I had booked a flat with Buildtech Builders having their office in Vashi in Oct-08 and cancelled the booking by Nov-08 due to unavoidable circumstances. Since then I have been following up for the refund of earnest money, which I am yet to receive. I was informed that they will get back to me for the refund, however, even upon constant follow-up, nothing has been done as of now. Would be grateful, if I can get my earnest money back.

After reading the comments and the articles in the website i wish to tell you all that Shukla & co.from Buildteh engineers are already in problem as he is having many cases running against him in various courts.So, why don't you all file a complaint with mumbai crime branch( Addl.CP -Crime[protected], economic offence wing (Addl.C.P.(EOW[protected],[protected], fax[protected] and preventive crime branch unit (D.C.P.- PREVENTIVE[protected],[protected], fax[protected].
I suugest you also go personally with the complaint letter along with your transaction details to Honourable commisionner of police, Navi mumbai located near RBI Adjacent to palm beach road and beleive me it will work as our police system is very capable provided you follow the right and honest procedure.Also, pls keep your development posted as this would not only help you recover your lost hardearn money but would also caution others about this builder.Moreover, you need to spare one day for completing all this procedures which will help you recover this amount within few months and if lucky few days.
Pls note these builders have a tendency of taking big names and falsey claim they are influential and well connected but remember that our Mumbai Police and judicial system are the most powerful of them all.So, without any hesitation go ahead as via this suggested method I had successfully made few persons from pune recover all their advance payments made to one of the corrupt builder so why not you?

After posting on the website, I was called by Sudha Mathur to collect the cheque. I was handed over a post dated cheque dated 17th February 2010 from Buildtech with an assurance that the cheque will get cleared on presentation. I will surely give an update of the clearance of the cheque once cleared.

Further, I am informed by Mr. Shaukat of Buildtech that no complete names and contact numbers are available for them to intitiate action for repayment. Accordingly, kindly give details of your name and contact number to enable Buildtech to contact you.

Please dont trust them, they are frauds, i have been given 6 cheques till now and none of them has cleared. Please file a lawsuit against them by collecting all references. They will mentally harrass you and nothing else. This is another false promise. I can guarantee that they will not refund your money.
Dont be fooled again. Do what save the indian has instructed to do. They are still cheating people. You can see new people posting complaints.

I had last mentioned that I will provide an update regarding the clearance of the cheque received by me of Rs. 50, 000/- drawn on Bombay Merchantile Co-operative Bank Ltd. vide Cheque No. 070195 dated 17th February 2010 from Buildtech.

The above cheque has been bounced on 19th February 2010.

Last when I posted my earlier comment, a man by the name Mr. Shaukat spoke to me and threatened me that I have been writing comments on the website in dummy names to which I denied. He coerced me to behave like a gentleman and post a comment on the website that I have received the cheque and assured that the cheque will be cleared. However, the promise has not been kept by Buildtech.

I agree to Anand's comments earlier about the genuineness of his complaint and may be many others have been bullied by the Buildtech on false promises.

I have also booked a flat with Buildtech Builders @ their Kamothe Site Orient Avenue in 2007. I have paid them Rs. 260600/- but these people always made delay for giving any paper. Atlast I have decided to cancel my booking. On[protected] I have cancelled my booking that Mr. Baba Shukla told me that I will get my money within 15 days. Accordingly I went to their head office and asked about my Money/cheque. After visiting 5-6 times I got 2 post dated cheques of 130, 000/- each on[protected] and the date of cheque was[protected] &[protected]. But before of[protected] Mohini from Buildtech office called me and told me hold this cheques as they havent sufficient balance in their account. Again I repeatedly called them so that when I can deposite my cheques. Mohini called me and told me to deposit first cheque on[protected]. But that cheque got bounced. I have called again with Mohini and Shaukat and they told me to deposit the cheque again on[protected] but again the same story happened and that cheque got bounced again. on[protected] I have deposited another cheque and as ususal that also got returned. All these cheque got bounced with only one reason i.e. Exceed Arrangement (Not Sufficient Balance) I got frustuated and went to their office on[protected] and given them Demand Notice of 15 days.I asked Radhika to give me an acknowledgement of the same but she refused and startted argguing with me. I havent got any acknowledgment and I returned to home. Next day I have sent the same notice to Both of their offices thru Redg. AD. The Headoffice Notice was get refused by their staff. And I decided to file a Private Case against them under section 138 NIA act. Lot more time I have contacted Shaukat but he had auto forwarded his no. to His office. Everytime when I got Mohini she is repeating as "We havent get any date from our boss once we will get the dates we call you." Once all legal formalities will done, I have decided to put up this matter with Print as well as TV Media. In accordance I have contacted some of victims like me and they are also ready to be with me.

i had booked flat in orient Arcade in Kamothe for which i paid Rs.1, 50, 000 as earnest money to buildtech builders (CHandan Chauhan). I had to cancel that booking bcoz of some reasons but after making repeated calls for 1 year and vissintg them every saturday and sunday i have still not received my money. Thye are just cheating innocent people, make false promises all the time. I think i have lost good amount of money on my phone bill calling them all the time. please suggest what I should do? I am in real financial trouble. My parents were agianst this booking but I convinced them and now even they are blaming me as we are in financial crisis, I am really feeling helpless.

I also fooled by BUILDTECH Engineers, i have given Rs200000(2Lakh) amount as a booking amount for his proposed building Orient Star- KAMOTHE in December 2008, but till date the building has been not even started, I visited several time to his VASHI office(CHANDAN CHAUHAN) for refund of my money, so many times I even I spoken to SAUKAT but every time he says that talk to account office and when I called account office- MOHINI used to pick up the phone and she has given me the PARESH mobile number to talk him regarding my refund, but PARESH is not responding to my call. Till date I haven't received my money.
I have already sent the Legal notice 2 times for refunding my money but till now no response. Now I am planning lodge a complaints in Consumer forum and also planning to go to Media.

also fooled by Buildtech Engineers, i have given Rs226000(2.26Lakh) amount as a booking amount for his proposed building Orient Hari- Kopakarni in September 2010, leter i cancelled the booking we called Sudha Mathur and told her to refund the amoumt so many times i try to cantact her but she never responded she says that talk to account office and when i called account office- Mohini used to pickup the phone and she has given me the Paresh Bihari mobile number to talk him regarding my refund, but Paresh is not responding to my call. I also booked a flat from M/s Buildtech Engineers Vashi in Dec.2009. Till date, he has not given the building possession and also he is not attending me even on phone also. I have paid 1, 00, 000/- till the month of Feb'10 as agreed and balance amt. will be the housing loan amt.and they promised me to get registration done by Mar'10 and possession in the month of June'10. Since it been passed, lots of others date they commited like by dussera, diwali or new year. I asked the lady called M/s Mathur that i want to contact to builder she refuses to give contact nos.
she convinced me that builder will call me, but i didnt recd. after lots of follow up i got call from buider Mr .Baba Shukla promised me that he will finalised in a 2 weeks but same has not been done.

Finally in the month of Feb'11. i got call from Mr.. Shaukat ali represents himself as a Builder, stating that he out of the town & will back in Mar'11 and registration will be done in 2nd week of Mar'11 by the time you deposit registration amt. at our office. I refused to do so, i asked i will make the DD of registration amt. but they forced me to do so & also i got letter from builders office twice to pay the partial amt. of alloted flat, i immediately visited to builders office at Vashi & met with M/s Mathur who looks after sales and Mr. Paresh Nikalje who represents himself as working in admin dept. & I told them since, its been delayed from your side then why should i pay the amt. but they replied, since it has been caught in there audit i have to pay otherwise my allotment will be cancelled.
Due the harassment of loosing money i agreed and paid 50, 000/- of booking amt. and 50, 000/- registration amt.
but still no further activities has been processed, Even for receipt also i have to follow up with them with n number of times.

Whenever i called the Sales person M/S Mathur she never picks up the phone, when luckily got connected she excuses that she is not well, went to native place, builder is out of town, audit is going on, sometime she met with an accident and sometime builder, now god knows what is the truth...

Can i get any suggestions or advice, for what needs t done in such a case?

Project Details-Orient Avenue, Plot No – 7, Sector -16, Kamothe, Navi Mumbai.Details of Builder Office-Shop No - 33, Sector – 17, Jai Jawan Co-Operative Housing Society, Near Apna Bazaar, Vashi, Navi Mumbai, Accounts Office-B /206, Big Splash, Sector -17, Vashi, Navi Mumbai.Company Owener Name – Baba Shukla (Krishna Milan Shukla) – (Cell No - [protected]) (Resident of Mumbai-Sion).Partner Name – Mr Shaikh Sawkat (Contact No-[protected]), Sales Manager – Chandan Chavan(Chandrakant Chavan) ([protected]/[protected]) (This man is main culprit and misguiding to general people what he had done with me.).In April – 2006, the rate of booking were very competitive to that particular area..For the registration, when I had insisted, builder had convinced me to commence the registration after Tri Party formation. In Nov -2009 when I had visited to site for registration, builder had asked me to pay stamp duty and registration charge around Rs 2.15 Lacs in cash .Reason of cash is avoid the show of same amount in company transaction while the same amount will be paid to state GOVT.I had paid Rs 165450/ (one lac sixty five thousand, four hundred and fifty) in cash and transffered Rs 50000/ (Fifty thousand) in account of MR Shaikh Sawkat (Partner of M/S Build Tech).Against cash Payment of Amount Rs 165450 / At their Account office – B/206, Big Splash, Vashi, Navi Mumbai, their accountant had issued me one raw receipt on blank paper .When ever Builder is required (Mr Chandan Chauhan) and after their intimation till date I have paid around 70% of both property cost.At the booking, Chandan Chavan assured us to possession of flat and shop will be within 2 Year from date of booking of maximum till Dipawali -2008.
After paying the stamp duty and registration amount to M/S Build Tech Engineers, huge follow up, builder had asked me to come in March -2009.After their confirmation When I had visited from Jamnagar- Gujrat( Shifted Navi Mumbai to Gujrat in Nov-2006) to Builder site office – Plot No-7, Sector -16, Kamothe, Navi Mumbai, builder had refused to registration. Again after my constantly follow up with company Owner Mr Baba Shukla, again they had confirmed me for registration in May -2009 – and again the result was same.Around 7 Trips I had done till date from Jamnagar to Navi Mumbai for commenceing to registration and loosen a huge amount of money and been harassed. Whenever I had follow up for registration, Krishna Milan Baba Shukla had misguided me and any how This Company is not reluctant to registration of my both property. For the evidence of my follow up and I had kept save copy, of e-mails, and sms and whenever It will be required I could able to produce as evidence. From - 11Th Nov-2010, I was in Mumbai and had huge follow up by telephonic talk as well sms and email and lots of times, visited to Builder Site office – Navi Mumbai, and directly conversation with Mr Baba Shukla (Owner of Company), still I am misguiding, Cheating and harassing by Mr Baba Shukla and his company M/S Build Tech.
From Last one Year I M bearing sleepless night and dipress due to negative intension of Builder, and fear to lose my property, which I had booked by my hard, earn money. Like me there are allot of person are suffering by this company in their various so called projects.
Initially when we had booked, the project name was Orient Avenue and Developers was Build Tech Engineers & Developers, Recently when I had visited to site, we come to know that present Project Name is Avenue Apartment and Developing by QUALITY DEVELOPERS. Owener is Mr Shaikh Sawkat.
I would like to urge to DCP Navi Mumbai, Crime Branch and Respectable Judicial authority to punish the following People of Buildtech and level of punishment should be exampled to others.

Dont pay 1 rupee to this builder. They have changed their name to quality builder but they are no 1 frauds .
They were previously called as buildtech engineers.
Search google with Buildtech engineers and you will find many complaints.

This is a true problem faced by me from Buildtech Engineers & Developers (who are estimated to have around 17 offices in Mumbai and Navi Mumbai and is even linked to underworld

I have also booked a flat with Buildtech Enginners after they assured that all the papers will be given at the time of registration and took cheque total of 5 lakhs in part some of which were PDC but then delayed citing various reasons.Then i withheld one cheque of 3 lakhs after which they became furious and told me to pay more amount with the current cheque after which only they will Register the flat on my name.Seeing my money in danger i piad 1 lakh more (all the above money were given to Chandrashekhar Chavan who introdues himself as Chandan Chavan ) but still they did not live upto my expectation as gave various silly and unbelievable reasons for the delay and included many persons includung baba Shukla to confirm the same for nearly 4 months upon this Chavan and Sunil Vaidya(Shaka pramukh, sect -10, vashi) assured me to help me as i am a maharashtrin and also said that the Directors have underworld link and instead of putting my life in danger i should listen to them as they would have no right on the flat after all amount is paid and could do nothing legally after that and since mine was the only such case they could do nothing other than sguiding me as told me to speak with Sheikh Shaukat about his demand on which he told me to pay nearly 2.5 lakhs more but i denied after which he delayed more and said that i have no options but to pay him and Chavan and vaidya also suggested the same.Seeing that the matter has no end i managed the amount and paid after which he registered the property and gave me papers after one PDC that was given was cleared.After submission of the papers to bank( Bank of baroda) they rejected my request for incomplete papers.Complaining about the same to Baba Shukla he suggested me to give more amount to Shaukat as money language is the only one that he understands but i resisted and then found that he was having no more papers.
Pls help me as there are many people like me and even Police confused us when we registered a complaint and baba Shukla told us to withdraw the compliant and only after thathe will pay us and showed th Cheque to me .Seeing only way to my money i accepted that after which he paid 3 lakhs in part of the 10 lakhs and then as he mamaged the case as per discussion of Chavan and Radhika(Accounts Incharge, Buildtech) he started avoiding all my calls and a few time picked my calls from the office and other Numbers( he was not knowing that was me) and promised the amount but then he started avoiding calls from the area of my office and house.

Please Help each other and register a Complaint against them.Remember one person cannot make a difference but collectively we can an i know some people who have done that.You Can book him under Sect 420 which is non bailable and have 7 years imprisontment and you need not to put your money in this as it will be a criminal complaint and state government will run it but consult a lawyer for the nature of complaint

JUST CHECK ORIENT AVENUE, plot no 7, sector 16 kamothe, navi mumbai is constructing more than 5 years NOT YET CONSTRUCTED. The same flats is selling to lot of people from that time to now and collect lakhs of rupees as booking amount.and don't register the flat to anybody. BUILDTEC DEVELOPERS are BLACKLISTED to all major BANKS. ALL of them can enquire with Banks. Other projects also not given pocession.

**** PEOPLE PLEASE BE AWARE ****** BUILT TECH DEVELOPERS cum QUALITY DEVELPOER cum "NEW VISION FINANCE AND PROPERTY" and all the other names that they have r cheaters. They have duped corers from people right from 2005 or before. Just complaining to the police station is not going to help there has to be something else that needs to be done. I have filed a complain in 2010 but to not progress. If there is sumthing else that we can do as a common man please let me know. *****

P.S the building called "Orient Avenue" started in the year 2005 can the people supporting the builder tell us why did not their favorite builder complete any of his buildings in the past 7 years. when i had booked in 2005 they had built almost 3 floors with nothing surrounding in the whole area and today even after 7 years they have just managed to build only 3 to 4 floors more when everything else in that area has already developed. I must say the manager "Chandan Chavan" should be put behind bars as he is the person fooling and convincing people from the past 7 years ( in the same office ) to book flats even today. He is the main culprit who has been fooling and swallowing the hard earned money of common man and feeding himself and his masters. This man being a manager has corers of property in his Name. *** Some in authority *** Please check on this Man.
