Ruparel amenities are excellent like the gym, rooftop pool, deck, etc. But maintenance charges are high. It’s a good choice for people who want lavish facilities but I feel they should make it more affordable. Kindly look into this....

I got a good deal during pre-launch. Thanks to the staff for providing all the details, floor plan, cost breakup properly. I just feel the construction is taking more time, expected it to be faster. They are actively working on site as of now so I hope they complete it on time without delays....

I booked a flat with Ruparel a couple of years back. The project looked promising but the waiting period was longer than expected and I had to push for updates on the progress. Now that the building is almost ready and seeing the quality of construction and finishing, I feel my investment is secure. Just wish they kept the initial timeline as promised....

The project itself is good with spacious flats, good connectivity and luxurious amenities. But the journey was not smooth. There was a delay in getting possession and I had to change some of my plans. I had to make a few visits to their office to clarify certain charges that could have been avoided if everything had been explained clearly in the beginning. My experience was mixed. I loved the property design and location but the sales team did not inform me about some extra charges that popped up near possession. The flat itself is good and my family is happy with the space but clearer communication would have made it better....

The flat interiors are well done but the common amenities are still under construction even after we moved in. The location is prime and I hope they finish the pending work soon because the gym and clubhouse are the main reasons I chose this property.

No clear instructions from team
The flat rates are decent and fit our budget. The only issue was with the registration process, which was time-consuming. I had to rush back and forth a lot as some things were not communicated to me. I understand it can happen but if the team had given clear instructions before, it would have been much easier and faster.

I recently moved into my flat and the view is good. All interior work is done and the flooring is high quality. The only thing is that a few of the amenities are not yet functional and there are also maintenance issues. Please look into this and address our problems as soon as possible....

All the amenities are not operational
I am happy with my flat’s design and the location as it is exactly what I wanted. However, some amenities took longer to get operational after we moved in, which was a bit unexpected. It would have been helpful if the team had informed us about this earlier. I hope this can be resolved soon.

I was impressed with the sample flat during my visit. It was better than I thought and the consultation was helpful, but I felt it was rushed. The staff could take a bit more time to guide buyers and address their doubts proactively. I had to ask multiple questions to get clarity....

I booked a 2 BHK mainly for the location and the exciting project expectations. While the handover date was delayed by almost a year, the final product has been worth the wait. I am satisfied with my flat and the amenities, but improving timelines would make the experience even better....

FRAUD WARNING!!
Don't buy any property in any Amit Ruparel's Ruparel Realty projects. He has a bad track record of not delivering projects on time.
Firstly, their head office in Matumga Road Ruparel Iris is incomplete and without OC since past 10 years.
I have myself purchased a flat in Ruparel Zion Sion for which possession was assured in September 2022 but we are still awaiting OC for the same in July 2024....
Don't buy any property in any Amit Ruparel's Ruparel Realty projects. He has a bad track record of not delivering projects on time.

Flat booked in 2021 with assurance that it will be completed by December 2021. The builder went on raising demands and eventually 100% payments made. There is no clarity on OC / final possession date.
They are forcing us to take fit-out possession without even completing the delivery and conveniently ignore any queries relating to OC.
Fraud company - do not get lured by any of their sales pitches....

We went to the pre-launch of the Kandivali Maximum Mumbai Project by Ruparel Builders. Their they forced us to pay 49k as a token amount which is fully refundable amount mentioned in their receipt that they gave, They forced us to swipe our debit cards for the same. Since the project was going to be launched and the actual prices still not revealed, they mentioned it is only to give you a priority in booking when the project will be launched....

I have been following up with Ruparel team for the past 6 months since which we have not been paid our overdue pre-emi reimbursement. The total amount is close to 3 lakhs now which is a significant amount for a common man.
I had booked the flat in Pride under sub-vention scheme but Ruparel team have conveniently not included the sub-vention scheme in the contract and hence are using the same fact to delay our hard-earned money by half...

No NOC to construct Ruparel Optima, A - Wing, Tower 2, Flat number series 1 and 2
Have booked a flat on April 2019 and registered on June 2019, possession due on December 2021. However an extension email received from Ruparel giving new possession period is December 2022.
Intermittently I am following up with the Sales and Client Relationship Team members and learnt that still Ruparel hasn't received NOC for the captioned subject, which is surprising. Till date demand payment collected upto plinth, very significant amount of total flat cost.
In 3rd week of May 2022, visited the site and found that no construction done for Tower 2, A - Wing, Flat number series 1 and 2, Ruparel Optima, Kandivali West Project.
Sales Team and CRM not telling the reasons for non receipt of NOC and not able advise any particular time for possession.
I am worried, whether Ruparel would be complete the construction and give possession of the flats to its buyers.

Regular failure of pre-EMI reimbursement

I am customer of Ruparel Pride, Kurla in which I have booked a flat in the subvention scheme and while booking it was agreed that Ruparel will be reimbursing us the pre-EMI amount in the month prior to the month in which it will be debited.
During lockdown, Ruparel kept defaulting on the reimbursements regularly for 4-5 months. But even now, they are still defaulting and are not committing to any date of payment.
We as a customer, have been paying to the bank Bajaj Finance regularly because of automated debit but I feel Ruparel does not feel obliged to stand true on its agreement with their customer.
Also, they do not respond to emails, calls, messages for months.
Definitely not recommending Ruparel Realty to anyone.
Please help.

Subvention scheme - Refund amount is not received

Hi . I have booked flat in Ruparel as per the subvention scheme . In Scheme it was commited that once you pay back to the ICICI Bank, refund would be received immediately . We would like to inform that the commitment is all false and the refund amount is still pending from them . They are least bothered to reply on email . Kindly take necessary action as i am sure along with me there would be many other customer who would be facing same things .

Subvention scheme-default in payment by the builder to the bank

Ruparel Realty offered subvention scheme for buying a residential flat in Kandivali and I have made the initial payments. They are in tie up with ICICI Bank and the builder is always defaulting in payments to the loan amount disbursed by the bank, and the bank harrassed me to make the payment, which as per subvention should be paid by the builder. Their recovery agents too are highly rude and insulting. Why offer the buyers subvention when the builder cannot honor the payment and it's words? Did we ask for it? Moreover, I am not allowed to change the bank too, of my choice. ICICI has been thrust upon me even when I did not want to have anything to do with it. I can get home loan at a lower interest from any other bank that I prefer, but no, I am not allowed by the builder. This is sheer mental torture by Ruparel Realty. Would advise never to fall in for their schemes.

Builder asked for Rs 49, 000 application fee amount by mentioning it is not a token amount and it will be fully refunded in case of cancellation. Then for few months with an excuse of Covid, the builder delayed the refund but kept on promising new dates of when to expect it to be processed. Now the office says management has made a decision to not provide refunds.
The builder has also provided written statement that the refund will be processed by july 2020 but now he is not keeping his words.
What should be the next steps to obtain refund in this case?

commission cheque

I have been following up since 7 months now and i havent received my commission cheque.
Every single month mr. Aniket kasar promises me to give cheque and then delays again.
My clients have paid and done their registrations long time back.
Means even after ull receiving whatever u needed and so now u dont care whether ur broker is paid what is rightfully his am i correct?
Is that so?
The company department doesnt have the courtesy also to call and update about the status.
Pathetic management
And the reason which i have been hearing since 7 months is due to management audit or management has not signed the cheque.
Are your management soooooooo busy.
If they are soooooo busy i guess ull need to hire more management authorities.
I have all the phone recordings and also mails as proof.
Anybody reading from ruparel and want to see or solve this matter please feel free to contact me.

Ruparel realty is fraud builder and cheating us since last 6 months by give cheque against cancellation of flat booking of ruparel optima. Every time ms. Gitanjali and staff specially aniket kasar is giving false information and cheating us by giving cheque to us. Their behaviour with customer is very bad. I would request you not to invest money with ruparel realty as they are really cheaters....

Dear team,
We as 5 people (Ajay pardeshi, narayan, anil dixit, s nikam & amol kadam) booked the flat in ruparel solitire project at kurla east on 25th august 2016 for 1 bhk flats. As per the terms we paid 20% amount individually to the parent company of ruparel realty named as shree siddhivinayak classic construction pvt. Ltd. Since the project work supposed to start after diwali we waited. Then we started taking follow ups from ruparel team & they said due to rera registration / permission it is getting delayed. The project work will start from april 2017.
Again after april we call to take the updates from ruparel designated people & the agency square yard who was involved in this deal. Both of them assured it will start in the month june/ july 2017.
After few days we received the letter from the ruparel that they are not going ahead with the project/ it will delay further so the people who wanted to withdraw, they can do so. Immediately we met the crm head of ruparel gitanjali for the updates.in the letter they mentioned that the amount paid by you will be paid in 12 installments with the interest rate of 8.99%. We immediately ran to the ruparels office & she took us to the managing director of the company mr. Amit ruparel. During the conversation with him he again informed us that the project they will start after diwali i. E. October 2017 & accordingly we will get an invitation letter regarding the same. As we all wanted for our use not as investment we again decided to wait for 1 more month. During that period ruparel withdraw all the boards from the site, also they removed the name of the project from the website of the company. We tried contacting them again after 1 month & then decided to meet / close the matter. We again met mr. Amit ruparel & told them that we are comfortable to wait further & want to withdraw it as final decision. As per the meeting we have drafted the minutes & shared with crm head / other staff of ruparel to refund the money in 3 installments with the interest rate of 18%. The cheques should be provided to us of 30th november 2017, 30th december 2017 & 30th january 2018.
Now since last 20 days after the meeting we are taking follow ups with mr. Amit ruparel & crm head gitanjali but no one is responding it.

While booking flats we were given bare minimum information on project in view of chaotic rush of public. Only one page minimum information was provided while booking that to more about payment terms.
