Subject: Urgent Complaint Regarding Failure to Receive Possession and Financial Irregularities - Refund Request

I am writing to express my extreme dissatisfaction with the handling of my property purchase at Karam Panchatatva Phase 1. Despite years passing since my initial investment in 2017, I have yet to receive possession of the property, and there has been an utter lack of communication from your end.

It is distressing to note that from 2017 until now, there has been no effort on your part to update me on the progress of the project or provide any clarity regarding the delay in possession. This lack of communication has left me in a state o[censored]ncertainty and financial strain.

Furthermore, I recently discovered that my credit score (CIBIL) has been negatively impacted due to actions taken by your company. I was shocked to find that a loan had been taken out in my name with Oswal Motilal Finance without my consent or knowledge. Even more alarming is the revelation that the EMIs for this loan have not been paid, which has significantly tarnished my financial standing.

This situation is wholly unacceptable and has caused me immense distress and financial hardship. I demand immediate action to rectify these issues:

1. **Possession or Refund:** I urge you to either expedite the process and provide me with possession of the property as promised or refund the entire amount I have invested without any deductions.

2. **Financial Compensation:** In addition to the refund, I expect compensation for the damage caused to my credit score and the stress and inconvenience I have endured due to your negligence and mismanagement.

3. **Immediate Contact:** I insist that your company representatives contact me at the earliest opportunity to discuss this matter and provide a concrete plan of action for resolution. My contact number is [protected].

Failure to address these concerns promptly and satisfactorily will leave me with no choice but to escalate this matter through legal channels to seek appropriate redress.

I am writing to express my concern about the lack of construction progress on the two flats I purchased in Kelve. Despite two years of payments, no development has taken place. I am disappointed and request a refund of my invested money.

Please investigate and address this matter promptly.

This company has taken 6 lacs rupees to me now they are not accesable.

I had canceled my flat in 2017 and since then my refund has not been initiated. All the cheques given by the company had bounced. They are cheaters. I am still awaiting my refund

I had booked a flat at Karmm Residency Project at Shahpur in year 2011 by Availing loan from DHFL . After along wait I cancelled my Flat in the year 2017, and after several requests received a letter from them in the year 2019 accepting the cancellation application. Four cheques of Total amount One lakh Fifty Four thousand and Thity five were also issued by them . however all the cheques were returned by the bank citing "insufficient Funds" as the reason for cheque bounce.
Since then they are totally unapproachable and due to noncancellation of my registration I am getting several legal notices from DHFL ( presently Piramal Housing Finance)

No call from developer possession date has been extended from dec 2021. When is the final possession or else retrun our full money .

We had booked two flats in Karrm Brahmand Kelve Project in 2016-17. Project did not kick off even after 5-6 years hence we requested for refund which was accepted but have not received any money in our accounts till date. The company is changing offices since last couple of years and hence difficult to contact them for resolution. Ready to take a flat at Shahapur location. Please resolve my issue.

1) I had booked a property at Karrm Brahmaand in KELVE ROAD with Booking number- KBN-003306, on the date 30/04/2017, and they told me that I will get the possession on 30/04/2020
2) When I visited the said project after 1 year, there was no construction as such
3) As there was no progress, hence I stopped ECS payment on 03/04/2019 by written application, however they kept deducting amount for next two months.
4) I canceled the booking project on 27/06/2019.
5) They promised to refund amount RTGS or NEFT mode by July 2020 onward, but it is still pending.
Total compensation- 2, 28, 005

I have supplied STeel at Shahpur project under the name Abhay STeel Corporation to Karrm Infrastructure Pvt. Ltd. in 2017. The amount is nearly 26 lacs. All people associated with them have left company and nobody know whereabouts of Ramakant Jhadav and Namadeo Jhadav.
I am badly in need of funds. What to do?

They have committed that will get possession by the year end of 2022.
But as far RERA is concerned the final date is year 2026.
But there is no progress in thé development so I had cancelled my booking and had taken the cheques against my payments made, which kept on bouncing and few got cleared.
I still have last five cheques left to be refunded for which I am visiting their office since 2020, but now we are unable to locate their office as well.
There are many such applicants like me who are struggling to get their refunds, who trusted Vivek Oberoi and had invested their hard earned money in this project.

Requesting to return the investments to all the applicants.
Hope vivek Oberoi will not cheat with Indian citizens.

I had booked two flats on my name in the year 2016 and since then I had been paying the EMIs for both the flat plus VAT/GST till 2019. I had cancelled my booking in 2019 due to thé negligence of the developer and also for not standing by their commitments. I got my cheques after all the deduction of cancellation and that to after visiting their offices which they kept on changing without any intimation. These cheques kept on bouncing, few got cleared and since covid they stopped the clearance of cheques. I met the supervisor he gave me in written that they will release my balance payment, but it’s still pending and now they have again closed their recent office and hod knows where have they gone. I have got a letter for MOHL as well for not payment of the loan which I had not even taken.

Its been almost been a years since we cancelled the booking of 1 flat (Kbn 002335 ) at karrm brahmaand and yet i have not received my money back.

Earlier i was promised i will receive my refund within 6 months, but now they are not even receiving my calls.

Coming from a middle class family its very difficult for us to continue like this.

I would request the concerned authority to look into this matter seriously and refund my money asap.
