1. The below attached excel file which is received by By Xrlbia – Accounts department that they are holding my excess amount of 2lakh and 80 thousand which they should refund me.
2. I booked flat in Xrbia Eifeel city Chakan my flat no: C5-413. I started paying money on my self funding but I was short of money so I opted for loan. My loan amount got sanctioned on higher side which was paid to Xrbia which the builder said they will return me and returned me part payment and said rest will be returned at the time of possesion. This process was completed by August 2019.
3. I should get the possession on March 2020 but due to some undue reasons the project was delayed and I received possession in June 2023 (LATE POSSESSION) for which builder agreed to pay compensation amount for late possession.
4. I am getting stressed with such situation. I request you that I should get my excess amount Rs.280000/-refunded at the earliest with interest and also the COMPENSATION for late possession as per agreed in the sale agreement for 3years.

I have purchased a sky villa in the project khopoli woods but cannot get the date of possession update from there side

The project is still not complete. The builder is a cheat. His branch company techno Smart has been collecting a lot of rental which was stopped last year. After the owners of the project started fighting in the agreement with the builder had promised that there would be no change in the rate per square foot of maintenance but as of now the project is incomplete and we have taken over the maintenance by forming an ad hoc society. I've booked flat in C2. As per rera my possession date is march 2020. But till date I have not received any update from xrbia. Their customer care number is not working. All their executives are picking not picking up my call. Even Maharera couldn't do anything. I've raised a complaint but didn't received any update.

I booked two 1 bhk in 2019 and paid 20 lac currently b2 state is even plinth is not ready

I have purchased flat in C2-201.Xrbia warai project.

Till now no possession.When they are completing project....

We have booked property in Xrbia express city madap during launch of this project with a promise from xrbia to delivere it in three years it is almost 8 years now, they have literally stopped this project with no progress since last 5 years, they also promised to refund the EMI which we are still paying, developer is not responding to any emails, no response to phone calls, since xrbia has not delivered we would like to get all our money back.

I have purchased flat in 2018 still I don't get possession...and flat construction work is not yet completed, near about 40% construction work is pending from last 5 years. Building Number C1 -205 and I'm paying EMI from last 5 year and they told us that "you will get possession in one year" and now 5 years has pass still not getting possession. No one was receiving our call and not giving any proper information and I pay all money give me my money back .I also pay the possession amount.Please take some mandatory action on this..

I have purchased flat in 206-17. building j1 room j0001 .still building is not ready i am giving emi to bank due to under construction indiabulls charging 12% interest rate. what should we do because of your failure. i am suffering. do you have any answer? if not give me alternative solution and when that project is going to complete.

Multiple issues with Xrbia.

I have booked Flat in Xrbia Ambii A3-1012 in 2017. I have been paying EMI since so long almost around last 7 yrs.

I am not getting any update when I will be getting possesion of my flat.

No one from XRBIA have ever contacted me regarding my flat possesion status.

Also I tried contacting them but disn't received any response.

We are not getting any update on the construction - I have booked a Flat J4-607 in 2017
We are just paying interest from last 4 years
While buying your sales office said it will be ready by 2019 and while registration it says 2024 - after paying 4 instalments it was difficult for us not to register
Don't you feel you guys have cheated on us
Now you ask for own contribution with interest n all- what type of project you guys are handling
Share the construction progress report first Instead of 50 times payment reminders
As a brand Xrbia has really cheated us

My relative Mr. Soujanya Bhoir has booked C3-019 in vangani project but in 2019 May, when he visited site, he observed that his flat has been cancelled and none of the Xrbia executive or organization ever informed about the same. When he raise his concern to the local authority Mr. Pradeep Sukumaran.

He cancel the last registration and close the loan which Mr. soujanya bhoir of Rs. 3, 77, 000/- which was pending with TATA Capital. Post that New flat C5-011 was issued and while cancelling the loan, XRBIA confirm that they will assist Mr. Soujanya to issue new loan. But post new house registration, they didnt help on loan neither ready to pay the new loan charges. Also they raise false allegation that Mr. Soujanya Bhoir didnt paid the stamp duty amount which he paid to xrbia at the time of 1st registration in cash. At that time, XRBIA didnt gave any reciept the localist hired by them for registration mention that receipt is not required.

In covid period, XRBIA didnt ask for any money, because everything was closed, post covid they start asking for money, but when Mr. soujanya bhoir asked them to support on loan, they denied the same. Xrbia has closed loan of 3, 77, 000/- but now they are asking 4, 63, 000/- and not ready to provide any explaination on the same.

XRBIA team is not supportive at all, they share the demand letter after so much push and 3-4 visits in office.

This case has been discussed with xrbia officials for around 5-6 times, but no one is supporting on the same.

We need your support to close the same on same amount of 3, 77, 000/- and we are ready to pay entire amount in one shot by 15th July 2023.

I had booked a unit in Xrbia - New Lonavala Project in the year 2018. I had drawn lone from L&T Finance for this and I am still paying the pre-emi for this loan. There has been no update on this project since years and also no work is going on. Its been more than 5 years and I have not received the possession of my apartment. I need Xrbia to be legally accountable and re-imburse me all the amount that I have paid to them, the bank with interest for all these years.

The Act by the way of section 18 clarifies that the home buyers are entitles to seek refund along with interest and compensation in case the builder fails to complete the project or is unable to handover the possession of the unit.
Xrbia failed to give possession of flat which I have booked in express city.
No phones are connected and no response from them. They are just cheaters.
I want the entire refund of my hard earned money and proper justice is given so they dare to fraud people.

I have purchased the flat in 2016 and still i have not received the possesion. Paying the emi of it.
Also i am doing mails and trying to connect them but the staff is changed and no responses from them.
Pls help me out to get my money and cancellation of this deal....
