[Resolved] Unitech Unihomes — NON PROVISION OF REQUIRED PAPERS | |
I purchased a floor from M/s Unitech Ltd. (Unit No. 0018A Block –B, Floor-01- NRUH UNIHOMES (SECTOR 107), UNIWORLD CITY MOHALI, CUSTOMER CODE: UHM0103)on 04.11.09. As a consumer, for the purpose of availing housing loan, I demanded copies of the following documents from them. License obtained by Unitech for the project. Building Permission and Plan duly approved in which my dwelling unit exists Papers on the basis of which their title to land could be ascertained. Approval from GMADA/PUDA, the competent authorities Specimen of tripartite agreement if any to be signed with lenders of the purchasers Permission/NOC to me to mortgage the floor in favour of State Bank of India for raising loan I believe, as a purchaser, who has made initial payment to company, I am entitled to these documents from the seller. Despite a large number of letters, fax messages and e-mails continuously for the past 2 months, I have not received any response from the company. Their officials named Sh Ravindra Arora and Sh Kamra are arrogant and evasive in their replies. Even their Chandigarh Office returned the Bank's lawyer who went to verify the documents, empty handed. Due to the above reasons, the company has not only infringed on my rights as a consumer but also denied me the opportunity to avail loan for the house to be able to repay their next instalment which falls due on 03.02.2010. I need to mention here that the company has still not even started developing the area but is demanding 30% of value of house. As the documents demanded are public documents the company has denied the general public information regarding the licences and approvals obtained by them to develop the project. Due to these non-disclosures general public can be misled and duped. The emails to their corporate email IDs have not been responded thereby rendering the corporate governance questionable. Company's recent track record with the public too has not been good. Kindly intervene to resolve my complaint as in the era of Right to Information Act not only the public authorities but also the private companies, persons have to be responsive to the needs of public. unitech has started so many unihomes project and diverting the money to service their debts and old unfinished projects that even God doesnt know hen they will complete the projects...everything is farce in unitech...god save people who invest there hard earned money in unitech..may God Bless Common Man

Thank you for the message. We two friends were considering buying some property in Mohali. We will steer clear of this project and also warn others.
But I think that may be there could be some reasons for it and possibility of a miscommunication could be there. I think if you move it through proper channels the work could be done.
I guess the problem you are facing is because of miscommunication. I am sure that once you communicate your problem with proper authorities within the company, you will surely get your solution. Just be patient and wait for the problem to get resolved rather than freaking out.
I have already filed a case against UNITECH against their one of the project wherein even the construction has not been started and the consumer court has directed the builder to refund the amount with interest, and cost of litigation and deficiency in service and unfair trade practice has been proved against the builder.
