We have booked a bptp park elite floors 3+1 bhk in 2009.in first phase of draw our name was not there after few months in 2011 bptp conducted second draw and allocated a flat to us in sector 77 unit no. Pe - 129 - gf where the superbuilt up area was increased from 1418 to 1510 sq ft. And demanded the difference amount of 2425 per sq ft. Bptp committed to give the possession of home within 2 years but yet we are sitting without home. During these years we have numerous calls asking about the possession of the flat but every time we got response that construction of park elite is in progress and will get possession in next 6 to 12 months. We have already paid around 80% of the amount including whatever demand you sent over the years in the name of legal cost or increase in area.

Very recently we visited the site and we observed that construction was completely stopped for sector 77 pe block.

Need to know when i am going to get the possession of my flat as we took that flat for our parents and now they got retired they need a roof to stay.

We have unbearable mosquitos here in our G Block, BPTP VILLAS, Sec-89, Faridabad. Kids and we all are getting sick/fever and we badly need fogging regularly at our societ. Please help us immediately.     I wish to draw your kind attention to the plight of 700 plus buyers who are part of “discovery park” project, sector-80, faridabad
    1. Bptp discovery park is a residential society launched by bptp in jan 2011 comprising of 9 high rise towers with a promise to deliver the flats within 3 years from the date of signing of builder buyer agreement (Bba). However, the bptp commenced its nefarious designs and resorted to malpractices from the very beginning by delaying conclusion of builder buyer agreements with the respective buyers from the time the booking amount was accepted by the bptp, thus gaining an additional time at an average of one to two years with consequent loss of applicable delay penalty to the concerned buyers.
    2. It is not difficult to gauge the plight of the buyers who have been forced to wait for 8 long years for their home with possession still not in sight. Bptp’s complete lack of respect for the law of the land and for the governance is evident from the fact that it is now coercing the buyers to accept possession for five towers even while the amenities like sports complex, community building, sewage treatment plant are not completed in consonance with the bba while all the amenities are inseparable part of the flat and 100% of the dues towards completion of these amenities have been paid by the buyers being offered possession of only the bare flats. Work on the balance 4 towers has either been stopped or progressing at snail’s pace. Even in spite of such large inordinate delay the future of these 4 towers is uncertain.
    3. Bptp has received partial and conditional occupation certificate (Oc) from department of town & country planning, chandigarh vide memo no. Zp-416/sd (Bs)/2018/30809 dated 31st oct 2018. A copy of the same is enclosed for your ready reference. On the basis of this conditional oc, bptp has started offering letter of possession to the buyers of 5 towers (F, g, h, j & k) since nov’2018, however, as stated earlier, the associated amenities w. R. T. These towers are still incomplete. Annexure – a lists out the current status of these amenities with current photographs.
    4. In this demand of “offer of possession”, bptp has charged unreasonable charges in the name of various items and increased the overall cost of flat by an average of 25-30%.in view of the above, we would like to draw your kind attention towards the undermentioned facts:
    A. Incomplete towers: four towers a, b, l & m are still incomplete even after a wait of 8 long years.
    B. Incomplete amenities: five towers being offered for possession without
    • permanent sewage treatment plant (Stp)
    • club house/community building
    • swimming pool
    • sport facilities (Tennis/badminton/basketball/squash/cricket pitch etc.)
    • shopping areas
    C. Super built up area: super area has been increased to the tune of 13-15% with the additional financial burden of inr 5-7 lakhs on each buyer. Notoriety of the bptp is evident from the fact that neither the plot size nor the carpet area of flat has increased. As per new super area figures by bptp, the carpet area of the flat works out to be 61%of the super area being charged which is considered unreasonably low and unfair malpractice by the bptp.
    D. Cost escalation: cost escalation is charged to the tune of inr 5-7 lakhs from each buyer in the name of increase of rate of material used in building the flats. It is pertinent to note that the cost escalation charged is for those 4 years during which work was completed stopped by builder for almost 2 years making this demand unreasonable and untenable.
    E. Main power supply: bptp has subscribed to only 20-25% of total required electrical load from dhbvnl whereas demand from each buyer has been made against 100%load.
    F. Dg power backup: dg power back up equipment at site is adequate only to cater for
    20- 25% of required power backup load whereas demand from each buyer has been made against 100% load.
    G. Delayed compensation: bptp has provided delay penalty at the rate of rs.5 per sq. Ft. Per month which works out to be[protected] per month whereas they have charged us with 18% of rate of interest in case of any delayed payments.in order to be fair to both the parties, since the project is registered with hrera, the hrera provisions must be made applicable for such contentious issues from retrospective effect as the project has been delayed by the developer of his own accord resulting in unwarranted and avoidable suffering/harassment of the buyers.
    H. Maintenance invoice: bptp have also demanded advance maintenance charges for one year even while the project or the flats are far from completion.

    5.in light of the above facts, on behalf of 700 plus buyers, the buyers’ association, request your kind personal indulgence to deter unscrupulous developers like bptp to deliver the project as promised and restrains them from any further arm twisting of the poor buyers. We urge the your kind personal intervention for the following:
    A. Possession of flats with all the promised amenities
    B. Withdrawal o[censored]nreasonable charges levied by bptp ltd.
    C. Expeditious completion of the inordinately delayed project for more than 8 years.

    Subject: response to your counter offer letter w. R. T. Offer of possession sent on 5th dec 2018 for unit no. G-605 on sixth floor in tower g measuring 1, 120.00 sq. Ft.in the project named “discovery park” at sector 80, faridabad, haryana.

    Team bptp,

    1. At the very outset, extremely poor response from your side only stinks of arrogance with no respect or fear of law. It is apparent that the bptp does not carry any respect for any signed document between bptp and home buyers and neither does it display even an iota of commitment by using the language like “the letter/email sent by you is not only unjust but is baseless and is liable to be withdrawn.” such language and attitude leaves very little to expect from bptp and only course left to be protected by the hon’ble courts. I as a committed buyer having suffered for a long time by your actions and delays had put up some of the legitimate queries to be answered at your end.

    (A) how can asking for correction in difference of my paid amount as per last soa and as per offer of possession be baseless & unjust?

    (B) how can asking for completion of amenities along with my unit be baseless & unjust?

    (C) how can seeking clarifications w. R. T. Increase in area & cost escalation be termed as baseless?

    (D) how can asking clarifications on stp, power supply, captive power and power backup be baseless?

    (E) how can asking for delay penalty be treated as baseless?

    (F) how can raising queries on conditional oc be baseless?

    2.in fact, the offer of possession with an incomplete project, depriving me of my rights, forcing me to compromise on my life style, putting up exorbitant demands even in spite of those facilities not being in place is ex-facie unjust. I am only demanding what is legally due to me, promised by bptp through bba and the official brochures and moreover i have already paid for all such facilities, therefore ensuring completion is bptp’s duty. Any further delay and coercion to extract more money is only resulting in a bitter relationship along with physical and mental agony to me and my family.

    3. As per your response you have mentioned that “offer of possession is as per the agreement executed between the parties”. I again want you to refer to annexure ‘c’ specifications of the builder buyer agreement which clearly records that the following facilities and amenities were promised to be provided by m/s bptp ltd along with my apartment at the time of possession.

    (A) club house

    (B) swimming pool

    (C) sports facilities

    (D) shopping areas

    According to your response itself (Refer section “facilities and amenities”), none of these facilities and amenities are going to be available till july 2019. I fail to understand then on what basis you are offering the possession of my unit if you have not yet delivered upon these agreed upon facilities and amenities associated with my unit. I have already paid 95% of my hard earned money to you for the aforesaid unit, which included payment pertaining to my flat as well as amenities promised in original project brochure and builder buyer agreement. Whereas, you have mentioned the completion dates for these promised amenities by july’2019 for which i have already paid more than 3 years back in september’2015 on casting of 12th floor slab. Failure of bptp to provide me my allotted unit as promised through bba is not only unjust but legally untenable as well.

    4. As per your response, you have stated that since the agreement was executed prior to the real estate regulation act (Rera) came into force, the said agreement cannot be reopened. I wish to draw your attention to the decision of hon’ble haryana rera for complaint no. 113 of 2018 (Madhu sareen v/s m/s bptp ltd.) wherein the hon’ble court ruled that “if the act or the rules provides for dealing with certain specific situation in a particular manner, then that situation will be dealt in accordance with the act and the rules after the date of coming into force of the act and the rules. However, before the date of coming into force of the act and the rules, the provisions of the agreement shall remain applicable. Further, numerous provisions of the act saves the provisions of the agreements made between the buyer and seller.” thus, it is very clear that even though the agreement cannot be reopened, the provisions of the rera are still applicable and binding on bptp after the rera came into effect post 1st may 2017.

    5. As per your response, you have mentioned that loyalty bonus has been offered in lieu of the delay compensation as per the builder buyer agreement and has been calculated at the rs. 5 per sq. Ft. Per month on the super area as per the agreement (Clause 3.3) for the time period of the delay. There are large number of decisions both by justice v. K. Jain’s bench in ncdrc and chief justice deepak mishra’s bench of supreme court deprecating in unequivocal terms this provision as discriminatory, biased and unacceptable. It is to be noted that rera act, 2016 came into force with effect from 1st may 2017. The act as well as the rules created by the state government provides for creating a level playing field between the buyers and sellers in respect of compensation for late delivery of possession of the apartments by sellers and the late payment of the dues by the buyers. Rule 15 provides “... The rate of interest payable by the promoter to the allottee or by the allottee to the promoter as the case may be shall be the state bank of india highest marginal cost of lending rate + 2%”. After coming into force of the act, the clause 3.3 of the agreement shall stand amended to the extent that both the parties will compensate each other in respect of their default equivalent to sbi mclr + 2%. The rules framed by state government can come into force only with prospective effect. The said rule, therefore, shall be effective with prospective effect. Accordingly, i need to be compensated for the period of 1st may 2017 till the offer of possession i. E. 16th november 2018 at the rate of sbi mclr + 2% on the basic sales price of the apartment received by you. However, for the period of delay prior to 1st may 2017, the rate of compensation should be rs. 5 per sq. Ft. Per month as per the clause 3.3 of builder buyer agreement. Further, find below the delay compensation that is due to me as per the builder buyer agreement and rera norms stated above.

    6. As per your response, the super area increase of the unit has been validated by third party architect design consultants and the architect certificate has been shared with me. According to architect certificate, the total covered area for tower g is 90095 sq. Ft. (I. E. 8370.09 sq. M.). However, the far as per occupation certificate (Oc) vide memo no. Zp-416/sd (Bs)/2018/30809 dated 31st october 2018 is 7872.22 sq. M. Only. Further, according to the oc the far achieved (7872.22 sq. M.) is lower than the far sanctioned (8370.0994 sq. M.) for tower g. I fail to understand why there is huge discrepancy between the covered area in the architect certificate and the oc.in addition, since the far achieved is lower than far sanctioned for my tower, it is impossible that the super area of my unit can increase under any circumstances. Find below the relevant section of the oc produced below for your reference.

    7. As per your response, the escalation cost as per the clause 38 of application and clause 4.4 and 12.13 of the agreement has to be borne by me. It should be noted that the operative part of clause 12.13 is that the basic sales price is escalation free except in the situation where the cost of steel, cement and other construction materials increase beyond 10%. Accordingly, no escalation charges can be levied in case the increase in cost of these materials is less than 10%. It also means that escalation up to 10% was already accounted for in the basic price charged to me as part of the agreement. Further, i can’t be held responsible for the delay in possession as it is due to your inaction or delayed action and thus the cost escalation should be calculated while observing the construction period of 36 months agreed upon in the builder buyer agreement. There had been very little construction undertaken from 2010 till 2013 even though the building plan were sanctioned before mid of 2012. Therefore, imposing escalation charges only amounts to my mental and financial harassment at the hands of bptp along with non-completion of my unit even till date.

    8. You have asked me to pay inr 86, 864.96/- against electrification and stp charges. However, you have not provided the breakup of these charges separately and moreover you have not taken care of the complete electrical load to cater to the requirement of these 5 towers.

    (A) as per your response, it is stated that “the adequate load for electricity and stp have been taken and only after the project will have visible occupancy that the complete load will be provided.” why should i run the risk of facing problems and the need to run after you once the occupancy increases and the load requirement goes up? The project has pre-determined requirement of electrical load to be met, it has been charged to me and the other buyers then why should it not be ensured on ground?

    (B) your response also states that “for stp - to function, stp requires minimum capacity of 100-150 families, since, sludge in the pipeline requires certain amount of pressure. If pressure is not maintained sludge/waste will get stuck and reverse”. Your contention might be true and i respect that but demanding entire amount towards electrification without taking entire load and non-completion of stp is unjust and is liable to cause inconvenience to me and my family few months or years later. You are duty bound to provide me the required load especially when the complete payment has been demanded.

    9. As per your response, you have still not shared the detailed calculations for firefighting and power backup charges which i have repeatedly requested. I have been charged rs. 125, 600.00/- towards this head which comes out to be rs. 100 per sq. Ft. And you have not yet explained how this charge has been arrived at. You are again called upon to give the detailed calculations of firefighting and power backup charges as asked in my response to the possession offer.in addition, the power backup currently available at site is not even 25% of the required capacity. Thus, demanding full amount towards the same from each buyer and not providing the breakup of cost towards this is unjust. I demand that the entire calculated load be made available for which the demands have been generated.

    10. As per your response, you have not changed your stance on gst levied on my unit. I would again like to point out that the agreed upon possession date of my unit as per clause 3.1 of builder buyer agreement is 17/11/2015 and the gst only came into effect since 2017. Further, i wish to draw your attention to the decision of hon’ble haryana rera for complaint no. 113 of 2018 (Madhu sareen v/s m/s bptp ltd.) wherein the hon’ble court clearly ruled that “for the inordinate delay by the respondent in delivering the apartments, the incidence of gst should be borne by the respondent only”. Accordingly, you are called upon to withdraw the incorrect demand of rs. 158, 950.00/- that has been levied on my unit

    11. As per your response, you have still not explained how maintenance charges @ 2.75 per sq. Ft. Per month have been derived given the majority of the facilities and amenities not yet been completed and delivered. Further, you have raised arbitrarily the maintenance charges demand for the period of 12 months starting march 2019. You can only raise maintenance charges when the flat is offered for physical possession after the execution of sale deed and any such demands in lieu of maintenance charges should be issued on monthly basis and not for a period of 12 months in advance.in view of the project still being incomplete on account of non-completion of the promised amenities, the maintenance charges are called upon to be withdrawn.

    12.in light of the above, you are therefore called upon to provide all the information sought once again in the points raised above with regards to your email dated 5th december 2018 titled “special discount letter & response to queries”.

    13. Please be informed that only after receiving the aforesaid clarifications and documents/clearances and completion of all the promised facilities, you are called upon to arrange for a site visit by me to confirm completion of every issue flagged above. Any further demands pending completion of the project in all respects in consonance with the bba only amount to unwarranted harassment of me by m/s bptp ltd and must be avoided. You are called upon to expeditiously complete the already long awaited and inordinately delayed project for me to complete the subsequent formalities in consonance with the bba.

    14. You are once again called to withdraw your purported offer of possession along with the demands raised.

      illegal collection of funds and not complying with terms of flat buyer agreement

      Bptp ltd has and is constructing residential flats in faridabad, gurgaon, noida. While dealing with company beware of following -
      1/ don't sign flat buyer agreement without reading and understanding the contents. If some objection able clause is there, protest against it and get it removed
      2./the demands made by company be checked and be calculated as per booking terms, so that no excess amount is collected.

      collecting vat by stating that it expects demand from competent authority

      Bptp ltd having h. O.in delhi is making demand of vat from flat owners, for flats booked many years back in projects in faridabad and handed over to customers in year 2013. The reason for collection for vat is not that any demand for vat deposit has come from competent authority and even it is not stated that vat collected will be deposited by bptp ltd of its own with the competent authority.       Many builders have gone back on their promises as they diverted the funds taken from allottees and did not deliver the flats etc or took more than 3-4 years extra in delivering flats etc and every buyer of property has some or the other problem from their builder .However one has to be careful if going to purchase flat/ plot from BPTP in Faridabad .Gurgaon And Noida .It is least consumer friendly Company as if some flat /plot is booked in any of its projects, after signing of flat buyer agreement, it will not enforce any clause of agreement which is in favour of the buyer and will enforce all clauses written in its favour as mentioned in flat buyer agreement, which is drafted wholly in its favour by its experts .Not only projects have been delayed for many years, on getting the flat sub standard material is found to have been used . Some of projects for which booking is done after taking substantial amounts are not started or are at initial stage still and refund is not being paid, Though agreement provides for payment of penality for delay, but not a single rupees is paid as penality, as while getting documents signed and as precondition of giving possession, BPTP will take idemnity cum undertaking that buyer /allottee will not make claim of any amount from the Company including for amounts which are it's obligations in flat buyer agreement .The billing is done showing excess amounts and excess amounts under various heads for extra area, EDC, stamp duty charges etc are collected and the buyer /allottee is ignorant of same and BPTP enjoys extra money collected from allottees /buyers .If by chance somebody finds at a later date that extra amount has been collected, first the representative of Company will not admit of same and if persuaded to accept after e mails /visit to office, the Company will not return the excess principal amount, what to think of interest on same .Even various Govt dues collected from buyers are not fully deposited with competent authority for various excuses of litigation etc and said amounts are diverted for other uses .Arbitrary rates are being charged for common area facilities and power back up and all billing is provisional, subject to revision at any point of time in future, so there is no certainity about these payments made, as at any time additional /difference in amount paid can be called .If the company is to collect some money from customer immediately mail or demand letter will come and on being asked for mode of payment, details will be sent .But if something is to be paid back to customer, even after repeated reminders on mail etc, response will not come for many months, except sending mails that contents of mail of customer have been noticed and will be responded soon . .In view of many of these things and various other complaints posted on present website by others regarding their problems with BPTP, deal with BPTP Company at own risk ..

        While sending letter dt 7.1.2013 offering possession of flat booked with bptp in sector 86, faridabad, soa cum invoice was enclosed for balance payments which included service tax charges the payment was made within time. However in the second page of soa cum invoice calculation of demand made in first page is shown under different heads and there service tax amount is shown lesser by rs 7447.88. That shows that an excess of rs 7447.88 has been collected by bptp in year 2013, which it is liable to pay back with interest upto date. On sending e mails and on speaking on phone, bptp customer care was not even willing to inform about total service tax applicable and payable. Another e mail has been sent to customer care of bptp asking to verify accounts and pay back the excess service charges of rs 7447.88 along with reasonable interest upto date or in alternative, after determining the amount with interest, adjust the amount against outstanding relating to our unit, if any. Chances of reply to e mails sent are remote, because as per past experience it is known that bptp office very rarely replies and sends e mails only when, it has to collect some money from the customer.         Every time you call BPTP you get standard message that customer care executives are currently unavailable. They never pick up phone neither they revert back on you emails. They are asking for extra money as a Vat FD which they didn't inform at the time of alloting the property..

        Guys... Do not buy anything BPtp property. They are fraud.

          A flat was purchased from bptp ltd
          In a residential complex developed by it in sector 86 faridabad. The company has office at m-11, middle circle, c circus new delhi -110001 and is having another office in sector 81 faridabad. The possession of flat was given in dec 2013 after taking all payments and after registration of conveyance deed.in november 2016, a letter dated 10.11.2016 was received from bptp asking to pay amount of vat @1% of cost of flat and it informed that govt of haryana has asked the builders to opt for amnesty scheme as per which, those who will opt and if their application is accepted, vat @1% of cost of flat will have to be deposited, which it asked to deposit.in december 2016, on 28.12.2016, bptp sent e mail that vat is not applicable on our unit and demand made for vat is reversed. For last 2 years since december 2016 no demand for vat was made and in statement of account dt 6.1.2018 relating to flat, no outstanding whatsoever for any charges /tax /vat was shown. At the time of sale etc of flat a verification application is made to company as per which it reconciled the past statements records. When same is made in last week of november 2018, bptp is now again showing same amount of vat as outstanding, which as per its own e mail was not payable and was reversed. As per terms of flat buyer agreement and conveyance deed, the company can call for any charges /tax etc in future if same is demanded by govt /competent authority. On being asked to show any such demand for vat by govt relating to flats in the project in which our flat is situated, the company is not responding and is not showing any letter for demand of vat by government etc and by keeping quiet wants to pass the time and we will be compelled to pay amount of vat, even though legally bptp may not be entitled to recover, as it is not even informing, if it opted for amnesty scheme and whether its application was accepted. The company has made the demand at last momment and it cannot be enquired in short time as to whether the demand being made after 5 years of possession is justified. Steps are required to be taken against bptp if we are compelled to fulfill its demand for vat without any basis and if amount is collected efforts are required to make the company refund said amount to us.

          Though the complaint is submitted yesterday only, but to update it is stated that as per experience with this Company, BPTP will never reply, as the same is the policy adopted by them and one may write many e mails to them, but they just keep quiet .They only send e mails when some money is to be recovered from customer .Even if they have replied once /twice in past, they don't commit anything which will make them liable to pay something to customer .Other way is to approach them at their office at 28, ECE House, 1st Floor, KG Marg, New Delhi or call them at phone number, which is also busy most of time and their representatives don't want to hear any problem against Company and disconnect the phone without hearing or providing solution of the problem .

          It is most difficult to contact customer care representatives of BPTP Ltd on phone as always recorded version is played that all representatives are busy and there is no other phone number available .Getting reply to mail is just impossible as the company is not concerned once you become its customers .Neither reply to mails is received nor expected to be received, because of past experience .It is surprising whose calls are connected which keeps the representatives busy all the time .

            We have invested in bptp plot project in 2007 in faridabad, initially we have paid for plot in m block faridabad and then after 2-3 yrs shifted our land to z block whereas the possession is still left.
            Since 2007 they had not allotted the possession, i request to please take appropriate action and i want return of interest since 2007 from bptp. Kindly let us know the date of possession.

              Dear sir,
              I, rameshvar gond - 16, venus apartment, inder enclave, near mianwali nagar, delhi-110087 booked 3 bhk flat (Booked flat no-1604 & customer code - 141525) in bptp - park arena project, faridabad in feb’2012 & paid 37.33 lakhs till 22-sep-2012. I was assured to handover flat possession by end of 2013 by providing unsigned agreement copy. Later in agreement copy the period of possession was written 36 months from the date of booking i. E. Aug 2015.
              Sir, nearly three years are passed even after second agreement copy schedule possession date & still i have not given possession of flat. Moreover the construction of the project also stopped since end of 2013 & not resumed yet. Every 5/6 months they are increasing possession dates & latest possession date is 2018. Looking after such situation it is difficult to get flat possession further so many years.
              Mean while i send so many letters for return of money with interest or exchange. They offered me exchanges which were bad and hence i rejected. They threatened me if i ask money back then they will apply cancellation clause and deduct money around 10-15 % from paid money and that too with the approval of management.
              Sir, now i am retired person from m/s. Mother dairy. I invested all my saving / retired funds in this project to get house to live in. I am in deep trouble and bptp are not giving any satisfactory reply nor returning my money with interest.
              It came to know that the project was passed only for 14 floors but they extended it to 19 floors and hence the construction is stopped.
              Bptp is doing fraud and cheating by this way hence i lost the faith in this company. Since customer is lost the faith in the company / bptp is unable to handover possession in time hence as per many verdict company should return the money with interest with compensation for agony i. E. Bptp should return 37.33 lakhs + 12 % cumulative interest from 2012 till date of return + 5 lakhs compensation.
              You are requested to do needful on priority.

                I have been informed that i will be getting fitout certificate in august 2018. I have already moved from bangalore to faridabad and staying in rented apartment though i have my own flat there. Today is oct 6, 2018 still have not received fitout certificate. And moreover the employees are saying that we can nt complete the pending work, this is not ur flat. This is really pathetic. I cannot perform any rituals either. I am paying emi as well as rent because of their delay. I need the rented money to be refunded back to me because of their delay.

                  I requested bptp to transfer my account balance exist in bptp account to bpms account, so i can use that amount to pay the maintenance cost of my plot but still they are working on it.

                  This case is opened from[protected], but still amount not transferred. Now they are not picking up the call, not replying on mail. I have never seen shameless people like this. This guys are making fools of people.

                  I would suggest to not buy any property from bptp.

                    I have booked a resale unit of BPTP limited in Park Elite Floor Project at P Block, Sector-75 Faridabad.

                    As per latest agreement page no. 8 of 27 the basic sale price is mentioned is Rupees 19, 09, 044.80 whereas BPTP is calculating their fresh demand as per payment plan on baseless basic price Rupees 20, 05, 703.00 .

                    In this concern I try to call their customer care but none of their number is working. I did send number of mails to customer care but got no reply.

                    it is therefore requested that kindly corrected the basic sale price as per agreement and send the fresh corrected demand as earlliest as I will process the payment.

                      Hello Everyone, I am creating a whatsapp group for the Victims of BPTP Parkland Pride Sector 77 Faridabad. I booked the Flat in 2012. After booking the Floor, The Buyer Agreement was signed in 2013 in which the Clause of Escalation Cost is cleverly inserted with other name. Now on 17 June 2018, i received a mail from BPTP mentioning Escalation cost of 3.63 Lacs. Also they delayed the Project by 802 days (1.9 Lacs) and blaming Government policies...

                      inferior working conditions in bptp office @ kasturba gandhi marg.

                      I dont know about the reputation of bptp in corporate world. Their is one of my friend working in 'bptp office, kasturba gandhi marg, connaught place, new delhi, delhi'. She talked about a person rohit mohan (Hod on his designation). This so called person act like some ruler with his coworkers and i also heard about few employees, who only resign because of his unlikely arrogance.

                      Please take few rigid step against this kind...

                          I have booked one plot in BPTP FBD in 2006 and after lots of follow-up with companies after taking 10 years of time BPTP allotted me this plot in BPTP Parkland-Faridabad.(Customer Ref 112113)

                          I have following concern.
                          -This Plot in out of BPTP Plot Township. and not under any cover boundary wall.
                          - This Plot is Just opposite one village, so no Safety security is there.
                          - Road in front of my house and its not yet developed and not even not cleared by local authority. even my registry done more than 2 years.
                          - BPTP Charges PLC from me on 24 Meter wide Road. even this road is not belong to them its sector common road and not yet developed.
                          -BPTP charged Maintenance charges from me even no support or maintenance they provided related to my plot.
                          - Area is not yet Development even no one can construct house because area is unsafe even after 13 years old township).
                          - People are taking dust from plot and Plot level gone 2 ft below but no one looking after or bother about that.
                          - Just behind this Plot EWS Flat are there.

                            I am the allotte of lm block and has recently been offered possession on 11.5.2018 but on physical inspection of the site the discrepancies noticed have been brought to the notice of bptp customer care through e. Mail appended below. But, they have not given any reply even on telephone and are saying that if you delay payment of the demanded 5% demand on possession + maintenance charges, you will not be eligible for consideration of the payment of the delayed penalty.

                            This mail is for the allottee of lm block for raising the similar issues before bptp authorities.

                            On 11th may 18, i recd mail regarding possession,. I inspected site on 15th may, following are my queries which needs to be answered before the final date given for payment of possession demand.

                            1. Only one portion of 9 flats on one side of the block has been completed. On the other side of the block, work is still going on with the result following common use works are incomplete due to which it will not possible to live there and take possession.
                            A) boundary wall/main gate has not been placed which is a very serious safety issue due to which it is not possible to take the possession.
                            B) the approach road from the main road as well as road inside the block has not been constructed.
                            C) external works as mentioned in the agreement has also not been completed.

                            2. Penalty clause benefit despite, no delay on our part in regard to payment of the demanded amount, as could be seen in the various demand raising letter including the last demand on completion of flooring dated nov. 15, 2017 having demand no. [protected]/662/663 has been shown.
                            3. I have made payment in the head of interest amounting to rs. 2265 as per demand letter of bptp dt. 18.6.2012. After that bptp has re-calculated the interest demand on my request and vide bptp's mail dt. 21.8.2012 has agreed that an amount of rs. 371/- was due, thus, i had paid excess interest of rs.1894/-, this amount has not been adjusted so far despite repeated reminders in this regard.

                            4. I was subjected to pay 2 types of plcs i. E. 15 meter road and corner side. However, there is no 15 meter road nearby my flats. There is only one road which is the main entry road of the block. Therefore, this needs to be advised as to why i have been subjected to plc of 15 mtrs. Road whereas there is no road passing near my flats.

                            Thus, from the shortcomings as mentioned in para 1 above, due to infringement of safety, it is not possible to take possession unless all the work is completed in regard to fencing, main gate and approach roads and inside road of the blocks.

                            Please treat it as most urgent and reply the querries so that i can deposit the final demand.
