Four times readiness of flat 2242 7th Avenue Bl F was revised by Gaur Executives.
Final date is 15th May23.
Asked the status of flat 2/3 days ago, but no reply from CC nor from concerned executive for readiness.
Tried over helpline no. [protected], [protected].
Every times all lines busy. Call will be attended shortly..very bad experience.
Please help

I am the owner of e-2039 gaur city, 14 Avenue, recently I received a mail mentioning an outstanding of 4232/-.The figure of outstanding of 4232/- is not agreed to. During my recent visit on 29th Jan 2023, it came to my notice that my meter reading is -400 and power is disconnected due to that. It was also informed that at any instance, if balance goes below -200, power gets disconnected automatically. This balance is inclusive of electricity...

Regarding corruption in gaur city 14 Avenue maintenance
I am owner of E-2039, 14 avenue. I recently received a mail from gaur 14 Avenue maintenance mentioning 4232/- outstanding. The figure of outstanding of 4232/- is not agreed to. During my recent visit on 29th Jan 2023, it came to my notice that my meter reading is -400 and power is disconnected due to that. It was also informed that at any instance, if balance goes below -200, power gets disconnected automatically. This balance is inclusive of electricity and maintenance charges both. Concluding that reading in the display is indication of balance.
Abruptly now you have started talking about an outstanding of 4000 of December 2020, which was never brought into my notice earlier. I would also like to add that in this period vacation has been allowed to my previous tenant in Feb 2022 by maintenance, under the condition that there is no outstanding. As informed by previous tenant there has never been any instance when the balance reflected -4000, also the maintenance has been collecting cash for recharging meters. This raises the chances of corruption in the process. Hence please look into the issue and waive off the amount which is due to the error of maintenance and no fault of mine.
Additionally, maintenance has abruptly recharged my meter with negative 4062 without my knowlege or concent on 01.02.2023, which may pls be reverted.

Endorsement process

I had submitted all the documents for the endorsement process o[censored]nit No F-856, project gaurs Siddhartham on 30th June 2021 but this endorsement process was not completed yet. I was going no. of times in corporate office but no any one can gave me a answer when my endorsement will be completed and I am getting no of calls from our bank SBI for document submitted and also bank was charge a penalty to me for late document submission. As of now my file is pending in audit department and the employee name is Mrs. Nisha from last 20 days. Yesterday, I was again going to gaur office but she was not available and the receptionist was given me a generic answer she leave the office and while I ask who will complete my pending work or when that will be completed then she didn't gave any answer. So, I request you to please look into my concern and complete my endorsement process ASAP. I am very upset from customer service of gaursons.

I have booked a shop no.FF-206 in gaur city center . After payment of each and every dues, finally Mr. Sandeep Chaudhary met us in Biz Park Head Office and got a bundled of documents signed from us (wife and me) on 06 July 2021. He assured us that within two days NDC will be issued, however after lapse of more than 30 days, nothing output received. Even, they don't reply my mails too. since no one picking up the phone calls. Ultimately, I have to go to take legal initiatives against the company, which is not my desire.

Delay in issuing No Dues Certificate

I have booked a flat in 14th Avenue P Block flat no 140130. After payment of each and every dues, finally Mr Vivek Tiwari met us in Biz Park Head Office and got a bundled of documents signed from us (wife and me) on 06 July 2021. He assured us that within two days NDC will be issued, however after lapse of more than 20 days, nothing output received. Even, they don't reply my mails too. He also got signed Special 24 Offer letter as Availed. This shows that, there might be some foul play with us. They trusted us that you will receive market rates of offered items cost, in lieu. My request is to someone call us and elaborate the position, since no one picking up the phone calls. Ultimately, I have to go to take legal initiatives against the company, which is not my desire.

Employee (Ajab Sing) is not supportive for endorsement only show attitude
I submit all the endorsement document 45 days ago and at the time of submitting document that man Ajab sing was told me this process will complete in 45 days. He was not give any updates on either WhatsApp, email or call. I go to gaur corporate office multiple times from a far distance of 30 km and he said simply within a second after 45 days it takes more time (2months). Is this a way to work the employee of gaurs.

Charged exorbitantly high
I am a resident of gaur city 10th Avenue house no 69. Today 12 th july We called the society electrician Ajay Sharma to get two plugs fixed and we even brought the electrical material ourselves. His behaviour wasn't upto the mark and after doing the work too he demanded Rs 300 for just putting 2 plugs on the defence of that it's our personal work. I don't know what kind of labour charges is he charging but because we had to get the work done we paid him. GC 10 manager too did not pay heed to this. I want to question the authorities on how the labour charges on personal work are so exorbitantly high? How are the residents supposed to get their personal work done if we keep getting exploited like this. Please look into the matter and ensure residents are not exploited in the name of x, y, z charges

Complaining since more than one & half years for Sewage in every room, open pipes leakage. No matter on which floor pipe get burst, all the water directly come to our flat. Taking extra money for Podium floor by giving extra space that is very dangerous. Someone can die in Podium balcony. But Gaur is a greedy company. Increasing maintenance in every 6 months but they don't have fall ceilings from last 3 months. Fast electricity meters. Poor maintenance staff. Don't even know what the problem is. They don't even pick the call.

NoC and possession 9f flat

I had made full and final payment to gaursons for my flat in their project on yamuna expressway. H2164 16th park view. They also asked me to sign all doc along with a 27k cheque for farmers compensation. I did all that they asked. They said that they will share NoC on 24 hrs on email . However till date I continue to followup and send reminder but there is no update or revert from them.
The person who completed all formalities does not respond to ph calls and the customer care is not responding to emails.

Payments not being realised not shown in ledger
Booked 4 units in GaurCity mall 1482, 1483, 1483, 1484 even after paying the amount my 2 units 1482 and 1483 were cancelled. This is due to amount was sent to gaurs account only and reason was given like i did not send the email to them after sending the money online, though in narration it was clearly written for which unit in gaurcity mall amount belongs to. But okay after taking a bitter pill and loss of gst on these two units we told lets transfer some 10 lakhs remaining amount to other units. I have submitted all the record of making payment my goodluck that i am manager in SBI so it was lil easy for me to submit. But still today after visiting atleast 20 time my fund is not transferred. Person we are dealing in gaur office says that its done but in ledger it is not showing for reason god knows, and they are demanding money for full amount in offer letter which we wish to pay but after deducting that 10 lakhs. And no one picks the calls seriously no one picks we have to and sit there wholeday but still they dont resolve. My no [protected] units booked in my mothers name Vinesh kumar sharma

I am unit holder in 7th avenue having no. 17101 i have made a payment of 396383 through cheque unfortunately same was returned by bank due to mis match of signature. When i came to know i requested that returned my cheque but till date the cheque has not been returned to me. Further i made the payment through rtgs on 07.12.2019. Despite the payment no receipt was given to me. On 31.12.2019 i have received a letter that make your payment again a demand letter issued to me. It is very embarrassing to me. Your are hereby requested to make it clear immediately.

Complaint marked as Resolved I booked a flat with gursons in 14th avenue.. flat no p027 .I am a single woman and deposited my hard earned mo ey rs 200000 as booking amount.it was ready to move in but realised that it didn't have approval n much higher rate in my demand letter which was not clear at the time of booking.i finally cancelled that flat and booked flat 24029 in my budget.also requested them to transfer my amount 2 lac to another flat.it took time and regular reminder s, requezt from my side.i finally received email s for 1, 50, 000 return in my account but they are denying and not showing in my final payment ledger.

Reality of gaursons builder
I own a 3 BHK at gaur city 4th avenue and living here since 8 months. I want to share my experience at gaur city. Overall Gaur City Township is good there is good security system in the township, safe place for all family members. School and hospital like amenities are available in the township itself. So it’s convenient. In club there are good facilities and it include international cricket stadium as well other sports facilities. So I would say gaur city is a place with all sort of facilities for residents. I talked with some residents as well they are also seems happy with the property.
But there are some small issues as well residents faced here. One of the issues is electricity cuts and fluctuations. Residents are facing problem of huge power cuts at gaur city. Residents talked with gaursons maintenance department regarding this but they used to say that this is due to power cut from NPCL. And that is true as all residents of noida facing the electricity issue. In gaur city builder providing power back up at lower rate than other builders in noida so that good part of that. I read somewhere that gaursons installing a 330 KV sub power station at gaur city. This is good news for residents of gaur city as it will resolve the electricity problem at gaur city.
Another encouraging thing about gaur city is their complaint resolving process that helps residents to sort out their maintenance issue in a better way. As residents can log their complaint at complaint desk at gaursons office only they need to keep the complaint id with them to track the status of their complaints. Even I was facing some issue at kitchen tiles so I went to gaursons office and there I came to know about this all knew complaint log system. I logged my complaint and the vendor to fix the kitchen tiles came next day and fixed the issue so I am quite happy with this type of initiative by builder to solve buyer complaints.

But I think every builder has some pros and cons as in huge project some issues always arise but if I see overall there is only some small areas builder need to improve otherwise it’s a fine township.

Sir every builder has pros and cons. as a resident of gaursons i want to share i own review to as well. i shifted to gaur city 1 year back. but never faced such major issues to complain builder yes there are some small issues but that is every where for them we can’t say builder is bad and all. i interact with many residents and i never heard any such complaint from them as well. so i would say overall gaursons doing fine job.
i think that's right. i bought a 3 BHK at gaur homes, ghaziabad last year and if i look at all prospects of apartments and flat i feel overall place is good and builder has done justice to its reputation. yes there are small areas where builder need to work but that's fine perfection can't be expected in real estate.
As far as i see, as a consumer we are very apprehensive because this is our hard earned money which we put into it. No one wants to waste a single penny whenever it comes to do investment on such properties. I think its our right to put questions if we don't get what these builders promised at the time of launching the projects. As far as Gaurs is concerned i think they also faced such issues from the customers, but sometimes these things are not deliberated. Every builder wants to complete and deliver them on time. I got my Flat in Gaur City on time. I am living in 6th Avenue. Though, earlier there were few issues i was very furious about, but then they handled all my issues very well. I think real estate industry is very unstructured in terms of maintaining the promises on time because of several factors, but again if you are getting what you have paid off even after little delay; but in a concerned manner from the builder, then this is something i would say is a perfect service. Perhaps my experience will be differ from others but yes it will definitely help others to get a positive side of any builder such as Gaursons.

Sir,
On 6th Jan 2010 the houses 209A, 409A and 1109A were burgled in broad day light (between 10 AM and 12PM). To the surprise of the residents who reached the society after hearing the incident, the security and other Gaur administration staff present at the society were unaware of the incident.
Even after the above mentioned incident of burglary, alarming security lapses were noticed by the residents. A meeting of residents was held on 9th Jan 2011 to discuss the security issues. Following observations have been made by the residents:
1. Entry of Vehicles without proper identification.
2. Entry of Individuals without identification
3. Intercom not being used to confirm the visitor’s entry into the society.
4. Improper fencing near A block.
5. Handicapped security guards being employed by the company.
Based on the above observations and like, the residents opined that the above mentioned incident has happened because of such serious security lapses. Hence following action points are required to be taken up immediately:-
1. Compensation for people affected.
2. Security Agency to be changed.
3. Installation of CCTV Camera at each entry points and on every Floor.
4. Door Frames to be properly reinforced in each flat.
5. Security check by the security personnel’s on hourly basis.
6. Service personnel’s/Vendor’s/Visitor’s should only be allowed after confirmation on Intercom/Mobile. In cases where the residents are not available, the security guard may escort the Service personnel’s/Vendor’s/Visitor’s to the flat.
7. Proper fencing arrangements needs to be done near block A.
8. Service Personnel’s/Maids to be issued identification card and ensure that proper frisking of these personnel’s and their baggage is done.
9. Token for Cars and motorcycles needs to be issued for entry and exist of these vehicles.
10. Shifting and occupying of flats in gaur green vista should be informed a priori failing which movement of trucks and goods should be disallowed.
11. Any construction after 7 PM should be stopped.
12. Mechanisms for identifying residents need to be established. For this purpose , a photocopy of photo identification of each and every member should be available at the Security Gate for verification.
It is expected that actions will be taken immediately to avoid such incidents.

Sub: Security Concerns at Gaur Green Vista
Sir,
On 6th Jan 2010 the houses 209A, 409A and 1109A were burgled in broad day light (between 10 AM and 12PM). To the surprise of the residents who reached the society after hearing the incident, the security and other Gaur administration staff present at the society were unaware of the incident.
Even after the above mentioned incident of burglary, alarming security lapses were noticed by the residents. A meeting of residents was held on 9th Jan 2011 to discuss the security issues. Following observations have been made by the residents:
1. Entry of Vehicles without proper identification.
2. Entry of Individuals without identification
3. Intercom not being used to confirm the visitor’s entry into the society.
4. Improper fencing near A block.
5. Handicapped security guards being employed by the company.
Based on the above observations and like, the residents opined that the above mentioned incident has happened because of such serious security lapses. Hence following action points are required to be taken up immediately:-
1. Compensation for people affected.
2. Security Agency to be changed.
3. Installation of CCTV Camera at each entry points and on every Floor.
4. Door Frames to be properly reinforced in each flat.
5. Security check by the security personnel’s on hourly basis.

Unauthorrised factory in Resident Basement
Dear Sir
This is to bring it to your notice that we bought the flat in Gaur Residency Chander nagar Ghaziabad 6 years back in which the builder promised a swimming pool community centre and hazards free residential facility.
Everything was al right till the BUilder Gaursons India has put a Unauthorized Production unit in Residential Unit basement. This building is now under tremendous hazards as they have installed the big boilers in the basement and the place allotted for swimming pool.
First of all the swimming pool which was promised to the residents is now encroached by the builder himself. They have installed the boilers.
Secondly all the resources like ground water which is supposed to for the use of residents is being used and contaminated by the Industrial project in the basement. This is that it a very big hazard for the people living in the building which had more than 125 flats.
Apart from that there are some unskilled labor working here who are an absolute menace as they pose threat to the women in the building and there are several other problems due to laborers loitering around.
We have put complaint to several authorities but they have turned deaf ears probably because the builder is very powerful and they have given the bribe to everyone in the local administration.
