[Resolved]  Greater Noida Authority — BHS 09 SCHEME, Greater Noida Authority Complaints - Different circle rate in two schemes in the same Sector (XU II Greater Noida)

Respected Sir,

I would like to inform you that 3 months before, I applied for BHS 09 Scheme. Lucky draw was announced by Greater Noida Authority on 29th May 2008. My name was in that list. I have paid my application and allotment money of Rs. 9 lacs. Now, I come to know from Greater Noida Authority's website ( that there is a new scheme launched on 3rd July 2008 in the same sector XU III.

Plot areas for both the schemes are same, but the cost of House has large difference. The authority staff is not providing me the correct information and even they are not picking the phones.

In BHS 09 scheme (which I have already applied), I will get a 120 Sq. Mtr. House (with ground floor construction) with the cost of 30 Lacs. But In the new scheme, you can get a 120 Sq. Mtr. Plot with the cost of 12.6 Lacs in the same Sector XU III.

The circle rate of that area is Rs. 10, 500 per Sq. Mtr.
You know that the cost of constructing of a single story can not be more then 6 Lacs.

If you compare both the schemes you will see that either they are charging 17.4 Lacs to construct a single story, or charging the double circle rate for the same area.

This is really creating a problem for me. Its look like that my hard earned money is going to waste on this. So i need not want to join this scheme further.

I am looking forward for your support
I want to withdraw my name from the BHS 09 scheme and I want my entire registration and allotment money (Rs. 9 Lacs ). I need not want to pay any penalty or deduction on this account.

I am also with you.
The Greater Noida Authority should allow converting this Built up scheme allotment into allotment of plots like the current scheme they have launched. The allottess should be charged Rs 12.6 lakhs only for the plot as in the current scheme, and the payment schedule be revised.
RTI to be approached to ascertain cost of construction .
difference to be refunded to the applicants.
Alternatively, the scheme to be converted to plot scheme.
The matter to be highlighted in media before the draw of new scheme to build pressure on concerned authorities to take remedial action

I had also bought the 120 sq m plot on Sector XU-II under BHS 08. The cost was 26 Lacs. I dont understand how they are selling it at 12.6.

I think Authority should be taken to court and you should talk to other allotees also who might be interested.

I will keep updating this forum about the response from the authority. I suggest lets share the contact numbers with each other and make some strategy to approach the authority. What do you all feel. Take back your complain, first you should get all the information before misguiding ppl and spreading rumors around,

The scheme you applied is correct and you are getting independent home /Plot (build up house) for 30 Lakhs ( nearly)

and the scheme you are referring now which is launched on 3rd-july. is NOT OFFERING BUILT-UP HOUSES, Its only offering PLOT. in this scheme applicant will only get the land. No Buildings. dude!!!

I have also alloted House in Sector XUIII in BHS 09 scheme
I fully agree with the viewpoint that cost of constructing of a single story can not be more then 6 Lacs.

It is really shocking to see that in the new scheme plots are alloted at the rate of Rs10500 per sqm.

I think Authority should be taken to court ..

Greater noida authority has cheated people.I think we sould take some immediate action against them.

i too one of the allottee in BHS 09 scheme.The authority has taken atleast 8 lacs more from us.The cost of plot works out to 12.60 lacs.The cost of [email protected] per sft.worksout to 10.50lacs.The total comes to 23.00 lacs against 30 lacs.Now why should authority charge us interest on const.when we are paying in advance installments against const.
yes the authority has charged us very heavy price so we should take action collectively.
I have also been allotted a 120 Sq mtr plat they areot in BHS09, and me too is concerned abt the Costruction rates that they are charging from us.

I am with you all guys, we should raise this issue with GNIDA, and see to it that GNIDA agrees to provide flexibility to allottees -- either buy just a plot at 12.5 lacs or buy a built up house at Rs 30 Lacs Approx.

scheme.i have paid 9 lacs to GNID.I also feel the authority
is charging atleast 8 lacs more.The cost of land worksout
to 12.6lacs and cost of const.worksout to13.5 lacs at
prevailing market rates.The total cost comes to 26 lacs against
35 lacs being charged by authority.We should take action collectively.

I have also been alloted a 120 Mtr.Built up house in XU II, BHS-0 9 scheme.After GNOIDA new plot scheme, I feel that yes GNOIDA has cheated us.
Even I dont know exact location of XU-II, and i have already paid Rs.9 lacs.Pl. suggest me what can we do in this matter.I think we have to take some leagal action against GNOIDA.
