Booked in 2011. even after elapsing 13 years neither replied my innumerable mails nor any information about handing over the possession.
Kindly arrange to inform exact time more you are taking to allot the flat at the earliest.
Matter is already delayed and hope you will act soon....

I've been a resident of this place since 6 years still when I come back home these dogs in my building bark and me and do not allow me to enter the premises. I'm scared for my safety

I have booked my flat 1 bhk at naigoan east rashmi star city in 2011 and i haven't got possesion till now. They are making issues and using our money please help us on this matter.little little penny we have earn from hard work and they are using it... It is full fraud company do not invest in it...

I am a resident of Mira road staying near Jevak Restaurant. There are heaps of street dogs in my area. Two attacked on me and more 2 were coming to attack. One of them bit me badly. I am lucky that I managed to escape from there.

I request for a strict action to be taken. I had to take 5 injections for this bite.

My doctor informed me that atleast 3 person visit to him on daily basis to be treated from these street dog bites.

Please take an action of milestone for us against these street dogs.

I have been paying money for almost 3 years until 2019 when i finished the last of my emi payment for vasai based smaart city project by rashmi builders. While it was supposed to finish in 2019, due to a land dispute it got stuck.

When asked for the amount to be reimbursed we were asked to check out other flats which were not in our interests

Now that it has elapsed such a long time, it's quite unfortunate that we have to beg for our own money!

Tortured and frustrated by builder - "rashmi naigaon star city" for their worst, fraudulent and dishonest business. More than 8 years now still no possession. Thereafter, no cancellation refund!

I had booked and paid for a flat in the year aug 2011 with rashmi star city, phase v, juchandra, naigaon. They promised to give possession till 2014 which they did not fulfilled.

Till now we had paid them a sum of 10...

Still i waiting from last 1 year but my cash amount and cheque amount around 19-20 lakh giving me cheque but not responding they people say jab aayega tab milega case karna hai toh karo kuch nhi hoga bhut logo ke paisr hai subke case ladd rahe hai hum

I had booked a 1bhk flat in vasai east smart homes project of rashmi realty builders pvt. Ltd. Booked a flat in august 2015 but till date they had not started project. At the time of booking, the builder did not given any idea about permission of construction & wet land issue. As per mou the project will be ready in 2018 but now year 2019 has started. I had already paid rs.8, 18, 000/- to builder. But the builder said that we didn't got permission for construction on wetland area. I had also cancelled my mou for delaying project. Rashmi builders given false commitment for delay my refund amount which is already paid by me. We are totally helpless. We have made many request to the builder but all in vain. Please give us the justice. I have lots of complaints via emails for smart homes project of rashmi builder at vasai. But he is not responding to it.

I have booked the flat in star city phase 4 in sept 2011 but till date i have not received possession of flat... They had confirmed while booking that we will give the possession in 4 yrs... Now we are not receiving any proper confirmation... When they will give possession... As per retail registration they have taken the date of completion of project in year 2025. We headed in the news that they are defaulter of 26 crore for private lender......

I am an owner in rashmi pink city ii bldg no. 1. This yr the vasai virar mahanagar palika approched each soc.in naigaon to pay a sum amount for provision of water. Now rashmi builder had a amount to reemburse the water charges collected from each owner at this point of time of which they have not made payments but. The committee did not approch the builder and got the funds from each member. This amount was reembursed by the builder later. I asked the secretary to also reemburse us the amount he refused saying we have not yet decided of what to be done of the funds as there is other expenses to the soc. The society also get an income due to the lease of the primises which was for the benifits of the soc. How is past 4months everytime i ask him to reemburse my amount he give the crap reason of agm will decide and we are in the month of nov. Still we are asking when is the agm he cotinues with the same reason. They are not ready to give dates of agm. As per bylow the agm has to be done before end of october, if delay they should intimate through letter.

I had booked the flat in rashmi housing on oct 2015 under smart homes at gokhivare, vasai. It has been more than three years still construction work has not been started. Whenever i meet or call at their office they simply give me the new date. And the worst thing is that my money still gets debited as per mou.

After continuous follow up with there representative mr sunil, every time the are giving new dates. Its 13 story building but only 11 floor is completed. Constriction is totally on hold. Almost all projects are on hold for construction work.

I want to complain against the representatives of the builder “rashmi realty builders pvt ltd”, who took the money rs 15, 90, 000/- between jun 2014 and jun 2016 to deliver the house by dec 2016, but stopped the complete work in hyderabad in the initial stages itself and returned back to base location mumbai and are not returning the money back.

Builder’s financing scheme
1. Customer needs to pay 30% in advance
2. Customer needs to pay 40% in 40 emi
3. Customer needs to pay 30% at the time of handover.

Payment done by me to builder
1. Paid 30% of advance by sep 2014 – rs 9, 00, 000/-
2. Started paying emi of rs 30, 000/- every month from aug 2014 till jun 2016. Paid rs 5, 90, 000/- through 23 emis.
3. Total paid – rs 15, 90, 000/-

Sequence of activities:
1. After watching the builder’s advertisement all over the hyderabad city, i went to rashmi realty office located at hafeezpet, hyderbad.

2. They explained the concept of “apne dam par” in which customer need to pay the emi directly without having any interest to pay.

3. Sale of agreement was done in august 2014 to build the flat in rashmi residency apartment to handover the flat within 2yrs of time with grace period of 6 months. The sale of agreement was done by atul j trivedi in presence of their sales representative rajshekhar.

4. Builder took the advance money rs 9, 00, 000/- by sep 2014 and started emi of rs 30, 000/- every month starting aug 2014.

5. Work started late in sep/oct 2015 and continued for 3-4 months.

6. In january 2016, when visited their office in hafeezpet, saw that they had closed the office and released all of their employees and sent back to mumbai except rajshekhar, who explained that, that was just shuffling and nothing else. Once they had large office built at the bachupally site all would return back.

7. After many attempts, visiting the site frequently, rajshekhar told that they were not taking new bookings, that gave some doubt to us. But he never told that they had plan to completely return back. He kept on saying that they were changing the contractors that’s why project was getting delayed.

8. When i tried calling atul with whom we had signed the sales of agreement, he stopped talking calls and never replied through email.

9. In june 2016, once when we visited the project site at bachupally, we observed that all the hoardings were also taken off. But rajshekhar still kept on saying that it would be put on back after some time.

10. Till june 2016, my emi postdated cheques were regularly cashed on every 15th of the month, even though the work never resumed.

11. In june 2016, from one of the old contractor who was at project site, he informed us that they had already stopped the work and planning to return back after duping people. Then i started asking rajshekhar to return the money. I made number of attempts to call atul at mumbai in the beginning to have direct talk with him. But it was difficult to get hold of them at mumbai. Sometimes when called from some unknown number he took the calls, but never confirmed that whether work would be resumed or not or when they would return the money.

12. I kept asking rajshekhar to return the money for which he always said that project would start soon as the material was getting procured and contractor was getting changed.

13. Finally, in november 2016, rajshekhar told that in order to return the money they needed 3 months of time. For that he asked me to give written application.

14. On 14th november 2016, i gave written application to rajshekhar to return the amount.

15. Once 3 months’ period were over, in feb 2017, when i went to check with rajshekhar he said that he was trying to get the details from atul and his managing director yogesh bosmiya, but they were not confirming.

16. This way 5 months passed, in july 2017, when i finally managed to talk to yogesh bosmiya. He said that he would share the cheques soon.

17. Post july 2017, when i did not receive money or any confirmation that when they were going to return the money, i sent a legal notice in sep 2017, to take legal action against them. Post which atul said that they would return the money post diwali (Oct 2017).

18. When post diwali also i did not get any confirmation, i kept on sending them reminders on emails for which yogesh bosmiya replied to try to return money in january 2018.

19. And now in feb 2018, when i am trying to reach out to them, they are not taking calls and not responding to mails. When i call at that their andheri office in mumbai, the receptionist simply says that, they would call me back after some time. But no body never ever calls back.

Booked 2rk in phase v on dec 2011,
Plan was to complete construction within 3 years, present construction status 50% only after 6 years, team is telling some govt issues going on, not sure how only this project gets affected, rest all projects ongoing and some completed also, not getting any clear idea and answer from anyone, 100 calls no response, multiple visits, same answer, not getting possession and neither refund. Complete savings stuck here, waiting and just waiting.
