They lure you to purchase and even offer you some financial offers and then if you keep asking for 1 day they give you a lie that it is has a 21 day cool off period. But after you r a member they refuse to refund and deny the 21 day cool off period.
MY ordeal put in a letter sent to ROYAL GOAN BEACH CLUB:
As you are aware and i have had an entire conversation with you regarding the sales team and the offer put forth with us and the reason to take the offer.
I will put this in writing hoping that no one ever as a customer to go through this.
We were at calangute beach and we were asked to roll down our windows and offered a free gift and were asked to follow the 2 members from royal goan beach club all the way to the resort to collect the gifts.
When we reached there we were asked if we had visa cards as there was a promotion on the visa card. So i said i did and was asked to show the card.
Then we were informed that there is a promotion and its 17 years so the club is celebrating its , and we were asked if we would like to spend some time to get the know about the presentation to which we agreed.
Some time later we were assigned Suraj and he took us around and showed us the resort.
After all of this we were lead and seated into a room in which suraj explained to us the offers and then another member joined us explaining even more further.
now my idea of a holiday was only to travel only out of india which i kept repeating and suraj kept askign us to take the product he was selling.
We asked him for another day to decide as we had other commitments and we could make a decision later , and ivon and me kept asking for just one more day , the offer was 4 lakhs + earlier and then he droped it to 2 lakhs we still said we kept askign him for another day and I was told that there is a finance scheme but i was also very insistent with suraj that i would not like to go with the finance scheme and i would like another day so that i could pay up the whole amount and i could make that decision the next day. He kept offering further discounts , i also told him that i would have to pay from my credit card which is something i do like like and he said that fine he will offer a further discount which agian we did say we need time Then he finally said that this has a 21 day cool period which was the reason we decided to take the membership.
we got into the membership the very same day with a down payment of about Rs 23000. The administration manager also informed that if you feel you have been hit and all of this is too fast and you to cancell please to call. After a couple of days when we did realise that we coudl not go ahead with this we called were informed by the collections department specifically by you that there isnt such offer which was a shock as a customer.

The collections departments denies this and then refuse to refund also they send you emails insisting on continuing the membership and that it cannot be cancelled, so NOW not only they mislead they also do not refund and also insist you continue to pay the remainder of the amount of the membership, does this end or not...Dont we as consumers have and rights. We all need to file a complaint
I went to Bali last month in February and like others we were also taken to this presentation whereby we were being told that bein a vacation member will save us lots. Suraj did the presentation and later his manager joined us. We were told that we will be getting lots of discounts via RCI and Ice. Coming back home in Australia when I calculated the value of holiday --- we paid $13, 000 to obtain membership than ongoing management fees of about $700 every 2nd year -- this will in return give you 13 weeks holiday. This comes to $1700 per week which is overpriced. I sent email immediately asking for refund of money paid and explaining the cost of the holiday. I got call from somone from Goa who asked me to try first and kept on insisting me to keep the membership. The more research I do on this the less value for money I see. For example RCI --- the hotels locations are way out. Ice the lisitng pricing is very low but when you actually go an d book the same the price almost tripples up for example advertised price 61 time of booking it is 224. Please advise how to get the refund and what we have to do
It is very difficult to get your money back from these crooks as the Indian Courts are slow and lax.
Also, even if you win the case, the compensation is meager. Hence it will be advisable to inform the world about these crooks.

I got a call from their Sales Team (Person name: Sujata) asking if me I am ready to rent out my Country Club Holidays for INR 50000. I was told that they would courier me the draft the day I make their payment/register for their services amounting INR 13, 332, but I paid Rs 3000 as per her instruction, But, after registering/payment I did not get a single call from their side regarding the payment that I was supposed to recieve till date.
The Worst thing is earlier I used to recieve 3-4 calls a day requesting me to get registered, but NOW they dont have the coutesy to make a single call. They are not responding to my calls/emails.
I am really disppointed with their services and their attitude.

I agree with Mr. Sarfaraaz 110% as I sail in the same boat except for the fact that I was called by Ms. Tanya on 4th December 2009, and I registered myself on the 5th December, also I was promised two Draft, viz. for Rs. 60000/- immediatedly and Rs. 90000/- at the later stage. when asked how they could afford it, she replied that the Goa festival is going on which would last upto February 2010 and there are expecting lots of tourist who would be vising Goa and who are willing to pay Rs. 18000/ onwards perday. and as we are owners, we would be sharing the sum accordingly.
Despite my regular communication by way of phone calls and mail they have given a blind eye/ deaf ear to my plea. I even asked them whether I was taken for a ride or cheated they assured me that I was not also they asked me to be rest assured that they would comply with their committments shortly.
Please look into the matter and guide us.

When I asked for more clarifications, another lady, Tanya D'Souza promptly called me to say that she is due to receive some western guests in this weekend who badly needed a weeks holiday in Manali.They even sent me an email, purporting to have attached the holiday booking forms requiring my signature.
Two bank account numbers one in HDFC bank, Calangut A/C No. [protected] and another in Bank of Baroda, Calangut A/C No. [protected] were given asking me to deposit Rs 13.332/- being the one time registration charges by tomorrow and fax the booking forms. They said that as soon as they receive the forms and the credit of the registration money in their account, they will send me the draft for Rs 70, 000/-.
From their sweet talk and the kind o[censored]rgency they showed for registration money, I got suspecious and checked in Google. To my surprise, I have noticed a number of complaints here about this company and the so called staff. Google has saved me of my Rs 13, 332/-. If I had not seen these complaints against Royal Goan Holiday Resort Pvt Ltd, I would have been another victim. She told me to deposit the money in some bank accounts for which I agreed upon and deposited the amount of Rs. 5000 for lifetime membership (after negotiation with them which was Rs. 13332/- earlier quoted by them).They said that as soon as they receive the forms and the credit of the registration money in their account, they will send me the draft for Rs 80, 000/-.
Till date they have only sent me lifetime membership certificate, which has no use for me. I have neither received any money which I was supposed to receive against renting out my accommodation nor any communication both e-mail and phone. Whenever I try to phone them I listen a pre-recorded voice message saying "Thankyou for calling Royal Goan Holidays Resort Pvt. Ltd, all our customer's executive are busy right now but if you leave your message, we w'll shortly get back to you now". They have played a fraud not only with me but others sufferers also. This matter should be brought to the notice of higher authorities so that stern punitive action can be taken against them. Persons like Ms. Tanya etc. should be brought under the scanner and the Resort owners should be punished for propagating false information by playing with the emotions of customers.

BEWARE OF ICICI BANK: HIGHEST NUMBER OF COMPLAINTS ARE AGAINST THIS BANK
This bank is the biggest defaulter, biggest cheater, and operates with no business ethics. Thousands of cases are filed against them in various consumer courts across the country. Never give them blank application forms with your signature if you are availing loan, credit card facility, or opening any account with them. They promise different terms verbally and then they will fill different terms in the blank form containing your signature. After this they will force you to agree to their terms of higher interest rates and tenure as you have already signed those blank papers. Never give them undated signed blank cheques. They will misuse the same, put different dates, and you will end up running to consumer courts as thousands of sufferers are already doing so. There have been cases where they had deposited loam cheque and withdrawn the loan money from consumer's account using his signed blank cheques. They have even issued new credit cards and account statements to dead persons!!
IF YOU WANT PEACE OF MIND BE CAREFUL WHEN YOU DEAL WITH ICICI BANK
Keep credit card, loan, salary, and savings accounts in different banks so that the bank does not withdraw money from one account to pay for another account if you suffer from fraud in one account.
ICRPC has caught many contractors for charging more than prescribed rates. Please be alert. Ask for bill and immediately complain to the concerned authorities. We have noticed that this corruption is very pertinent in almost all trains. Even passengers are to be blamed partly as they do not ask for menu card and the cash memo.
The highest cheating goes on in vegetarian meal in Thali that costs Rs. 22 and is charged around Rs. 40 from passengers. The vegetarian meal in casserole costs Rs.30 (with 300ml mineral water) but it is charged Rs. 45 from innocent passengers. The full list of items with costs is given HERE.

ALERT: BEWARE OF TRANSPORTERS WHO STEAL AND DAMAGE GOODS
There is sudden increase in complaints against transporters who transport goods to and from Hyderabad, Bangalore, Chennai, Pune and Mumbai (all IT Hubs). The transporters promise exclusive truck while they send goods in shared trucks. They ask extra money for insurance but the goods are not insured. Never give advance, as they extort more money and threaten not to deliver the goods. In few cases the goods never reached their destination, and the office of transporter vanished with the goods. New India Insurance Company Ltd, ICICI Lombard, TATA AIG, and National Insurance Co. Ltd. are the leading cheaters in the insurance market who reject the policies for some reason or other, most favorite being pre-existing disease clause.

Their representative will visit your house for life membership and free land in coconut grove. Neither you will get the land nor your money back. We have written to police commissioner but no action has been taken by police as they are hand in glove. Many cases have been filed in consumer courts against this company. Few of ICRPC members have already received order from the court for refund of their money from the Country Club. This cheater will try to telephone you that you have won a prize, and collect it after attending a seminar. He will say that the group is promoted by Bajaj company, and force you to take membership in timeshare scheme during the seminar. Even I recieved the call from said club and the amount this lady has come down to was 3000 from 13000.She has sent me email regarding the payment details as well.

thank you soooo much friends. Today I also recieved a call from some lady from Royal Goan holiday resort saying that they wanted to rent my Club Mahindra Holiday membership for 50k a week and wanted me to pay 13, 332Rs as their membership charges.
As i have already lost 50k once before to a company like this, so this time i decided to verify it online before going any further and I landed on this website which confirmed me that these are also the same type of fraud's .

Country club is the Biggest Cheat, followed by Royal Goan.
I think all of those who got cheated should jointly file a case in consumer court and nail themonce and for all. One side we see people like Anna Hazare fighting against corruption. Other side we see no one to fight against such cheats.
I totally agree with all the complaints against this Royal Goan holiday resort, because I too have been cheated by these people. Please count me in if any legal action has to be initiated against them.

This is a complaint against this outfit called Royal Goan Beach which my father bought into years ago. He died back in 2005 and tried everything to get them to pay him back for the investment but it fell on deaf ears. He kept making maintainence payments for year until I took over from him in 2005. I have also been making payments and never ever used their facility. My mother has ownership of it and I am operating in her behalf. Now they have raised their maintenance fees again and at the same time cancelled a week of vacation I paid for last year because of some technicality. I want charges to be brought against this company and I want a part of my investment to be paid back. These people have been cheating countless people over the years.
I would be more than willing to submit documents as proof of ownership.

They are the biggest cheats, , , they keep increasing the yearly MC charges without adding any value to their resort. I regret having bought the time share resort from them as they do not have a professional customer relationship attitude.
Anyone considering buying into the royal goan need to be very carefull befor commencing with any contract with these people they will happily look you in the face and lie to you knowing once you have bought from them there is nothing you can do, some people who we met had bought a 25 year contract and tried to cancel a few days later were told they could not it seems there is no cooling off period or they were led to believe this
We joined 6 years ago and the maintenance has doubled in the last 4 years, when you are shown a villa at the Haathi Mahal where we bought it was vastly different to the one we actually got when we booked our holiday nothing like what we were shown
Now when you have bought your time share they ask you to upgraded to superior that costs a lot more money and is basically what you were shown when you buy the time share, a lot of people who arrived this year while we were there refused to stay in the villas they were allocated due to the standard of the dwellings
Now this year they are trying to get even more money from members as weeks start saturday to saturday, some of the airlines have changed there days for flying meaning you arrive Goa on the sunday so now if you pay extra money again you can arrive on any day
Every year you are harased by people wanting you to buy more time share or up grades, these villas should be upgraded on a regular basis with what they are charging for maintenance and to what you are shown when you buy, when you buy into royal goan be prepared to be harassed to part with more of your cash, when these people are trying to sell you more time share they are all smiles when they realise they are getting no more cash from you you may as well be one of the floor tiles You have to wonder if royal goan want people to cancel there membership so they can be sold all overagain becouse they are doing a really good job to put there members off
There is a lot of places being built in Goa for the holiday makers and if you look round you will find you can purchase 3 weeks at some very nice places for what the royal goan are charging for 2 weeks time share

Authorised representative of the appellant offered the respondents life time membership on its resort known as ‘M/s Royal Goan Beach Club for occupancy of a week holidays in a year for life time against payment of Rs. 1, 65, 000/- out of which Rs. 25, 000/- was received in cash and remaining Rs. 1, 40, 000/- was required to be made in six equal monthly instalments. On account of failure of the appellant to make the resort ready for occupation as per agreement and inspite of having received the consideration amount of Rs. 1, 71, 923/-, the District Forum has vide its order dated[protected] given the following directions :-
“1. OPs will refund the amount of Rs. 1, 71, 923/- paid to them by the complainants.
2. OPs will pay Rs. 50, 000/- as compensation for causing harassment, mental torture, inconvenience, breach of agreed terms, misrepresentation and unfair trade practice and financial loss on account of paid amount for 9 long years.
3. OPs will pay Rs. 2, 000/- as cost of litigation.”
2. Though preliminary objections as to the complaint being barred by limitation and lack of territorial jurisdiction were taken before the District Forum but we have little to add what the District Forum has said while repelling these objections as these objections were well taken care of by the District Forum as the cause of action continued even at the time of filing the complaint.
3. As according to the appellant the resort was very much ready in 1997 and it was on second thought that the respondent withdrew from the membership and asked for the refund of the amount paid by him appellant was not at all guilty for deficiency in service nor was it liable to refund the amounts. In support of this contention the Counsel for the appellant relied upon the Employer’s Registration Form (Exhibit ‘3’), particularly clause 6 thereof which reads as under:-
“6. (a) Year of Registration of the factory/Establishment under the Factories Act/Shops and Establishment Act or any other Act (please give name of relevant Act) SHOPS & ESTABLISHMENT ACT.
( c ) The date of starting of the factory/Establishment FIRST SALE OF BUSINESS ON 11.1.1997.”
4. The emphasis of the Counsel for the appellant is on sub-clause ( c ) pertaining to the date of starting of the factory/establishment which according to it was 11.1.97.
5. We are afraid this contention does not hold water as the starting of construction of a factory/establishment cannot be by any stretch of imagination assumed as date of completion and therefore the finding of the District Forum on the score that the resort was not ready for occupation in the year 97 needs no interference. Any shortcoming, imperfection or fault in relation to manner of performances of the terms of contract amounts to deficiency in service and in such a case provider of service is to compensate the consumer as to the loss or injury suffered by him.
6. In our view the amount of compensation awarded by the District Forum is on much higher side as in terms of section 14 of the Consumer Protection Act a consumer is entitled for an amount as compensation as to the loss or injury suffered by him due to the negligence or deficiency in service on the part of the opposite party.
7. Taking over all view of the matter and retention of aforesaid amount of Rs. 1, 71, 923/- for few years by the appellant we deem that there is no need to issue notice to the respondent as in our view compensation of Rs. 20, 000/- besides cost of litigation of Rs. 2, 000/- would meet the ends of justice.
8. Appeal is partly allowed and disposed off in aforesaid extent.
9. A copy of this order as per the statutory requirements, be forwarded to the parties free of charge and also to the concerned District Forum and thereafter the file be consigned to Record Room.

Sub: Application for cancellation of vacation ownership
I want to bring to you the following information that I don’t want to continue with my above mentioned ownership and want return of money back as early as possible.
I am not at all satisfied with your club due to following reasons.
1. The management charges have increased to double within one and a half a year.
2. Whatever promises were assured at the time of joining as not maintaining by your staff.
• Your staff told us to pay only an amount of Rs. 1500 when we use a vacation owned by others. But to our surprise we were forced to pay utility charges @ Rs. 400/day while stay at Sterling Mussoorie.
• Your staff assured to give vacation within a maximum time period of 48hrs. But your staff replied my mail dated only after 15 days and able to book vacation only after 2 months.
• Your staff given confirmation of booking in June 2006, but later at last moment given a mail saying our booking is in July 2006 and asked sorry. I faced lots of problem in adjusting my leave, changing reservation for journey etc and thus lost money unnecessarily due to your staff’s mistake.
• I am not getting any good response from your staff. They are now seems to be talking club rules only.
So I want to withdraw my membership and refund of money. I am ready to have a mutual agreement with you in such a way that you may reduce the agreement period by say 5 to 6 years and should not charge any management charge from me in future.
Your reply whether positive or negative is very much valuable to me. So please give your reply by phone/email or by letter at the earliest.
the royal goan is managed by so many companies, now by Royal International Holiday Club (India) Pvt. Ltd. it seems that royal goan beach club will always be in loss and the management companies ( at least 5 of them ) will make huge profits.i asked the club to provide me the balance sheet as per their constitution but to my surprise, after providing 2 or 3 income/expenditure statement, they informed me that they have replaced the constitution.they are not supplying me the list of members as they say that it is an private club.in short you can form your own opinion on the club
I agree that ther is no go for the member and he does not get value for money. Also the RGBC gives discounted accomodations to outsiders which are almost 1/3 of what maintainance they charge from the members.
Members just have to pay without any extra benefits and keep losing huge money every year. All complaints fall on deaf ears and no recourse from the law too.
Royal Goen Club is not reliable comapany.Customers should stay away from such cheating.They are not ready to refund our money inspite of verious request and letters sent to them.Not to take membership from the said comapny.
I am a member of Royal Sterling membership in 2005. from this year onwards I am paying regularly the yearly management charges. 1st year I could able to use their services at HYD for 4 days (1st year membership they given the booking) From the year 2006, 07, 08 and 2009 I have made four requests for hotel bookings for my family and my kinds and once asked for alternative cities available, Every time I used to get the pleasing apologies mail stating accommodations are not available. So far they have not given any single bookings from 2006 onwards for me even though I have given 5 years of management charges + initial huge member ship fee. Finally I got frustrated and asked for the refund of my membership amount. They straight away rejected my request stating that no refund of membership. I strongly belief that they are doing business to get the membership huge money telling false assurance for 25 years of membership.
Small write up on the money that you are going to spend for 25 years…

25 years management average charges Approx. Rs 7000 * 25 = 1, 75, 000.(Every year they are increasing the management charges)
Instead of spending money on these facilities, we can take the holidays on our own, with our own convenient time and with our own convenient locations for the amount that we are spending for the membership and other charges Without any obligations for begging them every year,
I will not recommend to anyone to get in to the clutches of Royal.

This company is a bloody fraud and a cheat who just demans annual charges and provided no service. Thier staff including their manager Jaysheel is clue less as how to handle customer. 0038562IVO was my membership number. I asked them for holidays so many time and they didnt entertained. And when I insisted they said it will take some more money as normal quota is full and it will cost me another 10, 000 bucks.
I wish I had the time to take these fraudster to task. Every one of these in the company is a bloody cheat.

I visited RGBC Hathi Mahal recently. This booking I got first time to utilize since 1996. Most of the times it was not available suitable to my vacation plans. The resort is really in a good shape considering the increasingly high management charges paid by us since last so many years.
I also visited one marketing session in Mumbai arranged by Karma for explaining a new product where the deposited amount will be returned with interest (after 15 years) with proper bonds, legal formalities etc. They also told us that if someone buy this new scheme, they will buy-back our existing membership for approx. 5 Lac. In this new product no annual management charges to be paid but the lump sum one time investment is very high ( between 20 Lac to 30 Lac).
In same session, I could find another option / information which might be useful for some o[censored]s which are financially affected. They mentioned that we can discontinue paying the mgmt. charges ( which is approx. 35000 as of 2018) but membership will be “suspended” and whenever in future ( say after 5 years) we want to again start using this membership, we can pay 2 years mgmt. charge as penalty and the membership can be restarted. This feature might be useful to “founder members” who are promised to get the money back after 99 years period or if the RGBC is dissolved/sold etc. This way the legal heirs of the member can recover some money in the future.
If many eligible members take such a step, RGBC will definitely wake-up and find some amicable solution which could be a win-win situation for all stakeholders.
Also, even if you win the case, the compensation is meager. Hence it will be advisable to inform the world about these crooks.
