I got possession of my new flat and I am satisfied with the living room and bedroom. But the bathroom needs improvement. Some tiles are loose and need fixing and the door handles are not stable. I already informed the building manager but waiting for an update. It would be great if you could look into it directly and fix the issues ASAP....

I am trying to visit the site and see the progress of my flat but not able to get a confirmed date from the team. They shared the current pictures with me which look promising. I would still request you to coordinate with them and schedule a date for a visit as I want to show the flat to my family....

We recently moved it. The flat and area are good but some of the amenities are not fully ready even after people started living. The builder is trusted so I am sure it will be done but the wait seems longer. We were looking forward to using them. Please take this as a priority as all residents are getting concerned....

I am a buyer of Ruparel Realty property in Sion. When I visited last time, I saw construction was going fast but with the rainy season, it has slowed down. I tried calling customer service but could not get a clear timeline. I know little delays happen in such things but it would be good to have more clarity on the expected handover date.
Kindly update on this and make sure everything is shared from your side after every few weeks...

Panoramic views and peaceful interiors. Minor noise disruptions due to ongoing construction in nearby towers. Hopefully temporary. Inside the apartment, the acoustic insulation is excellent....

Gym, pool, and clubhouse are truly premium. Maintenance services were quick as expected, and they’ve improved over time. Facilities themselves are well-equipped and designed....

Reasonable pricing for a central Mumbai location and solid construction. I appreciate the value for money, but I hoped for more landscaped areas. Current green zones are also nicely made....

Floor plans are spacious and well-ventilated. Smart use of space. I loved the structure and layout, and interior finishing are also well polished....

The apartment & location is good. I was happy with the initial pricing. But after moving in, I realized the maintenance charges are much higher than expected. The facilities are nice, but the monthly costs keep increasing. Please see if something can be done to control the rising costs....

The flat is exactly as promised and I love the sea view from top. The only thing that bothered me was how slow the paperwork and handover process was. Had to follow up a few times, but in the end, everything worked out....

Ruparel amenities are excellent like the gym, rooftop pool, deck, etc. But maintenance charges are high. It’s a good choice for people who want lavish facilities but I feel they should make it more affordable. Kindly look into this....

I got a good deal during pre-launch. Thanks to the staff for providing all the details, floor plan, cost breakup properly. I just feel the construction is taking more time, expected it to be faster. They are actively working on site as of now so I hope they complete it on time without delays....

I booked a flat with Ruparel a couple of years back. The project looked promising but the waiting period was longer than expected and I had to push for updates on the progress. Now that the building is almost ready and seeing the quality of construction and finishing, I feel my investment is secure. Just wish they kept the initial timeline as promised....

My experience was mixed. I loved the property design and location but the sales team did not inform me about some extra charges that popped up near possession. The flat itself is good and my family is happy with the space but clearer communication would have made it better....

I was impressed with the sample flat during my visit. It was better than I thought and the consultation was helpful, but I felt it was rushed. The staff could take a bit more time to guide buyers and address their doubts proactively. I had to ask multiple questions to get clarity....

I booked a 2 BHK mainly for the location and the exciting project expectations. While the handover date was delayed by almost a year, the final product has been worth the wait. I am satisfied with my flat and the amenities, but improving timelines would make the experience even better....

FRAUD WARNING!!

Don't buy any property in any Amit Ruparel's Ruparel Realty projects. He has a bad track record of not delivering projects on time.
Firstly, their head office in Matumga Road Ruparel Iris is incomplete and without OC since past 10 years.
I have myself purchased a flat in Ruparel Zion Sion for which possession was assured in September 2022 but we are still awaiting OC for the same in July 2024....

Flat booked in 2021 with assurance that it will be completed by December 2021. The builder went on raising demands and eventually 100% payments made. There is no clarity on OC / final possession date.

They are forcing us to take fit-out possession without even completing the delivery and conveniently ignore any queries relating to OC.

Fraud company - do not get lured by any of their sales pitches....

We went to the pre-launch of the Kandivali Maximum Mumbai Project by Ruparel Builders. Their they forced us to pay 49k as a token amount which is fully refundable amount mentioned in their receipt that they gave, They forced us to swipe our debit cards for the same. Since the project was going to be launched and the actual prices still not revealed, they mentioned it is only to give you a priority in booking when the project will be launched....

I have been following up with Ruparel team for the past 6 months since which we have not been paid our overdue pre-emi reimbursement. The total amount is close to 3 lakhs now which is a significant amount for a common man.
I had booked the flat in Pride under sub-vention scheme but Ruparel team have conveniently not included the sub-vention scheme in the contract and hence are using the same fact to delay our hard-earned money by half...

Ruparel realty is fraud builder and cheating us since last 6 months by give cheque against cancellation of flat booking of ruparel optima. Every time ms. Gitanjali and staff specially aniket kasar is giving false information and cheating us by giving cheque to us. Their behaviour with customer is very bad. I would request you not to invest money with ruparel realty as they are really cheaters....

I and my sister in law have made booking in Ruparel Reality Optima project at Kandivali West in last week of April. There was big mela at the site booking office when we went for booking. While booking flats we were given bare minimum information on project in view of chaotic rush of public. Only one page minimum information was provided while booking that to more about payment terms. The most crucial fact about this project being SRA project...

We want complete refund from Ruparel Realty Sky Greens project as we do not wish to go ahead with this project due to financial crisis.
I have one of the mails which is sent to Ruparel CRM Ms.Gitanjali Sharma after recieving her mail that they will deduct the token amount which is 5lakhs and we have paid them 20% of the agreement value with service tax additional.

Impressive design and great location. The staff is cooperative and responsive. The project quality is good, and the amenities are decently planned. Slight delays in possession were a downside, but communication remained transparent throughout.

We shifted into our flat recently. The apartment is stunning and the view is my favourite. I have noticed that the finishing in some parts is not up to the mark. It can be more polished, like the bathroom fittings. We got it fixed eventually, but had to follow up a bit more than expected.
