I am punarnava shastry.
I had paid eoi as well as booking amount for two flats in poddar riviera big leap project, kalyan.
I had requested for cancellation and refund almost immediately.
It has been more than 2 months now, but my money is still not refunded to me.
Please help resolve this at the earliest.

Request you to obtain occupancy certificate from collector for our buildings in samruddhi complex - bhivpuri east - karjat. The project was completed in 2014.

We had received oc by gram Panchayat, we want legal oc and also want conveyance.
Please let us know why we have not yet got conveyance.
What one has to do .

I had paid token of 60, 000 ₹ as expression of interest for the project named poddar riveria big leap kalyan.

They said if you don’t like the sample flat and you want to cancel then you can cancel the booking and get the refund within 45 days.

I had requested the cancellation on
17-feb-2020 and i have not yet received the refund.
When i follow up regarding refund they just say it is in process.

I have attached the receipt for reference.

I paid 11000 on 26 april as eoi and still refund not given

last month 08 june i visisted site and asked for cancellation.
email also sent but no reply till now.
Abhishek at kalyan site not asnwering calls and not replying to msg.
Chirag Nambiar at kalyan site not asnwering calls and not replying to msg.
Shalini at klayan site has blocked my calls.
Worst customer service and complete harassment.

Reason for cancellation is wrong info and false commitment,

GUYS I SUGGEST YOU NOT TO PUT HARD EARN MONEY IN PODDAR ELSE WILL FACE DIFFICULTY.

They promised to refund the full amount stating that if you want cancel it at later stage then you will get the refund within 45 days.

I had requested the cancellation on 15 - mar-2020 and i have not yet received the refund. When i had followed up regarding refund they just say it is in process.

I have attached the account statement where it clearly shows money debited from my account.

Dear consumer,

Think twice before investing your hard earned money for buying your dream 🏡. The quality of contstuction in poddar samruddhi evergreens is really bad and worst so be aware before you go to buy home at poddar developers in new project called poddar wondercity. Do not get cheated by looking at sample flat instead look at the existing phase 1 owners flat and take your wise call. Dekahoo pe mat jao apni akal ladai. No plaster on internal walls only pop putty and just done and n number of leakages in flats and water issues is a major one. Fyi builder has painted the surrounding 4 buildings only for the sake of impressing on new customer so that the customer will book for poddar wondercity. Poddar is playing with our middle class families emotions. It's really bad and not good for the future of poddar developers.

Problems or types of frauds which are faced by poddar customers from poddar developers.

1. First off all never believe on there words, they will give you 100% wrong information in every matter and always try to cheat you.

2. I have believe in there words & i have choose a flat from under-construction property which has not been constructed at that time. I have chosen the flat on road side but they have provided wrong building no. (Which was just next to the chosen building and far away from the road) for the chosen flat. I came to realize the fraud when the building constructed and no. Is allotted to the building.

3.in the sale deed they specify (2 to 3 times in the deed) that customer have to pay 18% interest on delayed payment, but they will never specify that in case builder delay what will be the compensation given to the customer. If there is customer side delay, for 1 day also they will charge but in case if builder side delay, customer have to knock the court door to get the delay charges.

4.in the sale deed, details for the possession is not clearly specified. They never specify that before possession they have to provide completion & occupancy certificate. As per "maharashtra flat ownership act" and "rera act" it is not legal to offer possession or accept possession without oc/completion certificate from local authorities.

5. They always agreed before bookings, to handover the property before the contractual time but it never happens.

6. They will charge almost 90% payment of the flat cost (As specified in there payment schedule) within 1 year of the contract. But to get the flat legal possession may be you have to wait for another 2 years. You have to pay the emi for the 90% amount of the flat cost for 2 years without getting the flat.

7. They will send you the final demand letter before the contractual time and offer you possession (In order to skip the payment of delay charges) without oc or cc.

8. On demand of completion certificates (Cc), they will offer you architect completion certificate. Architect cc is the certificate by which builder can approach the government authority in order to get the completion certificate.
Hence with the basis of architect certificate, possession cannot be offered.

9. On the basis of illegal possession offered by them they threat you that if you fail to pay the final amount they will charge delay compensation from you (However at the time of booking salesman will promise poddar mostly didn't charge the delayed payment but the fact is that they will charge whenever they will get the chance.)

10. If customer deny for the possession due to lac of oc/cc, they will charge customer for maintenance bill, from the date of illegal possession offered by them without providing any delay charges to customer for the delay of the flat possession.

11. I have got the flat. I have checked the measurement as per drawing provided by poddar.in every rooms, kitchen, bathroom i have got shortage of 3inch to 6 inch in length and breadth measurements.

12. Almost 90% of the flats prepared by them have leakage. They register the complaints but never rectify the same. You have to spend your money to rectify the same.

13. Last but not the least, as usual salesman show off that this project is going to be the best project within this rate and you will get a lot of benefits after investing in the project. But the reality you can come to know only after booking.

This is my personal experience with poddar developers. Please keep in mind to deal with poddar before any type of dealing with them.

Without completion certificate and occupancy certificate they are asking for final payment for building under construction. Verbally they have agreed that within 12 to 14 month they will provide the possession. But in reality they are not able to provide the possession even after 24 month which was specified in the sale agreement. Almost 1 year after the possession date they have provided the completion certificate. But now they are not ready to provide no due certificate with the final demand letter as well as they are denying to provide the delay charges. They have also tendency to claim charges in future which was not relevant to sale deed.
This unethical way of business is not acceptable.

I stay in Poddar Evergreens Badlapur in Building No.127 and flat no.103, there no water from Tuesday (4th April 2017) and no reply or water supply is provided till date. The Customer Care Dept handler Mr. Diwakar Pathak is not providing any answer and threatening that we should not ask question regarding the water Supply.

Please look in to the matter.

I had booked in poddar aspire located in kalyan in oct, 2015 and made down payment of 10% immediately. however, even after waiting for one year, the project did not commence. finally i had to cancel booking and ask for refund. these cheater group deducted rs.50000 from the down payment and also did not pay any interest on same as mandated by regulatory authority. i will take them to consumer court for cheating and making money thru illegal and unethical method.

Poddar Developers Ltd. charged me for unnecessary interest and denying to issue the possession letter. Despite of delay in construction, this builder is not issuing the possesion letter even charged me by unnecessory interest post receiving the full amount of my flat in Poddar Samrudhu Evergreen, Badlapur, Mumbai.

Please take care of your money, i will not suggest to book a flat with this builder. Thier Sr. people are cheating like Mr OM (VP) is not responding properly and told me that if will not pay the interest he will sell off my prepoerty.

I Vinod kumar buyed flat in poddar hill view 2012,
they massed so worst the costruction of building on asking someemployee say its normal in todays market,
they took mseb amount saying for electricity, water & club house
but at last they now say water was only for 5year, now u guys have to renew from irrigation department .
they took maintaince regular, but gone for walling problem, they say inside wall are made for display so u take care
so don't go on ads, think before investing in flats
ask all possible detail

Delay in Construction

I had bought a flat in Poddar Developers Ltd SAMRUDHHI EVERGREEN”, project in Badlapur East, Mumbai in Dec 2011. The time when I booked , Foundation Plinth work was going on and lastly on I had paid Poddar developers amt Rs 60539/- on commencement of Plaster work on 03rd Sep 2012. Now its almost 7 months passed and still there is no sign of giving possession of flat from Poddar. I don’t understand...

I am Vishwajit Wavlinkar, resident of Poddar Housing project in Karjat. I am very much satisfied with Poddar Housing - they are very good and honest people, helping Maharashtrians a lot and doing social service for people's for so many years, also very good quality buildings even though price very cheap, not like other chor builders who have raped Mumbai. However I am very much unhappy with main Karjat highway - always full of potholes during monsoons. Have complained to builder many times but they are saying that main highway is the municipal and State responsibility and not theirs. Since corrupt babus won't take action, then Poddar Housing should pay for highway repairs as we came to Karjat because of Poddar family name. Pls help me.

My name is anurag bhosale , i had booking housing with poddar in karjat and promised delivery aug 10. I went on feb 11 to see the house. the quality is meant for beggars and the site persons told me delivery is in march 2012. who will pay for delay , these marwadis are cheats, anyone can buy flat back from me at 30% discount. please help me.
