Bank Of Baroda — delay in disbursement of home loan application

I am working with a government university in jodhpur as a personal assistant, having more than 27 years of permanent service, and are drawing handsome salary. My wife, mrs. Jaya joseph also working with a reputed private school in jodhpur having more than 25 years of permanent service and also drawing handsome salary. Moreover, we don’t having any kind of loans and other financial liabilities.

With this strong financial background, for constructing a home in pallippuram, my hometown at ernakulam district kerala, i have applied for a home loan for rs. 25, 00, 000/- through bank of baroda, north parur branch (Kerala) during the month of may, 2018 with all the documents as per their norms and requirements. After submitting the first application i have visited kerala in two times for the purpose to complete the formalities as per their requirements in time to time. For these visits i have spent handsome amount for my air-travel tickets, stay, etc.

Later-on again i have submitted more documents on demand and as per the email from the bank, dated 4th september, 2018. Our employers also have received the letter along with our salary certificates for its verification, and have verified by our authorities during first week of october 2018.

After all these happenings, unfortunately after elapsing more than 6 months, now as per the directions of the concerned officers of the specialized mortgage store, ernakulam (Kerala) the branch officials are demanding some more certificate/ document of the land for sanctioning this loan. This is purely disreputable and unprofessional approach from bank of baroda the “india’s international bank”.

It seems that the so-called competent authority handling the specialized mortgage store of bank of baroda, ernakulam are not at all competent as they have no in-depth knowledge that basically what kind of documents are required for a home loan. If they are professionally conversant, any shortages in documents/ certificates submitted by me, they should have point out the same within 10-15 days time, after submitting my documents initially.in my case every time they were demanding more new documents/ certificates through their branch officials and has wasted my six months precious time which is unacceptable.

As far as my knowledge from reliable sources that the legal experts of the bank also cleared/ satisfied with the documents submitted by me, but the officials at your specialized mortgage store, ernakulam (Kerala) are not even accepting their legal opinion/ clearance.

It is therefore, earnestly requested to higher authorities of bank of baroda, to direct the officials of specialized mortgage store, ernakulam, either sanction the home loan immediately on the basis of the documents submitted by my me till date, else please give me the reply denying my loan application with sufficient reasons, so that i may approach any other bank authorities for this purpose well in time, as the construction work of my home may continue without any hindrance with sufficient fund, as now it is going on in full swing.

Also in our case could the higher authorities of bank of baroda give a satisfactory reply that why their specialized mortgage store, ernakulam have kept our application for more than six months time, if it is not fulfill their requirements. Also who will be responsible for the financial loss for us (Air-ticket, stay, etc.) for visiting kerala two time for this particular purpose.
