Regus — Poor service, tactics to force new lease with higher rent

This is my original request to cancel new auto renewed lease 2022:
To Regus Community Manager:
I am writing to request termination of my current lease with Regus office building located at 2033 Gateway Pl San Jose CA 95110. The current lease will end in December 31st 2021. The original sale manager I dealt with is Justin Wilson.
When I switched my office location at 2570 North First Street San Jose 95131 to 2033 Gateway Pl, I expressed my desire to have at least 2 year lease with terms as specified in the current lease. Before our existing lease with Regus, I told Justin that the reason for the relocation is due to big increase in rent from Irvine Company, which runs the 2570 North First Street office building. Justin convinced me to move forward with 1 year initially and said the rent will not likely to increase due to pandemic and low occupancy of the building in 2020 ( 55% occupancy ). The first email I received regarding renewal of lease was sent on Oct 2nd. I was out of town and did not reply with my termination request on Oct 12 2021.
I was not happy with Regus building service since the beginning. The internet was not working with our own wireless router. I was assisted by Denise, the onsite manager, but was unable to succesfully resolve the issue. She advised me to set up my own internet line from Regus in order to make my router and my printer work properly. She gave me a Regus price list for IT service. The cost to fix internet issue is estimated at $5000 - an unreasonable price tag. I told her that my 1Gig fiber internet line costs me only $100 per month with full support from AT&T. Also a few months after I moved in, I was charged kitchen privilege fees without my knowledge and authorization for 3 months of $131/month. I filed a complaint to site manager to remove the kitchen charge. They reimbursed me for only 1 months. I wish to leave this office for due to the lack of service performance and malpractice. Attached are email logs I received from Regus. I never received the courtesy renewal email in September. Nevertheless, I disagree with the new lease price terms which I cannot afford and not willing to move forward. I sincerely don't think I was treated fairly with the automatic renewal policy to trap me into a lease that I can't afford and with my disappointment with Regus service quality.
I am asking you to terminate my current lease smoothly without any other further actions for the mentioned disappointment. Please let me know anything else you need from me to successfully terminate my lease.
