Ruparel Realty — Builder not returning the refundable token money

We went to the pre-launch of the Kandivali Maximum Mumbai Project by Ruparel Builders. Their they forced us to pay 49k as a token amount which is fully refundable amount mentioned in their receipt that they gave, They forced us to swipe our debit cards for the same. Since the project was going to be launched and the actual prices still not revealed, they mentioned it is only to give you a priority in booking when the project will be launched. This is a very wide practice by many builders to take the refundable token amount and give priority. They mentioned if we dont like the prices when the project is launched, we will be refunded the entire token money within 15 days, It is also mentioned in the mail. However later on, when we found out that this builder is fraud, we didnt go to the launch event and as per the rules to send a cancellation mail, that we are not going ahead with booking. So we have sent the same. Initially, they didnt respond for couple of months, Then after contacting the head, they kept on blaming different people and that our name was missed from the list and blamed Covid for closure of the offices etc. We would be refunded the amount asap. However after many mails and reaching out their CSR team, they stopped replying and later on shouted at us only. and this has been done to hundreds of other customers too. Kindly take action against this fraud builder.

I have booked the flat at Ruparel Skygreens in start of 2016 when there was still all slum dwellers were present. They took almost 16 months to do the bhumi pujan. They were supposed to give our flat by Dec 2019. Then it was extended to dec 2021...and again it was extended to dec 2022. Their representative confirmed us to give soft possession in Mar 2023...then it was extended to June...then sep...and last communication Dec 2023. From last 1 month i am asking them to share the rera document where they have agreed to give flat by dec 2023...there is no reply to my email. After all the searching i found a Rera document where they have managed to get the extension up till Dec 2025. Here the problem is that every time they ask for extension and rera Mumbai is granting the same. This builder under Modi rule and bjp at state level have abled to start the projects across Mumbai but every where they have failed to do work on time. I am having a strong feeling that BJP and this builder have some understanding and both are fooling the people like us. I am filing case at consumer court. I am going to make three demands.
