I have booked 02Bhk flat in 2015 with Pareena infrastructure. In 2018 paid full amount still possession is awaited in 2021. Also project yet not completed and pendency is more than 30%.
No Road Connectivity
No Water Supply
No Electricity Supply
No Sewer Connection
Flat condition is partially completed.

Also builder raised one more Extra demand of almost 11% cost of flat as possession charges. However possession still not ready. Even charging interest rate on higher than market rate if any delay in payment, while delay happened as builder not able to provide any supported document.and if any delay happened you have to pay interest to builder. They are completely fraud.

    I have booked 3BHK (1770 sq ft) flat in pareena express heights dwarka expressway sector 99 gurugram, in 2012 and paid 50% at the time of booking, I choose PLP plan.
    till now no possession.
    no satisfactory reply from builder also.

    construction already delayed.Can I get refund from builder if i return the flat.

      Pareena infrastructure launched coban residences, sector 99a in july 2013, and we purchased a 3 bhk flat. Delivery was in 4 years, with delays expected in 2018. From the planned 7 towers, only 4 have some work done - external structure only. www.Pareena.in has the photos.

      There is absolutely no work on tower 4 which in we had booked a flat and the company person said it may be possibly built in phase 2- with no date of construction provided. The company has decided on its own to delay construction for some towers. From the total cost of 1.26 cr, they have demanded 35l to date (28%) that was paid in 2014. I cannot wait for pareena to deliver this flat in the next few years and would like a full refund of the money invested. There is no sign of any construction starting on tower 4 and it is not fair on me, hard earned money wasted and stuck like this. Just the interest in 5 years is about 15l.

        I booked 2 bhk+study in paternal sector 68 gurugaon. Builder has cheated us up-to now estimated project cost was 60to 63 lace which builder changed to 1cr and 3lacs. Further builder has no registered gpa and my hdfc bank is not dispersing demand. Since 2 yrs ian hearing from them they will give. Nothing so far and i have paid 17 lace by now. I am going to file case against them.

          I have purchased a flat in laxmi apartment by m/s pareena infrastructures in 2017 and as per the payment terms mentioned in the form & bba it is clearly mentioned that i need to submit 20% payment at the time of allotment and rest of the payment needs to be paid in 06 equal installments in 03 years but after the allotment pareena infrastructures demanding 37.5% extra payment apart from 25%. I have written to them but the crm & crm head stick to the same and asking about the interim payment out of term else they will cancel my allotment. I personally met with them but no fruitful as they modified the payment as per their convenient only.

          They issued 2 reminder letter to me and asking the payment with interest which is not justified at all as in bba they have signed the payment terms inspite of that they asking the payment and breaching the payment terms mentioned in the form & bba.

            परीना द्वारा परीना मिकासा प्रोजेक्ट्स के फ्लेट्स बुक करने के लिए "प्रापर्टी -जंक्शन " को अधिकृत रूप से नियुक्त किया गया था .

            1. प्रापर्टी जंक्शन के प्रतिनिधि श्री अजय जादौन मोबाइल नंबर [protected] के द्वारा मुझसे 1050 वर्ग फीट के फ्लेट के लिए 5.00 लाख की राशि अग्रिम के रूप में जमा करवाई गई थी . उक्त बुकिंग माह जून 2014 में कराई गई थी .

            2. बुकिंग के समय 1050 वर्ग फीट के फ्लेट की सकल कीमत ( gross value ) 62.27 लाख बताई जाकर इसका एक वर्गीकृत चार्ट दिया गया था .

            3. उक्त बुकिंग की राशि जमा होने के बाद इसमें परिवर्तन किया जाकर, 1245 वर्ग फीट का फ्लेट बताकर, सकल राशि ( gross value ) बढाकर 81.27 लाख का चार्ट सौंपा गया . इस प्रकार फ्लेट के मूल्य में 19.00 लाख की वृद्धि कर दी गई . जो पूर्व में बताई गई सकल
            राशि का 30.51 % बढ़कर है .

            4. प्रोजेक्ट वर्क दीपावली 2014 तक शुरू होना बतलाया गया था .

            5. अग्रिम राशि की दूसरी किश्त, बढ़े हुए सकल मूल्य 81.27 लाख के आधार पर, 8.92 लाख और जमा करवा ली गई थी .

            6. प्रोजेक्ट वर्क दीपावली 2015 तक शुरू नहीं हुआ था .

            7. हमारे द्वारा दूसरी किश्त 8.92 लाख को मिलाकर कुल अग्रिम के रूप में राशि 13.92 लाख जमा कराये जा चूके हैं .

            8. प्रोजेक्ट की पूर्व सकल राशि 62.27 लाख थी, जो वर्तमान में बढकर 81.27 लाख होने से हमरी क्रय शक्ति के बाहर जा चुकी है . हम मध्यम वर्गीय सर्विस क्लास लोग है, जो इसे बढ़ी हुई कीमत पर क्रय नहीं कर सकते हैं . इसे हम खरीदने में पूर्णतया असमर्थ हैं .

            9. दिनांक 20 फरवरी 2016 को इस आशय का हमने आपको एक ईमेल भी भेज दिया था . जिसमें इस बात की प्रत्यक्ष सुचना दी गई थी कि हम बुक किया हुआ फ्लेट खरीदने में असमर्थ हैं .

            10. आपके द्वारा इस इमेल का कोई लिखित प्रत्युत्तर नहीं भेजा गया .

            11. इस मेल के बाद आपसे फोन से सम्पर्क हुआ था जिस आधार पर हमने फोन पर यही बतलाया था की हम इस बुक फ्लेट को खरीदने में असमर्थ हैं तथा बाद में आपसे प्रत्यक्ष मुलाक़ात पर भी यही चर्चा हुई .

            अंततः यह कि हम इस फ्लेट के खरीदने हेतु किसी भी अन्य अग्रिम भुगतान को करने में असमर्थ हैं . कृपया आप हमारी अग्रिम जमा राशि 13.92 लाख का अविलम्ब भुगतान करने का कष्ट करें.

            We booked an apartment in Laxmi Apartments of Pareena Infrastructure, got allotted in Oct' 2017. This affordable Housing project commenced in 2015 and would have been delivered in Noc' 2019.
            We paid full amount value of apartment in Nov'18, we get offer of possession from builder on 20th Jul'21 with illegitimate demand of 2.15 lakh. While the condition of project is still pathetic.
            No facility of road connectivity, no water facility, no electricity, no daily need shop for household.
            No facility of 2nd lift for most of the apartments.
            The said project is around one and half years delayed and we deserve the compensation for delayed possession. But builder denying for the same rather it demands illegitimate demands from the buyers itself.

              I am a resident of bangalore and had booked a 2bhk flat in a project being developed in sec-68 gurgaon by the developer m/s pareena infrastructure pvt ltd c7-a, 2nd floor, omaxe city centre, sector-49, sohna road, gurgaon haryana 122018. the total price communicated by the developer for the said flat was in the range of ₹55, 00, 000 to ₹60, 00, 000 (all inclusive) which was agreed by me. i paid a booking amount of ₹5, 00, 000 (rs. five lakhs). i was issued a receipt for the money and was told that the papers related to property will be given later.
              The developer further asked me to pay another instalment and the same was paid by me and i was issued a receipt for the same. the price on enquiry during the same time was again communicated the same that is in the range of ₹55, 00, 000 to ₹60, 00, 000 (all inclusive).
              For next one year no communication regarding the construction of the flat was communicated.in july 2015 i was asked to send another demand along with a blank application to sign; with an assurance that the same will be filled subsequently. i signed the blank application form and paid the aforesaid amount on the reassurance that the cost of the flat shall remain between ₹55, 00, 000 to ₹60, 00, 000 (all inclusive).
              However in the third week of august 2015 i was sent a builder-buyer agreement to sign, wherein the price of the flat was mentioned as ₹83, 85, 367. shocked by the abrupt increase of ₹25, 00, 000 without any prior intimation, communication or acceptance from my side and sending of the builder buyer agreement to sign i immediately approached the developer and communicated to them that i was not at all interested in the purchase of the said flat on the enhanced amount and asked them to refund the money already received by them immediately. but they forced me to sign the agreement, according to the broker i will not be able to sell the project unless i have unit number and in order to get the unit number i have to sign the agreement.
              Since then i have been writing to the developer constantly that i am not interested in the purchase of this flat on the fraudulently enhanced price and requesting them to refund my amount already paid to him. but i regret to say that nothing has been communicated to me till date in this respect.
              Moreover we have learned from the website of haryana department of town and country planning that the no license had been issued to the developer for the construction of flat till[protected] whereas he had already collected a sum of ₹11, 82, 571 (rs eleven lakhs eighty thousand five hundred seventy one) for the flat for which they had no license to construct. which itself is indicative of the developer's intentions.
              They have already harassed me very much, inflicting enormous amount of mental agony and financial loss to me and my family. i request you sir to kindly help me to get refund of my hard earned money paid to the developer amounting to ₹14, 01, 571 (rs. fourteen lakhs one thousand five hundred and seventy one) and take strict action against the developer for the fraudulent practices adopted by him.

                I am a resident of gurgaon and had booked a 2bhk flat in a project being developed in sec-68 gurgaon by the developer m/s pareena infrastructure pvt ltd c7-a, 2nd floor, omaxe city centre, sector-49, sohna road, gurgaon haryana 122018.
                The total price communicated by the developer for the said flat was in the range of ₹55, 00, 000 to ₹60, 00, 000 (All inclusive) which was agreed by me. I paid a booking amount of ₹5, 00, 000 (Rs. Five lakhs) on 30th january 2014 vide cheque number 152829 drawn on icici bank. I was issued a receipt for the money and was told that the papers related to property will be given later.
                In the coming month i. E may 2014, the developer further asked me to pay another instalment of ₹707468 (Rs. Seven lakh seven thousand four hundred sixty eight). The same was paid by me on 16th may 2014 vide cheque number 979096 drawn on icici bank for which i was issued a receipt for the same. The price on enquiry during the same time was again communicated the same that is in the range of ₹55, 00, 000 to ₹60, 00, 000 (All inclusive).
                For next one year no communication regarding the construction of the flat was communicated.In may 2015 i was asked to send another sum of ₹3, 27, 741 (Three lakh twenty seven thousand seven hundred and forty one). I paid the aforesaid amount of ₹3, 27, 741 (Three lakh twenty seven thousand seven hundred and forty one) on 31st may 2015 vide cheque number 979103 drawn on icici bank on the reassurance that the cost of the flat shall remain between ₹55, 00, 000 to ₹60, 00, 000 (All inclusive).
                However in the third week of august 2015 i was sent a builder-buyer agreement to sign, wherein the price of the flat was mentioned as ₹84, 04, 042 (Eighty four lakh four thousand forty two only). Shocked by the abrupt increase of ₹25, 00, 000 without any prior intimation, communication or acceptance from my side and sending of the builder buyer agreement to sign i immediately approached the developer and communicated to them that i was not at all interested in the purchase of the said flat on the enhanced amount and asked them to refund the money already received by them immediately.

                We have got another demand letter without even starting excavation of our tower and bba has not been signed yet.
                Moreover we have learned from the website of haryana department of town and country planning that the no license had been issued to the developer for the construction of flat till[protected] whereas he had already collected a sum of ₹12, 07, 468 (Rs. Twelve thousand seven thousand four hundred sixty eight only) for the flat for which they had no license to construct. Which itself is indicative of the developer's intentions.
                They have already harassed me very much, inflicting enormous amount of mental agony and financial loss to me and my family. I request you sir to kindly help me to get refund of my hard earned money paid to the developer amounting to ₹15, 35, 209 (Rs. Fifteen lakhs thirty five thousand two hundred nine only) and take strict action against the developer for the fraudulent practices adopted by him.

                  I have booked a flat in pareena project names was micasa location sec 68 Gurgaon, company is based out in Gurgaon, I have booked the flat in prelaunch time the brokertotal property solution gave me the price of Rs 5380 /sqft and tell me that size would be around 1000Sqft to 1050 Sqft and take the amount of Rs 500000 and after some time company demand Rs 670000 for complete 20% of the payment, company delayed this project this project was supposed to be launched in May14, but later on project was launched in 2015 in may . till date company has not sent a single letter to me about the details of this project also I had to call the company several times to get the update of the project . few month back I visit the company corporate office and they told me the property size is now increases to 1245 sqft and denied to take the booking on broker given rate and gave the Rate @ Rs 5405/sqft .when I ask them about the broker given rate they ask me to talk to broker on the same broker is not picking my phone . I told them I am not in a position to take this deal at this price and size and ask them to cancel my booking and refund my amount of Rs 1170000 but again they refused and told cancellation is not be done in this property . kindly help me out to cancel this and refund my hard earn money from this builder.
