I have paid booking amount of 2.45 lakhs INR after visiting the property of Vciti bellissimo in kudlu, Harluru road, Bangalore- Going by the approach Mr Yeshwanth Neta and property of vciti and paid 2.55 lakhs INR to complete booking.
Going by their terms, I had paid 44 lakhs INR to sign the contract agrement by April 2024. Vciti mentioned that there would be two agreements to be signed- Land agreement for individual plot registration and Construction agreement for constructing villa. Mr Yeshwanth told that 32 lakhs INR out of 44 Lakhs INR would initial payment be for Land agreement and remaining for construction agreement. I had signed land agreement only and 32 lakhs INR was allocated, the construction agreement is not signed yet.
Unfortunately I lost my job, I had requested for cancellation in Aug 2023 as I could not afford to purchase the Villa and my loan amount sanctioned was very less due to less pay at new Job I got after 3 months. I stated that I was married and unable to run my house. I am now having a kid and is increasingly getting difficult as I have personal loans and interest on 49 lakhs borrowed.
After multiple messages, phones, visits to their office, Vciti stated they would charge GST and 10% of the property value, which is 8 lakhs INR and 24.5 lakhs INR amounting to 32.5 lakhs INR of the 49 lakhs INR paid in total, which is not aligning with the agreement signed, and was very unfair.
The agreement states that it is 10% of the supra value in clause (2), which is 32 lakhs INR. And there is no mention of GST being deducted. As per the agreement, an amount of 3.2 Lakhs should be deducted as administrative charges, and amount of 45, 80, 000 should be refunded.
There is no clarity for more than a year now and I am facing daily hardship in running family. Request to address the issue at the earliest
