[Resolved]  Ajnara And Gulshan Homz - Homes 121 — Change of Plan by AGC -- a additional tower behind the club -- loss for every one who booked the project

I have booked a Flat L- 703 in NOIDA project Homes 121of AGC RealtyPvt. Limited, JV of Ajnara and Gulshan Homz. I have recently come to know that AGC has changed the Project Layout which was shown to the the consumers at the time of booking of Phase I, II , III of the project and is still available on there website ( enclosed) .This information has been confirmed as true by Mr. Vineet, Marketting Head AGC Realty Pvt. Ltd. AGC is still going ahead an chetaing the consumers as it is not revealing the changed plan on its website ... u can still see the old plan.

We booked our flat with you under the presumption that AGC Realty Pvt. Ltd. ( Ajnara and Gulshan Homz)is a reputed and honest builder and shall stand by its commitments. But your building a tower right at the entrance of the project is an act which is detrimental to the interests of all the people who booked flats in this project. This is going to lower the face value of the project and make the project congested. There were two entrances to the parks in the middle of the project now there is only one. The grand entrance with a club and gardens and swimming pool is now replaced with a tower ..blocking sunlight for all people who booked flats facing the park..

This action taken by AGC will reflects very badly upon your reputaion, credibility. Also, this will make AGC stand in que with other fraud small time builders in the market today. We will never suggest AGC to any body in future and shall not like to deal with it ourselves.

This action of AGC makes us feel cheated.

We all should stand together whoever booked the flat in AGC Homes 121 for the change in their plan. They can not change the plan after selling so many flats. We have done booking on the basis of earlier plan they shown to us. They make us fool and cheat.

They have sold the phase 1 houses without revealing the fact that there will be another tower coming up in future right at the center of the layout.

Once AGC sold most of the houses shown on the layout as floated by them in the market, they have opened up this new tower now. Which has surprised everyone and people who have paid premium for their respective locations feel cheated by this builder. Who knows there are more towers planned on the same plot and not yet revealed by this builder.

Please beware of buying property from Ajnara or GC Homz anywhere. You will be disappointed. this is what i can share as a current customer of these builders.
Some o[censored]s met the builder collectively last week (21 August 2010) and shared our concerns and also asked to share other specifications of the project Homes 121.

The builder promised us (and to all the flat owners in their Homes 121 database) to provide specifications in a week's time. Its been a week now and there is no word form the builder's side. I doubt if they will share.

Hi, I recently booked a Flat No. F503 in first phase at homes121 through a broker, and applied for loan, Can someone suggest me whether i should go for this deal or look for some other option?
Even I have booked a flat in Phase 1 of AGC's Homes 121 and a victim of few lay out facts hidden by the builder. I totally agree with the concerns being raised here.

The information passed on at the time of booking was that there would be a world class club and the same was also shown as a club in the lay out as attached above also. AGC's future plans on the project layout and the proposed towers were clearly earmarked in the said layout. This layout appealed to me and most of the other applicants to this project and I booked a flat after paying a premium (PLC) for the so called park & club facing flat.

Now the reality is that AGC is planning to build a new tower with its PREMIUM FLATS at the said club's location and the so called WORLD CLASS CLUB would be there but be buried on two floors of the basement of the new tower. Its a clear case of mis-communication and hiding of the relevant facts from the consumers which tantamount to intentional mis-communication so called FRAUD with its customers. Bringing up this new tower is seriously going to affect the beauty of the open surrounding as the tower is going to have the highest number of floors in Homes 121 and hide away the natural beauty of the towers opened up in phase 1 by the builder. Had this fact been revealed even at the time of signing the agreement ... I would not have gone ahead with this project.

AGC as per its claims is a very honest builder and if act of hiding the facts from the ultimate consumers this is honesty then GOD save the consumers of AGC from its bogus claims of honesty. Prospective buyers... this is a warning signal to you all to BEWARE of the promises of AGC.

Unless the initial plan lay out is adhered to by the builder, we would take this matter to the appropriate higher institutions of law to harness such mean activities of such builders. We need JUSTICE and buildings as per the layout shown and agreed upon as per our contract on the date of signing the agreement.

Friends, I beleive we should make a combined visit to M/s AGC office and atleast get other "hidden" information like any more towers, finishing schedule, architectural layout, etc. from the builders. Infact I propose we should make a monitoring team for the progress and construction quality of the same. I'm a civil engineer and I beleive I can make some contribution for the same. Hello all .. I am not surprised that so many people who booked in this project share the same concern as I have and feel cheated with what Ajnara and Gulshan Homes have done to this project and people who booked.

For those who are planning to deal with these builders you know what are you in for...

Sadly its been almost a year since we all met with the Ajnara and Gulshal guys and they promised us to address our concerns with in a week's time.

There has been no formal commumnication about withdrawal of the new tower or other concerns to any o[censored]s till date and we are still waiting hopefully.

The Builder and the authorities regulating them are not listening I guess.. sad

Hi everybody ( all those who have booked flats at Homes -121),

The premium right at the entrance of the complex and over the club house is confirmed and can also be seen in the model kept at the site office. If I am not wrong, I think the construction work has also started. What do you all think can be done at this stage? Persuading them to cancel the construction of this tower may be too late. Can we collectively negotiate with the developers and try to get additional discounts? What is your opinion? One thing is certain that a collective and an early action is required.

As suggested by Dr.Gupta, we should go ahead in this directon and negotiate with the builder. Pl. give your feedback on the matter. In case builder is not given the proper response, we may start to sending the message to all such future buyers through social network and media that "Builder has cheated us and they should not invest their hard earned money in any of Ajnara & Gulshan Homz projects".

Dear All,

I am surprised to see everyone complaining here online on one or another forum but nobody has guts / will to back to AGC for lettting them know what is wrong or right.

There are so many issues with this project and very handful people have tried to resist in past but with no support they have no other alternative except to leave the project.

AGC is using their tactics and trying to pressurerize flat owners who have resisted their move by not giving them payment reminders to make them defaulter and harass them by either charging penalty or by cancelling their bookings.

Apart from launching Tower W, they have changed the layouts for majority of flats, construction is dead slow for Phase I, no transparency in sharing material / accessories to be used like tiles, sanitary etc.

Now there is one more issue of SLF (Solid Land Fill) just opposite to Homes 121 and AGC says that they are not aware of any details of SLF whereas SLF is already existing in Noida Authority's master plan 2021 and 2031.

Every flat owner needs to be united to fight back and get what we deserve after paying such a high price. If we just want to contribute only online via posts or emails then we should not cribb about anything like othe hypocrates.

Sorry to be out of touch with the latest developments regarding the ongoing 121 project. There are three major issues to be tackled. They are :

1. Construction of the premium tower on the club land in front of the entry gate. Apart from affecting the looks and aesthetics of the entire complex, I think that as this new tower is on the common land, the super area of our flats should be reduced.

2. In type 2 bedroom +study type of flats, the unilateral decision to increase the area from 1050 sq ft to 175 sq feet. In fact, in view of point 1 above, the super area should be reduced, rather than increasing the same.

3. The problem of SLF, which many people have posted on various discussion forums.

Please update me about the various measures taken on these issues, keep me informed and involved.
