[Resolved]  Santhimadom Builders — Villa rent or refund

Dear Sir/ Madam,
I am working in Dubai and residing here with my family for the last 12 years. Its late 2008 we met Mr.Rajesh (son-in-law) of Dr.Radhakrishnan (chairman – Santhimadom Builders) and booked a villa with them for Rs. 35 Lakhs. (Rupees Thirty Five Lakhs) / Project name : Munimada and 5 Acers land in Madurai (Tamil Nadu)

Hand over of the project (villa) was scheduled in April 2009, lack of fund I couldn’t force them to stick along the schedule.. but by end of 2009, I managed to give them Rs.29,50,000 (Twenty Nine Lakhs and Fifty Thousand) and by June 2010 the full amount of 35 Lakhs was paid…… sourcing most of the fund by Bank loans in India and UAE.

Their promises (Santhimadom) were they will pay us back a monthly rent of Rs.25, 000.00 (Rupees. Twenty Five Thousand) as monthly rent from the very next month once the full payment is done. After frequent e-mails and telephone call till October 2010, I finally got my first rent in October. But to by disbelief there was a mail from Santhimadom stating, they have some another projects for hand over and they are going to discontinuing with the rent….

Now I lost belief with the Builder and I request them to hand over the money with interest……..I have two daughters and its hard earned money saved for their future….
Santhimadom is playing with their feature……..please help me in getting this money back.

I see lots of complaints and i am also one of them why not we form an association and take up deficiency of service jointly with the santhimadom and also if required with the local police and also take legal recourse jointly. please reply at [protected]@gmail.com
Santhimadom has registered the land in the name of Mr.Pradeep Kumar and also his own building permit the villa is constructing and it is the finishing stage. We don't know why he is putting this much complaint. His villa will be completed in April 2011. After that only we can rent out this villa and pay the rent regularly. He is all the right to dispose the villa to anybody because this is his own name. So Mr.Pradeep Kumar is worrying unnecessary.

It is not only Mr Pradeep but many others also in same situation. Pradeep is complaining and worrying because it is his hard earned money (35L). that maybe a peanut amount for you (santhimadom) because you are making crores from villa deals.

I am also one of the victims. You promised me 25, 000 /mo rent if i completely pay 35Lakhs. So i paid about 1 and half years ago and you gave me only 4 months rent. Whenever I call mr rajesh he cant get the signal to speak. always bad signal "if i call". If I call to his highness Sheikh Dr. Radhakrishnan, he will handover the phone to secretary immediately and acts as busy. This is called breaching of contact and cheating in normal language. So I think we have to register case against santhimadom for "breaching of contract" (1 year rental agreement).

I dont want your stupid villa I just want my money back with simple interest. Else you must pay 25000x12 as per the agreement. Santhimadom is clearly cheating thats why now a lot of plots are there left as unsold. Who will buy and trust this type of builders. Now new promise is coming as completion by 2011 April. Wait and see what happens then!
I bought the villa with lot of false promises from the great Santhimadom Chairman Dr. Radhakrishnan. He told the villa will be completed in 9 months and now after more than 3 years, again they want full payment and they promise to hand over the villa in 20 days!!!

With only 5 lakhs pending, having paid already 61.5 lakhs, and not even 40% of the work done over the past 3 years, how can they complete the rest of the work when they get the full payment and that too in just 20 days!!! When I bought the villa land, it was on top of the hill, and the site-engineers suggested me to buy that plot for the great view, but a year later when I visited, I could see no more the plot on top of hill, they have flattened the whole place, the view is no more and I could see a hill on back of my villa. What will happen if there is a huge rain and land slide happens?

Again the management says we are planning to buy the land behind my villa. A villa is not complete without completing the infrastructure for the whole colony which includes proper roads, current, security etc..surrounding each villa with herbal fence..and now I hear no much such things from them but just completing a house is now a big hurdle for them!!!

Even if they complete the villa, can anyone stay with a family without all these basis facilities, and whatever they promised are also included in our villa cost. So just completing 1 individual villa doesn't mean the villa is complete, they should it complete it for the whole villa community will all the commitments/promises given by them, and I guess that is what is included in our villa cost as well.

When I purchased the villa, I also selected a good location ( a corner of a junction) in the map they provided but when i visited the site I could see the location I selected was alloted to some other persons of their interest. These are bloody stupid bast***ds they dont have any basic culture or manners. They are not going to finish anything in April 2011 as they promise now, I BET.

We don't know why the peoples unnecessary worried about their villas. Every body knows the projects can be completed with in two or three years. This is a big projects as usual need sufficient time to complete. Some peoples are making complaint with out mentioned their names. We had a doubt they are not real customers. As we promised their villas can be completed and hand over to them as per the agreement. We are planning to give all the finished villas as per the direction from Kerala Tourism Department. After that only we can give the rent to the full payment customers as we promised. Our earlier two projects already completed, any body can come and see the projects at any time. We are responsible and answerable to any body for their doubts and queries.

It's me Pradeep here, only today I happen to see the comments posted by Santhimadom against my complaint. Mr.Radhakrishnan, don’t think you can make this world dark by closing your eyes. You can make somebody fool sometime not all time, world has come to know of your real colour, you don’t have to bother saving your white skin.

Who wants your villa we have chose this project expecting to get regular rent and that too as promised by you on completion of full payment. GIVE BACK THE MONEY!!

It's all nonsense I haven't received any permit (tax allocation). Yes, the villa is in the finishing stage for the last two years (even today it's in the same stage - dated 24.12.2011).

Where is the rent ?. Santhimadom has stated rent will be released to people who have paid the full amount. It's two years now I have paid the full amount and what I have got back was two months rent. Where is the Madurai land ?? Yes I do have worries on my hard earned money and so does every individual invested with Santhimadom. It's somebodies dreams and future you have put into jeopardy.

What I request Santhimadom is not to waste time on posting clearance certificate on companies profile. Everyone by know the clear picture and intention of Radhakrishnan and it's trusted institution.
I too booked a villa from santhimadom at Mattom on 15/01/2011 and accordingly they agreed us to pay 50% of total amont and remaining amount they will arrenge a bank loan for the same. And they promised us a 10 cent of agricultural land also register with this villa free at sorrounting guruvayoor.For the same villa named KANAKAM at mattom I paid Rs 1700000 (seventeen lakhs). on 23/05/2011. They are agreed to complete the villa within one year and handover the same with all respect. Till the date they are not even completed the foundation work.(the partily completed foundation work quality is very very very poor).I met with Dr. Radhakrishnan regarding this matter on 05/03/2012, he told me give a letter to office and we will resale the same and return your money within two months .But there is no progress in this matter.In this stage I dont think they can complete the villa within years and years.Their promise was false and therefore we are not interesting to continue with this project.In this condition we request to the Santhimadom Builders to return our money with interest as earlier as posible.My mobile no. is [protected].
