We booked flat number J-102 with Ansal API in Fernhill project in Gurgaon in the name of Ankan Mukherjee. We paid our first installment in May 2011 and have already paid around INR 20 Lacs to Ansals. Though more than 3 years have passed, we are not aware as to what level the construction has been made as the officials of the company are not at all responding.


In spite of our repeated Calls/ mails, the officials who are dealing with the project have refused to share any information. The officials who take the call once show their ignorance about the developments and promise to come back with information. There after, they vanish from the scene and a new person appears with the same story. Till now I have talked to about a dozen of officials but no one has been able to give us the basic information as follows;


1. What is the present status of construction?
2. When is the next installment going to be called?
3. When will the possession be handed over to us?
4. Abhishek Aggarwal told us in December 2013 that the Builder Buyer Agreement is under revision and once revised that will be sent for signing. When will that be sent?


In December 2013, one Abhishek Aggarwal told us that the delay was due to some pending approvals and as the approvals have been received, construction will start and next installment will be called for. After that he has neither taken any call, nor has he responded to our number of mails. After that one Mukul Kumar started interacting with us and after three months on interaction (wherein he never went beyond saying that he will inform after taking instructions from his senior) he said that my query has been escalated to Abhisek Aggarwal and he is not responding. Thereafter, Abhishek Agarwal is neither taking the calls nor he is responding to the mails. The lady taking the call always tells that Abhishek is either in a meeting or he is not available.


It is absolutely shocking that the persons who are manning the customer care centre are not even prepared to take the call of the customers who have paid the INR 20 Lacs and the Ansals have given nothing to them in return.


In view of above, we will have no option but to approach law enforcing agencies and courts for seeking justice. We will also expose the unprofessional & unethical attitude of the Company as well as its employees.

    My. FDR NO:86806, FOLIO NO: 0055095 & Broker Code: 000596 I had deposited Rs.100000/- as a fixed deposit in Ansal Properties & Infrastructure Limited in 14/02/2013 for Twelve months. The date of maturity was 13/02/2014 but after maturity Ansal Properties & Infrastructure Limited had not returned my full amount of fix deposit money.
    I have already call many times to this company after that but not getting any reply. I am a 55 Years old lady W/o Late Sh. Satender Kumar

      Ansal api sell all their projects on super area they cheat on investors money after selling nits they shift the units from good to bad locations they charge high maintenance charges they reduce the carpet area and charges very high common areas due to these tricks they make huge gains by giving us reduced areas and make huge money on charges after possession. they maintain the property with limited resources and charges vet high for the upkeep of property after possession they don't disclose their covered areas and common areas they don't lease thei commercial properties and cheat people that they will bring brands and to occupy the mall space their commercial and office spaces are lying vacant therea re no takers never invest in their commercial, residential and office spaces.

          Sir,
          I had booked one 713 sq.ft. Apartment in tower F2, unit 0292 of ANSAL API Megapolis project in 2009. But waiting till 2012 & not seeing such improvements I have cancelled it over mail(copies attached). But they refused to give any refund without showing any reason(mails attached).
          Please help to get refund.

            ANSAL API project Greater Noida. I had booked a flat at Magepolis Fairway Apartment in 2009 and told that i will get possession in 2013.. after Development off all area. I had already paid aprox 80% amount ( 14, 50, 000/-) to Ansal for This i am paying 11500/- per month loan installment.. Since a long time at site there is no progress and not Developing area also.. Our Possosion got Delay by 1 Year.. But ansal dont care about that. I talk to these cheaters why delay than reply that the panelty clouse is there and They will pay panelty.. Which is comming aprox 3000 per month. But Giving installment to bank 120000 and getting 3000 is big loss to us.. means Ansal using our 14.5 lac money by giving only 3.5 k per month.. Dear Friends..                 I have a plot B-1954 Ansal Sushant city at Kundli. I paid all dues or maintainance and registration stamp duty cleared as on 25 Nov. 2013.{Rs. 84700}
                But as yet my registration could not comlete your respactive officers said our manager or sign. authority not available here and not tell satisfactory responce.
                I want construct plot as soon as possible. So I requested to you registration process of this plot will complete immediate.

                  Dear Sir, 1 I had booked Larchwood Villa at Shushant city Lucknow in year 2008. I was allotted Unit 6 in sector E-1. Twice my unit had been relocated and now after five years I had been told that as the earmarked area is disputed / occupied by civilian and unit 6 in E-1 can’t be constructed. I had been paying all my installments in time and had been in regular touch with lower management and marketing representatives. 2 The way my problem is addressed is against all norms and functioning of a good company. I request that as per my booking my Larchwood villa be constructed as proposed by the Ansal or suitably relocated and constructed at the earliest.                     I had booked aflat with Ansal API Green Escape Kundli unit no 17-09-03 on 30 Sep 2011 and till now paid more than ten lacs(more than 40%)They have not started the construction till date..They are regularly asking for more payment towards EDC-IDC and other charges for which they are not ready to provide any proof of payment to the authorities and are threatening to cancel my booking and forfeit the amount paid by me.They also adjust my payment towards unknown charges despite of my cheques paid towards Basic price and claiming heavy interest Pl advise the course of action, Is it fair to collect payment interest and government charges which are not paid to the authorities by them and also they have not started the construction even after two years of booking.

                      This is to inform you that we had been committed for a discount of Rs 92000 on the Basic Sale Price (46 lac)for the above unit. To which we had received confirmation mail from Puneet Vaid (Future Estate) as well that same has been adjusted 2 years back and those mails were marked to Ansal officials as well (Vikas Sharma and Jayant)

                      We have confirmation mails from both of them on the same that adjustment of discount has been done in BSP. Letter in regards to same has been also received by us that 92000 discount has been deducted from BSP (attached)

                      12 oct 2011 (confirmation letter received on letter head from the Vikas with stamp and signed (Ansal operational team member)

                      8th february 2012(Confirmation letter recived from the builder too), where he has marked a mail and also given on his letterhead to ansal for processing for the ajustment amount.today he is showing some other picture in a manupulated way.

                      I got the offer from dealer with Rs174800 with 3.8%, as he confirmed me that he will get 5% discount from the company on the basis of his targets and will give 3.8% to me. I have already got the discount of cash 1.8% but adjustment in BSP is still pending 2%(Rs92000).

                      I have also the rough paper Handwritten by the builder at the time of booking of floor where he mention the discount clearly.

                      I have allotment letter recived from vikas where he mention handwriiten BSP price 45, 08000.
                      I have a mail recived from the neel with confirmation of adjustment dated 28/04/2012, still this adjustment is not passed (mail attached).
                      I Regular followup mails with the ansal team and dealer has been made during this periord of last two years regarding the adjustment where both of them have confirmed me about the adjustment processed.

                      My all payment is related to this floor is cleared, bank loan amount is also adjust in ansal account from my bank loan account but my payment is still processed from the ansal till date.

                      I am already been mentally harassed by dealer and the Ansal team in last two years.

                      Request you please resolve my matter as earlier as possible otherwise

                        Inordinate Delay in Completion of 20 Larchwood Villas in Sector-F, Pocket-1, Sushant Golf City, Lucknow 1. I booked a house, Larchwood No 5, Pocket 1, Sector F at Ansal API’s Sushant Golf City Lucknow in June 2009. Most of the other 19 owners of Sector-F, Pocket-1 booked their Larchwood villas in 2008. 2. Till date i.e. in last 5 years Ansal API has not completed the construction of any house in this small pocket of 20 villas, despite this pocket being located on the main 45 metre wide road which already existed in 2008, at the time of booking. 3. Progress of construction in this pocket has been as follows :- (a) Year 2008 – No work undertaken. (b) Year 2009 – No work undertaken. (c) Year 2010 – No work undertaken. (d) Year 2011 – Construction began. Foundation laid. (e) Year 2012 – Roof laid. Work stopped in August 12. (f) Aug12- Sep13 – Legal battle with Santushti Builders. No work. (g) Oct-Dec 13 – Work will not commence (as perAnsal API). 4. 95% of the cost of villa has already been paid by me to Ansal API by taking home loan, for which I am paying exorbitant interest to bank but I am still loosing out on 3 grounds :- (a) I am unable to claim Income Tax rebate of Rs 10,000 per month. (b) I am unable to earn rental income of Rs 10,000 per month. (c) I am facing harrasment, uncertainity and adverse effects to my health and well being. Same must be the case of all other 19 owners of Larchwood villas in this pocket. 5. I seek legal compensation of Rs 50,000 per month from Ansal API from June 2009 (time of booking) till the date possession is handed over. In addition, I seek legal relief that Ansal API must bear cost of legal expenses, transportation expenses, hotel expenses and meal expenses which I incur in fighting this legal battle. 6.                           Hi, I had booked booked a villa PLOT NO.G/6/0102,ANSALS API- SUSHANT GOLF CITY (Oakwood) in Oct 2008. I took lpan from HDFC and they fully disbursed the load at time of booking. Till date construction has not started on the villa and there has been no update from Ansals as to when posession will be given. I have been paying full EMI to bank since last 4.5 years. If I try to reach out to Ansals official, they are of no help. Please help how to sort out this issue.

                          Its been 2.5 years since i last submitted my complaint and till date the scenario remains the same. The construction has not started and the land seems to be blocked by some villagers and ansal is fighting for posession . I am totally disappointed with this builder.

                            I WANT TO BRING TO YOUR KIND NOTICE THE INJUSTICE DONE TO ME BY ANSAL API BY UNILATERALLY AND NO FAULT OF MINE LEVYING INTEREST ON ME FOR THE FLAT NO 360 GF SEC 114 GOLF LINKS MOHALI.

                            FOLLOWING IS BROUGHT TO YOUR KIND NOTICE;

                            1. I am an army officer presently posted at guwahati and invested in property of ANSAL API EXCLUSIVE FLOORS in sec 114 mohali (360 GF) in mar 2009.

                            2. I have been making the payments regularly and to my utter surprise when final call notice was served to me a sum of Rs appox 250000/ is added as interest on delayed payment which is beyond my imagination (CONSTRUCTION LINKED PLAN)

                            3. Though there were some delays in making some payments but that was because of delay in processing of home loan from ARMY GROUP INSURANCE FUND(AGIF) due to want of documents from ANSALS and it is on record that these delays in processing of home loan from AGIF are actually attributable to ANSAL as the required documentation are not provided and it took me more than one year to process the loan and later on also there were delays in release of installment from AGIF due to delay in release of receipt and photograph from ansals resulting into delay in release of next installment .On top of it a cheque of Rs 305723/ dt16 apr 12 fwd was lost and there was a delay of 04 months for release of duplicate cheque.(everything is documented and on record in the form of emails and letters)

I CAME ON LEAVE AND WENT TO ANSAL API OFFICE IN CHANDIGARH ON 09 AND 11 JULY 2013 TO SORT OUT THE MATTER AND WAS PROMISED IMMEDIATE POSSESSION AFTER TAKING APPROVAL FROM THEIR MD/VP BUT NOW AGAIN THEY ARE DILLY DALLYING THE ISSUE AND AVOID TAKING MY CALL WHICH IS REALLY FRUSTRATING AS I HAVE ESPECIALLY COME TO RESOLVE THIS MATTER.

                            8. PRESENTLY, I AM LEFT TO FILE A CONSUMER COMPLAINT FOR GROSS NEGLIGENCE , LETHARGIC CONDUCT AND APPALLING LEVEL OF SERVICES AS WELL AS ADDITIONAL COMPENSATION FOR MENTAL AGONY AND LEGAL COST AND START A SUSTAINED ONLINE CAMPAIGN SPREADING THE WORD ABOUT THE DEFICIENT SERVICES OF ANSAL API FOR WHICH I NEED YOUR GUIDANCE AND SUPPORT .

                            I WANT TO BRING TO YOUR KIND NOTICE THE INJUSTICE DONE TO ME BY ANSAL API BY UNILATERALLY AND NO FAULT OF MINE LEVYING INTEREST ON ME FOR THE FLAT NO 360 GF SEC 114 GOLF LINKS MOHALI.

                            FOLLOWING IS BROUGHT TO YOUR KIND NOTICE;

                            1. I am an army officer presently posted at guwahati and invested in property of ANSAL API EXCLUSIVE FLOORS in sec 114 mohali (360 GF) in mar 2009.

                            2. I have been making the payments regularly and to my utter surprise when final call notice was served to me a sum of Rs appox 250000/ is added as interest on delayed payment which is beyond my imagination (CONSTRUCTION LINKED PLAN)

                            3. Though there were some delays in making some payments but that was because of delay in processing of home loan from ARMY GROUP INSURANCE FUND(AGIF) due to want of documents from ANSALS and it is on record that these delays in processing of home loan from AGIF are actually attributable to ANSAL as the required documentation are not provided and it took me more than one year to process the loan and later on also there were delays in release of installment from AGIF due to delay in release of receipt and photograph from ansals resulting into delay in release of next installment .On top of it a cheque of Rs 305723/ dt16 apr 12 fwd was lost and there was a delay of 04 months for release of duplicate cheque.(everything is documented and on record in the form of emails and letters)

                            We were going through old complaints that we were not able to resolve and came across the one filed by you (#159830). I know this is very late but we are extremely sorry that we could not help you. Resolving consumer complaints is very challenging and we are not successful every time. We are learning from our mistakes and trying hard to get past the constraints that we still face to improve the resolution rate. Hope you will also understand our situation.

                              Booked the aastha apartment in sushant golf city lucknow promoted by real estate Developer Ansal api. 2bhk flat is booked in year 2009 and till date deposited approx 3 lac as per direction and intimation of company but till date no construction started. Even they are not giving any clear picture of the project. Many times even they dont respond on calls.

                              Same issue with me also, now they are talking abt agreement point.

                              same problem is with us also we have booked our house in 2009 and till to date no clear picture has come.All the time staf[censored]sed to give wrong and false commitments.
                              Any one have any idea how to get our stuck money back from Ansal API.

                                I have purchased a flat 29/803 in Ansal Green Escape Sonpeat last month (January 2013). I have made all the payment and completed all formalities
                                I was told I will get property paper in next 15 days. After 20 days I visited Ansal Office in Kundli Sonepat first the executive told me my paper not ready but after 10 minutes he says that paper are ready but one cheue of interest rs 11000 bounced from seller so he cant give me paper. I was shocked to hear that he has deposited cheque of seller after 10 days. But after that the following suspicious and unexpected things happened ...
                                He told me to come after one week
                                I told him to give me account statement as that can given from computer
                                He gave me statement of another flat owner
                                When I told him to give my flat statement - he told me he is coming in 2 minutes but he disappeared from the office
                                After one week call came to me that as Boss has not come to paper not signed, I was told to come after 3 days
                                After 3 days when I visited I was told that no one in account department to sign the paper so I should come next week
                                So they have wasted 15 days and I am unable to get my property paper
                                Even they dont feel sorry for this , when asked they dont have any specific date when I can get my property papers.
                                Now again I was told to come after 3-4 days
                                What should I do if I dont get my property paper next time too

                                  False promise was made by your sales manager at the time of booKing of plot on 27/8/2008 recept no: 37728 that the same is loanable.. which later proved false by hdfc and lic when contacted to them for loan..... when contacted bacK to booKing office at ansalapi 4th floor mayanK trade center station road jaipur 302006. they refused to return bacK the booKing amount but forced to be in the project till the same get approved loanable by lending banKs..........

                                  at the time of booKing sales manager also offered a mobile no: of agent of lic hsg. immly. i talKed to him he confirmed that the same is loanable..... but later when contacted the lic hsg. office with required documents ....they refused to give loan and said that who told the same plot is loanable ...the completed anandloK extn.is not loanable due to dispute.........

                                  i have requested so many times to ansal api jaipur to return my booKing amount (arount1.8lac)+int... but no one is listening there....

                                  .... i want my deposited money bacK.......

                                  plot is on my wife's name......

                                  sir please help me ....... ... .... .... .... long period gone.... with n number of offce visits.... no one is listening...

                                  I had booked a plot in anand lok extension jaipur and since 1.5 years I am following up with them for getting it registered . I am being given false assurance that it will be done in 2-3 months every time .Meanwhile they have started charging maintenance for the same . The practice is so shameful that on one hand they are not registering the plot and on the other hand they are asking for maintenance for a plot which is in their possession .
                                  I have already paid ~5 lakhs to them .

                                    I am Deep, from Delhi. Me and my husband, jointly have invested into a flat (build up unit) by Ansal API - Sushant Megapolis (Freesia Terrace) in Adjoining Greater Noida in March 2012 in the payment linked plan.We have paid 25% of the build up unit cost and then we applied for the bank loan at HDFC, the bank took processing fee from us and get the loan approved. During our appointment with the bank in the month of Sept 2012 we got information that the Project is not approved by any bank for the loan. Since then we have been asking Ansal API Greater Noida Sales Head and CEO with more than 5 email reminders and several phone call regarding projects approval and constantly they are replying back that project will get approved shortly. From Sept 2012 - till date same response is coming from them. Recently in Dec 2012, we have also asked them to share the process to refund my 25% Payment with interest charges and the bank loan processing fee, but now there is no response from them.Despite of this is going on they are sending us demand letter for more money and charging us the interest on the unpaid amount also.Please suggest the best way to get my 25% payment back from Ansals API. I was shocked to see yesterday announcement that they have 2000 cr sales in last 9 months. I am sure people like me are part of this big amount they have taken from public

                                      My daughters Sangita Verma and Monika Rani applied for EWS plots at Gurgaon notified by Ansal API with its Head Office At Delhi and Deposited Rs.1315/- as Regn money vide D.D no.100058 Dated 26.3.09 and D.D no.10059 Dated 26.3.09 and the comapny acknowledged the same giving no.PV 7765 and PV7766 respectively. Later on the plots were rejected on the basis the BPL card was not available.The company has been reuqested many a time for the refund of money and even I have visited their Delhi office many a time and all the timess assuranes have been given that the money must be refunded by 15.11.12 positively, but till date no refund received. The company telephone no.is[protected] and the dealing hand Mr. Khanna phone No. is 66038245 and his senior Mr. Mandola's phone no. 66038353 and 66038395 and none of phone is being picked up by anybody in the company and the refund is lingering on for the last four years.

                                      Please take appropriate action and oblige.
