why Security Incharge is not replacing Sh.Palayaram. I do not understand why Security Officer is favouring Palayaram. Why Manager is fearing to solve our issues. When my problem is not solved by Omaxe Admin, Sonipat, I have come to this level. If still my problem is not getting solved, finally I will go to women commission. Security means providing security for the residents. But, Block D Securtiy Mr.Palayaram is harassing me. I feel again and again very bad of him. One more issue is, We dont want secuity box infront of our home, to avoid gathering unknown persons with security. Please shift this Security pole to somewhere.Because am feeling unsafe and uncomfort. Sir It is my deep request please replace Mr.Palayaram and also shift security pole . Enough suffered. It is very painful to say that D Block of OMEX city Sonipat totally neglected area and no body listion or bothering about our grievances and complaints. This is not our duty we have put complaint every time for small small work. The few issues are following which is must solve on priority basis.
1. D Block security Mr Pale Ram not a good person. He badly fought with my wife. She is central gazetted officer but Mr Pale Ram showing to her finger every time. We can file case or direct FIR against this nonsense security guard. Before that I want solution from your side. Regarding this she called twice manager of OMEX Mr. Pramod Gautam. But after filed complaint no action has been Taken from that side. I heard security officer Mr Anuj Yadav is saving him or he doesn't want to change him. Because Mr pale ram playing bad politics here and some other persons protecting him and Mr Anuj Yadav seems to applying same mind .this is very painful. Manager also didn't taken any action against him. We want immediate remove him from D block without any delaying. Because his role is nill as a security guard. He always sitting in one place. Smoking continuassly urinate in front of villa, sipliting here and there and he slept day time without tension as he is sleeping at home. Some person wants him as personal servant or security guard. I would like to ask one question we all are paying same maintenance charge or they
Are paying more . Security guard is for all not for personal villa's. Why they required only pale Ram here . Why some persons showing keen interest at him . Instead of that we want descent sincere and good person as a security guard. Who is he we have no issues and don't bother but we don't want pale Ram as a security guard in D Block.

2. Gabrage person comes for collecting gabrage after two days or twice a week. We are paying maintinace charges continue after that why you people not provide service up to date.
3. We want remove security post from in front of Villa 1730 and 1731 every time unknown persons are sitting there and so for that we feel very occuard and unsafe to go outside and some other work . So please keep this security post some other empty place not in front villa's.
4. Electercity box Dore is opened last ten days. Nobody close this. Regarding that I told manager Mr Pramod. But still this Dore is same position. Due to heat if may be current pass or may be it spark after that who is responsible for that. Our vehicle parked there. Kids roaming here and there and playing in front of that open Electercity mitter board. Photo is attached with an email. How dangerous it is we can't imagine. Please strict the workers and employees. They should have obliged the duty and responsibility.
We do hope that you will take appropirate action and resolves the problems soon. In front of villa 1731 there are more grass, no body removing this and no clener comes to remove this huge grass in front of villa. May be snakes and other poisions insects can enter into Villa. So it is therefore we want some strong action and solutions from your end.

We bought a flat in faridabad omaxe tulip tower.at the time of agreement the builder assured us for a open car parking and another covered car parking space.but after some days he refused to provide open car parking due to non availablity.

the commitment is not fulfilled by them even after all the payment.it seems they have no care for consumer.

Dog bites in omaxe heights, sec 86 has become a regular affair. Please do the needful to get rid of these stray dogs. Day by day they are increasing in numbers which is alarming. Keeping in mind the safety of kids and senior citizens as they become helpless when attacked by dogs, immediate action must be taken. Its heart breaking to see the little children going through this trauma. The dogs should be shifted safely to dog shelters.

I have purchased vill no. 447 at omaxe city-ii at indore mp. My vill is registered and possession had taken in 2012. But water fittings and sanitary fittings have not provided till date.
I have contacted with site engineer at omaxe city-ii indore mr gopal. But mr gopal has not given any response.
Please provide the water fittings and sanitary immediately. Otherwise legal action will be taken.

This is also mentioned at site register. There is no pending outstanding bill on me. I have done full payment of vill no. 447 at omaxe city-ii at indore

Now i want to provide bathroom and sanitary fittings immedaiately

I am deepak arora resident of omaxe heights society sector 86 complaining for dogs in the society. Daily dog biting is there in the society. I also has been attacked by a black dog. This black dog has attacked and bite many other senior residents and small children. Please do need full action to get rid of stray dogs especially this black dog from the society. This dog is usually found near millenium tower or society club. Please take action. Deepak millenium tower omaxe heights sec.86

This is to bring i'm your detail that we have been facing this problem from past 2 months n no action for repair of leakage pipe has been taken despite of numerous and uncountable complaints already done to authorities here... Project manager, or whatever they say... If omaxe can intervene and do something in this regard... Or this is the facility or comfort omaxe is providing to its residents... That the authority they have appointed hardly listen to public and behave as wholly silly here... They give a deaf ear to our complaints and dont even give a # about it...
