[Resolved]  Rustomjee Global City Virar — Delay in construction work

Hello All,

I booked a flat in Global City at Virar in April 2009 and done the agreement in July 2009.
I was promised that I will get possession of my flat by May 2010 at the time of booking.
When I did my agreement they said you can get possession after by July 2011.
I thought it's a big project and might take little longer to complete. So I keep quit then.
And now the problem is during this 2 Years of time they even not completed the First Slab.
They have already taken money for second slab, which is from my Home loan.
I sold my old flat in a hope that I will get the new flat by 2011 and can shift there.
I am thinking for next 2 years they can't give me my flat.

I am paying house rent with home loan interest to my banker. For both the expenses I have to pay around 7 thousand every month for nothing. I don't know what to do now.
I can't go to court for the same because I am a working person and it's very time consuming.
And have no legal idea for the same.

Anyone is there who can help me out for the same.

Yeah exactly, they faced legal problem and VVMC(Vasai Virar Municipal Corporation) ordered to stop work on the site. They even didn't inform that there are some problem with project and will delay in progress.
After waiting for six months(on Feb 2011) they sent me one sms saying Stop work ban has been lifted and work is in full progress...

If the work is in full progress then since six months what they have done.That is nothing...
They cheated us like we are fools and they only target for big customers who can pay them 300K to 500K for a flat...

He explained me everything...and now I an delighted to have a flat in Global City Virar.
I can suggest others who are planning to buy a HOME for yourself then go to Global City Virar.

Can you post what is explantion they give, it would help us know on the whether there is progress on building. As we also have booked flat in 2009, waiting for possession without any communication from Rustomjee
Can Somebody tell me the current status of the project.
They have taken money from me for completion of 2nd floor slab.
I doubt now whether they have even completed the plinth.
I made the booking in Oct 2009 & was promised possession in 2 years
at the time of booking. At the time of agreement they changed it to
July 2012.
I'am a NRI customer and unable to make a personal visit to check
the exact status.

I was informed that possession of J & M Avenues has commenced(Oct 2011)
and booking has started for I Avenue
Is it safe to book?
Well guys Just booked a 2 bhk flat in Global City in recently launched Avenue I on Dusshera 6th Oct'11 & rates have already increased barely 4 days after my purchase. So guys go for it soon without any delays to avoid further
increased rates.One of my relatives owns a flat in J Avenue & he will be getting possession soon. If you want to book a flat in Virar then Rustomjee Global City is the best i[censored] intend to stay & also a good & wise investment as there will be a definite appraisal in near future. Also if you compare with the other builders as far as i had researched Rustomjee is the only one builder selling Flats on Carpet Area which is value for money apart from a wonderful & beautifully planned township .

Earlier there was this well known sand problem which has not only affected Rustomjee but also construction of other reputed builders in Virar thereby delaying the construction work & as a result possession delay which is now over.
Hello All

I had booked my flat in March, 2009 and that time they told me that i would get possession in October ' 10.
but when the agreement was made they made possession date by july'11 on agreement. after questioning the same they answered me like its all for there safety margin period n i would get possession before the date .
However, till today (25 th October 2011) there is no possession n further i think ( by seeing their construction progress) that there is no chance before july '12.

Friends they are also charging for Amusement Park Entry Fees from us also including outsiders. is it fair????

pls suggest me what to do?????????????

paras bhai ..u seem to be a broker for rustomjee ..please check his project elements in andheri 7 years on and no work has started .. hes havin major financial crunch so please be aware
One thing I observed with Rustomjee, they asked money for two slabs in advance. If plinth is ready they demand for second slab work and so on….

This is unfair

I Have been researching Before buying to buy flat for the past 2 years . In fact i was looking out to buy a flat in Mira Road prior choosing Virar lekin 2 BHK ka Budget nahin baith raha tha & secondly Mira Road mein kabhi future mein rehne jaana pada to train mein Chadhna is next to impossible during peak hours . Thats why i chose Virar.

Mere 6 October'11 ko Book karne ke baad same flat ka Wolog 1.5 Lakh Badha kar bech rahe hain .Recently aur badhne wala tha but ive not checked so far. My area is 510 Carpet 2BHK . Flat cost mujhe pada 30.60 Lakhs on booking. Its a 14 storey tower - Avenue I & i have been promised possession in Dec'14.

Unke Andheri project ka pata nahin Bhai & secondly im not a estate broker nor im promoting Rustomjee but i personally feel Builders cheat by providing flats on Super built up / Built up area jisme loading ke naam pe they eat up around 40 - 45 % of the area & actual carpet area which you get eventually is very less. My brother in law is getting possession very soon for his flat in J Avenue for which the work is around 90% complete. .

- I agree it is not fair. They should not charge from Global City residents.

Even I am facing same problem.

I have booked my Flat in avenue J (building no 8)

I booked a flat in Global City at Virar in June 2009 and done the agreement in July 2009.
Even I was promised that I will get possession of my flat by May 2010 at the time of booking.

When I did my agreement they said you can get possession after by July 2011.

Now when I have raised my voice, they have send me letter in which revised possession date is mentioned as August 2013... They are just dragging construction work because of their internal problems..we have Nothing to do with it .

Even they had taken advance for 1st and 2nd slab one year back and work for the same has not been commenced.

I suggest, we all should come forward Jointly, then only they will realize value of customers
We may jointly take any strong decision for betterment of our future.

what these people are doing is not known. Every time at the expected possession date they are extending the date without assigning any reason. how these people are operating one side real estate market is in slowdown still they are unable to complete the existing project. They are loosing their own money with customer's money. If they will complete the project early they will also get some profit out of that money. More the project will be delayed the cost of construction will also increase.
Again these people has increased their date of first possession from Dec 2011 to Jan 2012. God knows what will be the future of remaining projects. I really have a sympathy with those who have sold their house and invested in the project and staying in the rental house.

We all are in same on boat...Mr Bala gave me a letter in month of Oct 2011 stated house would be ready by Dec 2011. I have that letter with me still but no used.

They keep giving us false promises nothing else and now they are used to it. They do not have any fear in there mind as they no we do not have anything in our hand to fight with them.

My suggestion to meet all together and word with them and pressure on them to do something. Election time is always good for Mango people.

Please call is anyone interested to come with me there to word with them. I want they pay my interest to the bank else allow me to settle my flat without any charges or give me possession soonest possible.

I think you should all form a group in google groups and try as much as possible to get people who have booked together.
I have also booked a flat (1 BHK) in Rustomjee global City, Virar and whenever we call for the status we are geting standard answer from them that project will be completed soon. I have paid only two EMIs. They have started Amusement park but they have not yet completed Residential project.
We have also booked a flat in J avenue in June 2009. I understand from them that they have completed only the plinth work. They took for the 2nd slab money in the month of July 2011. Is it takes 7 months to complete one slab... quite surprising...If this is the progress when they will us possession...
