Hi,
I had took a home loan from DHFL in the month of Sept 2008 and at the interest rate of floating 11.25 % but within a 2 months I got a letter that your EMI is not sufficient for repaying the loan amount so we are increasing the rate of interest which is mentioned on the site of DHFL. But i searched on the site for the information about increasing the rate of interest but i didn’t find anything. This is the clean cheating DHFL is very poor in service and they charged a processing fees 1.5 % which is higher than any other bank. Very poor bank especially Kondahva Branch.
if anyone can please help me.

I too confirm that DHFL is offering very poor service and i have faced lot of problems while getting loan. i got the loan after 1 year during the year i have submitted N no of times the bank statement and payslips.
ultimately they have charged 50, 000 towards cheque issue. this was my bad experience at Himayat Nagar branch particularly Nagender is the sales executive he is an and he tried to mitigate and tear the papers 2 times for the bribe. if anyone wants evidence for reciept of money by nagender i will produced the recorded conversation.

I also applied the Home loan on dated 9th june-2009. At the end I have got loan from DHFL vyasya bank, Pune Near FC road branch. I also observed very poor service from them... Also at the time of loan agreement i.e. on 2nd sept-2009 interest rate told that 9.75%. However at the disbursement of loan amount they increase the loan amount 10.25 floating... it's really bad..

cheatting customers, very bad approch and behavier to the customers by the manager, not reducing the interest rate the other bank reduces.dont go for dhfl home loan .better than that is to suicide...
its true this bank is cheating poor people. every bank has decreased their rate of interest but i m still paying 11.5%. they told me to pay 3% and after that they will provide me 10%interest rate. now how is it floting
I have submitted all the necessary documents to DHFL representative three months before because I have to complete my renovation before my marriage which is held on OCT-21-2010. Finally my loan has been sanctioned one month before as per Vellore BM statement; I was following up with them for my cheque, during this period they had visit my property. But today[protected], I called to BM regarding my loan status, instead of positive news; I got news from BM that “Sorry we are unable to process your loan”
I have given DD to DHFL, I have given my blank cheques, I have given all my property original documents to them.
Reason which I heard that, the property is interior (80 % of places interior in India), I accepted this is your company policy. They would have told me that before applying my loan otherwise would have told me after ten days. Simply they have declined my request after several efforts. It’s not mean that again I request you to approve my loan.

I took a plot loan on June 2011 for 15 lakhs - 10 yrs tenure with 11% as interest rate. They sanctioned the amount by fixing EMI as Rs. 21203. The very next month (July 2011) they increased interest rate to 11.25 % and again next month as 11.75% and based on that they increased my number of installments from 120 months to 129 months without any intimation. Since then they have not decreased the interest rate, it remains same as 11.75 till now. With this decision I have to pay 9 installments * 21203 = 1.9 Lakhs extra. I feel this is like perfect cheating where they canvas customers with competitive interest rate and once become customer they shoot up the percentage in very next months. They give explanation as usual like RPLR, Lending rate, RBI etc. Even though my loan is floating, how can they increase the interest drastically in their own way? is there any regulations against such marketing tactics of NH Banks?
how is our banking regulatory system allow such well-planned marketing tactics? Please do something, not just for me but against such unethical business they do and to avoid any more victims Thanks!!
Still DHFL charges 11.25% rate of insterest on home load. such a finance company.

already home loan rate of interest low as compare DHFL..

i suggest you dont go with DHFL home load.

    I took Housing Loan from DHFL in Floating Method @11.5% and PLR @14.5%. Our Finance Minister & Reserve Bank of India has lowered down the Interest Rates for Housing Loan. Several Nationalized & Private Banks has also reduced their Housing loan interest. On asking DHFL Officials, they are responding that as and when the govt will lower the rates, we will also lower down, it is set in the computer and will automatically lower down. I had gave them Post Dated Cheques mentioning the amount as what the interest rates was at that moment. Now the interest rates has been lowered down, but they are giving me several excuses. It is simply a cheating case to the consumers. Govt. may ask the Finance Officials of DHFL of their charging of Interest Rates.

    I totally agree to you. They raised the interest rate three times in a year following the other banks. But when other banks have announced and indeed reduced their rates, DHFL is maintaining status quo. They talk excuses when contacted. It is a private financial institution and have no transparency in the system of rate fluctuations / Calculations.

    Even I am facing the same problem. My tragedy is that after reducing the rate of interest by RBI and other private and nationalizes banks DHFL increased the rate of interest just after two months form the date of loan sanctioned. Pretty poor reason they gave for increasing the rate of interest "EMI paid by you is not sufficient for the repayment of loan taken by you" this mean after two months of sanctioning the loan DHFL comes to know that EMI which am paying is not sufficient for the repay the loan amount. This is very funny I have the written proof of this statement from DHFL.
    DHFL has been in Housing Industry for the last 25 years, mainly focussion on the needs of the Lower Middle income group. It had financed millions of houses even in the very remote areas. In my experience they are charging reasonable interest and not charging any hidden charges

    I am pradeep kumar and also facing the same problem with DHFL interest rate should cut accordingly.as all others bank reduced their interest rate accordingly.

    I have face such problem 2 times due irresponsible DHFL official.
    Also after this kind of things only customer have to suffer the employee and the upper management does not take any action to help us.
    So overall experience is, they just cheat you to not to migrate your loan from DHFL to other bank by the fake promise and then customer has to just suffer financially and mentally.
    I had took loan from DHFL At RATE OF 12% INTEREST NOW INTEREST RATE IS 8.85. I Visited Head Branch For Reductions In Interest Rate But they said in last 1 Year My cheque was bounced 3 time that's why your record is not good and they are not reduce my interest rate

    Hello,

    I was quite happy with DHFL, except enforced Life insurance I have to take initially.

    But recently I noticed ROI is reduced to 8.85% ( as per my loan type), but I am paying loan against higher ROI.

    Since I have opted for Flexible Loan Type, it should be 8.85%.

    Here are my details:
    LOAN ACCOUNT NUMBER 1102761
    I did not reply here because as per your comment I emailed on [email protected].
    After that I went to Netaji Subash Place Branch on 30th March 2018, where a DHFL team helped me change my ROI as I was eligible due to good history.
    It was promised that if I pay Rs. 2950 as fees to convert my ROI from 9.85 to 8.85, it will be be effective from 10th May 2018.

    I did the payment on next day i.e. 31st March and send the email to [email protected] and DHFL Response <[email protected]> on 31st march 2018.

    But today I see that my ROI is increased to 10.05% instead of decreasing?

    What is happening? I did not pay the fees to increase my ROI.
    DHFL are absolutely ripping their loyal customer's. My Home loan ROI has increased thrice from 9.85% to 10.72% which equals a personal loan interest rate. I tried emailing [protected]@dhfl.com and DHFL Response and the response they gave was very lame which seemed to be copy & paste from their templates. They didn't give any option to lower the current interest rate even my EMI has been increased without any prior notification.

    I have given several chances to DHFL but now I've decided to transfer my loan to Banks offering lower interest rate. Thanks DHFL for such a horrible experience!!

    DHFL has increased my rate of interest to 10.72% which as per current market conditions for few banks equals a personal loan interest rate. Also, this time increase of EMI 13001 to 13235 per month wasn't notified to me via SMS or letter or email.

    This is way too much. I have been paying my EMI's on time without being defaulter even a single month. And you guys are ripping loyal customer's like me and leaving me with no option but to move out of your services.

    WHAT THE HELL

    These scammers need to be taught a lesson.

    I will be filing a case in consumer forum
    I took Housing Loan from DHFL in Floating Method @9.85% in Nov 2016. But as per recent changes, ROI has been decreased sevreal times. Other banks had reduced their ROI and offering Loans at around 7.50% or 8 % (max). But DHFL is still charging us higher ROI. On asking DHFL Officials, they are responding that the scheme has been kept on hold . I have been calling them continuosly since Dec'2018 but they are repeting the same answer. This is a clear case of cheating.
    When they want to increase the ROI, they do immediately. but when asked for lower ROI, they give give reference to RBI guidelines. Now the RBI has reduced its ROI several times, why DHFL is not responding and giving effects to its consumer.
    Is there no one to do the reality check.

      Never go fror Home loan from DHFL almost all are suffering

      Very very very poor service provided by DHFL. I took a home loan from DHFL and they harass a lot during sanctioning the loan charging processing fees much more than any other bank and many more hidden things in loan which we come to know after sanctioning the loan. And after sanctioning the loan they increase rate of interest within 2 months. So shocking and horrible. Worst service and am planning to switch home loan from DHFL to any other...

      I have applied for home loan and gave all the papers of the same including processing fees.they verified all and told me that next week is the registration we are waiting for morethan three weeks but they dont say anything.if i call him to ask what is the status they dont pick my call.after that i came to know that dhfl is one of the cheating company there motive is get the fees from ourself. dont go for loan in dhfl home loan or any other product they offer.

        i have applied home loan in dhfl. i gave all the papers they need and paid the processing fees too.before getting all my document they contacting regularly.then two weeks later they dont inform whether my loan as been sanctioned or not.i called him but they dont pick my call.if they pick the call, says that iam travelling or iam in meeting call you later.main aim of the DHFL company is receive the processing fee after that they wont contact you.so please dont apply home loan in dhfl.apply only reputed bank its good and safe to our property too.

        Very very very poor service provided by DHFL am also one of the customer of DHFL and during sanctioning the loan they harress a lot me and processing fees is much more than any other bank. After sanctioning the loan within a month they increase the Rate of interest. It is shockable i want to transfer my loan. please suggest me

        We have taken a loan for buying new home, from DHFL at that time rate of interest was 9.25 %, today we are paying at the rate 14.50%, they have increased the rates suddenly but while reducing the interest they are saying it will take a time, take another loan from us etc.etc.
        I urges to the RBI Officials to please look after this matter you must have hold and control over private banks.
        Rather i will tell everyone that DO NOT TAKE HOME LOAN FROM DHFL.

        DHFL — Cheating (5% for fore closer)

        DHFL told 2% fore closer charges when i took loan. Now when i asked for the statement with forecloser charges they asked me to pay 5% (which is 50000/- for 9, 12, 000 loan amount).

        Please think before going for DHFL

        I had foreclosed housing loan from DHFL & paid 5 %. I had raised complaint with there operation manager. Is ther any way in which i can get refund of 2 %.

        we have taken loan from DHFL Rs. 2, 30, 000/- on Sep 2003 at the time loan the interest was 9.25% (shocking) today it has reached up to 18%, they have increased the rates suddenly but while reducing the interest they are saying it will take a time, take another loan from us etc. At the time of loan we asked them that if we want 2 repay the part of loan is there any facilities ? they said yes u can and the intereset will be accordingly for the balance amount. Now (on 21 Oct 2009) we want to pay the part of the loan 1 lakh, they refused to take saying that "there is no provision like this if we receive this amount we will have take interest of @ 2% .

        Dear freinds, this is not complaint, but truth
        presently some private housing finanace companies in market obiveosly they got permission from central government, and have restriction to fallow central government norms and rules [DHFL, GIC etc].
        central govt body has decided perticular RPLR to every housing loan provider banks, which may be govt nationalized, private or non banking private housing loan provider, RPLR or PLR means retail prime leading rate this is fixed which is around 11% to 12 %for nationalized bank[LIC, SBI, ANDHRA BANK ETC], 13%to 14% for private bank[ICICI, AXIS, HDFC etc} and 15% to 16% for [DHFL, GIC], which means loan provider bank or pvt comp. cant go above this range.
        now due to market race and competition, they[means bank and pvt company] first give attractive interest rate to customer like 7.95%, 8%, 9%, 9.25% etc, but after 3 months or 6 months they renew their interest rate at present it is 1 to 2 % less than their PLR,
        and also closeing or due ammount pay is different
        so my advice to go towards nationalized bank for housing loan, i know to get loan from these banks is hectic and more paper work needs, but its not 100% strict, to give loan each bank gives positive and negative points in ur income, job, practice shop, income returns, education, deposite, assets, dependable persons, childs ., property etc and give points to each, i[censored] got above 50% point u will get loan.
        it is easy to do one time process inspite to life long hectic headache, so go towards nationliazed bank for home loan.

        DHFL is highly irresponsible organization, i have ever came across

        Maneger in DHFL keep promising the same thing and has no shame of repeating the same line for 20th time. If you really want to waste your time and money then DHFL is best place to apply.

        To all your surprises I have got good service from DHFL, I have taken loand at the rate of 8.25% and it will be fixed for first three years... about the service also ..it is quite good so far. .. I have taken the loan before 3 months...

        DHFL — NON RECEIPT OF FD RECEIPT

        DHFL IS A WORST AND IN EFFICENT COMPANY. IT TAKES ALMOST 2 MONTHS TO GET FIXED DEPOSIT RECEIPT. BEAWARE

        I have closed my loan a/c with DHFL as per their demand letter now they are refusing to release my property papers and demading Rs 3.00 lac more on the sanctioned loan of 1.5 lacs saying that the property value is higher

        as per my best knowledge the rate of interest is always based on PLR, so it is impossible to charge high rate of interest, further all the terms and conditions are in written in agreement. and the service provided by the company is depends upon the marketing representatives, sales managers, how seriously they follow up the cases.sometimes the loan file is discarded becoz the applicant didn't fulfill the parameters of DHFL. In this condition the company should not be blamed.

        dhfl is a fake bank dont go with them. they didnt know how to talk customer. when we are taking laon everyone is good & talking politely with us. but when all procedure is complete then they treated worst.         DHFL is looting people. Initially they sanctioned loan at the rate of 9%. After 2years they increased to 12, 5% and in the 3rd year to 13.5% which is atleast 3% than any other public sector bank and god only knows how much they increase more. Real blood suckers. I advise everyone not to go anywhere near this bank unless u want to suffer.

        It is over three months now, but I have not yet received the FD receipt which I applied in Nov. 2010. I have not got a single response from their side. PLEASE DO NOT WASTE YOUR HARD EARNED MONEY IN THIS COMPANY.

        I am also a victim of dhfl
        Respresentative of DHFL assured loan amount of 85% and asked me to make an agreement with builder and made the sale deed as per their guedelines only, but finally after taking one month the loan is sanctioned less than 75% at that time I was unable to pay the balance amount to builder or there was not time to take loan from other branch because of your representatives false assurance I lost the flat. I am filing case against this committment and I am also losing the amount paid to the builder because of some modification done because of your assurance. I want to know what action you will take against this false assurance and time waisting. If they dont have power they should not commit first they have to send the file and then only they have to tell the eligibility. Please let me know what action you have taken. I have already rasied the complaint in concerned department regarding this injustice.
        DHFL Is Cheating Bank.Don't take loan from DHFL. They Charge Insurance is Very High as well as Processing fees also too high. Pls don't take loan . I am from Erode. I am very sufferd due to DHFL.My Contact No [protected]
        This is one of the worst finance company in India. They never bothered about the customers problems. Am the customer of DHFL from the last three years they never informed me when my rate of interest is hiking and EMI details. At present they are charging me 14.5% rate of interest which is comparatively very high.

        Its my advice to all new customers pls dont apply home loan in DHFL .
        i have received letter from DHFL to deposit the revised cheques as the ROI is revised. i have deposited the revised cheques. i am surprise to see both the cheques my old cheque in the month of august and my revised cheque in the month of august has been presented in the bank and one of the cheque get return due to DHFL mistakes. this is the blunder mistake did by DHFL. i should get the apology letter or i'll go to the consumer forum to book complaint against the DHFL.
        it very true that this company do not value the peoples time and confidence. never deal with DHFL for any loans as the employess are fit not nothing.
        That people working at DHFL are wanting bribe and unnecessarily delaying the process of sanctioning loans.
        why dont companys do a check on these kind of issues.

        I have gone through all comments and I feel that one must read all the papers before signing a doucment, consult an advocate, when the terms are not clear.

        I had taken a vechile loan from Indusint bank, and my sister has taken from cholamandalam, since no nationalised bank could give us a vechile loan. But I feel with private banks, we are more comfortable with documentation, quick processing etc.

        before taking any loan we know what is the processing fee for loan, we know the interest, wheather fixed or floating. We do it knowingly, we get the loan hazzle free and blame them when there is a hike in interest rate. Both the loans are closed now and there was no change in terms and condition. Now I am planning to take a home loan and this time also I shall approach private bank and I wanted to go with DHFL. Since I have read all the comments i will be very careful while signing papers.

        It is not fair to come into a conclusion that a company is bad just because of few bad people and these bad people will now be with someother housing finance companies. DHFL should make an enqiury and do the needful

        DHFL — DHFL is charging me 3% of total outstanding amount as a penalty to close this account

        I have taken a home loan in 2009, due to more rate of interest charging by DHFL, I have approached by other bank & got approved, now DHFL is charging me 3% of total outstanding amount as a penalty to close this account. This is over loaded me about 60000/- please support.
        Please don't apply loan in DHFL. I applied for loan amt of 17 lac but they sanctioned 15 lac. After somedays they reduced the loan amt to 13 lacs and hiked the intrest rate to 12.5%. I was not in postion to cancel the property becoz they have take all the processing fee and also i paid 50% amt to vendor. If i cancel i wil be in loss from both end. Please suggest me to transfer my loan to some other bank with less intrest rate. My email id [protected]@yahoo.com

        Also he has been shared good information about RPLR, on which our rate of interest is depend. Thanks for these information.
        One of my friends had taken loan from DHFL, initially he got it at minimum rate of interest but within few months. DHFL had increased it at very high.
        My suggestion is nationalized banks are best like state bank of India but if you face problems while getting loan from nationalize bank then HDFC is best.

            We had taken a loan from DHFL for our new flat. While taking the loan the rate of interest at which it was approved was 9.25% floating. Then after a month they increased it to 10.25% without intimation and within another month they have further increased it to 11.50% without intimating us. And now they refuse to give us the provisional certificate and are asking us to pay the diff arised out of the rate change. Can somebody pls guide what are we supposed to do. They also say that PLR rate reductions do not apply to existing customers. Is that right??

            Very very very poor service provided by DHFL. Am also facing the same problem. I also took a home loan from DHFL and they harass a lot during sanctioning the loan processing fees is much more than any other bank. And after sanctioning the loan they increase rate of interest within 2 months. So shocking and horrible.
            DHFL IS GIVE VERY POOR SERVICE, I AM ALSO FACING SAME PROBLEM, THEY INCREASE INTEREST WITH OUT INFORMATION, NO GIVE ANY LATTER

            I am also facing the same problem like u people.My int. rate was increased from 11.25 to 12.5 without any intimation.
            I suggest that we should transfer our loan from this bank to some other nationalised bank like SBI for lower interst rates.
