[Resolved]  Flat Purchase — Discrepancy in Agreement Area & Actual Area by Builder

I am looking for suggestion on my below observation as I don't know what action can I take to get my extra money back:

(A) Area As Per Agreement:
Total Area as per Agreement= Agreement Carpet Area + Agreement Terrace Area
=> 73.93 + 7.42 Sq-Mts
=> 81.35 Sq-Mts (i.e. 875.64 Sq-Ft)

(B)Amount charged for Agreement Area 81.35 Sq-Mts = Rs 23, 02, 000.00
Therefore, per sq-mt cost = 2302000/ 81.35 = Rs 28, 297.48

(C)Actual Area given:
a.Carpet Area as per the Floor Plan:
Total Actual Carpet Area: 69.32 Sq-Mts(i.e. 746.22 Sq-Fts)
Total Chargeable Carpet Area: 69.32 Sq-Mts(i.e. 746.22 Sq-Fts)

b.Adjacent Terrace Area:
Total Actual Open Areas: 15.54 Sq-Mts (i.e.167.2 Sq-Ft)
Total Chargeable Open Area: 7.77 Sq-Mts (i.e 83.6 Sq-Ft)

Therefore, Total Chargeable Area= Chargeable Carpet Area + Chargeable Terrace Area
=> 69.32 + 7.77 Sq-Mts
=> 77.09 Sq-Mts (i.e. 829.79 Sq-Ft)

(D) Difference in Agreement Area & Chargeable Area: 81.35 – 77.09 = 4.26 Sq-Mts (i.e. 45.85 Sq-Ft)

(E) Extra Amount charged = 28, 297.48 x 4.26 = Rs 1, 20, 547.26

Now my concern is what action I can take against builder to get my extra amount back? Can I go to consumer court?
