Dear Sir, This is to raise a complaint against Ajnara India Ltd; Noida. I had booked a Flat in Ajnara Integrity Project more than 4.5 years ago and had made around 80%-85% payment till 31th March 2011. I got this deal from Mr. Vineet Sharma (Sales Head, Ajnara) and at the time of Sales Deed, he mentioned that "Ajnara believes in Quality and Timely Possession". He also assisted me with a Loan facility by IDBI Bank so I provided all the relevant documents to the concerned executive who was sitting at the Project site. Thereafter, Ajnara started sending me Demand Letters for the payments but the progress of the project was too slow so Bank started denying for subsequent disbursements. As per the Deed, I was supposed to get the possession by June 2011 but it is November 2013 now and everytime I called them to know the possession date they always asked to wait for 3-4 Months and now 2.5 years has been gone. Few days ago, I called up Mr. Rajdeep Saxena (Accounts Head, Ajnara) to know my outstandings at the time of possession so that I can make a timely arrangement of funds then I came to know that Ajnara is charging interest of 18% on the delayed payments which is around Rs. 2 lacs. I tried to clarify the reason to Mr. Saxena over phone several times that due to the no/delayed progress of the project the payments by the Bank were also delayed. I also met Mr. Sharma and Mr. Saxena in person but nobody was trying to understand my concern and everyone was saying that we are compensating the delay by providing a penality of Rs. 5/sq ft as per the Sales Deed. Both of them also mentioned that if I want I can take the possession immediately but I was surpised how would registration of a property be done when the Project is incomplete. My concern is that interest should be applicable to the delayed payments when the project progress going on time. If the Project is not showing any progress why will a Bank or an Individual make the payment. I see myself in a huge loss in last 2.5 years since I have been paying interest to the Bank, staying on rent and will have to pay the interest to Ajnara on the delayed payments as well. So I am interested to go for a legal action now against such fraudulent Deeds where Buyer has to be in loss always. Regards, Rohit Kumar Pal +[protected]

I had also made one complaint before but no one called me from Ajnara so I request you to provide me guidance for legal action and there are other Buyers as well who are facing the same problem and want to go for legal action with me.

I had purchased a flat in Ajnara Lee Garden Tower Q under the subvention scheme. Possession was promised in December 2017. AS per the written Agreement builders were bound to pay all EMI to the bank till possession. Now they are not paying/reimbursing the Bank Interest EMI. I went to their Sector-63 Noida Office but no satisfactory answer was received from there.

I feel My hard-earned money has been looted by the builder.

    I invested 18 months back with virtually "NO Construction" at the site. I reside in Bombay and kad invetsed for two units in Panorama Project. Thankfully I was keeping a tap on the project through friends and colleagues in Delhi. I didn't pay the installment as i got to know that there was "No Construction" and they had been telling lies on commencement of construction. Every time they were asking for the project start they were told next month. I was bombarded with their calls for the second phase installment. Even one of the lady ended us shouting at me for money. I have made the payment of just 6 lacs for two units, but there are others who have made the second installment also and Ajnara now puts them in a Catch 22 situation; the 10% company policy deduction would be a huge sum to loose and the construction is not in sight. I have a chain-mail of about 350 investors in Ajnara facing issues with them.

      The issues buyers are protesting against Possession delayed by 2 yrs Unwarranted Interest levied without any intimation for past 3 yrs. No details/calculations provided for the extra money charged. Not paying the penalty to be paid by the builder, though mentioned in the allotment letter. Higher maintenance / power back up charges. Demanding cash without receipt for settlement. After making the payment within 2 days of receiving demand letter, still need to pay interest on delayed payment of 1L - 4L for all the buyers.       Similar issue, site still not ready, the builder pushing for possesion, along with some heavy interest amount laid to all 570 phase I, owners, which either God or Ajnara Top Mgmt team only knows, how they have build up. I have recently paid visit to the site, the project for phase I will still take min.6 months to create the place for living. Their delayed penalty is at their mercy, which they are trying to work with their own formula., also size of the apartment is also increased, which has invited a good addtional burden on us. Also change in pplan, which they have build up G high rise Tower, which has hardly left any free area and I feel cheated, as I have paid PLC for floor & location.

      I invested in this project because of good repot of the builder, but end of the day, they also turned out the same like other few builders... betraying trust of their investers.

      My appeal to builder on few things:-
      1. Interest charged to be waived completely.
      2.Delayed payment clause to settled from the date of builder committment of possesion., not as per your wish list.
      3.Maintience charge is on very higher sie @ 2.5 per sq ft, with no innemeties in place., ideally, it should not be more than 1 to 1.50 per sq. ft.
      4.A reasoble maintience to be charged, not before 1 st april 2014, , and before that the project should be reasobale facilated, with min. required facilities for livining.
      5. Pls. try to improve your tranish image, with right and honest initiatives, which can bring back the same trust.

        Fraud by Ajnara in there Integrity

        Dear Team, We booked Flat in Ajnara Integrity , flat number K-5XX . But now we come to know that late panelty is imposed on us we have informed at the time of purchase of flat that regarding payment you will get call from Anjara team to submit the payment, when we receive call from one of Anjara employee with the 1-2 days we made all the payment by check , and all payment were accepted by Ajnara and there was no intimation...

        This is complaint regarding ajnara builder
        from which i brought a flat 3.5 year back and possession have to give in july,2011 but still i did not get possession of my flat. so many time i have discussed through phone and mail but still i did not get any satisfactory answer from him
        please help me ,i have been frustrating with this group .

        Now two year has been over from the date of possession but still I am waiting for your possession latter even now i have been also living in g block of ajnara integrity since two month and every day
        I see the work progress of our block but no work is going on and I do not thing still you can give the possession with in two month time as new possession date given by you .

        If I compare your work with VVIP builder ,they started his work after two year of your work and his home is ready for possession in December,2013 as time given by him .
        And construction area of VVIP is bigger then you.

        One thing I know Ajnara can give passion on time if you want but here is only care less of you people and no action is taken even client is giving reminder about construction progress .
        Two times I have already come in ajnara noida office but every time a new possession date is given and possession is not given as promised by you.

        Ultimately we are the looser every month we are giving the rent which was to large which penalty given by ajnara.


        So please replay me what should I do because nothing left except will initiate legal proceeding in civil or consumer court.

        WWith reference to your mail dated 17 Feb, 2012, I would like to draw your attention to the following points:
        1. You have not mentioned the possession date anywhere in the mail which we want to know urgently.
        2. You have not mentioned the reasons for the delay in the construction work of the towers.
        3. On seeing the excel sheet sent by you, it is observed the we have been charged hefty interest rates because of the late disbursement of home loan from the bank to you.
        We would like to state that we submitted all the relevant documents and fulfilled all the formalities with Bank (Corporation Bank) in time. Moreover the bank is associated with your project. Delay in payment of loan is a matter between you and the bank, we have nothing to do with this matter.
        4. It is very surprising that you are intimating late payment charges after two years of the purchase of the flat. It is totally unethical because you have failed to complete the project within the time period mentioned in the agreement.
        You are therefore, requested to nullify the late payment charges imposed on us and give possession of flats immediately failing which we will initiate legal proceedings in civil, consumer courts.

We are losing money from the following perspectives: Paying EMI since last 2 years without any tax benefit as flat is still under construction. Living in rented accommodation and paying house rent. Not getting any compensation for delay in possession. We want answers of the following queries: 1. At what date we will get possession of flats? 2.           We have booken an apartment in Ajnara Ambrosia project. They have prelaunched it almost 14 months back i.e. 1.2 years from today. They have already collected 10% of booking amount from all the buyers in pre launch. 5 lacs is been paid by each buyer and they have sold around 200 to 300 aprtments. Just imagine the money have got and till date i.e. 09/05/13 there is no signs of launching the project. We as buyers are suffering since long time and company assuring and extending commitments 2 months ahead. Upon asking company is telling to cancel the unit and take your money back which is of no use to us now. We have lost the opportunity of booking @ 3500 AI price and now prices are around 4600 to 5000 BSP in that area.

          Builder is giving fake promises, they did scrapped their project in noida extention also in past and no big thing for them scrapping this also. They must shift us to some other project on same cost as we booked.

          All our interest on money we have given is going in vein. Please be carefull booking with builder.... Its a big cheat to all the buyers...

            Dear Sir,

            I booked a flat in Ajnara homes noida extension and given token money on the spot ( Rs, - 30000) on June, 6th 2010
            Then completed their 10% booking amount (Rs. 1,50, 875) on 16th Aug, 2010..

            After that i tried to get home loan and only few bank was providing as that time. mean while i switched my job and could not have sufficient document to apply for the Loan.

            In month of May, 2011 I finally submitted the document to HDFC and my loan was sanctioned but at the time of loan amount disbursal bank denied due to revolt in Noida extension. I was continuous touch with Bank and Builder.

            Builder told me that he know about the facts so don't worry will send you demand letter once this will be shorted out. Even i asked that i will pay by my self even then they did not accepted the request and told to wait further.

            Most of time i communicated on phone with them and sometime with the Emails. All the emails i am attaching with this complaint.

            In august, 2012 when it get clear even then they did not reply although i was continuous calling for the payment date.

            their answer was that it is not clear yet.

            Now on 8th Feb, 2012 they given letter stating to pay 3,40,000 interest and 3,60,000 Relocation charges if i wish to take my home.
            Interest from July, 2010 to January, 2012.

            I am a middle class man and still living in the rented house in Meerut. it was the dream to have own house which is 1.5 times costly and delayed. due to delay again i have to continue in my rented house.

            Now they are saying to decide in one week and tell otherwise this will be automatically canceled

            Please suggest what to do.

            Even after making the payment within record time of 2 days from the demand letter, still need to make the payment of 2L as interest on delayed payment. All delays were due to builders incompetency.

              from the builder. when I went to their office and asked for the demand letter they had told me that they had cancelled my flat, without any prior information they had cancelled my flat & till date they had not returned my money

                I booked a 3 bhk flat in 2009 in ajnara integrity E tower.initially it was conveyed that possesion will be in july-Aug,2011.whwn i booked and gave 10% then in aggreement they have written possesion in march-12.subsequentlty extending date by 7-8 months.i told them its wrong and why you have done so they told me project possesion date is same for whole project so we have done so. so i told them that i will delay loan amount becoz of this.this was agrred you can deposite it in delay also,becoz we cant reduce the date.
                i finanaly gave final payment after 5-6 month.and builder accepted without any objection and same delay in possesion date was compensate within payment delay.
                now project is not complete even as per site condition they cant provide this even in 2013 also.now when i am demanding penalty charges as per lease aggrement they are denying to give and pretending they you have given payment late and showing interest on this payment.even though when i read out the aggreement letter fully then got to know they have written a relaxation by 5 month in possesion delay.

                these all are malpracticesz by builder and lease aggrement are made one sided only ...i hope in high court a welfare application will be filled to stop all these malpractices by some builders and after getting payment builder becomes like cricket(girgit).

                this is unethical practice by builder to save his penalty payment,,why bloody supid are unble to give possesion within time frame even though now its dealyed by 7 month.still project is uncoplete .
                I simply want my penalty charges cheque if they will not provide i will takke legal action.
                hope this forum can sort out this issue.

                if they are unable to give possesion they y they are launching new project. this builder had unable to complete any project within last 2-3 yrs its =shame to AJNARA.if they r unable to do it why customer will suffer for it. the builder has loosing his credibility nothing else. and people sititing in ajnaar office are such craps that they dont reply on mail . such a stupid ness.....helll with ajnara.............

                  This is to raise a complaint against Ajnara India Ltd; Noida.

                  I had booked a Flat in Ajnara Integrity Project more than 3 years ago and almost I have made payment of 85%-90% so far.
                  At the time of Booking, I was directly interacting with Mr. Vineet Sharma (Sales Head) who committed to provide me the 100% satisfaction in terms of quality and timely possession of the Actual Flat in 2 years i.e. June, 2012 but it is October, 2012 now which is making in a huge loss as I am staying on Rent and paying interest to the Bank.

                  He also committed me that if I want to have any alteration in the Flat then those things will be taken care and so I was happy with the Deal and the behavior of Mr. Sharma but I forgot that these are all false commitments and are just marketing tricks to get the business.

                  I had given an oral request for few alterations in the Flat when the construction reached around at 6th Floor i.e. before time as my Flat is at 9th Floor, then I was told to give the same in the form of written application by one of the Project Engineer and Sales Person sitting at the site.

                  I had been keep on following for the same but nothing worked out. Then I dropped an email to Mr. Kishor who is the Project Incharge for Ajnara Integrity. My email application was rejected by him without convincing facts.

                  During this process, all the flat structure was built, then I realized that the dimensions are also changed and whatever was shown in the Sample Flat is not matching with the Actual Flat, that too when, I booked the same size. I can understand that all the furniture shown in the Sample Flat will not be given in the Actual Flat but rest of the things should be same like.

                  1. In Sample Flat there is a door and a window attached to its Balcony, whereas in Actual Flat there is no wall and in place of it, there will be a sliding door on the entire side.
                  2. Quality of the tiles used in the Kitchen is lower than the Sample Flat.
                  3. Kitchen Slabs are interchanged and Sinks given is of small size.
                  4. Space given in the Kitchen for Fridge is on the wrong side which will in turn while opening the door, it will hit the Slab whereas in the Sample Flat it is placed right.
                  5. Grills given in the Balconies are of different design and of lower quality.
                  6. Wood Doors are of such a Bad quality.

                  When I took this to Mr. Vineet Sharma, he simply said he has not given in written to provide the same quality and dimensions for all the things.

                  I request you to take a strict action against such Fraudsters.

                    I had "booked"a flat in AJNARA INTEGRITY ,RAJ NAGAR EXTENSION, GHAZIABAD last month at 2555 rs BSP The check did not get debited for more than a month. I knew the builder was playing a cat and mouse game waiting for a new customer to fall into his net at a higher rate ! I called up the fellow who had finalized the deal , all in written , on paper, rates clearly mentioned several times and he kept reassuring me...

                    Ajnara Le Garden — Scraping the Ajnara le garden Villa

                    We have booked the villa in Ajnara le garden in Noida extension before more than 1 year.
                    Now We contacted to vineet sharma(Marketing Head) from Ajnara and he said we are Scraping the Ajnara le garden villa project in Noida extension.
                    I booked a Villa in Le Garden project.There was no official communication from Ajnara in this regard. I just came to know about this from news paper.The builders's intentions are very much clear, by scrapping villa project & building multi storey apartments, they want to mulitply there profit. They are making false claims that many people walked out of the villa project. It is a kown fact that prices went up after high court ruled enhanced compensation to farmers & planning board approval will hardly take a month or two. This seems to be planned move from the builder, clearly making mockery of the system. I would like to raise this issue, so I request all affected Villa buyers to come together and fight against this. We put our money at stake during last afew years & went through all rough times. When all this bearing fruit builder want to take advantage by fooling buyers & building high rises in place of villas. If we all come together we can make this happen.Pls. do not accept any refund cheaues, or any any other alternative location.
                    We will fight for our rights and get our Villa for which we paid.
                    Lets come together, don't feel that you are alone.

                      Dear Sir,

                      Please note my complaints against one builder.

                      I have booked a flat in January 2009 and they have commited to give me a penalty if they are not to give the possesion after December 2010. They have a grace period of 3 months till march 2011.

                      I have submitted 2,15, 000 as per their requeirement within 30 days. For the rest payment they have arranged the loan for me from HDFC bank. This is a bank procedure and they sanctioned the loan in Month of July 2009.

                      Now when I asked for the penalty payment they are saying that we have received the loan amount after 31st March 2009 as per the doscuments.

                      Why am I responsible for the late payment. I had submitted all the documents in time.

                      Please suggest and help.

                        Our experience to own a flat to be built by the builder i.e Ajnara builders at Crossing Republic NH24,Ghaziabad has turned out to be a very sad and horrifying experience to us . We were projected a rosy picture of the project and reliability of the builder and booked a flat therein. However the fraudulent and the malpractices adopted by the builder during the long gestation period has led to the mental agony and pain to a middle income person who has invested his hard earned money into this project to own a dream flat there .

                        Ever since the flat was booked my me in September 2008 at Monarch Tower,Ajnara Genx,Crossing Republik ,the builder is changing the terms arbitararily.

                        1) It increased the area of the flat booked from 1610 sq ft to 1750 sq ft without our consent putting the flat owner to financial hardships

                        2) The possession of the flat which had to be given by December 2010 is delayed without declaring its nearby likely date of handing over the flat

                        3) The builder is coming up with commercial shops/offices in front of 3 of the main towers facing the lake view/golf course view for which they have charged PLC also. Initially the builder intimated that commercial building shall have only basement and two floors whereas recently they launched and booked commercial shops/offices upto 6th floor in addditon to the basement .It amounts to breach of terms and conditions conveyed at the time of booking.

                        4) Event the layout of the whole residential complex has been changed to a greater extent to its own financial benefits.

                        Such fraudulent methods to extract money from the exsisting and potential buyers needs to be thorougly checked by the comcerned authorities with an iron hand so that the interest of the individual flat owners are protected . Would also request all concerned individuals,citizen groups and media to come forward and help to protect the interest of the home buyers .

                        I think the commercial complex (Name Ajnara Arcade I believe) was in the design when I booked my flat in 2008 and was mentioned in the layout as two floor not sure if they have increased that.
                        Also regarding the layout plan change yes they have changed mine as well and also increased the no. of appt. in that building from 4 to 6 all after 1 year of booking for their own financial profit.
                        It is better to get united and fight through the yahoo group we have for the ajnara gen-x residents else we will end up cheated by builders...

                        I have been visiting Ajnara Site since I booked a flat in 2009 ...other than confusing me on possession dates. there was always some change in layout and even constructed structured were modified by some patchy work.

                        worst part I saw in Glory building where in kitchen area there are drain pipes hanging which will be covered by plywood...imagine what if any leakage?

                        AJNARA is not good in it's commitment. They are just living on their so-called reputation which is going to be reversed very soon. Marketing policy is just to make people fool and false things. Not interested in listening to its existing customers for any valid concerns and never reply the mails. Me and my friend have written 12 to 15 mails to the senior level about a fraud thay made to us and still not received any response after 1 yr. Made a mistake in trusting the.. be aware !!
                        i booked flat in gen-x in sep'2009. Dual meter charge was not mentioned in the agreement nor they charged it to any buyer took the possession till 3 months back. Now they have started charging it and refusing to process my flat registry papers without dual meter charge.
                        AJNARA is cheater...
                        I have also booked a flat in ajnara homes(noida extension) in year 2012. They have still not given possession.
                        To my horrors, the sales staff at site claimed that I was fooled to pay more price than the inventory cost is as of now. He claimed that I was fooled to pay more price (>4L) and the property could have been booked at lesser price.

                        I would insist to avoid ajnara builder if you want timely possession.

                          I have booked a Flat L- 703 in NOIDA project Homes 121of AGC RealtyPvt. Limited, JV of Ajnara and Gulshan Homz. I have recently come to know that AGC has changed the Project Layout which was shown to the the consumers at the time of booking of Phase I, II , III of the project and is still available on there website ( enclosed) .This information has been confirmed as true by Mr. Vineet, Marketting Head AGC Realty Pvt. Ltd. AGC is still going ahead an chetaing the consumers as it is not revealing the changed plan on its website ... u can still see the old plan.

                          We booked our flat with you under the presumption that AGC Realty Pvt. Ltd. ( Ajnara and Gulshan Homz)is a reputed and honest builder and shall stand by its commitments. But your building a tower right at the entrance of the project is an act which is detrimental to the interests of all the people who booked flats in this project. This is going to lower the face value of the project and make the project congested. There were two entrances to the parks in the middle of the project now there is only one. The grand entrance with a club and gardens and swimming pool is now replaced with a tower ..blocking sunlight for all people who booked flats facing the park..

                          This action taken by AGC will reflects very badly upon your reputaion, credibility. Also, this will make AGC stand in que with other fraud small time builders in the market today. We will never suggest AGC to any body in future and shall not like to deal with it ourselves.

                          This action of AGC makes us feel cheated.

                          We all should stand together whoever booked the flat in AGC Homes 121 for the change in their plan. They can not change the plan after selling so many flats. We have done booking on the basis of earlier plan they shown to us. They make us fool and cheat.

                          They have sold the phase 1 houses without revealing the fact that there will be another tower coming up in future right at the center of the layout.

                          Once AGC sold most of the houses shown on the layout as floated by them in the market, they have opened up this new tower now. Which has surprised everyone and people who have paid premium for their respective locations feel cheated by this builder. Who knows there are more towers planned on the same plot and not yet revealed by this builder.

                          Please beware of buying property from Ajnara or GC Homz anywhere. You will be disappointed. this is what i can share as a current customer of these builders.
                          Some o[censored]s met the builder collectively last week (21 August 2010) and shared our concerns and also asked to share other specifications of the project Homes 121.

                          The builder promised us (and to all the flat owners in their Homes 121 database) to provide specifications in a week's time. Its been a week now and there is no word form the builder's side. I doubt if they will share.

                          Hi, I recently booked a Flat No. F503 in first phase at homes121 through a broker, and applied for loan, Can someone suggest me whether i should go for this deal or look for some other option?
                          Even I have booked a flat in Phase 1 of AGC's Homes 121 and a victim of few lay out facts hidden by the builder. I totally agree with the concerns being raised here.

                          The information passed on at the time of booking was that there would be a world class club and the same was also shown as a club in the lay out as attached above also. AGC's future plans on the project layout and the proposed towers were clearly earmarked in the said layout. This layout appealed to me and most of the other applicants to this project and I booked a flat after paying a premium (PLC) for the so called park & club facing flat.

                          Now the reality is that AGC is planning to build a new tower with its PREMIUM FLATS at the said club's location and the so called WORLD CLASS CLUB would be there but be buried on two floors of the basement of the new tower. Its a clear case of mis-communication and hiding of the relevant facts from the consumers which tantamount to intentional mis-communication so called FRAUD with its customers. Bringing up this new tower is seriously going to affect the beauty of the open surrounding as the tower is going to have the highest number of floors in Homes 121 and hide away the natural beauty of the towers opened up in phase 1 by the builder. Had this fact been revealed even at the time of signing the agreement ... I would not have gone ahead with this project.

                          AGC as per its claims is a very honest builder and if act of hiding the facts from the ultimate consumers this is honesty then GOD save the consumers of AGC from its bogus claims of honesty. Prospective buyers... this is a warning signal to you all to BEWARE of the promises of AGC.

                          Unless the initial plan lay out is adhered to by the builder, we would take this matter to the appropriate higher institutions of law to harness such mean activities of such builders. We need JUSTICE and buildings as per the layout shown and agreed upon as per our contract on the date of signing the agreement.

                          Hello all .. I am not surprised that so many people who booked in this project share the same concern as I have and feel cheated with what Ajnara and Gulshan Homes have done to this project and people who booked.

                          For those who are planning to deal with these builders you know what are you in for...

                          Sadly its been almost a year since we all met with the Ajnara and Gulshal guys and they promised us to address our concerns with in a week's time.

                          There has been no formal commumnication about withdrawal of the new tower or other concerns to any o[censored]s till date and we are still waiting hopefully.

                          The Builder and the authorities regulating them are not listening I guess.. sad

                          The premium right at the entrance of the complex and over the club house is confirmed and can also be seen in the model kept at the site office. If I am not wrong, I think the construction work has also started. What do you all think can be done at this stage? Persuading them to cancel the construction of this tower may be too late. Can we collectively negotiate with the developers and try to get additional discounts? What is your opinion? One thing is certain that a collective and an early action is required.

                          I am surprised to see everyone complaining here online on one or another forum but nobody has guts / will to back to AGC for lettting them know what is wrong or right.

                          There are so many issues with this project and very handful people have tried to resist in past but with no support they have no other alternative except to leave the project.

                          AGC is using their tactics and trying to pressurerize flat owners who have resisted their move by not giving them payment reminders to make them defaulter and harass them by either charging penalty or by cancelling their bookings.

                          Apart from launching Tower W, they have changed the layouts for majority of flats, construction is dead slow for Phase I, no transparency in sharing material / accessories to be used like tiles, sanitary etc.

                          Now there is one more issue of SLF (Solid Land Fill) just opposite to Homes 121 and AGC says that they are not aware of any details of SLF whereas SLF is already existing in Noida Authority's master plan 2021 and 2031.

                          Every flat owner needs to be united to fight back and get what we deserve after paying such a high price. If we just want to contribute only online via posts or emails then we should not cribb about anything like othe hypocrates.

                          Sorry to be out of touch with the latest developments regarding the ongoing 121 project. There are three major issues to be tackled. They are :

                          1. Construction of the premium tower on the club land in front of the entry gate. Apart from affecting the looks and aesthetics of the entire complex, I think that as this new tower is on the common land, the super area of our flats should be reduced.

                          2. In type 2 bedroom +study type of flats, the unilateral decision to increase the area from 1050 sq ft to 175 sq feet. In fact, in view of point 1 above, the super area should be reduced, rather than increasing the same.

                          3. The problem of SLF, which many people have posted on various discussion forums.

                          Please update me about the various measures taken on these issues, keep me informed and involved.

                          Hi All,

                          Is any one interested in venturing together and file a complaint for delayed delivery poor construction quality, we are already late on the project by almost 1 and a half year.
                          We recently visited our flat and that to after much argument with the office bearers of AGC realty Pvt. Ltd. Initially they were not at all willing to show us the construction status, later on they asked if we would like to have a look at phase II construction, which we declined and insisted that want to have a look at our own flat in F block phase I. Finally the took us to the site and showed us ground floor, we managed to climb upstairs (lift not functional) and visited our own floor, which was in bad shape. The tile, door fittings and glass quality is poor. Although at some places they have used same grade material which was promised, but more or less it is bad.

                            Noida Upcoming Projects - Sureshot litigations, delayed or no possessions and no commitment at all.

                            Alarming situation of Price war in Noida between all leading Developers, heading towards devastating outcome of Non-deliverance of the property in future ultimately leading to litigations.

                            While i was searching for an apartment for purchase in any of the upcoming projects in Noida especially in Sector 74, 75 ,76 and 78, i realized that the current real estate market situation is in a really sad state.
                            I fail to understand how all these builders are calculating the viabilities of their projects. The current prices which all these developers are offering are purely impractical as the average FSI cost is Rs. 1,200 per sq. ft. and the cost of construction is Rs. 1,400 per sq. ft. approximately.
                            It is impossible to understand how these developers are selling the apartments between Rs. 2,500 to Rs. 2,900 per sq. ft. including all charges when the basic costing is atleast Rs, 2,600 per sq. ft.
                            This shows that all these developers have entered into a price war and they do not intend to develop the projects as they have committed.
                            RATHER, IT IS IMPOSSIBLE FOR ANY DEVELOPER TO ACTUALLY DELIVER THE PROJECTS.
                            In addition, it was astonishing to learn that all these developers are selling huge number of apartments through Broker's Consortiums but almost all of them are failing in timely payments of land revenue installments to the authority.
                            The developers are offering 10% to 12% commission to the brokers and such brokers forward these discounts to the prospective customers thereby creating an alarming situation of price war.
                            As per my understanding, all the developers will never be able to deliver the projects as they have committed because it is practically not viable for them to construct the buildings after selling them at a rate between Rs. 2,500 to Rs, 2,900 per sq. ft.
                            IT IS A WARNING FOR ALL THE POTENTIAL BUYERS THAT PLEASE DO NOT RUN AFTER THE CHEAPEST PRICES, RATHER SEARCH ABOUT THE INTENT OF THE DEVELOPER BEFORE INVESTING ANYWHERE. DISCOURAGE BROKER'S CONSORTIUM AS THEY WILL NOT STAND WITH YOU IN FUTURE WHEN YOU WILL REALIZE THAT THE DEVELOPERS HAS STOPPED THE CONSTRUCTION AT THE SITE AND HAS SHIFTED ITS BASE TO SOME DIFFERENT STATE.
                            IT IS THE TIME TO OPEN OUR EYES AND TO SEE WHAT THESE DEVELOPERS AND BROKERS DOES NOT WANT US TO SEE.

                            I am also a Civil Engineer and fully disagree with the author of this article. As far as the construction cost is concerned, it is about Rs.1000 per sq. feet and the cost of land depends upon its location and Floor Area Ratio which is being allowed by the Authority. Also land is much cheaper in Noida Extension (Greater Noida). While looking the aspect of construction cost, one should not consider huge margins in it as the market is very saturated at present. I do not understand as to whether the website owing company/ firm does even not consider the data/ material of the article before publishing it on website.

                            It also shows the negative nature of the writer that he has totally neglected all the Builders and has presented them as touts. Why the facts that cement and steel have got cheaper in recent times have not been considered by the author.
                            Except ASSOTECH REST EVERY ONE IS SELLING VERY CHEAP. ASSOTECH IS NOT OFFERING ANY HEAVY DISCOUNTS (MAXM 3%) AND SELLING THRU 3-4 BROKERS. I 100% AGREE THAT FOR A GOOD QUALITY CONSTRUCTION INCLUDING SWIMMING POOL NICE CLUB AND UNDERGROUND PARKING, fIRE FIGHTING, QUALITY ELECTRICAL SYSTEM, GENERATOR SYSTEM WITH SYNC PANEL, MAINTAINING THE SPECS MENTIONED IN THE BROCHURE THE COST CANNOT BE LESS THAN 1300 TO 1400 AND COST OF FSI IN SEC 78 NOIDA IS ACTUALLY RS 1200. sO TOTAK COMES TO Rs 2600 and selling price is 2700 which includes broker comm of Rs 150 approx . So Assotech projects seems VIABLE
                            Rates are realy low. However these builders are very reputated. Due mass scal construction and big size projects, these are viable. Further at starting rates are low, but once 50% flats are sold they will increase the rates.

                            Let me talk about the developers in the Noida, Noida - Ext:

                            1.Supertech: is as usual very unpredictable builder as some of their projects are facing big issues like construction quality, finishing and maintenance while one or two of the project has got satisfactory feedbacks.. so a risky builder, why risky b'coz they offer cheap rates and people expect in return at least the value of their money, which sometimes becomes the main area of business to so called - Supertech that they can always play upon.

                            2. Mahagun: Mahagun as compared to Supertech is much better, they do not go in fishing customers in the market.. they know what they can do and offer their projects accordingly... they are on time in possession and quality of construction, Maintenance, Finish, Operation is below to what one can expect from Assotech or Japee/DLF/Lotus ... but always better than Supertech, Amrapali and related builders at this band..
                            At least one can show a bit of heads on to Mahagun rather others in the price band of 3000+/- 10% PSFT in Noida Sec 50, 78; while in Noida extn - in the range of 1800 +/- 10% PSFT.

                            I dont understand in which world all these people are living probably they have not purchased any flat in near past if a builder is quoting rate of Rs 2900 sq ft price then this is on super built up area e.g if the area is 1500 sq ft then the client is actually getting around 1100 sq ft so the price the purchaser is paying is infact Rs 3954 sq ft and this not the end of the story In addition to that purchaser also pay 1.5 to 2 lakh for parking Rs 75 to 100per sq ft for plcof floor and for park or pool facing and IFMS etc power backup charges i.e Rs 300 more so actually the purchaser is paying Rs 4250 when the price demanded is 2900 It is an open loot and no authority or body is theer to stop this loot. On these prices builder with good reputation earn 30% profit and Bad one get arround 40% we can only pity the purchaser who do not have guts to form their own co operatives to get these flats in half the price

                              For Everyone who is thinking of booking a Flat in Ajnara Dafodil in Noida Sec 137. Please note project is launched under the company "MPG Realty Pvt. Ltd." As per brokers its a subsidiary of Ajnara India Limited but Ajnara website does not confirm such information and not even in the price list. Also when you click the Ajnara Dafodil on its website, you are being transferred to another website

                              In such cases, Ajnara can easily transfer the company to any other third party as your contract will be with MPG Realty Private Limited and Ajnara will be totally out of the project.

                              If the project is genuinely launched by Ajnara then it should be under the name Ajnara India Limited as all other projects have been launched under Ajnara India Ltd.

                              I do agree that it should matter if the present stake of Ajnara in the JV is less than 50%... and may also be important to see who the other stake holders in the subsidiary are .. there credibility must be checked..

                              Homes 121 is also a Joint venture project of Ajnara with Gulshan Homz ( 50-50 JV).

                                Issues on crossing republik, ghaziabad:
                                1) The major issue being the coming up of DUMPING GROUND.
                                2) The delay in possesssion of flats for all phases.
                                3) All builders have changed the layout plan and increased the floors. (This might sound as a normal clause in agreement but when you actually see say 4 towers in the area which was supposed to have 2 towers...it's disgusting and pathetic)
                                4) No clear information to the customers from builders...all of them are fooling the consumers and playing with their hard earned money...
