Dear Concern,

This mail is to bring in your kind notice that I booked a flat in 2016 in Ajnara Khelgaon with a booking amount of Rs 50, 000 (Cheque No - 548817, SBI Dt - 15/08/2016), the Unit No was 2306 (Tower - P). I had a high hope and dream of having my own house in Delhi NCR which is a big achievement from any mid or small town person.

All my dreams got shattered when I came to know that the project is not getting completed and I won't have that house. Also it lost the opportunity to buy a new house in some other project as prices were not the same till the time I waited.

I visited the Ajnara office 10-12 times situated in Sector 63 to get the refund of my booking amount but never got the satisfactory response and getting the money became a dream now.

I am writing this mail and expecting the money to get refunded with interest on the prevailing rate as this money would have been utilized in some other creative purpose. This is a request from a common man whose livelihood is his meager salary and having a dream of his own small house.

I Hope the management of Ajnara will consider my request and refund my money. I am ready to come and collect the cheque, also I am enclosing my canceled cheque if online transfer is getting executed.

Kindly let me know at the earliest for the refund.

I have booked a Le Garden Flat F-1505 in 2013. Registration was completed in Sep 2019. Flat’s possession has not been given after so many followups. I am sending regular emails to Aanchal and Akanksha. Both of them either ignore the emails or they reply with same status from months/years.

Ajnara ambrosia has asked us to pay stamp duty which we paid and given the possession of the flat but till no registry is done neither there is OC CC. due to which unable to get my property registered. please help

We booked a flat at Ajnara Integrity, Ghaziabad (L-1204) under subvention plan.

After few EMI they were failed to give EMI amount to bank and YES they were failed to give possession on time.

After lots of follow-ups and visit at his Noida office, we got eh cancellation letter but as usual they are failing to refund the bank loan amount.

Bank people also taking follows from them but they are not responsive and supportive at all.

I am the owner of Ajnara LeGarden E-205. I was asked to pay the down payment in form of cheques just before the registration. It was taken care by Harish Sharma (harish.[protected]@ajnara.com) and he informed that there's about 40K extra paid to the company which would be transferred to Lotus Maintenance later to compensate the excess. It was never done and outstanding from the year 2019. It was all communicated and followed up on mails, but no body has ever taken any action on it. I would request somebody to take a look at this and resolve it as soon as possible.

Ajnara India limited has asked for final demand from customer whereas no OC/CC is there with the builder due to which Registry can't be done by authority for my flat no, c-1907 in Ajnara Ambrosia located on plot no GH-01, Sector-118, Noida, Uttar pradesh, India.

As i had booked flat in oct'18 and asked for possession at the end of 2019 and now, they had given possession letter without OC & CC and CRM lady had pushed the mail by mentioning that if any query then kindly call but its one way communication which has started by ajnara against which no revert on mail and phone no is switched off of that CRM lady.
We as a group of C tower visited to ajnara regarding possession but still there is no communication from their end.

I have paid all the money and still I am not getting possession of my flat.

If you all will keep on harrassing me, I am paying EMIs and paying rent for and had to stay in rented accomodation

I will be going in very big problem and had to suicide if I will not get my flat.

The payments towards Cost of the flat (including Stamp Duty, Maintenance Charges) payable to the Builder (Ajnara India Ltd) have been made well in advance through funding from bank and I am serving the loan of 25 lacs on that property since Jan 2015 from Axis Bank.

Please I request you with folded hands to give handover of my flat, else I will move to court or finish myself.

Hi, I have booked flat in ajnara integrity on sep' 2020 and paid 80% of amount by oct'20, it was assured to me that possession will be given by dec'2020, and 20% remaining payment to be done during possession and as per builder bar agreement also possession was supposed to be given by dec'2020 or 6 month plus or minus, however, yet to get any idea even when possession will be given today the 2021 year also also getting over

also some of the ajnara people are leaking my personal data ( my contact number/email id) to people for getting money, and this people are giving threat even in mails i have proof of same.

also one of the guy excepted in mail hat details are given by ajnara team only.

which is actually wrong...

I am paying my EMIs and as per builder agreement if ajnara fail to give possession on time ideally they will pay the EMIs... I dont need such but please provide me ready to move flat in ur existing sites am in deep trouble plz help...

Have made all the payments (Entire Payment) 2 year back and haven't received any update on the handover. When you try to reach the team to get an update, they stop taking your calls after initial introduction. Have been trying to reach the following for an update on handover, but no response. None of them picks up the phone...

Dear Sir,

With extreme disappointment I am informing you that I am tired of following up with your employees regarding the possession of K103, Ajnara Homes.
It has been 2 years that I am following them regarding the possession of my house.
As we live in Qatar, whenever we visit India we are visiting them personally and rest of the years following up by telephone calls.
Still we have not yet received final possession. During my last visit to India in April, with sheer hard work I managed to get a provisional possession letter. Mr Puneet and Rajendra promised me that in a week's time, pending work( master bedroom flooring and RO installation will be done and flat will be handed over to us.
In last 6 months nearly twice a week we are following up with Mr Masudhan, Mr Rajendra and other officials involved. However nothing has been done.
People on my floor have already rented the flats for 3 years and I am unable to get the possession.
Will you please take immediate actions and help us. Unless I will have no choice but to file an official complaint through judiciary.

As per the subvention plan for the Ajnara Panaroma project the builder will provide the interest of my home loan under subvention plan till possession
I am paying from Aug 2019 but no interest credited till now

I had booked Flat No A-2409 in your project "Ajnat City" vide Indian Non Judicial e-stamp certificate No IN-DL[protected] dated 12 Sep 2016.

The project is not completed till date and there is no progress in construction at the site.

In view of the non-compliance of your promise, you are requested to return my money Rs. 8, 41, 606/- ( Eight Lakh Forty-one Thousand Six Hundred Six only) .

I didn't get the possession in Ajnara Raj Nagar Extension P block as I have booked my flat in September 2017 and they have given the last date of possession in October 2020 and I have email them so many time and also contact so many times to builders but there is no response from them and there is my humble request that please tell me that when will I get my flat so that we can also get relaxed.

I had booked a flat in Tower P, Ajnara Integrity, Raj nagar Extension, (unit- P-1801) in Oct 2018. i have made 75% payment by Dec 2018.
this was to be delivered by Jan'21 but construction is hold at floor 14 since last 3 years. There is no firm response from your corporate office also as every time they gives a date of 3 months later for construction resumption.
i tried for swapping o[censored]nit also but got no luck in that also.
Can you please swap my unit in same project with a ready to move in unit else refund my money so that i can loom for some other property.

Dear Ajnara team,

I had a meeting for the cancellation of my two studio apartments at your corporate office on 30th July 2021, and even written to you so many emails for cancellations but no action has been taken and cancellation process is yet not initiated.
The possession is delayed so much that now I have no interest to continue with Ajnara any more. Pls refund my hard earn money.
My booking id 20011754 unit no. VA-2810 and 20011788 unit no. VA-2707.

Otherwise i will have to approach court for legal help.

I had purchased a unit in the Ajnara Panorama F1 project in 2014. The tower in which I had purchased the unit was scrapped by the builder, but i was never informed. In 2016 when I followed up with the builder, t was then that I was informed and then my allotment was moved to another tower.

As per the builder-buyer agreement, the possession for the unit in this tower was supposed to be given in 2019, however, till date there is no progress on the same. I've visited the site and from the current status, it doesn't seem possible for the builder to give possession for another 2 years at least.

I've tried to call the Ajnara CRM team, but they do not answer the phone. I have written emails to Ajnara CRM team and sent escalation emails to other people within Ajnara, however, i have not gotten any response from anyone.

In terms of resolution, i no longer wish to continue with the allotment and want my money refunded with interest.

I am the resident of Ajnara Homes Sector 16B Noida, In my bathroom there was a water leakage problem from my upper floor flat. The toilet pipe is leaking constantly and the filthy water is coming in my bathroom since past few days. There is so much water leakage that the false sealing is broken because of continuos water leakage. Now the water is coming directly in our bathroom and is falling in our geyser which may cause issues in the equipment.
I made first complaint 10 days back but still there are no action done till now. Daily they are telling that someone is going to look into the issue by evening and when I follow them back they say that the issue will be resolved the other day.

I am hoping that by writing this complaint my issue can be investigated and water leakage problem can be solved.
