Unitech is not honouring contract terms and giving a million excuses for delays.

1. The Unitec is marketing Unitec Vista in sector -70 Gurgaon. I had applied for the same and got allotment. The company has however no approved building plan as on date for the said property i.e as on 07 Feb 10 but has however already taken 20% of the Basic Price of the dwelling from the customer.
2. The aspect of not having approved plans for the project is not being highlighted in the advertisments of the said property.
3. No PSU or even other private banks (less Deche & IDBI bank which have terms & conditions unfavourable to the customers) are ready to give loans to the allottees for even the third installment.
4. All these appears to be high handedness of the company & unfair trading practice
I couldn't agree with you guys more. I, and millions of others, have had the same experience as you. Just search the internet for all the scams Unitech is involved in all over the country. You'll be horrified!
Incidentally, the one amongst you who shouted in the lobby (well done!), was the fallout a positive one? I haven't had a single, positive interaction with any Unitech employee. All of them are masters at the art and craft of deceit. They stiffly deny any wrong-doing, refuse to listen to you, start accusing you instead and threatening to cancel your allotment, and continue billing you exhorbitant sums of money that are totally unjustified.
Whenever Unitech is caught in an illegal tangle, they blame the recession. When they want investments in their group of companies, then they boast about how well they are doing. They divert funds, they indulge in fraudulent practices. They have tremendous political clout (so if they 'have no money' how do they keep their godfathers happy?) which is probably why they get away with everything possible under the sun.
They're nothing but a bunch of scamsters!
Aggrieved Unitech buyers have formed groups (project-wise) in google . groups and other buyers' forums (I personally think an umbrella organization englobing ALL aggrieved Unitech buyers should be formed. We should file a PIL and ask for cancellation of their licence to build or have anything to do with the construction industry. There's strength in numbers. Join up. Perhaps one day justice will prevail.

Hi Sam in this kinds of projects a lot o[censored]ncertainties are involved thus making things difficult for Unitech too, under such situations Unitech are bound to change, but under such circumstances Unitech should proactively inform the customers which they are doing to a certain extent. I hope you issue is resolved and you enter your home happy. All the best
unitech started a project in dehra dun in the name of Great India Palace and sold the commercial space with assured return of 12% payable quaterly but after paying one quater payment company is not paying the assured return to their customer and the employee placed at dehra dun office also making fool to customer by giving false assurance

Unitech has duped investors in Uniworld Towers Gurgaon with similar promise. The paid the assured returns for two years and now for two years they have not been paying the investors.

    Unreasonable change in rates and conditions imposed by Unitech at time of delivery of flat.
    1. Super areas has been increased by 48-68sqft per flat without prior notice and reasons given were of new security gaurd room for each building, lift going till parking area and can you believe - water tank(I cannot think of any appartment without water tank and Unitech cannot come up other reason but this lame one), anyways either of it should NOT contribute significantly to such footage increase per flat. I have to shell out more for 48-68 sqaure feets even though actual carpet area remain the same.

    2. Maintenance charges has been increased by 100%. from Rs1.25 to Rs 2.50 and advance payment to be made 2 years instead of one year as per agreement. Reasons given to us that cost of labour and diesel has increased and projected maintenance cost is no more feasible but could this warrants to 100% increase.


    I have invested lifetime saving to buy Unitech property at peak market price and project has already delayed by 18 months, and above that, with these new conditions, I am feeling duped.

    There are 18 other residents we know of (and maybe more) who have filed a formal complaint letter to Unitech about this but have not even recieved any response from them yet.

    We request media and all other means to take this up with Unitech and help the 1100 flat owners in Unitech Horizon from being duped by a (originally thought respectable and of high standards) company of their hard earned money.

    Please note that the additional charges being levied per flat are going to be int he range of 3 - 4 lacks per flat making a total of 44Crores o[censored]ndue income for Unitech through breach of contract and trust the 1100 odd purchasers have put in Unitech. This is not a small amount that can be ignored.

    ... and we thought Unitech Horizon was a children's special project ...

    Looking forward to a response from media and all govt legal channels to take this up.

    Together we can make a difference, and raise our voice strongly again unjustified charges being imposed by Unitech on flat owners.
    The so called "respectable" Unitech is actually quite fraudulent. Try booking a flat with one of the newer Unitech projects in other cities and cancelling it for legitimate reasons, in accordance with the terms of the Unitech contract. It is a nightmare that has not yet ended for us. Others who have tried to cancel are also in the same boat. My advice: don't book a flat with Unitech. Instead buy it in the resale market AFTER it is complete and ready, as Unitech never delivers the flats on time.
    Sounds familiar. Unitech Horizon has delayed possession by 22 months. So while they agree to adhere to the Penalty Clause in the Contract ( its too stark in any case to ignore ) they quietly increase the Mainteance from 1.25 per sq ft to 1.75. When we question Unitech, its a tale of increased charges etc. Issue is when the Complex is not even ready 100%, these increase in charges is only to cover there increased Project expenses and definitely not Maintenance.
    It is a shame from Unitech Project team. Can we request to change our property to gurgaon projects.
    Unitech is a Fraudester company out to loot people who want to become rich in short time.

    Did you confirm that the water tank was the basic one or an extra one and I think security cabin is also required don't worry I have a friend who is a customer o[censored]nitech he too had similar problem, but his issues were sorted out soon, what I think wrong on the part o[censored]nitech is that they should have informed you proactively. But nothing can be done now try to negotiate on the extra built up, I am sure they will listen.

    I think the reason of increase in maintenance is reasonable. And the super built-up area increasing is also fare. I guess the super built-up increase for a water storage on terrace of the building is necessary as while constructing water storage bodies, it has to have direct support from the foundation. This could have been a reason for minor tweaks in the super built-up area.

    FDR redemption overdue by 6 months

    FDR number 1198230 was to mature on 06 Nov 2013. However, Unitech has still not given the funds back. Everytime they are contacted, they mention one more month before they will give the funds.

      On behalf of apartment owners o[censored]nitech Horizon, Greater Noida, would like to highlight the trade malpractices followed by Unitech which is considered as an esteemed real estate company of India. Unitech is taking its customers for a toss.

      1. Delay in giving possession of apartments by more than 1 year from the original promised date. Even after paying 95% of the cost of apartment, owners are at the mercy o[censored]nitech.

      2. Possession letter comes with a shock of enormous increase in super area to already distressed customers. All of the sudden without any prior intimation Unitech has increased super area by as high as 68 sq. ft. at the time of possession. Not even a single sq. ft. of the increased area encompasses carpet area.

      3. Time given for the possession is decreased from 30 days (as per contract) to 21 days. I believe in such a time of crisis glooming all over world, Unitech is in a desperate need of money.

      4. Exorbitant increase in the maintenance charges from Rs. 1.25/= per sq. ft. to Rs. 2.50/= per sq. ft. Basic amenities for which the maintenance charges are given are not yet ready.

      5. Unitech is seeking advance maintenance charges for a period of two years, even though the contract says for 1 year.

      6. Society is in inhabitable state as no electricity is available from NPCL. Using power backup will cost as high as 200% to 300% of NPCL rates.

      7. No Service Level Agreement is provided for maintenance of the society.

      I completely agree with this. I am also one of the apartment owner of the unitech horizon and it's unfortunate to know that an esteemed company like unitech is resorting to such trade mal-practices. This is highly unfair.       I completely agree with this and such things are not expected from an esteem company like Unitech and we should definately fight against this and if required take them to court.
      This is outrageous, such practices by respectable business houses are not really in tune with the times and what we want India to become .

      What is happening here is that the consumer will end up paying thru his nose receession or not and all these So called Business Houses worry about is filling their coffers,

      Is there an end to their Greed .

      Lets all as citizens of this Great country Unite for this cause against such malpractices whether we own a property in this project or not, if we keep quite now then who knows we might be next .

      Lets drag them to court
      This is not at all acceptable and that too from a reputed organisation like Unitech.This will lead to mistrust and loss of faith with these organisations and people will think twice before doing biz with them in future.

      They have to be punished so that in future no person suffers like this and justice is done.
      I think we should exposed the builder to media so that they can pass the message that on one side govt is asking for reducing the price of proerty and every items and these builds have been committing thruogh their different organisation (like CREDEI) but in reality they are asking for
      higher amount at the time of giving the possession.
      They have almost increased the balance possession amount to double (2.5-3.5 balance got increased to 5-6 lacs excluding registry amount).
      Also they wants their customers to take possessino without completion of basic amenities in projects
      and no connectivity with NPCL (Greater Noida electicity) thruogh sub station.
      There is no electric sub station near to their Horizon, Greater Noida project till now and no roads, no nearby shopping complex even though they are runnig their 3-4 projects in same location.
      IN my view they should start giving possessions to owners after completing the basic requirements and committed amenities and at least 50% tower ready for possession.
      I think owners should check whether builder has received the OC (occupency certificate from Greater Noida authority or not) for his Unitech Horizon project before sending the Possession letter?
      In my view sub station non availability for their project may be link to OC of greater Noida.
      I agree and feel that this one sided attitude of the buliders should not be accepted.

      As it is the contracts drafted by builders are one sided and with customers given very little choice.This is a classic case where a reputed bulider is taking people for a ride and not to sticking to even simple agreed terms and conditions.The project is well beyond its committed delivery and to top it up such an irrational attitude.

      Once all the owners are united and together pressurise the builder, they will have to agree as defaults from their side are very clear and obvious.
      Big banners and flashy billboards, all end up with one motive "extracting even the leftovers." Such malpratices are murdering the common man and shall continue to do so if we do not stand up against them. Afterall we are purchasing our own happiness not borrowing it from them, then why should we be at their mercy.

      No, we must stop this and if we do not today then we shall become the bait tomorrow.

      I totally agree with this complaint, and join hands with all the flat owners. I also own one flat in this project.

      I propose to raise voice thru consumer court first, and make more internet and media visibility of the pains and overheads all the owners are forced to make.

      This is shame on part o[censored]nitech as this is one of the first project to go for possession and its creating so much fuss and fraud. Its a REAL BAD business move for unitech, and company will not be able to grow or sustain its project in this part of country.

      I would be difficult for Unitech to sell more flats with this kind of "I DON'T CARE ATTITUDE"

      I am living in Uk and bought the flat in Unitech horizon. Just worried from very long time now that why I am not getting the possession letter and suddenly found the complaints from this website.
      First of all thanks for everyone who join the hands to get a justice. It's true if we will sit back then these builders will carry on making us fool.
      Can somebody send me an update what is the status of the project at the moment. By reading the comments from above, it looks like that some of you have received the possession letter's but cannot understand how a builder can send the letter's even when the project is not completed.
      I have not received the possession letter till yet but want to join the hands to get a justice. Please inform me about a coarse of action through email and I will do what I can by sitting in UK.

      While I totally agree with this complaint about Unitech Horizon Project, Its really surprising that after having made huge amount of profits ln the past ( upto 60%) Unitech Ltd. has now decided to ignore the problems of its valued customers and simply look for its own selfish betterment and interest.
      Unitech is not only taking people for a ride while not to sticking to the simple agreed terms and conditions, Its also pushing its customers to pay more money while rest of the market is trying to faciliate better market conditions for its customers.

      I still cannot believe that Unitech Ltd. could ever stoop to this level. What a shame... We all must make it a point to convey the misdeeds o[censored]nitech Ltd. and Mr. Chandra across all media channels and News Papers.
      profit making indeed is at the fore front of any business activity. It is we, the owners who have to watch carefully and need to secure our interest and steer clear from the unjust demand of the company. If it is true, that possession is being given without providing the normal power from the UP electricity board, it is definitely high handedness of the UNITECH group to force possession on the purchaser who have put faith in their company disregarding the fact that their prices were already higher than the their competitors. We must have an internet association of the future residents or owners to force UNITECH to make people aware of their unjust dealings at the national level. I am infact surprised how they have secured the clearance from the UP Goverenment for handing over the possession. People should get together and demand that the basic eminities promised in the agreement must be respected before taking possession of the apartment, even if we have to go to the court jointly. A quick action in this regard is important and we must all get together.

      I completely agree with this compliant. I’m very disappointed and feel cheated by unitech in horizon project. I have written several emails to unitech customer relation but no receive any email response so far. Its shame
      There is another important factor that on one hand Unitech is demanding interest on late payment @18%and also charging compound interest, they want to only pay nominal charges for delay in possesion.The Builder as per equity and law is liable to pay interest at the same rate that it charges.

      I alos agree with this complaint. I am very disappointed and feel cheated by such a repurted business group like Unitech. I had written so many mails to Unitech but all are unanswered and over phone there is no proper statisfactory reply from their end.

      Unitech Limited — no service provided when it needed most.

      I am enrolled with Race car helpline. customer code no. is SDZ 4690. Vehicle no. is UP-16E-5226. I was stranded on Noida- Greater Noida on the night of 27/07/2009 at around 10.30 pm. My tyre got punctured on my way, stepney was also flat. I called up all their numbers including the mobile no. of Mr. Batra through which we got the registration. To our surprise there was no response, we tried almost half an hour but could'nt contact them. Ultimately we drove ourself with flat tyre to almost 15 Km to reach our home at around midnight. Our tyre was totally finished and I had to buy new tyre/tube for my car. They are totally useless & we can't trust them in emergencies. They even do'nt have any mail ID on which we can lodge the complaint.
      It is indeed deplorable that his has happened and the same thing happened with me. All like minded owners who wish to file a complaint against them, lets get together and do it.       Sub: Execution and Registration of Conveyance deed and Physical possession of apartment no. xxxx, Block no. xx at Unitech Horizon, Plot No. 6, Sector Pi-2 Greater Noida
      Ref: Your letter no: UL:RED:NRUZ:xxxxx dated 1.8.2009, received by us on 20.08.2009 (Speed Post Mark of 18.08.2009)

      With reference to the above letter received on 20.8.2009 we find discrepancies in the total amount due to you and request you to kindly amend the same so that we can deposit the balance money with you.

      At the time of original booking and as per the written and signed agreement, we have contracted for a total area of 1695 sq feet and NOT 1740 square feet; the price of the flat and all other considerations were completely frozen and there was no scope for you to bring out new things like 45 square feet on account of invisible and intangible factors, or whatever.

      We completely disagree with your arbitrary decision and this extra cost of adding on 45 square feet from some other account for my flat booked on the firm understanding that everything was firm and final and we don’t agree with this as contractually we have agreed to a total area of 1695 sq feet and this revised area is not acceptable to us as this has been done arbitrarily and without any information to us or any consent from us.

      As such, the extra amount you have included in the statement of account has to be decreased by an amount of Rs. 114957.00 and a revised statement sent to us immediately.

      Furthermore the 4c charges have to be upto 18th of August 2009 when the letter was handed over to Speedpost as per the postmark on the envelope which also please correct and increase.

      We await your revised statement.

      How do I get in touch with any group that is working against Unitech? I am in a simlar situation with my flat and live in the UK.
      I have not yet received the possession or any official intimation of possession of my flat in Tower 21.

      I agree any arbitrary increase in area without increase in actual area should be dragged to court as it is unacceptable.
      It is startling to see so many complaints. And I extend to join hands, as I am yet another aggrieved party.
      Left with no choice but to pay the excess amount which was never catered for, only to safeguard a precious investment, leaves me wondering how can such businesses be allowed to flourish at the cost of people, in our esteemed country.
      Compeletly agree, I am in the UK, , but very much keen to help if someone is taking any initiative in forming the group. It would also help in future in term s of getting maintenance cost down, , et.etc.
      For people who are not end user, forming a group would help in renting them out.

      I too have booked a flat at Unitech horizon, but am still awaiting offer of possession from the builder. I expect teh flat to be handed over by June 2010 - almost 2 years after the promised date. I am not really sure as to what the course of action should be and what compensation if any is forthcoming from the builder..

      I am quite disturbed after reading these complaints - though most of them were logged in more than a year ago. Can anyone tell what is happening now and if your complaints have been resolved yet. If anyone of you has started living at the project, how is it all shaping up and is the project as good as it seemed to be when we all booked the apartment..
      This was my fist and the last time I ever dealt with Unitech, I only get a negative and ill feelings for this company for the experience they gave me.

      All I can say to all the prospective buyer o[censored]nitech projects. Please AVOID dealing with them they are unprofessional and Crooks.
      Patience pays off in the end! I am a proud customer o[censored]nitech, my project too was delayed, but they did complete their commitments on time to my satisfaction. As far as taking advance payments is concerned, Even Reliance Power collected money from the general public to start their project without even a stone being laid. So have patience guys Unitech is second largest in the field they are in, so don't worry what I would suggest is take some time and give them a personal visit and I am sure they would be happy to help.
      I think by now things must have been sorted out, huge scale projects needs time for things to sort out. I hope you are happy with Unitech and enjoying your new home
      I totally agree with you that it is very sad that a premium company like Unitech is unable to achieve its commitments, but I feel it is largely because of the recession in the recent times that these conditions were created. No company was spared from it and this is why I feel the delay took place. Although Unitech is still trying to bounce back from this we cannot ignore the fact that it needs some time to get over such trauma in the market. Hoping all your dreams come true.
      Hey I think the tag line should have been Consumer complaints not Unitech Limited the posts become irrelevant.
      I am sure you must have got you possession by now. While doing advance payments, you should remember that you are putting you money in safe hands, as Unitech is a very reputed company. Sometimes, such big project get delayed because some of the work is subcontracted to other contractors and all these construction processes are interlinked, which makes a small delays turn into bigger ones. I would suggest you not to worry and be patient.
      i totally agree, also I wish to make you aware that inspite paying the full registration charges as asked by Unitech Ltd. last moment I got a shock of my life when Unitech asked me to pay additional Rs 17500 as new tax charged by Greater Noida Authority. At the last minute I was asked to pay or else the registry wiil not happen. After repeatedly asking what the extra charges all about, they were not able to explain the reason. I think this a penalty which Greater Noida Authority has imposed on the builder for delaying in registration. Will update once i get a response.

      I bought a plot in Unitech Unihome project at Sec-Mu Greater Noida in Late 2008. I have paid 85% under timed link payment plan.
      When I went to unitech office to pay last installment the officials available in the Grand Pavillion, Noida Expressway office told that project has got delayed so they have changed my plan to construction linked plan. Since than it has been four years they have not raised any demand. When I call them in the office, they say they there were some problems which have been sorted out now and the possession will be given in next 12-15 months.

      I had bout this property for constructing and living in the Greens and peace of Gr. Noida.
      Unitech has already delayed project for more than 4 yrs now. Please suggest what shall I do now.
      Is there is any forum for this project who have either already taken any action or are planning to go to court

      Thanks for this extremely valuable information on the project. This is not only useful for all the affected owners, but also those who wish to invest in this project and are not aware of the underlying issues.

      I am about to close a deal for buying a flat in tower 18 through a dealer. He says its not registered and it will be builder transfer. Can you please let me know if registry issue is still there with this project.

      Is registration open for apartments in Unitech Horizon?? Why is the apartment owner being penalised by the authorities for dues not paid by the builder?? I am sure most o[censored]s have purchased this apartment with our hard earned money and now not being able to even register the apartment seems criminal to me.. I was provided a possession letter but when I sent my uncle to review the flat, it was incomplete. I received a letter in 2016 asking to take over flat "As Is", Very disturbing! Any suggestions?       Thanks for providing this forum. Has anyone gone through with possession after negotiating with Unitech. When I initially received a possession letter in 2012, had my uncle visit the flat as I am overseas and found that the flat was incomplete. Nothing was done to finish the work. I received a letter in 2016 to take possession on "As Is" basis after paying charges for holding charges, delayed interest, maintenance charges, etc. Had someone visit the flat and its still incomplete!         Hello Sir,

        I have booked a flat in Unitech Cascades project in greater Noida 2 years ago,
        They committed the possession date as mid of 2008 but till noe their is no sign of possession and their is no clear sign from Unitech!

        More over i came to know that the possession they are giving is at some extra cost in the name of increased area. And to add the cost they are asking for more maintaince cost( which is double the cost stated in the agreement Rs2.5 PerSqF against Rs1.25 PreSqF)

        What should I do?

        Hello,

        Unitech is acting like another 2nd-3rd grade builder. All the commitment given at time of posseion was fake.

        We have not booked the flats in pre launch. We have booked the flat after the project was launched and we were told by Unitech that map is fully approved by Authority. So there can not be any increase in super built up area. They have increased super built up area and not even a singly square feet has increased in carpet area. All the calculations is in terms of super built up area . Tjis helps the builder to escalate the price.

        Secondly, it was written in contract that we have to give maintainace advance for one year at rate of Rs.1.25. Now they are asking advance for two years at rate of Rs. 2.50. This means 4 folds increase. There is no justification for this demand. All the society in greater noida has maintaince in rnage of Rs. 1.0 to Rs.1.25.

        Unitech can not put the blame on economic slow down. The flat was to be ready by sept 07 when there was no slowdown. They have delayed the projects because they were not able to manage it properly.

        They are themselves responsible for all the fiasco.

        UNITECH IS BOTH UNPROFESSIONAL AND UNWORTHY OF OUR TRUST. WHEN WE BLEED THEY LAUGH THEIR WAY TO THE BANKS. I HAVE A FLAT IN HORIZON AND AS I AM NRI I WAS NOT ABLE TO FOLLOW REGULARLY, SHODDY CONSTRUCTION AND MAKE BELIEVE FARCE WAS WHAT I COULD SEE. WE WILL ALL REGRET.
        Unitech is behaving equally badly in at least one other part of India too. Not honoring contract terms, refusing to pay after deducting 10% penalty on canceled booking. How can one go about suing them ? The excuses have run out, so they blatantly say that yes, they owe the money but they won't pay.
        I am into similar situation, I purchased a flat as a second owner and till now there is no update on possession. Every time we call them First there is no answer and even if someone picks, there is no confirm answer when it is going to deliver the Flat?

        I think most of the people who invested in this are NRIs (Like me) and have un-ability to visit personally them or file a case against them. But I am also sure there must be good no. of local people who have invested there and still sitting and doing nothing.

        Unitech increases maintenance cost? Is this increase to confuse the customers for its non-delivery of flats?

        Unitech is one of the main players in this segment and attitude like this is very unheard of. As a satisfied customer o[censored]nitech it is very difficult the digest the fact that these things prevail. On basis of my personal experience I got the flat at relatively same price and time. All the big projects have many issues and I think we should give some time to Unitech as this company won’t delay on purpose. We all should be a part of solving a problem rather than creating one.
        Making a committee and protesting online is not a way to get your things done. Approaching them and getting your droughts cleared is the best possible way of getting your work done. There can be millions of reasons for your problem and i am sure all will be cleared once you personally get in contact with them as I have.
        Unitech is one of the most reputed companies in India and to hear something like that is really shocking. But I feel we should just not start cursing the company as there can be many hurdles the company might be facing. We do not know the depth of the problem so it is really difficult to make any assumptions. No company in the entire world likes to see their customers unhappy or unsatisfied of anything. All I can say is that keep the faith, your money is in good hands.
        Unitech was one of the reputed company as builder at the time of launching Unitech cascades.I am NRI and own a appartment in unitech cascades.It is not possible for me to visit India regularly to see the construction updates, but it is clear from their net updates photos, that progress is very slow. In fact, it is not hurry for me for possesion, but some of my friends who have allready sold their old appartments and now wasting a lot of money in renting a house unneccessory. They are not only loosing money in delay but they are really frustrated over the action from unitech.They are not trusting unitech any more.Hope that unitech will give a good service and compensation to their customers after possesion without any increase in maintenance charges, so that all frustrated customers may forget what unitech have done in the past.This is the only way for unitech to maintain their reputation, otherwise it seems to me that the future o[censored]nitech is quite dark.

        Have you invested in Unitech Cascades or have commented for and on behalf o[censored]nitech?? Because from your tone it seems that you have been paid to post such positive comments..."your money is in good hands"...bull crap!!!

        Boss it has been over 5 years that I'm paying pre-EMI for a 3 BHK flat at Unitech Cascades, with no sign of getting the same any time soon. Having bought it at 2175/- in Sep 05, am not even getting deals for 2000/- today and you want me to believe that Unitech is doing all it can to ensure speedy delivery. Sure there will be issues, but the issues need to be highlighted and customers taken into confidence to resolve.

        Lastly I would like to state that if at all you are connected with Unitech in any way, pls get them to clear the doubts and ask them come out with the final delivery plan.

        Hi Vipul,

        As the actual construction works in any real estate projects are sub-contracted to different other companies, some delays on their part can result in big delays in overall project. As all these construction works are interlinked, the smallest of delays can snowball in bigger delays. Still Unitech is a very reputed company and I am sure they keep these small delays are in check. But the real estate construction work is also very sensitive to other factors like inflation, recession etc. So I would suggest you to be patient. I am sure your home must be in possession already.

        I bought in Unitech Cascades in 2005 and paid up upfront.It visited the site in Jan this year and it is true that the towers in front have been offered to the buyers.The quality of construction looks good, the rear towers are still under construction but what bothers me that there has been no further development in last 8-10 months.The Unitech is facing fund cruntch as their major financer Leihmann Bros collapsed and then their MD is a co-accused in the 2G Scam. They are unable to generate funds to complete the project. The new projects that are being announced with the intention of generating funds by way of booking amounts are meeting poor response.

        It is now being stated by them that they shall offer posession for the rear tower in 2nd quarter of 2012. If you forming a committee, I would like to join and push the Unitech collectively for early posession and a higher rate of penalty.

        Their projects are plagued by delays and often bad quality. I booked a unit in Unitech Residences. After they got 65% of payment, they stopped construction. It has been one year and its still stopped. I got to know they took > 5 years to deliver Unitech Close.

        Is anyone in this group aware of any group legal action against Unitech?
        If not then is anyone from Cascade fiasco interested in going together on legal action. It will save us the legal fees and more te # of complaints together, better heard we will be.

          Unitech has built Cyber Park - Gurgaon, opposite to residential complex Residency Greens in Greenwood City, Sector 46, Gurgaon; for commercial use. A large number of corporate offices are working from this building.

          It has a pumping mechanism or allied motored equipment to flush sewage of the building & complex – that’s the way we were told! This operates any time of the day with thunderous, monotonous and unbearable noise level creating irritating and unhealthy noise forcibly borne by the near by residents days & months together.

          There seems to be no remedy to this problem as the process seems to be perpetual. Can the authorities arrange for a solution to reduce the noise level and bring back the normalcy in the noise level in the adjoining area?

          I feel that the residents together should take peaceful and collected measures to sort out this issue as there is very little Unitech can do. It will be obvious that all the people must be having the same complains and would be willing to solve this asap, but it will take the efforts of every to come out with the solution. And I know Unitech will also come forward to help their customers.
