Hi,

I have recently purchased a flat in Savy Ville de Raj nagar extension in B tower at 12th floor.
After few days I got to know that builder is not maintaining the tower therefore the residents themselves are collecting the contribution amount and maintaining the facilities. Now, the biggest problem is that builder is not providing either CC (completion certificate) nor they are maintaining the building. When the residents asked RWA or AOA to take the handover of this tower they simply refused by saying that we cannot take the handover till the time CC is in place. Now, THE BIGGEST PROBLEM IS LIFT MAINTENANCE, OUT OF TWO LIFTS - ONE LIFT IS OPERATIONAL AND THAT TOO IS GETTING STOPPED EVERY 5-6 DAYS.
THE PEOPLE RESIDING HERE ARE HELPLESS INCLUDING ME AS THERE IS NO ONE TO LISTEN.
I beg someone to please help us in this matter to get a permanent solution.

    I purchased a 3 BHK Flat in your project named “Savy Ville DE”, Tower C, Raj Nagar Extension, Ghaziabad in June’ 2014 in CLP plan. I have taken the housing loan from HDFC Limited for this flat and have already paid almost 90% of the total cost towards purchase. The possession was promised in June 2017.

    Since 2017 onwards, I have been visiting your office as well as construction site and pursuing progress of my allotted flats. I regret to say that in spite of several visits, I have never been able to understand/ know the actual state of construction. However, towers seem to have built up but no progress is observed on finishing work, failing which possession could not be handed over. In fact, no progress for delivery of my flats is informed & always vague & conflicting information is given in piecemeal.

    I had booked the flat with full enthusiasm and expectation that at the agreed time i.e. June’2017, I shall have fully constructed flat at my disposal and my family needs would be satisfied immediately. Keeping that in view, i earnestly paid almost 90% of the entire purchase price of the flat in a timely manner as and when asked. I had assumed after June’2017 the burden of rentals would go off.
    Heavy burden of housing loan EMI and loss due to rent liability is implicating my day-to-day life.

      I am resident of Ascent Residency want to lodge a serious issue regarding stray dogs on the entire Kalpataru and ascent road biting pouncing and chasing people when we are on our respective vehicles. It has become tough to travel via 2-wheelers because we end up falling as well. Please help us with this and provide solutions and as to where shall I contact. I also want to take serious actions cause one of them entered our society and ran behind me and 2/3 small kids as well. I’d like to bring to your notice how serious this issue is. Please help us with this.

        I am harpal singh resident of b2-703 6th floor, savy ville de, rajnagar extension, ghaziabad 201017. Society member's are facing the problem's in the society didn't without complete his work of tower from builder after given the possession without clearance certificate and building tower. (I. E): security guard, proper car parking, lift not working in the under basement, cleaning of building, park did not complete for children sports etc.

          I have purchased flat c-504 in ascent savy ville de at the time of purchase estimated time for delivery/possission was by mar 2019 but till jan 2020 only 20% improvement has been taken place still its logn way to go

          Every time during enquiry getting new possision dates and project delivery status is very bad,

          Need possession on immediate basis.

          Hi, I am facing the same issue. I purchased flat in tower-c in June'2014. At that time they told me the possession date June'2017. Still i am waiting for possession.

            Dear sir,

            This is concern for the delay in possession of my flat in the resdential society savy villa de in rajnagar extn ghazianad u. P. Builder (Ascent buildtech pvt. Ltd.) which i booked in 2012. And have completed full payment as per agreement to the builder. But till now after 5 years nothing has been done by builder.

            There are many drawbacks in that which is listed as below-:

            1. The possession was due in november 2015 but they have not given till now. The grace period too end up in march 2016. But still no hopes can we see.

            In fact they have forced us by saying us to do registry of the flat then only they will make it ready otherwise they will not give possession. And because of theirs false talks we have done registry in feb 2017 and according to tht they have to make the flat ready within 45 days but now it's 3 months gone but still not progress in their construction. We have been going every week there to see the progress but not even a single switch board or socket you can see extra from the last 3 months.

            We have put our hard earn money in flat and done registry too but still we haven't get any possession till now.

            And another thing we have done registry from their own lawyers who has charged 15000 as their fee whereas normal lawyer registry fee is[protected] not above this and when we have said we will do our own lawyer then they have denied by saying tht i will not come to your lawyer to sign the papers, you have to do registry from our lawyer only. So we have left with no other option and have to do wat they said

            2. Secondly the builders have cheated everyone by writing the false things in the agreement while purchasing the flat and not giving things written in that.
            For example: they have mentioned that they will give semi modular kitchen and now they are denying to make that. And saying that we will return rs 3000 for that. I want to know who has decided that semi modular kitchen is made in this budget. If we have paid whole amount then we want the things to be done which is written in the agreement...

            Every time we visit no one is working at site and builder is making false commitment every time. Now they have stopped picking calls and even misbehaving with us.

            3. The quality used in making the flat is so bad. Even they have not used gud quality doors, sanitary products and cement etc etc.. The main doors are so plain and light weight...

            4. They compelled us to do registery of the flats without completeing the flats by keeping condition that only registered flat will be make ready by builder. But even after registery of the flats no work is going on. We have done registery in dec, jan 2017. Even after five month no one is working at site.

            5. We have booked 3 bhk flat of size 1199 sqfeet. But when we have done registry then we came to know the size has decrease 899 sq feet as compare to other flat of floor of same size. We have paid the full amount based on 1199 per sq feet. If the size is less then why we have to pay full amount of origional size which they have told. We want our money back for the difference of these sizes.

            We have paid the flat installments on the exact date whenever they say to pay... And you can check the records too. We are in their prime customers but still they themselves are delaying the things...

            Ali, sangeeta and devpal have lied to us tht they will give flat by the end of march because of that we have not enrolled our child in school. Now how can we get admission in different school as already session have started..

            Please take some legal actions against it as all our hard money hv gone with them n we are left with nothing..

            Sir we have invested our hard earned money and do not have anything now for us.

            Our only hope is with you only. Please take necessary action in this regard.

              After 2 years of follow up with builder, builder has sent us offer for possession.
              After multiple visits to site, the construction is not yet complete. We have tried reaching ascent management.
              They do not respond to it. Their sales manager are way too arrogant to help us on same.
              We do not know whom should we approach for solution.
              No one is responding. We have mailed them around 1000 times.
              No response.

              Seriously, worst builder ever.

                We are residents of savy ville de project raj nagar extn ghaziabad, living from 2014 and paid heavy amount against facility offered by builder, but after two years of continious follow ups with them, either facilities is not available or is dead condition . Same was escalated with gda and others authorities but result is same . There are multiple meeting held with ascent management and but result was same as expected after their commitment . There are some point we would like to highlight .
                1. Poor construction quality
                2. No security
                3. No community hall
                4. No playing ground for kids
                5. No fire fighting equipment operations
                6. No support for lifts
                And many more .

                We are seeking some guide lines from you experts .

                  Ascent buildtech call himself very professional and quality builder. In their history they have build Shipra mall and its apartment in Indirapuram Ghaziabad but their first project satya ville de in rajanagar extension is a worst project delayed a lot and low quality, poor customer satisfaction and looted customer a lot and still doing so. I am mentioning many points, if you agree with me please make sure to tell other people and aware them to not buy project from this builder. i am making sure by writing review a lot on many sites so that people do not suffer like i did and do not make same mistakes i did.


                  1. One of the oldest project 4-5 years old but yet its first project's first tower is not complete and possession just started even if building is not complete.
                  2. cheated people on high rate saying possession would be given 2011 but yet possession is not provided not building is close to completion yet. lifts, flats common area etc are still in progress.
                  3. False claws written in sales deed e.g. the entry area to society and common area will still be owned by Ascent Buildtech and can be reused by them.
                  4. Very poor quality and water leakage all the places even if project has not started yet and people have not started living in it.
                  5. High maintenance asked before giving possession e.g maintenance 58k for 2 years, 15000 sinking fund and other unnecessary charges.
                  6. Charging heavy interest on all flat owners on no basis. they will harass you first to reduceremove interest a lot so that once it is resolved you wont have much energy left to fight on maintenance issue.
                  taking psychological advantage by embarrassing them.
                  7. I reviewed clauses in registry and possession letter few people got and found many deadly clauses in them e.g :

                  a. Any services by flat owner should be taken through builder e.g. if you have tata sky and shifting it to your flat you cannot do it if ascent buildtech have tie up with reliance digital. you have to buy reliance if you want to watch TV.
                  b. They are saying in parking clauses that we will not be owner of our parking space and just will be the usage person of it. Builder can anytime build something on it and shift our parking to other place. They actually built 2 extra shops in common area already. All common area is owned by Builder and not the Flat owners.
                  c. Youflat owner are not eligible to ask for detailed or any info on maintenance expenditures later and builder will not provide any.

                  Please please spread this a lot and mouth word it a lot.

                  YES IT IS CHEATER CORPORATE THEY TRAP MATERIAL SUPPLIER BY TAKING CONSTRUCTION MATERIAL THEN DONT MAKE PAYMENT AND ASK THE SUPPLIER TO BUY FLAT IN THEIR PROJECT, EATAWAY TDS OF EMPLOYEES BY NOT SUBMITTING TO GOVT AND SALARY OF EMPLOYEES,DO FRAUD WITH CUSTOMERS BY FORFEITING THIEEIR BOOKING AMOUNT .THE MGT IS MADE CROOKED PEOPLE.

This is pathetic experience with them. they have cheat with us while sale deed, his one of the maintenance staff has told me we will keep screw on the flat owner if they will raise their voice will block there exit and ask them to use eight feet block road beside of tower A (South Side). Kindly do take care of such things while purchasing flats.
                  yes what you have written is true//// they are doing harassment of their customer///////do not pay any extra amount/////////do not take possession////just pay your flat cost////if no one take possession, then only builder have to surrender/// when we could wait for last 3-4 year, we can also wait for next 6-7 month...

                    Dear all,
                    Satya ville day project of ascent buildtech is not good// no ventilation in tower-a. Dark inside the building, no provision sunlight to come inside. They are putting different charges on their customer. I booked my flat at total cost of 2456000/- (Including all). But i just received (Nov 2012) cost letter which is reflecting 2777000/-. Now they are putting service charge and other charges as maintenance cost ect. Why they did not clear all this at the time of booking when i book my project in 2009. We all costomer who booked their flat in satya ville day must raise their voice against this extra cost. Only pay amount that was aggreed at the time of booking. They are checting now.

                      The height of rooms is not mention in cotract but after asking they repply that rooms height will be 10Feet. But actual it is not 10feets it is approximatly 9Feet 3inches. Also one room size of 11x9 feet(for 899sqft) is not actual it is less than this commitment.I feel cheated by company. I booked in tower D for 899sqft.Now my feeling is I am stucked here. If you alrady booked Pl check your rooms size with height. In this condition what we can do suggest me. My mobile no is [protected].

                        Hello All,

                        I would like to inform you that a Builder company called Ascent Buildetech is nothing but a fraud company. I booked a flat in their project called Satya Villa De in Ghaziabad. Initially the booking was done for Tower A ( there are four towers being built ), later on they said that if you need early possession shift this to Tower D to which I agreed. Now there is no construction progress on the site and the promised possession was on Dec 2011 which is impossible now. I sent an application for cancellation of booking four months ago and after countless number of visits to there Sector 6 office in Noida they are still not refunding the amount. I would request all to please guide me in how I can take this matter legally and sue them for the damage done and get my booking amount back. The concerned executive name is here is Racha Dubey as she is taking care of the marketing part and her no. is mentioned on their website and brouchers too. The executives there will care a lot for you as long as money is due from you, in my case which is a refund one I have also agreed to deduct cancellation charges i.e 50000 Rs. still the fraudsters are not returning my money back.

                          No work has started for tower b c d... The staff is not co operative... Possession is almost one year late now... No approvals till for tower b c d... Dont put your money in this project because its going to be a disaster. Not cancelling the bookings... Asking for huge cancellation charges..

The company is into the field of construction for the last 13 years and had developed great landmarks like Shipra Mall in Ghaziabad, Sumitra Hospital, Prakash Hospital etc.

                          I think ascent builder is good, but the staffs are not good. I have booked a falt-d-917...in nov2010. Up to now my loan still not proceed by staffs. Every time change bank name. Now they are asking for late fine.. What a funny management system

                            your booking date is april 2009 and you write here possesion date was Feb 2009. It not seem practical, Befor booking you must visit the site for your own assurance. Your complain is not looking correct.

                            Hey All,

                            After four months of irritation, the builder refunded my booking amount. I paid 1, 90, 000 at the time of booking and they refunded me 140, 000 which means 50000 is the cancellation charges. Please advice whether I should still proceed against them legally, as the agreement also mentions the interest for the delay period and I believe the cancellation charges are too much given there great pace of construction.

                            This builder is fraud, because I had booked flate on December 2009 thru Kings real Estate .Aftersix months no agreement issued by this fraud buider and all staff deputed in site Raj nagar have shifted to other location. I had deposit Rs. 2, 20, 000/= apprx. on the time of booking and after cancelation they refunded my money and RS. 98000/- is the cancelllation charges.

                            Hope you all have received a letter of 2.57% service tax..
                            i think they have no rights to ask for such payment at this stage. as they should have informed all charges on booking .. which they have not..!!!

                            hi can any one pls tell me the veracity of the builder as well as the construction quality. i have visited the project site and confused whether they build any extra tower in the main path connected to the wide road. i did not see the location of club and pool and i m not convinced with the lush green area as there is no possibility due to lack of space. pls suggest me

                              Iwas bookedmy flats at satya ville de at Raj Nagar Ext Ghaziabad project of company in April,2009 with committment of allotement within 30 days under down payment plan and loan has been approved by SBI and project will be completed and handed over in Feb 2011.. Despite lapse of 5 months no progress for construction and loan from SBI and now they say that possession will be givem in 2012

                              I am also facing the same problem... booked a flat in April 2009 ... The possession date told was Feb 2009. and now its 2012... There is no allottment letter issued ... no bank loan till now..the approval for tower B C and D are not yet clear from GDA... if i ask them to cancel my booking ..they are talking of 10% cancellation charges...on what basis they are asking for cancellation charges as there floor plans are still pending for approval from GDA...???? ...please mail me so that we can do something for a solution.
                              i booked my flat#D-917, in november2010 and no bank loan till now.don't have good support from their staffs.staffs are not good.at the booking time they cooperate well and after receive advance money... forget every thing.i think project is not good
