Dear All, My name is hemant nathani and I booked 1bhk flat in gaurav imperial, goregaon east with gaurav group in the year 2011 and paid 25 percent advance payment of rs 15 lakh 87 thousand. I was promised to get the possesion by 2013 december but there was no construction until start of 2013 and I kept asking the builder about the project and he kept giving false statement about some legal issues which never sorted out. Finally in march 2013 they offered me another project in same area and they made sales agreement saying that this project is approved and will take off very soon and will be finished in 2 years. Now this project is also not started and its been almost 3 years that I am stuck with this developer. I have met the owner's son Gaurav and have given him letter to cancel the sales contract and refund money with interest. The letter was accepted by one of his employee and I just want to know how I can be secured to get my hard earn money. I dont mind to go to any consumer court as I am very desperate to get my money asap and buy a readily available flat.

    Forcing to Purchase Illegal Open Parking

    We had booked a flat in Gaurav valley Aster in 2009. We have been suffering since then. After paying 15% of the amount we were been informed by the builder that they have sold our flat to some other party.     Dear Sir This is in reference to several telephonic calls made by me with regard to the possession of my flat no 1003, B Wing in Gaurav Safron. There has been no response from your side and the inordinate delay without any explanation or clarification is resulting in undue financial and mental stress on me.       To Ketan shah (director) 14” feb’2014 Ravi group Laxmi palace Kandivali Mumbai Sub: pending work in our flat no 1403/4 gaurav woods phase -1 In spite of repeated reminders and letters there has not been any positive response from your end. We have also registered our complaints in your register at the site. I have sent repeated mails and written letters to your site office at gaurav woods phase-1.but it seems there is no is interested in our complaints. The following are the complaints: 1) From day one/broken tiles in our bathrooms and hall/ seepages all over the flat/leakages from the above flat/faulty sliding/cracks all over the flats. 2) We have been facing acute water problems last for the past few days.         Ravi group and HDIL has come up with their joint project called "ERA" in Malad west, Buyer please keep away from this as Ravi group reputation is very bad and is big fraud company. I have seen Discovery project in Malad west near malwani but when I came to know this Ravi group project I decided not to go for it. Now Ravi Group and HDIL both has come up with joint venture project in Malad west buyer strictly keep away from this project. builder is big fraud, if you don't trust me check on google website you find many complains against Ravi group Builder.

          Please help me get my rights as a consumer, relief from the unfair trade practices & denial of services by this builder (Ravi Group | Ravi Developments).
          1. Delayed possession (6+ years now)
          2. Registration of my two flats had been with-held by the builder, against their illegal demand of 20, 00, 000/- parking charges for four flats to be made before any registration.
          3. Exorbitant charges of approx ~12, 00, 000/- on account of interest & penalty

          Below is my 6 years disturbing experience with the Mumbai based builder Ravi Group:
          - I've booked 4 flats along-with my family members in a project Gaurav Excellency (Mira Road, Nr GCC Club - Thane) by Ravi Group in Aug-2007. For this I've sold my other properties in separate locations, to bring my life-long dream alive of of being staying together with my joint family members.
          - I've made 90% payment on all the flats by Jan-2011 and kept the remaining balance amount as payment on possession.
          - Till date the builder had failed to receive the Occupation Certificates due their non-compliance issue with Local Corporation. But I must say he is an expert o[censored]nfair practices, he continues to send reminder notices and levy ever increasing interest amount and penalty on us in tunes of Rs. 12L & undue demand of Rs. 20L for parking charges.
          - On all my direct letter communications, he had only send the reminder notice for payments (which I am not liable to pay)
          - When I sent a notice through my lawyer, he started up with new a pressure tactics sending letter communication of cancellation of my flats. Continue to extract money on pretext of interest/penalty/parking charges and now threat to cancel the flats.
          - I am not alone victim of this builders fraudulent practice for years, I tried to negotiate and discuss to arrive at a win-win situation.
          - But I realize this builder has an appetite for all wrong practice. In fact this is a experienced entity, to harass consumers in several ways such that. He utilizes their money without delivering the services and later charges hefty penalty and tries to corner the consumer to cancel their flats. So that we sell the flat at much much higher prices to new clients.
          - I have no faith in this builder, hence I seek relief from Consumer Forum. To help me get my rights against the might of an atrocious and heartless business entity with zero corporate ethics.
          - I will fight for my rights and that of my family, with a belief that the truth and justice shall prevail.

          God bless me with enough strength and health @ this age of 60 years, to take this bully by its horn. To get my flat possessions and live with my family in my dream house happily during the last phase of my life.

          I can Say Ravi Builder is Baap of Cheaters...

          After 1000 cheater die than one this Mr Jayesh Saha the owner of Ravi Builder is born
          i put my all hard earned money to buy a flat in year 2010 in ever shine cosmic building - Andheri - West. under the assurance position by march 2011 or max 2011 Diwali.

          Ravi Builders cheating case flooded on internet and such a volume cheating is not possible unless he build a strong Officers lobby to protect him

          Today in June 2014 the situation is same as the day i buy the flat ... . Even now single Brick is added. In Ravi Builder Office one person namely Nimesh bhai from Ravi builder is always have one excuse to another excuse.
          I say since 4 year we are staying in Rented flat and we are in deep trouble due to Ravi Builder fraud.

          Now I think one of the my family member now need to sacrifice life in Rabi Builder office .. this is only last option to open the eyes of such builder and officers who protect such builder.

            NO AGREEMENT FOR 3 YEARS,

            GAURAV LEGENDS – RAVI GROUP, ANDHERI W MUMBAI, PLEASE BE CAREFUL. Please refrain from marketing this project and fooling innocent public. All the buyers want to surrender the flats and take their money back,. Three years completion period came and gone and the builder said three years again last week.             Dear all,

            This is to bring to your notice that Ravi group is one of the most unprofessional builders in India. The builder has grabbed society land after formation of society; the land on which the residents had their water tank, garden and car parking and now he is making a multistoreyed tower (18-21 storey"Gaurav saffron") on it. The construction is illegal as he has taken illegal possession of land without informing society, has played with basic amentiy of residents which water tank, gardens, car parks which were shown in brouchure, sales plan and were a part of society premise at the time of handing over/ formation of society and sale of flats.

            Now he is giving the society water tank just 2 feet next to SEPTIC TANK.

            PLEASE TELL ME IS THIS A HUMAN BEHAVIOUR. WILL WE RESIDENTS BE SAFE IN DRINKING THIS WATER. DONT WE HAVE A RIGHT TO SAFE AND CLEAN DRINKING WATER AFTER WE HAVE SPEND LAKHS OF RUPEES IN BUYING A HOUSE FROM OUR HARD EARNINGS??

            The society has filed a case in thane civil court and has got a stay on any further construction on that portion of land. But to everyones surprise the builder is not abiding by law and has made 4-5 floor and has done contempt of court and has been issued notice for the same. If society object he 40-50 gets goondas in the premises and threatens to hurt members of society. The matter is going on court but we as memebrs are feeling unsafe because we have spend our livelihood in our houses and still dont have a peaceful stay here in out society. Not only this he has not even given amenetie as promised in the agreement and has not got OC for the building and say he has given what ever ha can. PLEASE HELP US FROM SUCH CROOKED BUILDER WHO IS NOT EVEN WORTHY OF CALLING A HUMAN BEING. IS THERE ANY LAW AND ORDER IN THIS CITY OR NOT?? WILL WE SOCIETY MEMBERS GET AND JUSTICE OR NOT.

              I had purchased a flat on 31st dec 2007 in gaurav valley, mira road. Builder gave me the possesion in october 2009. I have made a payment of Rs 35,000 for the society charges and maintenance for another 1 yr and apart from this we have made a paymemt of Rs 61,000 for the open car parking which was not discussed during the booking time abd it was forced to all the resident to have a open parking irrespective of they posses car or not.
              Now after 3 months builder is forcing us again to form a society and he had stick a letter in the society that 31st march is the last date and he will withdraw all the facilites like water, electricity security etc and we have to make our own arrangement.
              My question is if we have made a payment for 1 yr than how can builder do that? what about 35k? In our scoiety on 28 families are there out of 200 flats which are underconstruction also.
              suggets us the step to take this forward!

              Please join me if you can. Below is my sad experience with this builder Ravi group.

              We had booked 4 flats with Ravi group in 2007 with so called promise of possession within 3 years. Ravi group is a Big fraud company, I can see so many people's comment which means I am not alone. Firstly their project was on hold for more than 3 years for some absurd reason. We also came to know that many permissions were not taken from MBMC (Mira Bhayandar Muncipal corporation) even after years of construction being started on the land. Later when it started they wanted to immediate money without much time and exorbitant rate of interest was charged. Bigger surprise came when the parking amount jumped from 1 lac to 5 lacs. We discussed, argued, fought but no success. With every day the interest is multiplying and they are not budging from their unfair practices. I had to finally go to court and file a case against them. I know that I will have to waste rather invest another few years fighting this case against them, but I am ready to do that. I need more people to join me. Interested people can contact me at[protected]. My case has already begun, it will just become stronger if other people join.

              Its really pathetic situation whr so many people have been cheated by ravi group .I would like to bring in the not of the concerned authority to look into the problems faced by people of gaurav woods phase 1.
              No mbmc water, incomplete parking, garden work not completed, poor security, intercom non functional, 24 hrs flush water not provided, poormaintenance of society and above all even after 2 yrs OC not provided due to which we are facing all the above cited problems.So I request the concerned people to look into this mattet at the earliest

Then suddenly the construction work was stand still because they had built the illegal floors.From 10th to 16th floor was illegal, so Municipal co. broke those floors. Till now we have not got our flat. The main Shocking thing is they are asking for 5 lakhs for open parking that too without agreement and registration of the parking area. If we do not pay that amount we will not get our Flat. Its really strange, every human being takes their decision according to their budget. We are really scared now. We do not have 5 lakhs.During a meeting with Gaurav shah, he told us that if you cannot pay the amount then leave the flat.How can we leave the flat, We have been waiting from last 6 years. So much of money we have already paid. Its time for possession and now they are saying to leave the flat. We have no idea what will be the conclusion. Why did we book a flat with ravi group. They are such a fraud builder.

              i have purchased a flat at aster on 16 floor M.B.M.C KNOCKED top 6 floors now even after 1 year builder is not giving clear statement,
              when told him to return our money he says i will buy back ur flat today &give you a post dated chq of 6 mnths, i c pplk in his office comming even for a chq bounce of 1 lac, so how he will pay us, that too while selling he sold for 5500, now his new construction price is[protected] but for buy back he is paying 4000 per sq ft
              ALL LEGAL DEPT are involved with ravi group they are paid,

              if my case is not solved i will go on hunger strike in front of mantralay, on 10th august

              bcoz i have paid fees to govt for registrartion, (how they can except the fees if the doc are not proper )also y no action taken fro manuplating doc for registartion of the same

              dont take it for granted mr jayesh, gaurav, nimesh, etc etc if anything happens to me these person are responsible .

              Today i.e. 20.07.2015, residents of Gaurav Excellency has stop all construction work of all ill legal buildings in Gaurav Excellency premises due to illlegal activities, water problem and various other issues at Mira Road.

              A police compliant is also made against Ravi Group.

              Ravi group is making false promises for sale of flats but do not keep any promise after sale. Thay further charge 5 lac for parking and various other exp.

              v r from gaurav samruddhi mira road, , , booked on dec 2010, , , , promise of possesion 3 yeras, now 5 years are almost gone, only 17 slabs, , , , pls let us know date of possesion, , , why work is stopped, , , , , laxman
              I have purchased, a flat in Ravi Groups, in Gaurav Valley, Aster B Wing, till date we have already paid 813, 170.00/-

              The possession was supposed to be in March 2013, however till date it is not done. however due to irregularities by builder CC was not available and BMC demolished from floor 11 to floor 17.

              During last 5 years, we have approached builder in several means, over number of emails, several phone calls and many personnel visits, and have contacted several people including, Mr. Ravidra, Mr. Roshan, Mr. Manish, Mr. Tarrance, Mr. Gaurav, Ms. Manisha and Mr. Saurabh however no single person has reverted back with justifying reason for the delay in providing the CC for Aster project which is partly demolished by BMC.

              The builder is now not responding and not willing to return my money.

              I have to legally get 1, 074, 718/- from the builder which includes Booking, Registration, ST, VAT along with interest rate.

              this is with reference to the OC (Occupancy Certificate) of Gaurav Residency Phase II at kanakia Road, near Mayor bungalow, Mira Road east, Thane.
              we have approached Mrs Usha several times to arrange the meeting with the either Jayesh bhai or ketan bhai but every time she created lame excuses and spend time and in this way we have lost 4-5 years.

              Now the time has come that we cannot wait any more and need OC ASAP. we have visited MBMC office and meet the land planning department and they have guided us to meet the builder and get the required documents pending from builder side.

              i am requesting you provide us the opportunity to meet any one of the brother- Ketan or Jayesh shah by the coming week and resolve our matter in getting the OC .

              hope that Ravi group will cooperate with us in the matter and help us in getting the OC at the earlies possible.

              The construction of Gaurav Discovery has been delayed. Whenever I visited to see the construction status their representatives have given the dates which has not been real. Their representatives leaves the job so actually no one is responsible authorities. The local people are suspicious about the delivery date. In the process their representatives told me the the CC was pending.
              * For the benefit of the people all builder should display the legal certification / compliance status so consumer gets authentic information.
              * They should authentically put a date of building completion and if they do not comply should pay the interest (similar as they put penalty for not paying in time) as a penalty to the consumer.
              I booked 1 bed studio in Gaurav Legend - Andheri West near infinity mall in Oct--2011. Till Nov-13 some construction was going on and property is also registered.
              Since Nov-2013, no construction. This so called Nimesh avoids coming on phone and another lady named Vidhi is clueless. In Dec-15 they sent letter stating construction has started and again in June-16 sent a letter construction has started.
              Is new law RERA applicable? Has any body taken Ravi builders to court for this Gaurav Legend. If yes, please email me at [protected]@hotmail.com

              Ive gone through lot of complaints on Ravi group on various forums. unfortunately i did not do a research before giving booking amount for Gaurav Crest which is getting built near GCC club. They said the offer is only for 2 days and ask me book it immediately by paying 1 lakh token amount. i got carried away with the lucrative offer without realizing the consequences of it.

              can anyone suggest what should i further do, should i stop other payments and ask for the paperwork. or should i cancel the booking, i doubt if they would return the booking amount but still i dont mind donating 1 lakh than entire amount.

              please advice.
