Bangalore has emerged as a true paradise for IT professionals. The city has transformed into a habitat for huge MNC firms and the people have been migrating to the city in aspiration of better lifestyle and career. With the ever increasing population of migrants, the demand for real estate in Bangalore is also booming. The residential apartments have become the most sought after thing. People getting hefty salaries prefer to go for a place to live where they can maintain their international standards of living alike to their working.
The bungalows and gardens of Bangalore were once used to be a pride of the city but gradually they are being replaced by the real estate projects. As the space is limited it is becoming a big concern for the authorities of Bangalore to provide residential spaces. Therefore, the authorities are promoting the apartment system in the city and hence many new projects have come up with a solution to the space crunch. Many real estate agents in Bangalore are providing residential apartments with basic facilities, while some are providing luxurious embellishments.
Depending upon your budget, location and facilities, you can have multiple choices before you for buying flats in Bangalore. Real estate developers are mainly coming up in South Bangalore and are offering flats for sale and with ample of security, affordable pricing, and better amenities. As independent houses are more prone to theft and other types of violence, people are opting for a place where they can live without any hassles and rely on services like Identity checks at gateways, intercom, 24X7 security, power back up, rain water harvesting and mini shopping complexes inside the residential societies. The flats in such upcoming societies are selling like hot cakes.
The real estate developer also needs to check if any environmental issues are involved in construction of any sites or not. There should be clear approval from local authorities to ensure that the environment and people in the area should not get affected by any construction. Also the manpower involved in construction should not be put at any risks while developing any real estate projects. All statutory compliances should be followed as per industry laws. The land developer can assure the customers that he is not making any compromise with the quality of material used by taking the clients to construction sites regularly.

Best Project i have seen in bangalore .There some people who are writing false feedback, if any body who think that suncity gloria has done something false pls contact we are ready to face him/her

If you plan to deal with any of the above, be prepared to be cheated. Not convinced?? See the feedback around in internet. Still not convinced?? Goto Suncity apartments and checkout their security, boundary wall, commercialization, missing maintenance.

This is what Gloria will be in next 5 years.
1. Half built and construction still going on for the other half.
2. Builder controlling whole complex, trying to buy land around it. And when he buys land around, he will make that as a phase 2 and phase 3. Construction keeps going for 10 years around the apartment. People fed up with EMIs beg for a apartment.
4. In 2025, the club house will be built.
5. In 2030, the swimming pool becomes operational.
6. Suncity builder launches another project in Bangalore. Comments that problems in gloria are temporary.
7. People are debating that Gloria was just bad luck. New project will be successful and they buy.

History repeats again.

Get out now. Run. Even if you have given advance money to the builder, leave it and run.
The builder of Suncity Gloria has not done justice to his earlier projects. I went and checked with the Suncity residents (a few of my friends). Following are the issues.

a. No boundary wall post the building completed 5 years back
b. No amenities as promised by the builder in sale deed. (club house/ park etc)
c. No swimming pool as promised by the builder in sale deed.
d. Cheated on the open parking>> public road was sold as open parking
e. Pathetic maintenance wrt security

residents have moved to the civil court and consumer court to fight against the various misappropriations done by the builder.

There is no more data required to prove that this builder is totally non trustworthy

We see builder is saying all the flats are booked and only few options are left behind lot of issues mentioned above. Not sure what could be the reason around it. Is it because builder himself want to sell the flats at higher cost instead.

It is in your best interest to stay away from Govindachary, his 2 sons and Company from CLPD. Latest feather in their hat - they stopped maintenance for half of Suncity without any handover to association. The residents are running around for electrician, housekeeping, plumber, security etc...
Unless you really want to jump into the well, stay kms away Gloria and their other projects (one on old Madras road, a villa one launched by one of his sons in some new entity name)... Their entire setup is fraud...
After all the hue and cry from the residents, Builder finally constructs the swimming pool in Suncity. But surprisingly it is used for marketing his new projects and residents are not allowed go near it..read the full story..

Even after the construction of the Suncity Apartments, builder and his goons are controlling that place. They have setup a slum in and around Suncity to put up the labourers working for their other projects. These people roam around freely inside the campus and anybody who question this are threatened by the goons of CLPD. He is running a parallel government in Suncity. They are probably the worst builder in Bangalore for no doubt.

Builder and goons are threatening residents when they brought in a vegetable vendor, since this is hampering the sale at the supermarket which was monopolizing the business in Suncity. The supermarket itself was illegal in the first place and run by builder's family.

If builder is not ready to understand the pulse of the residents of Suncity, next protest will be in front of Suncity Gloria.

Builder has been telling everyone that Railway line is not an issue. In Bangalore everywhere you can find railway lines. There are only 4 trains that pass through that railway line.

Now is the time for some truths.

1. This railway line goes to Salem.

2. There is a railway station around 250 meters from the project. Usually trains horns just before reaching to station.

3. There is a railway crossing around 25 meters from the project. Usually trains horns just before reaching to station. Especially at night.

4. You can see list of trains stopping at this station here. Apart from this some other trains goes through this line (no stop at this station). If you add Goods trains also, The number of trains through this line is more than 24. That mean a train every hour. That means a honking train at 3:00 am in the morning.

5. Salem is a single line currently. There is a plan to make salem a double line. That means in near future a notification will be issued for acquisition of land for double railway line. What this means for Suncity gloria. All the greenery and baseketball court, tennis court marked on the suncity gloria plan will be demolished and taken over by the railways. You will be left with a building and you apartment.

Hi All -

This is a query to all the people residing within the blocks right next to the railway tracks, especially the apartments that face the tracks - Please suggest a way / best practice, to reduce the noise made by the passing trains, especially, throughout the night.

I stay on the 10th floor, and keep my bedroom windows, and the door closed, however, that barely takes care of the problem.

Please advise, if anyone's been successful in tackling the issue.

Its a problem not only for the flats facing tracks - the noise is so loud, it reverberates through the whole complex. I am not sure why they whistle so much in the nights. Also, one train goes so fast that the whole complex shudders.



No idea how to tackle this issue but some thing we need to investigate on how to solve. This seems like major problem for Shantiniketan complex. With a community as large as this, we should be able to put some pressure on railway authorities to mitigate this, at least in the nights.

Yes, by the day, the noise is getting out of control. Its frustrating to see that especially in the nights, trains keep standing and whistling. I took into the apartment just about 2+ months back on rental basis, and haven't been a able to sleep peacefully even for a single day.

I did check with the Sound proofing person, and he suggesting putting double glass on the sliding windows of the master bedroom, and the bathroom attached. However, that would lock the balcony forever, as the glass would be a permanent fix. Also, the bedroom door would need to have another wood plank attched to it. While that does sound to be the only option, is there any other way that I could have my balcony from getting shut down permanently? On the other note, I do have heavy curtains, which I specially got done at a decent cost to get the noise in control, however, to no use.

On the other suggestion of taking it up with the railway authorities, I think it would be a great try, even if they get convinced of not having the trains to whistle in the night. I am still fine throughout the day, but one does need peaceful sleep in the night. And may be it's psychological, but the nuisance is just increase by every passing night.

As per Railway rules as far as I know the drivers are suppose to honk when approaching or going from stations, approaching railway crossing or in some other areas / circumstances. I dont think they are doing it deliberately but just following the rules as mentioned. If they dont honk if they were supposed to and some accident happens and in an enquiry it is found they did not folow the rules they would loose the job. I am also saying this because my father was in railways earlier and do know that for operations part the railways are bit strict. Anyway there is no harm in requesting the railways if they can stop the honking but then that may require contacting the General Manager of the Railway division

Throw these emails in the face of the marketing people when they tell you the next time that railway line is not a problem.
what are you really complaining about? that the land used is under litigation of somekind or clearences have not been taken?
