What is max. amount of penalty that can be charged for delay in monthaly maintenance charges?

who is authorize signatory of registered housing society for issuing NOC for resale of flat? Also i want to know who is authorize signatory in case chairman of society want to sell his own flat?

Dear Sir,

i am living in newly registered society.my mother is member of society (flat is on her name)
but she is not educated hence she can understand the meeting hence i am attending the
meeting but out president taking objection on me because i am not member of society so
what can do in this problem
please help for solve the problem

2) I want to know the rules under which act a co-op hsg soc can charged "CARE TAKER FEE" from the member.If care taker fee is applicable on rental flat, then what is the rate/amount.

3) It is request to all pl guide me on the subject of care taker charge of rental flat in co-op hsg soc.

i have a flat on the 3rd floor, the 2nd floor occupants complain of water leakage from the bathroom, mason confirms there is water proofing problem so entire bathroom needs to be broken, estimated costs rs.50, 000, which is huge, and we are being pressurized to get the work done, however as per my knowledge such work is done at the time of construction and should be borne by society as we maintenance charges every month pls guide on urgent basis. can this act rescue us in any manner.

my friend is very irritated by the recovery agents of the bank. He has already instructed them and their respective banks not to visit him at home and instead to meet him in his office at the specified timing but yet the recovery agents keep coming to his residence and harass his family members in his absence. Can he ask the society authorities to instruct the Security persons of the society not to let any recovery agent to his flat to meet him ? If the society authorities refuse to accept his written request for not allowing any recovery agents of the bank to his residence, what are the legal remedies available with him to stop these recovery persons from visiting his house? Where to complain against these rogue co-operative Hsg Soc. Authorities, who do not co-operate with him?
RENOVATIONS AND REPAIRS IN MY FLAT.

I, WANT TO DO RENOVATIONS AND REPAIRS IN MY FLAT, I HAVE SUBMITTED PLAN, UNDERTAKING, ARCHITURE LETTER, DEPOSIT AND WELFARE FUND TOWARD FOR REPAIRS AND RENOVATION TO SOCIETY. AND ALSO INFORM THAT I WILL NOT TOUCH ANY BEAMS, COLUM ETC, FURTHER MY REPAIRS AND RENOVATIONS IS OF NO STRUCAL CHANGE.

MORE THAN 6 MONTHS HAVE PASSED AND OUR SOCIETY IS NOT GRANTING PERMISSION
SO, I WANT TO KNOW NORMS UNDER SOCIETY ACT. THAT WITHOUT CONSENT OF MG. COMMITTEE AND SOCIETY CAN I START WORK OR NOT. FURTHER, IF SOCIETY BRING STAY TO STOP WORK THAN WHAT PRECAUSTION I SHOULD TAKE TO STOP THEM.

I ALSO REFER TENATIVE ACT OF BMC, WHICH STATE NO PERMISSION IS FROM BMC.

Hi, I have bought the shop in Mira Road thane, because of some dispute with seller i have not paid the society transfer fees to the society after a year when i have approached the society to pay the society transfer . Society has asked me to pay interest on delay charges on society transfer fees.

My concern is that this interest on transfer charges is as per the society bylaws or society has rights to charge such kind of interest. I have paid the society transfer money and now they are asking me for interest or else they wont transfer shop in my name.

Kindly help me the same

3 register members in 1 bldg. 1 scty refuse to give NOC for their member to form a 1 scty in bldg. They are asking remaining 2 scty member should apply for their membership. But we want a separate scty for our bldg. Please advise
I am having a flat with terrace and it is covered with shed by the person from whom i purchased the flat.
now society and members are asking me to remove the shed and society will put the new shed as below flat has leakage problem.
I agreed to this but as i am going to pay the contribution for shed to society.
still the below flat member is objected to contribution and give me a letter through society.
I want to know that there is any rule for to close terrace with shed and sliding window to avoid leakage for below flat on permanent basis?
Our Builder has still now formed society and after 2 years of himself managing now he has asked the members to manage it without any documents and now the managing comitee has open accounts and have asked everyone to deposit monthly maintainance for cost expenditure without getting proper documents from the builder and also without proper documentation or conveyance from the builder. Now the managing comitee members has charged exorbident monthy maintaninance and has charged members based on area of the flat size, which for 1BHK 2500rs per month and 2bhk 3000rs per month, need to know how can a society charge maintainance on per sq feet of every flat ?

also paid transfer fees in November only,
Handover all related papers at that time but society yet not give maintenance bill on my name,
not transfer shares on my name.

I AM LIVING AT VIRAR. IN OUR ROOM THERE IS A LEAKAGE FROM OUR ABOVE FLAT. BUT THE UPPER FLAT HOLDER NOT MAKING THE WORKS AND GIVING FLAT ON RENT EVERY YEAR. EVERY RENT HOLDER GIVING TROUBLE TO US. AND EVERY TIME THERE IS LEAKAGE FROM BATHROOM AND AS WELL AS FROM HALL. FROM HALL LEAKAGE IS FROM ELECTRICITY SUPPLY.. WE TOLD THAT FLAT HOLDER TO DO WORK FROM PREVENT LEAKAGE BUT FLAT HOLDER HAS NOT TAKING ANY ACTION. HE ASK ME TO GIVE HALF COMPENSATION FOR LEAKAGE WORK. OUR SOCIETY IS NOT STILL REGISTERED. I am staying in mira road (east).i am running a babysitting in a residential society since 4 to 5 years.But now the society members are objecting for the same as a commercial activities, please guide me in this matter as they say that this is illegal. Please inform me which activities are banned in the society as commercial activity.
There are so many other activities carried out by other members regularly like tution classes, sales of dress materials, stichting clothes, and now they have given me penalty for babysitting INR 700 per month. is there any by laws for babysitting in residential society? i am doing the babysitting for my daily bread.i am staying in own flat.
Please help me out for this...

Mr Sachin, photopass is the legal process for transferring of room which are in slum chawl system under Municipal corporation, Please ask builder to provide all this things as he is making the profit on this redevelopment also write this point in agreement between developer and tenants.
Is locking the common terrace of a building a rule by goverment???
If secretary of chs does not give any reply to the letter given by members there any penalty.

May I liable for pay non occupancy charges to builder?
