I have been asking Club Mahindra about a simple calculation as to how they have derived the ASF (Annual Subscription Fee) demand annually. The replies were made for us to sit and calculate ourselves.

This is about your email, please note that the Member Application Form with the contractual terms has been duly agreed to and signed by you after having submitted appropriate and requisite KYC documents. Also, a detailed explanation of the membership, your entitlement and the Annual Subscription Fee (ASF) have been given in the welcome call on[protected] and email sent to you. We also request you to refer to the clause in the Member Application Form under Members Review for Confirmation o[censored]nderstanding.
The revision in the Annual Subscription Fee (ASF) is as per clause 6.2 of the Membership Application Form (MAF), based on “weighted average” inflation based on the Wholesale Price Index (WPI) & Consumer Price Index (CPI) published by Reserve Bank of India as relevant to the period immediately preceding the period for which ASF is fixed. Based on data from February 2023 to February 2024, the Annual Subscription Fee has increased by 4.0% compared to the preceding ASF.
ASF is the annual maintenance charge which is collected for the upkeep, upgradation, and renovation of our 100+ resorts to offer magical holidays as always. Over the years we have been adding resorts across the length and breadth of the country. We have also expanded our hotel tie-ups to now 100+ hotels at 80+ domestic locations, thus providing you with exotic destinations to holiday with us.
Furthermore, your annual payment also includes the cost o[censored]pholding other facilities towards servicing of your membership like the advancement of our systems, adding up new special arrangements to give unique holiday experiences, and special memorable events organized for our members. We always believe that a Club Mahindra membership creates the perfect setting for you and your family to explore, bond, laugh, feast and make memories that will last forever.
My further complaint was these:
1. You are alleged for deficiency in
service and restrictive trade practice, you collect ASF from members and give benefits to non members inclusive.
2. Your ASF calculation is doubtful of what you try to think is the formula, not yet shared the detail Breakdown as to how you derived the ASF
2. Misuse of floating week timeshare model, that's deducting more days for extra rooms during non season time.
3. Blocking the holiday booking due to unpaid ASF, when you know that delay in paying ASF is attributed to your non response of my queries.
4. misleading advertisement and marketing, where days accumulated and earned are deducted without allowing to be used.
5. Misrepresentation and fraud, many representatives of club Mahindra never return the reply, cannot spot my email complaints and tranfer my cases to others who promise to reply but disappear.
6. Imposition o[censored]njustified ASF
and maintenance charges as a precondition to avail rooms. This is the bone of contention.

What do we do next...
ASF calculation is fabricated and unexplainable by club Mahindra and need this to be escalated.
