Recently, I purchased a flat in the Kamothe node of Navi Mumbai. At the time of negotiations, the builder told me the area of the flat 940 sq. ft. I paid Rs. 51000/- by cheque towards booking amount. Immediately, within 3 weeks, the builder executed an agreement for sale. In the agreement, the builder mentioned built-up area as 55.98 Sq. Mtrs. I objected to this and asked the builder to mention carpet area as well as saleable area (940 sq. ft. told at the time of negotiations). The builder has refused to do the same claiming that no builder in Navi Mumbai area mentions saleable area in the agreement. Due to this, I am unable to know the loading on my flat.
Name of the builder is M/s ISKON Developers, 302, Third floor, Big Splash, Plot No. 78/79, Sector-17, Vashi, Navi Mumbai.

Also, the builder is charging following amounts over and above the cost of the flat:
Development charges : @ Rs. 140/- per sq. ft
Society formation charges: Rs. 35, 000/-
Grill charges: Rs. 30, 000/-
Documentation charges : Rs. 5000/-
Open car parking : Rs. 1, 50, 000/-
The builder is not ready to give any details about the above extra charges. Society formation charges appear to be very very exorbitant, Grill charges do not appear to be payable separately since the same have been fixed to the windows before issue of Occupancy certificate and car parking charges can be legally charged by the society only after the rate has been approved in the AGM and not by the builder.

why builders are taking that much amount on loading...or super built up area but on paper writing only builtup area
and all calc done on super builtup area.
why ?
