We have received notices from railway to vacate our place asap as it's railway land however SRA CEO had permitted to make our area slum free in 2018 and survey was also done for the same but it's been 4 yrs now and no further action taken. We have approached our area corporation leaders and SRA CEO but no one is helping to rehabilitate us quickly. Please help

    I had booked a flat in Royal shagun, asangaon project on 12/3/2015, which was supposed to start during October 2015. Builder was committed to complete the project within 4 to 5 years at the time of booking. He was taken a token amount of Rs. 11000/- at the time of booking in the form of cheque. I was continuously following with the developer's sales representative Mr. Keval Gala for the updation of the project but he was always telling one or other reason for the delay in the project start-up like NOC from fire safety department and FSI issues. Finally when even after 3 years the project has not started up, I have took a call to cancel the booking and same has been conveyed to the sales representative in Feb 2018 because the project was not started at all in 2018 as well. Mr. Keval accepted the reason and took a written application for the cancellation. I have also communicated to their back office account department in written mail communication but from the date of application this people are just giving the postponing dates for refunding the amount. From the last three days they are not at all responding to the call and messages. I have also dropped a mail regarding this issue to the same email id but doesn't got a single reply from the authorities. Finally I have took a call to register a legal complaints against this fraudulent to recover my money. Please help me out as I am in need of money and during this situation as well this people are not at all responding to the call

      Hello all
      I am messaging from hyderabad. The bar name is sarovar and it's located close to sr nagar police station. I regularly drink royal stag as it's my favorite. I am not sure why the bar owner or staff involved in supplying duplicate liquor. Once when i bounced back they refunded the money saying mistake made by the boy. It happened almost 10 times for me and my friend's as well. Just request you to ride the place with out any notice so that you may find any evidence. Thank you. Please it's a request not to disclose my information.

      Royale Realtors India is a real estate agency in south delhi. You are incorrectly posting your complaint here. It has nothing to do with serving liqour. Again i repeat this in not the royale realtors that you are refering to. Please take down your post or i will havto commain to cyber cell for wrongly tryng to implicate Royale Realtors India. It has noting to do with Sarovar. Please read what you are writing and where you are writing. I will raise a complaint in cyber cell.This is royale realtors india based in delhi and not place that servers liqour. It is a real estate agency. Please in future make sure you are are aware where you are writing. You are wrongly implicating Royale Realtors India in Delhi which has nothing to do with your complaint.

        My complaints updated in May is still not updated. Reminder for this has been sent many a times, still no response. Sub : Private land developed under SRA Landlord : Mittailal R. Pasi & Sons Society Name : Omkar Hitavardhak Co-op Hsg. Society Developer : M/s. Royal Realtors – Himmatlal G. Kachhara Dy. Collector. Mr. Yeshwant Tidke (was Incharge) I am still following up and hoping someone would respond to my complaint. I have been writing complaints to the Dy. Collector office, Goregaon since last 4-5 years. There is still not response from his office. It will be 5 years coming June that my house was demolished and am without a house since then. It was under the Dy Collector order my house was demolished and he is not responding to any of my letter. Request all your support and help in getting justice.

        Again i repeat this in not the royale realtors that you are refering to. Please read what you are writing and where you are writing.           Please refer to my comlaint submitted to the Dy. Collector, Goregaon, Mumbai dated, May 2012. I am still waiting for a reply for his side. There is no response from the Builder or the Society either. Request all your help and support in getting justice.

          Please refer to my letter dated April 03, 2012 and also to my earlier communications.

          It is almost 2 years now that my house has been demolished (June 05, 2010) on the order from the Dy. Collector (Mr. Yeshwant B. Tidke). We were not vacating the place only on the ground that the house where we were staying was a private land and we had paid rent to the landlord till March 2009. We had even filed with RTI and got a reply that the plot is not yet approved under SRA. We had even written to the Dy. Collector with enough supporting’s to prove that this land was a private land and copy of RTI filing was also attached. My son had even met the Dy. Collector alongwith the other tenant (Raghunath S. Jadhav) whose house was also demolished.

          Our house was demolished and we were forced to vacate (My family consisting of 9 members – including 3 senior citizens & 2 children). The demolition squad entered our house from the front & back door as if we had committed a crime and they took all our belongings and loaded them into a truck without our permission. Our house was demolished with the help of a Bulldozer and our belonging were dumped into a small house provided by the builder which could not even accommodate half of our belongings and they dumped the rest into another room which was provided to another tenant (Raghunath S. Jadhav) whose room was also demolished.

          I did not get any documents in writing from the Dy. Collector, Builder or Landlord on this cruel act of demolition. I had visited the Builder’s office on several occasions and even written to the Dy. Collector but did not receive any communication from their side. It was only on 1st March 2012 I received a letter from Royal Realtors (the builder) to come and collect the keys and handover the temporary alternate accommodation provided to us. But I was not ready to vacate the temporary accommodation as I was not satisfied with the proceedings. I replied to the builder’s letter with copy to the Dy. Collector.

          On April 2, 2012 I got a call from the Kurar police station to come and meet Inspector Shirsat, on reaching there, I came to know that the complaint was given by the room owner where our household belongings were dumped. On April 4, 2012, I and the room owner were called again at the police station and they expressed their difficulties upon which I also agreed to help them. The inspector said he will call the builder also and arrange a meeting on April 05, 2012. On April 05, I received a letter again from Royal Realtors to take possession of the SRA building constructed and vacate the temporary accommodation.

          On April 6, I went to the builder’s office to submit a reply for his letter and there I met the room owner’s son and he said they were under much difficulty and needed the room back. Hence I agreed and decided to hand over the keys and he also agreed to take back the complaint given against us. Even though it was not our matter of concern as the room was provided to us by the builder and the agreement was between the builder and the room owner. But still on humanitarian grounds I agreed to vacate the room.


          I have not collected the keys for permanent accommodation provided by the builder because of the following reasons:


          1.My family were forcefully vacated from our house which was a private land and do not under SRA (RTI filing confirmation with us)

          2.I am demanding an equivalent area as our house was big, self-contained with toilet and bathroom attached and was not a slum. We had also paid rent to the landlord till March 2009.

          3.We had an area of around 500 sqft, with plenty of space in the front and back with garden and trees which was fruit bearing.

          4.The society was formed illegally without enough members to form society. The Annexure says total 30 members out of which 15 are not eligible.

          5.No proper meeting was held, Minutes of meeting were not drafted and society members were kept in dark without any communications.

          6.It is even heard that there are cases pending in the court for the title of this plot.

          7.Even the draw for allotment of the so called SRA flat was done at the builder’s office and not at the plot site. We were not even aware of the draw as it was not even communicated to all the members.

          8.I am still confused as without getting an OC how is it that the draw was taken on October 05, 2011 and some of the members have already taken possession of their flats immediately after the draw.

          9.No proper documentation / agreement have been signed between the builder and the society members yet.

          10.I have still not got any letter from the Dy. Collector from his side as it was under his instruction my house was demolished.

          These are only a few reasons for which I have still not accepted the Keys.

          I have only vacated the temporary accommodation provided to me by the builder on the humanitarian ground towards the room owner. I have still not accepted the keys for the SRA construction which the builder is asking me to collect which I will be doing so only under your instruction only then I will be able to make a decision.

          Now I am awaiting your decision on this matter as to whether I should be taking the keys or will you help me in getting justice for my rights. Meanwhile, I request you to instruct the builder to pay rent for my accommodation from the day I have vacated the temporary accommodation provided to me.

          I request your goodself to look into this matter seriously and come out with a positive solution and do justice to poor people like me who do not have any means to stand up and take up this matter before anybody else than you, since I am a Senior Citizen and not in pink of health.

          i ' m a tenant — illegal construction

          RESPECTED SIR,

          I WOULD LIKE TO DRAW YOUR KIND ATTENTION TOWARDS THE EXPLOITATION OF TENENTS IN GANDHI VIHAR AREA OF TIMAR PUR IN NORTH DISTRICT.FOR A 25 YARD PLACE CONSISTING OF SMALL ROOM KITCHEN AND BATHROOM LANDLORDS ARE CHARGING HEAVY AMOUNTS RANGING FROM 3500 TO 4200 INDIAN NATIONAL RUPEES.WHICH IS A CLEAR EXPLOITATION OF PEOPLE LIVING HERE ON RENT BASIS.CIVIL SERVICES COACHING INSTITUTES BEING CLOSE TO THIS PLACE , DEMAND OF STUDENTS IS HIGH AND SO THE EXPLOITATION OF PEOPLE LIVING HERE.
          ILEEGAL CONSTRUCTION WORK IS GOING IN FULL SWING HERE.ON A 25 YARD PIECE OF LAND I DONT THINK CONSTRUCTION OF 5 STOREY BUILDING IS LEGAL HERE.WITH A HEAVY HEART I AM FILING THIS COMPLAINT ON BEHALF OF PEOPLE SUFFERING HERE.
          PLESE TAKE APPROPRIATE ACTION AS SOON AS POSSIBLE.

            My house on June 05, 2010 was demolished on the order from the Dy. Collector, Mr. Yeshwant B. Tidke as I was not ready to vacate the place on the ground that my house where I was staying is a private land and I had paid rent to my landlord till March 2009 (Staying since last 44 years). I had filed with RTI and even got a reply from RTI that CTS No. 708, 729(pt.), 732 & 732 1 to5 is not yet approved under SRA. I had even written to the Dy. Collector with enough supporting’s to prove that this land is a private land and copy of RTI filing was also submitted. My son had even met the Dy. Collector alongwith the other tenant whose house was also demolished.

            Our house was demolished and we were forced to vacate (My family consisting of 9 members – including 3 senior citizens & 2 children). The demolition squad entered our house from the front & back door as if we had committed a crime and they took all our belongings and loaded them into a truck without our permission. Our house was demolished with the help of a Bulldozer and our belongings were dumped into a small house provided by the builder which could not even accommodate half of our belongings and they dumped the rest into another room which was provided to another tenant whose room was also demolished. We had even approached the Police Station to give a complaint regarding the cruel demolition of our house; they also refused to take a complaint.

            We have still not got any documents in writing from the Dy. Collector, Builder or Landord on this cruel act of demolition. We do not have any agreements signed with the builder till date. We had visited the Builder’s office on several occasions and even written to the Dy. Collector but we are still to get any reply.

            On October 4, 2011, I received a call from one of the tenants in this Society at around 9:30 pm. He had called to inform me that the builder (Himmatlal Kacchara) had given him a call regarding allotment of flats on a draw system. I was completely stunned to hear this as I have still not received any document / agreement signed yet and builder was going for a draw on (October 5, 2011). Of 30 member society, 15 members are not eligible. How is it possible to form a society with only 15 member’s eligibility? This building has 12 floors what does it mean?

            During end of December 2011, I received a call from builder’s office to come and collect the keys of the newly constructed building (under SRA name) as the house where my belongings were dumped need to be vacated. The builder said he will get my household belongings shifted with the help of Dy. Collector advice to the house allotted in the building under SRA and then I will have to collect the keys from the Dy. Collector.

            I had visited builder’s office during 1st week of January 2012 and had a long discussion with the builder (Himmatlal Kacchara) but with no results. He is only ready to give an area of 269 sq.ft. as per the SRA rule.

            The builder has started his construction work on the plot facing the roadside where my house was demolished. I am fighting for my right which I am not going to give up. I am absolutely clear that this plot is a Private land and they are developing it under SRA for their benefit. I demand a house with an equivalent area in the Private building for my house which was demolished which I believe is right and should get it. Require support from everyone in this regard

            Now it is also being heard that the builder and the landlord & builder is having a tussle among themselves and the landlord has filed a case for claiming that this land is Private land and not an SRA. This will now be like another case of Adarsh Housing Scam which we need government to interfere and resolve the issue.

            Also attached is the photograph of my house which was demolished and the now the construction happening at the same place.

            Dear Sir,
            Please refer to my communications since last 2 years. You have still not given any reply to my communications after my house been demolished.

            I am still confused what is happening on the allotment of my house which was demolished on the order from Dy. Collector, Goregaon. My entire family is houseless and still waiting for a positive reply from your side. The builder has even made me vacate from the temporary accommodation provided and he is also not paying any rent since then. This is really an injustice done to me and my family.

            The builder is now trying to accommodate the tenants from the adjoining plot, even before giving possession / settlement done for the original society members. He has even started selling off flats to outsiders. It has come to our knowledge that 2 flats are already sold out, how is this possible. Are you not aware of these illegal happenings?

            Now I am really worried what is happening on this project. I really need your intervention on this matter as I still have some hope that you will look into this matter seriously and find justice for my rights.

            I am fighting for my right which I am not going to give up. I am absolutely clear that this plot is a Private land and they have developed it under SRA for their benefit. I am only demanding a house with an equivalent area in the Private building for my house which was under a Private land and was demolished for their benefit, the house where I had been staying since last 44 years.

            If you still feel that I am wrong and the builder is correct, please provide me a go ahead letter to accept the keys from the builder.

            Meanwhile, I request you to instruct the builder to pay rent for my accommodation from the day I have been made to vacate from the temporary accommodation.

            Same situation is with us
            We had a land in kurla east near station
            Today 1/4/13 the builder landloard dy collecter sent and order to dimmolish the shop

            We 19 tanent all shop owener couldnt do any thing and kept watch the dimolish
            The sra rules are useless builder landloard and dy collecter
            Are useless and just intersted to put all money on pocket

            We poor people hav no place to earn money now
            Hello Nikhil,

            Draft a proper letter and take all the 19 members signature and send the copy to the Dy. Collector who has given the order for demolition and mark the copy to the SRA office.

            Also, send a copy of the letter to the SRA office with Court Fee stamp affixed.

            Send the copy of the letter to the Consumer complaints and keep on updating on the same regularly.

            Do not give up.

            In our case I have still not given up. I am alone still fighting and believe that I will get my rights done.

              It is a follow-up on my earlier complaint I have made.

              Now its more than 9 months now that our house has been demolished, We have still not received any agreement or documents in writing yet.

              Need your guidance how to proceed further. We are sure that this land is a private land and SRA construction is happening illegally. We had an area of approx 500 sq.ft. (self contained house) for which we should get an equivalent area in the Private building which the builder is custructing where our house was demolished .

              We had filed with RTI on which we had received reply that this land is not yet approved under SRA. How is it possible that they have started construction without approval.

              Omkar Hitvardhak Co-op Hsg. Society, the society has only 30 members, 2 buildings has already been constructed (6 floor & 10 floor) and a tower is coming up on the road side where my houe was demolished. How is all this possible on the same plot of land.

              We need an enquiry to be done on this project. We need your full support and guidance in going further.

              Mhada sra scheme aur sarvodharmiya housing society ne mera ghar tod diya doosra ghar dene ka wada karke aur aaj tak na ghar diya na shifting di aur na koi agreement kiya. 2002 Mein toda thah Aut aj 2016 hogaya kahan aur kis se. In ki complaint ki jaye plz help me thanx
