With great pain I want to submit that we were trapped in booking of a 3 BHK flat with an amount of Rs 10, 04, 895/- (Rs Ten Lakhs Four Thousand Eight Hundred Ninety Five) in Vatika Turning point project in sector 88 B, Gurugram, Haryana by Vatika Group on 30 Nov 16 with false promises and commitments. (Copy of receipts and booking letter enclosed).
3. Unfortunately neither the Vatika Turning point could get up from the drawing stage...

Hi friends,

I am working in vatika group - enviro (Facility management service) from 2016. They show me 16000 ctc but after deduction i am getting 12588 only how is it possible 3412 deduction from salary.

Evenly they don`t provide salary on time, they delay salary 20 - 25 days but they want duty on time if you reach at office after 15 minutes late they will make your half leave and if you will complaint about these problems.

    Dear vatika group,
    I purchased vatika indipendence floor k, 18, 6.2 sector 83 transfer document is submit on[protected]. Still i am not recieve the welcome letter, my problem is i have to go japan for 6 month on 8th jan this monday, i have to shift my luggage in my flat, but envior team is not allow me. Seller also sent a mail to envior team for allow me to put my luggage in flat. I am suffering for these type of situation my luggage is loaded in truck for last three days. Please allow me only put my luggage in flat

      I bought a flat in sec 88; gurugram atturning point point. It's developer are vatika limited gurgaon.

      I got an invoice in which they have charged me 18% where as i thought it was supposed to be 12%. On inquiring the same i got the below reply from them :

      'we would like to inform you that the gst has been calculated @ 12% on the due amount & 18% (9% on cgst & 9% on sgst) on the taxable amount, but if you calculate the amount comes same.

      Please note that the taxable amount is 1/3 of the due amount.'

        I had booked a flat in vatika turning point in sector 88b, gurgaon inmay 2016 under pre-launch offer and i was told that the project was to be launched by sep - oct'16. Later on they informed that the construction work will start by dec'16. Even the excavation work has not started till today even after about 1.5 years of my booking and till today their builder buyer agreement is not ready. Now they are saying that construction will start in next 2-3 months and the project will take about 5 years for completion. So i requested them about two months back to refund my booking amount. Over last two months, i have visited their office several times, sent several emails with repeated reminders and have been speaking to their customer care and the sales manager who had booked the flat but they are knowingly not reverting to me. They do not seem to have intentions to refund my money and they are now behaving like small time builders. Its a case of cheating and harassment and i would advise other people not to deal with vatika for any of their new or under construction projects. I am also thinking of filing a criminal complaint and complaint with consumer forum and rera for this cheating and harassment by vatika.

          I had booked a flat through investors clinic. Even after expiry of 60 months nothing has been done on the site. When asked about the progress on the project - delayed is the reply. Now the company wants me to take other flats at different locations. Even investors clinic can not do anything. It seems both of them r together and does not want it to be resolved.
          When asked for refund with interest the company wants to deduct 10% of the total cost of project.

            My name is amarjit, i have booked a plot of 200 sq. M. By paying premium of 4 lakhs through an agent.
            Now i have paid 90 percent of payments and the group is telling yr plot is cancelled.
            I request all allotted to get together and file a case.
            Further through this form i request consumer court to help us getting our plot at the right location as was allotted at the time of booking.

              Strange conditions added within the "addendum to the floors (Vatika india next) builder buyer agreement"

              Can they force you to sign these kind of clauses during re-allotment.

              "that we are fully aware of the present construction status of the re-allotted unit/project and unequivocally and unconditionally agree that i am not entitled to any compensation for delay in possession of the re-allotted unit or it getting relocated."

              Addendum to the Floors (Vatika India Next) Builder Buyer Agreement
              That Mr. Patika Kumar S/D/W/o Sh. _________________ R/o HouseNo/StreetNo/PinCode (Allottee herein), have booked a PRIMROSE Floors with the company i.e. “Vatika Ltd.” Having it registered office at VATIKA LIMITED, Vatika Triangle, 4th Floor, Sushant Lok, Phase I, Block A, Mehrauli – Gurgaon Road, Gurgaon- 122001, Haryana. (The company herein) and have been allotted an PRIMROSE Floors (old unit) Plot No.XX/ST. 83E-XX/240-360/GF/83E/Vatika India Next admeasuring about 1264.66 Sq.Ft. Super area in its independent floors project “Vatika India Next”. And the Allottee has executed the Builder buyer agreement dated DD/MM/YYYY. That now aforesaid PRIMROSE Floors has been changed due to circumstances, which has been explained to and understood by the Allottee and accordingly, Allottee has been re-allotted a new PRIMROSE Floor (new unit) _____________________________admeasuring about _______Super area in Project “Vatika India Next”. In lieu of the Old unit no (Old unit) Plot No.XX/ST. 83E-XX/240-360/GF/83E/Vatika India Next which has been duly accepted by the Allottee, The Allottee is fully satisfied and readily accepts the allotment of new _____________________________ admeasuring about _____Super area in Project “Vaitka India Next” without any demur or protest.                 I had invested in this project in 2012 on assured returns scheme in 2012 @ 40000 with assured buyback @ 52000 in 2013, upon maturity i opted for plot which i have not yet received even after 5 years and the company is not ready to listen anything or refund my money
                Complete fraud and cheat company
                Its been five years and they are offering to swipe to another project and are considering principle amount paid 5 years back no intrest or even assured return for first year promised also and project they are offering at company prices which are apx 50% higher than mkt prices so in nutshell i stand to loose 35-40% of my principal amount paid 5 years ago
                Their is no regulatory body to watch these thieves

Last corner of dead end very dirty unwanted plants and pit on corner. I tell mr maintenance officer to clean the road and remind again but no action taken from. Your maintenance agency inviro.                       Sir, me and my wife have booked a plot of our choice in sec-23 vatika central in ambala city in year 2010. We paid all the installments as reqd by the company time to time against that particular plot.
                      1) the company didn't offered possession in 2013 as promised
                      2) the company now sent us a letter that our plot no. Has been changed without our consent
                      The company cheated us both mentally and economically.

                        Me and my parents had booked in Vatika Tranquil Heights, Sector 82A, Gurugram, Haryana, by paying 62+ lac as deposit for 2 apartments in TowerB in April 2015.

                        2 years hence, even foundation work has not been concluded, and builder has put forth demand for further amounts.

                        I have since requested builder to move us to a project that is ready for possession which the builder refused and put us on a construction linked plan last year.

                        But with the project being now delayed by 3 years (as per their officials) and beyond, I intend a full refund from the builder with interest. I had a meeting regarding the same at the builder's office and was informed that I would lose a substantial amount of that paid as earnest money if I cancel now.

                        I once again requested them to adjust the amount paid by me and my parents against a single smaller apartment in a ready to move project and they denied that too once again.

                        Is there a respite for someone like us under RERA or Consumer Forum ?

                            Dear Sir/madam,
                            Vatika customer service team has refused any compensation with regard to delayed possession of our apartment booked in Sep 2009 which is being offered for possession in DEC 2016. this delay is impacting our peace of mind as my family needs move into the apartment soonest.
                            The accumulated delay of about 48 months should be compensated with about Rs 400, 000/- which they refuse to acknowledge.

                            Further I am paying a monthly rent of Rs 1, 25, 000/- ( annually 15Lacs). which is a huge cost to me.

                            The possession letter offered has a disclaimer printed on it which says i shall not claim any delayed delivery compensation etc, i have a copy of same.

                            Q1)What is to be done, Should i sign and accept possession ? or do we hold of and fight a case through consumer court.

                            Q2)Can we take possession and document the duress on email to VATIKA ?

                            Q3)Does this help later to fight for the case?

                            Q4) Can the this issue be resolved having signed the letter and realizing the claim is due at a later date??

                              Dear sir,

                              We have booked a flat in vatika emilia floors in november 2009 and as per the buyer agreement the possession was to be handed over to us by november 2013 but it was delayed and was finally given on 11 september 2016. Thus a delay of 34 months.
                              In buyer agreement it is written to pay a compensation @ rs 5 per sq. Feet for the delay caused,
                              Calculation of claim
                              34 x 5 x 975 = rs 1, 65, 750

                              I request you to help us in claiming the compensation. Would be very thankful to you.

                                I booked a flat at Coral B-1102, Jaipur 21 with Vatika in the year 2008. Till date, it has not being handed over to me. So, I have asked for a full refund with 18% interest on all monies paid, which I am 100% certain they are not going to do, so, what are the options? Can someone shed some light on various options available to us as consumers which these big builders continue to rob at their will.

                                  We have booked an emilia floor at vatika india next in sector 82 gurgaon in 2009 . According to the builder buyer agreement the possession of our floor was to be handed over by 2013 .
                                  But till today there is no news for possession . Everytime when we visited the site office we came to know a delay of a quarter!!! We have already paid 95 % of the amount . The last demand paid was for the flooring work more than a year ago which means to have possession maximum by april 2015 . But all in vain, it was again delayed to june 2015, then to september 2015 and then to november 2015 and lastly it was by january 2016 . Now its may 2016 and no possession till today ?
                                  Vatika has caused a long delay of 3 years . Which is a very long time period . So, we did not want any more delay .We are also paying a huge amount of interest on our home loan . There are lots of expense in our daily life . So, it’s not possible for us to wait for more time for having possession .
                                  There are lots of people who are suffering due to vatika .
                                  I deeply request consumercourt and consumer forum to help us in having possession on time and taking a strict action against the vatika .

                                      I am 60 years old lady. I booked a floor at Vatika India Next Sector 82, Gurgaon in Jan 2012. The company upon my request / precondition for said booking confirmed in writing that the possession would be handed over to me within 18 months (ie before June 2014).

                                      Total amount payable was 1.62 Lacs, while I have at initial stages paid approx 70 Lacs, about 90 Lacs is payable at possession.

                                      After my persistent follow up, company sent an apology email in Jan 2015 for the delay while assuring possession within next 2-3 months- which again was a lie.

                                      Finally in Jan 2016, they asked me to immediately make balance payment & take possession of the property with incomplete documents and without even an official electricity connection, as till date Occupation Certificate for said property has not been obtained from the competent authority.

                                      Rather than being humble for the own flaws and faults, the company is trying to thrust upon me the possession with discrepancy in documents and twist my arm by imposing heavy interest on the balance payment.
                                      I am ready for the full balance payment with my bank loan approval in hand subject to relevant documents being made available by the builder. Even a bank letter to Vatika asking for requisite documents, has invoked vague response.

                                      Due to all this, I am going through a lot of mental stress and torture, leading to hypertension and unrest in the family, causing repairable loss of peace, harmony and health.

                                      I am in distress need of help please.
