ARCIL brought an auction notice for a office 301, 5th floor, chanderlok complex, Birhana Road, Kanpur. The reserve price was 23 lakhs. And office was around 1500 Sq Ft. Any office in Birhana Road at this price tempted me to bid for the auctio and hence I contacted ARCIL for physically visiting the office. I asked them detail about this property, they said me everything is good and all dues are paid etc. I visited and seen and when I enquiried I got shocked with their lie.
1. The office have dues of Municipal, water and electricity more than 10 Lakhs Rs.
2. The office owners are into civil and criminal case with bank which is still pending.
3. There is another civil suit going on between property owner family members about the share of property and hence any decision could have also impacted me post buying.
4. The building is in very poor condition and its on 5th floor and the lift never works.
5. Then I found that there are many offices are closed in that building and the price for the offices vary from 2 lakh to maximum 10 lakh for this office size.
6. In short that particular building has very less property value due to its pathetic condition.
ARCIL Never told me any of these things and they wanted to fool me to buy 10 lakh property i 23 lakh and to pay another 10 lakh as dues and then to become a party in all civil and criminal suits. These guys are just very bad, they have no concern for any individiual investing their money in their auction property safely or not. Was this information helpful? |
