This is a copy of the letter I had sent, which is self explanatory, a couple of months back. The only rectification the builder had done, subsequent to the letter, is functioning of the elevator. All o[censored]s have been cheated by this builder.

Sub: Problems faced by owners at Kristal citrine apartment no. 2301


We had moved in to the apartment in the 1st week of November 2007, even though the basic amenities as originally agreed upon by you were not provided. You would be aware that as per the schedule, you should have given us possession of the apartment in the month of May 2007 with full amenities. Even after the lapse of more than one year of the period of completion, the following basic amenities like elevator, club house with badminton court and swimming pool are deprived. Aged people like us, who have also undergone knee surgery, are put into extreme hardship as we are forced to climb all the five floors by foot frequently. Despite our repeated plea for providing these basic amenities by way of innumerable telephone calls as well as personal meetings with your executives, there was no sincere effort from the builder’s side for installing the same. In this connection, let us also inform you that the money we had paid for the apartment was the savings our life time and our retirement benefit. Also, we may inform you that we had to sell our residential house at Trivandrum to meet the schedule of payment fixed, where as you had gone against all the schedules and commitments. Since we had already sold out the house property at Trivandrum, we have no other option other than staying in this apartment against all the adverse conditions.


Another point on which we draw your attention is regarding asphalting and tarring of the public door in front of the apartment. Before booking the apartment, your marketing team had made us to believe that the road will be tarred before September 2007, for which Kristal group is making all the arrangements. They have also mislead us by showing us a vast area of land, which comprises of the present path and drive way, adjacent to the existing building as yours but now found to be under litigation. Since all the people who had booked/occupied are of this impression, we are of the firm belief that this unethical marketing technique has emanated from not less than the apex level of your organization.


During rains our apartment and the corridor is getting flooded with rain water seeping through the windows and open space respectively damaging many of our furniture and house hold things. When we informed this to your executives, their arrogant reply was that they cannot do anything on this. Their sarcastic comment was to get redressal through legal measures. As an insult to injury, one of them told us to include the case of road tarring also in the suit. During the period of our stay, we also had to spend a huge sum for the repair of our electrical appliances which were burned out due to the faulty temporary electrical systems provided by your people in the apartment. When this was brought to the notice of one of your executives, his sarcastic comment was to purchase and use stabilizers including tubes, ceiling fans mixer grinder etc. How arrogant your executive is? Can you visualize the predicament we are through, after spending the hard earned money of our whole life in this apartment? We also notice from the statement of account forwarded by you to us regarding the money spent for registration of the apartment that a sum of Rs.12000/- has been given as bribe to the registrar. You will agree with us that since Kristal citrine has 88 apartments and by giving bribe at this rate by you at the expense of each owner, the registrar would have become richer by RS 10 lakhs with your this project alone. We earnestly feel that this fact is worth referring to lokayuktha court. When this matter was pointed out to the MD of your organization during the last meeting, a month back, her reply was that bribe was being paid since last 9 years, ever since Kristal group started this business and these are small things she cannot bother about! May be it is a small amount for you, but this hard earned money is certainly not a negligible amount for us, the retired people. Hence we request you to arrange for refund of the amount.


All your promised dates for commencement of construction of the health club, swimming pool and other amenities have already passed and still there is no earnest effort for the same from your side. Any lay man will understand that the money we had paid for the apartment is worth only 2/3rd of it, without the amenities like swimming pool, health club, shopping complex etc. hence we request you to return Rs. 5 lakhs with interest for one year @6%. This will be refunded to you once you complete the above facilities.


There are basic defects in the design for provision for washing machine and its outlet connecting to the drain. This was accepted by the MD herself in the last meeting. We had to change the location of washing machine to avoid rain water falling directly on it and to have to keep it raised for the smooth outflow of waste water by doing additional work for which we had to spend. The door locks fixed in the apartment are of inferior quality and despite your workers repeated effort to repair, it is malfunctioning frequently. As an emergency measure, we had to replace a lock at the front door at our cost by paying rs2500/-, as your erstwhile project manager had refused to replace it. The meshed sliding window shutters are of poor quality and often slides off the track and also allows mosquitoes inside through the space. We also had to pay a good amount of money for repair of the electric appliances damaged due to the faulty system. Details of the damages and its cost are furnished below:


Cost for replacement of 3 tube set @Rs. 400 1200

Cost of repairing 2 fans @ Rs. 300 600

Cost of repairing mixer grinder 300

Cost of front door lock 2500

Change of provision for washing machine 1800

Bribe paid to the registrar for registration 12000


Total 18400


Apart from the above, you are requested to refund Rs 5 lakhs and Rs. 30000 towards interest for not providing the amenities. The Rs. 5 lakhs will be returned to you once you provide the amenities. Please take notice that you are requested to comply with all our above requirements within 15 days of this letter failing which we will be moving the consumer forum and the lokayuktha court for redressal of our grievances.

Guys,

Kristal is a big cheat. Please do not buy any apartment or flat from them. This guy is a fraud and their job is giving false promoses and cheating cusotmers. Thinkw twice before you from them.
Kristal builder's projects are not completed on time.

Most projects lag atleast 1 year.It is always better to buy a flat than booking them in advance before its construction is over.
Even though they have 10yrs experience, they do not seems like a Professional.
There is no dedicated person in charge of their Kerala site.

They cheat client by giving false commitments on work details, delivery date etc
Completelt agree with the above comments. They are one of the biggest cheaters in bangalore reality. You never get your project on time. You get only promises. And they do not have any shame giving false promises. Please refrain from buying from them.

Please check the status of the projects in Kerala sites.They are lagging very much.
Why are you not fulfilling your commitments to your customers?Or are you just giving false commitments to improve your business?
I booked a flat in Onyx C in Kristal Techparkview. When I booekd it in early 2007, I was promised hand over of the flat by October 2008. It has been getting postopned for more than one and a half year now. Latest date they have given is first half of 2010. From October 2008 to July 2010!

I believe this is a common problem with most builders in Kerala, especially trivandrum. They have mis-read the market and planned huge projects without knowing the ground reality of Trivandrum realty market.

Anyways anybody in the group who has bought / booked an apartment from B'Canti Builders, please contact me.

JayaDevan ..you are right about kristal's postponding dates.
Will they be able to hand over the flat by 2010 middle?
Is work progressing as per schedule now?
Will Onyx E be completed on time?
Or will it be like the status of onyx C.I heard that onyxC was started in 2006 .It is past 3 years and its structure is not at all finished
I have seen your project across the way from Techno Park and I am wondering if you could complete it in march 2010!!!
Explain, how can Infosys build a building like"Titanic" in just a year and some months and it is taks KK Namboothiri over 3 years to build a much flat structure?

Govt rules and papers are not the only matter.
you people are not tracking the activities there in ur site.
Atleast after this 3 years...MR and Mrs Namboothiri..track your project fro atleast fro your better futrure and career.
Why are your managers, executives quiting jobs frequently?How can work be handed over from one hands to another go smoothy...

Bahrain India Society chairman and former labour minister Abdul Nabi Al Sho'ala has officially launched a new company, Kristal Crown International, in Bahrain.

The launch of the company, a partnership between top Indian construction company, Bangalore-based Kristal Group and Bahrain's Crown Dilmun Development, part of the Al Sho'ala Group of Companies, took place at the InterContinental Regency Bahrain.

Also at the event were Ebrahim Abdulaal Group of Companies chairman Ebrahim Abdulaal, Crown Dilmun Development managing director Waleed Ebrahim Abdulaal and Kristal Group of Companies chairman and chief executive officer K K Namboodiri.

The new company will handle civil contracting works in Bahrain and the Middle East and North Africa region. Crown Dilmun Development is a Bahrain-based real estate development company that operates locally, regionally and internationally. It is mainly into investment, property management and development and purchase and sale of properties.
I am an eager customer who is waiting to know the current status of OnyxE in trivandrum.Will I get my flat this year end itself.Herad that OnyXC is again laging its delivery date

Kristal Garnet project started in Cochin 4 years ago with a promise that it will be delivered in a year. So far 2 villas completed and i do not think it is going to get completed at all. Kristal is cheat. You will loose your money. They will give only promise. They will take your money for the flat and invest in land somewhere else. FRAUD. DO NOT GO WITH THEM.

This is the story as I know it.

The company has been slipping. The project I had booked a flat in has been delayed for two years and counting as of May 2012. The contractor who was supposed to do the construction (who was technically sound and professional) left the job because of non-payment by Kristal. After the contractor left Kristal themselves hired labour and semi-skilled workers to do the work. They did not pay them on time - sometimes as long as weeks. Naturally they left. Construction is "progressing" for over 1 year now with only 3-5 workers on site.

By 2008, most good employees of Kristal had left. Now even the corrupt top management has started resigning. The employees and staff who are still there are experts at deflecting blame, making false promises and even resorting to lies when taking to clients - both prospective and existing. No doubt the attitude of the company as a whole comes from the top - the leadership of Mr. Namboodhiri and Mrs Latha, both of whom are enormously skilled in the art of smooth talking.

If you are planning on booking anything with Kristal, you could take that money and throw it in the nearest river, rather than give it to Kristal. It will cause you less grief and anxiety.
Extremely shoddy work done by the builder at the Kristal Dolomite site in Bangalore. We have moved into our flat just 2 months back and already the paint is peeling off all the walls, doors are either jammed so tight that you cant close them or they have enough gap between the door and frame that your finger will fit in it, door handles coming off, bathrooms leaking and foul stench coming out of the outlet pipes. It is a living hell in the apartment!!! Very poor customer service, only follow up for getting money from us on time!!!
This is the real experience from an unlucky house owner in Kristal Dolomite, Bangalore. We have moved to our apartment in April 2012; which i bought earlier this year after got convinced by Kristal marketing team that the project will finish in July 2012. So we are one among those unlucky flat owners in Kristal dolomite.There is no orderly work carried out by these unprofessional builders on my flat. All the paintings are started to peel off from the wall, shabby paintings all over the walls, broken tiles over the floor due to vacuum, none of the doors/frames are in good shape, Paintings allover the electrical switches, junction boxes etc. At least as a human being how can a family survive with unhygienic environment, with all debris of waste materials in the site. with mosquitoes, debris on the parking slots, sound at the site. How long can a middle class individual pay emi's and stay in rented house in Bangalore, thinking own flat is getting constructed since 2007 which not competed till today. When this builder going to make customers happy? They won't.

Can you please let us know how we will get justice and the way for that
Onyx E I booked in 2008. Still not completed. New completion date is mid 2014!
