Complaint marked as Resolved
IDBI Bank Ltd
Kolkata
I, Ms Sharmistha Mullick of Kolkata have applied for a home loan in your bank at the end of July 2009. As per your executive Mr. Gopal Saha he will log in my file on 3rd Aug as at the end of month he is having workpressure. I agreed and submitted all my documents along with a cheque towards your processing fees.
Once he said the feedback of the property has come positive and valuation is also good hence I can pay the advance to my builder to get the further papers which was required by your bank. I have paid Rs 1 lakh to the builder and made one agreement that if within 17th Sept I cant pay rest of the amt my 20% of booking amt would be deducted from the advance money and got another set of papers which has been handed over to your bank.
After few days I got my HL sanction letter and Mr Saha has asked me one deed from the builder for which builder has provided the certified copy only as the original deed has been lost. by this time we have already crossed 15th Sept and your Mr. Saha has never shown any rapidity in processing the papers. Rather each time I call him then only he is asking for further few documents then again he keeps mum for few days likewise.
In refernce to my discussion with you and Mr. saha yesterday that if the builder is providing you registered declaration that the deed has been lost then only you can provide me loan on this property I have spoken to my builder and he agreed to do the same after a long discussion with me. As per the builder our other few good banks has approved the project and they have not asked for any document like this. Still he agreed to do the registration for his noteried declaration which has been already submitted to you. Your Mr. Saha has called me up yesterday and said he will talk to my builder and will inform me everything within few minutes. But as usual Mr. Saha has not called me up on 16th Sept.
Today its 17th Sept and when I called him(Mr. Gopal Saha) up at 10am in the morning he said you cant provide me a home loan on that property as one deed is lost. If I can give registered declaration also you can't finance.
I need a clarification on certain points:
1) How long it takes to process a Home Loan?
2) When you didn't get all documents why your Mr. Gopal Saha has told me to pay the advance to that builder?
3) Why there is a lack of knowledge in your exec & u also about the finance on a lost deed as you have also told me to submit registered declaration?
4) I need a compensation on this delay at your end in processing the documents for what I have to pay 20% of 1 lakh to my builder.
5) All the documents are getting stuck at your end for an endless period...Why? If customers are not pushing their own documents will they remain on the same table for years?
6) Arrange to send back my all documents and the property documents along with my processing fees within tomorrow.
Regards,
Sharmistha Mullick
